EXPERTS PREDICT A STRONG REAL ESTATE MARKET FOR 2017 BY K I M G E O R G E , LO N G R E A LT Y U P T O W N If buying or selling a home is one of your goals for 2017, you might just be in luck. According to a recent report released by Realtor.com, the Metro Phoenix area (including Mesa and Scottsdale) is expected to be the hottest market in the nation for 2017. Experts predict we will see a 5.9% increase in the average sales price over 2016 numbers. Last year saw a threat of rising interest rates, with a jump in the average interest rate on a 30 year fixed mortgage from 3.45% - 4.20% during the 4th quarter, but still ended up to be a fantastic year for sellers. The average sales price of a single family home increased 5% over 2015 averages. Sellers in the price point of $600,000 and lower enjoyed a mostly sellers market for the year. If selling your home is part of your plan for 2017, think about listing in the Spring. Our market typically sees a spike in sales during the months of February, March, and April with a gradual decline as the year progresses. If buying a home is on your to-do list, don’t worry, there are a lot of great homes on the market with more to come in the next few months. There is still some separation between listing price and the sales price, which is great news for buyers because it means you have some room to negotiate. Be cautious though, in expecting sellers to come down too much in price on a recently remodeled home. Many buyers are looking for a move in ready home and are willing to pay a little extra for that convenience. Whatever your goals are for 2017, it’s always a good idea to contact your real estate professional well in advance so they can best advise you on the steps to take to get the best outcome for your particular situation. Encourage clients to break their goals into smaller chunks. Instead of ‘lose 40 lbs’ make it; add 120 minutes of exercise each week. Make a commitment to get fit, then get to an exercise class and the instructor will take care of the rest. Honestly, I do not remember what I vowed, I’m sure it was exercising, spending more time with family, lose weight! New Year’s Eve has always been a time for looking back to the past, and more importantly, forward to the coming year. It’s a time to reflect on the changes we want (or need) to make and resolve to follow through on those changes. Happy 2017 Moon Valley! BY BRET ALDIERI, MVNA PRESIDENT It was another great holiday season in Moon Valley. Though rain threatened our Christmas Eve Luminaries during the day, thankfully it stopped in time to allow candles and bags to be deployed. Once again, Moon Valley residents went over the top in their holiday home decorating – with the top 30 receiving award recognition from our Moon Valley Neighborhood Association (MVNA) board & volunteer judges. Our tradition of holiday lights and luminaries brought out many people to view them and also to donate to our annual holiday food drive. Our 3rd annual food drive was a great success as we achieved 1,425 pounds of food, more than 300 pounds greater than last year. All food was donated to the Desert Mountain Food Bank located in Sunnyslope. Ron Wyckmans led this project again with help from members of our MVNA board and Moon Valley neighbors and businesses. This year local businesses were significant partners in our MVNA food drive. Big thanks to the office of Dr. Aaron Verbarg, our local dentist with his patients led all businesses with over 400 pounds collected! In addition, thanks to Moon Valley Cleaners, Moon Valley Postal Services, Edward Jones, Allstate Insurance – H Everette Agency, and Lookout Mountain Veterinary Clinic. It’s great to see our residents supporting these local community businesses. MVNA will be hosting our annual meeting on Wednesday, January 11th, social hour starts at 6pm, meeting starts 7pm at Moon Valley Country Club. This meeting is to elect board members and hear updates on community topics from the MVNA board and guest speakers. Please come out and meet your board and neighbors. If you are starting from scratch or changing out the exiting countertops here are a few ideas to help you select. Granite – Granite is the most popular material for countertops. This is a natural stone and no two pieces are alike. Granite can increase the value of your home. It is very durable and stands up well to heat, knives and general wear and tear. Granite should be sealed often to avoid stains. Solid Surface – Solid surface countertops are usually made of manmade acrylic. Maintenance is relatively easy and there is no sealing of the material. However they are susceptible to scratches, burns and knife cuts. The scratches, cuts and burns can be sanded out. Quartz – Quartz is manmade and is made up of resin and quartz chips. This material is very similar to the solid surface countertops. It is available in a variety of colors, easy to maintain and no sealing is needed. Marble – Marble is a natural stone surface and adds sophistication and beauty to any surface. Marble holds up well to heat but can stain easily. Scratching and chipping is another problem with marble. Marble is a good choice at areas where you bake and need a surface for rolling out dough. Marble is usually limited to small areas in a kitchen. Other options for countertops include tile, laminates, Butcher block, stainless steel and concrete. Moon Valley Magic Lies in a Handshake M O O N VA L L E Y M AG I C BY D E B B I E E R B S T O E S S E R The art of a good handshake can convey many things; warmth, sincerity, admiration, kindness or pain. It’s shocking to me how few people, both men and women, know how to shake hands properly. I’m not a hugger, but I’d rather hug someone than shake their hand. Besides the germs, there’s too much pain. Squeezing too hard or squeezing just the fingers, especially if one is wearing rings is painful. It goes both ways too. I’ve had women use deadly, monster grips that leave me in pain, as much as men do and then there are those who give a wimpy, noodle hand-shake that feels like I just touched a dead fish and leaves me feeling queasy. I just had my yearly eye exam and forgot what a wimpy hand-shaker my doctor is. It was gross. Jaden’s 5th grade teacher, Bill Sinclair, taught his students how to shake hands properly; palm to palm, wrap your fingers around the outside of the other person’s hand and apply just enough firmness as to be genuine. I took his cue and teach my 5th graders how to shake hands too. Very few do it right the first time, but for those who do, I make a big deal out of how they’re a natural. The point is not to show how tough and strong you are.
That doesn’t impress most people anyway. Now, I’m done shaking hands in church. I don’t want to appear unfriendly, as I truly do believe we’re all brothers and sisters in Christ, but besides not knowing where all those hands have been, I’m always wearing rings. So I just smile sweetly and make the 60’s ‘peace’ sign, while holding a tissue and pretending to cough into it. I hug friends and keep the strangers at a safe distance.

Succeed Where You've Failed Before: How to Keep Your 2017 Resolutions WELLNESS IN MOTION BY DR. NICHOLAS WARNER 2017 and that means a new list of – in far too many cases – the same old New Year's resolutions. Every year at around this time, millions of people around the world resolve to improve their lives beginning Jan. 1 – and for most, their resolutions die sometime within the first few months, if they get off the ground at all. What can you do to make 2017 different? What can you do to make sure your New Year's resolutions stick? Here are five ways to keep your 2017 resolutions while avoiding some of the common pitfalls that have struck down your resolutions in years past. 1. Think It Through: One of the biggest mistakes resolvers make is jumping into a resolution without thinking it through. Sure, you can resolve to start working out, lose weight, quit smoking, eat healthier or be more patient with your kids – but words are just words unless they're supported by sensible actions. And sensible actions require a sensible plan. Resolving to exercise? Think about how many days per week, whether to go to the gym or work out at home, potential hurdles / challenges that may come up, and other factors. Resolving to be more patient? Map out a half-dozen specific ways to do it (think before you speak / act; give yourself a "time out" so you can refocus, etc.). Whatever your resolution, you have to figure out how to make it work or it probably won't work, pure and simple. 2. Recruit Help: While everyone has their own New Year's resolutions, that doesn't mean you have to go it alone. Your friends, family, co-workers and other acquaintances are your biggest allies, and chances are they've either resolved to do one of the same things you have, or they did it last year. Work out with a friend; brainstorm healthy meals your kids can help prepare; and engage online support groups whenever possible. Tap into their experience, their encouragement and their support to stay focused and strong throughout the year, and your resolution won't be the one-week, one-month or even one-year variety; it will last a lifetime. 3. Remember Last Year: Those who refuse to learn from the past are condemned to repeat it, and we're guessing that like most people, last year's New Year's resolutions didn't go so well. In fact, this year's list might be identical to your 2016 list, your 2011 list, and so on. What will make 2017 different? A good start is to learn from your mistakes so you can chart a more effective course. If you've had trouble getting to the gym consistently, despite your best intentions, perhaps this time, you need to refine your schedule, research an at-home program for the days you can't get away, or work out before work instead of after, when you're usually tired. remembering why your 2016 resolutions didn't pan out. 4. Take Small Steps: In many ways, New Year's resolutions have taken on a black-and-white quality; either you're not resolving to do anything or you're resolving to do big things, instantly. Unfortunately, life isn't that simple, and the overwhelming majority of resolutions involve behaviors / patterns that are difficult to change overnight. The problem with this all-or-nothing mentality, of course, is twofold: It sets us up for failure at the first sign of a challenge ("I resolved to work out three days a week, every week, and already I've missed a few days!") and it ignores the small steps that are just as, if not more important in accomplishing the big step. Want to quit smoking after 30 years? You may want to resolve to scale back progressively, rather than quit cold turkey. Want to start exercising (for essentially the first time)? Try 1-2 days a week of brisk walking for a few months, or a few step classes at the gym, and build from there. 5. Dream Big: Despite the fact that generally, resolutions have a greater chance of success if they're accomplished in small, manageable steps, that doesn't mean you need to think small. New Year's resolutions represent the perfect opportunity to reach for a better world, a better life, a better you; so dream big and go for the proverbial gold. After all, if you set your sights too small, you might be more likely to quit (or not even start) because you don't consider it meaningful enough. Craft a sound strategy to achieve something big that will make you proud. Get help when you need it, take it slow, and most of all, don't get frustrated when that little thing called life temporarily gets in the way. Now that's the smart way to make – and keep – your New Year's resolutions.

I believe this is very healthy even if we do not follow through on it all the way. At least we have admitted to ourselves that there is something we would like to improve and have a chance to move in a positive direction. I find that the start of each new year is a great time to revisit and think through the things that matter most to us. Money is a means to an end or several ends. Even goals are not the ends in themselves. They are a way of helping us achieve what we really want in life. So, is it not a good idea to sit down and think through what it is that really is important to us? This is always my first step in beginning a relationship with a new client as a financial advisor. Each person is unique with a very personal set of values. The more clarity we can have about those values, the more likely it is that we will be able to set goals that will truly contribute to our having what is most important to us. While I think it is far more effective to have this conversation with a trained professional, there can be great benefit in doing it with a friend or even by yourself. The question you want to ask is “what’s important about life to me?” Don’t settle for the first answer; keep following up by asking what is important about that answer to you. Make a list of what answers come to mind. Then, spend some time giving serious thought to those things and consider whether you are contributing to their achievement. Now, that you have done this exercise, you can spend a little time listing your resolutions for the upcoming year. AZ Women’s Partnership, Inc. Announces its 2017 Grant Application
The Arizona Women’s Partnership, inc., an ALL volunteer philanthropic 501 c(3) non-profit, which awards grants to grass roots charities that assist underserved women and children at risk here in Arizona, announces the availability of its 2017 grant application. "We are proud to note that the Arizona Women's Partnership, inc. has awarded over $350,000 in grants since 2003 to more than 55 grass roots non-profits, many of which are multiple year recipients", notes Paula Cullison, AZWP President and Founder. “ The Arizona Women's Partnership plans to award over $25,000 in grants this cycle, as we celebrate our 15th year”, she added. Grant recipients address critical issues, such as: domestic violence, child abuse, adult literacy, youth at risk, ESL, foster children, refugees, homelessness and hunger. Funds are generated through donations and fundraisers. Applicants must be 501 c(3) non-profits with operating budgets of under $300,000; be in good financial standing; be non-sectarian; non-partisan; nonschool affiliated, and reflect our mission. The Arizona Women’s Partnership 2017 grant application is on the website www.azwp.org and must be postmarked by March 31, 2017. Grant awards will be distributed mid-year. PACEMAKERS ARE AMAZING! BY FROST Y KROENING
My dear husband was told recently that his pacemaker battery needed a changeout. Nowadays the entire pacemaker is replaced, often with one that sends signals to a “monitor” that sits on a table or shelf. Between 1 and 4 a. m. it records the day’s heart rhythms and sends them via a cell tower to a company office in another state. If there has been a problem, the company’s computer puts out an alert to the local doctor. If the patient feels an abnormal heartbeat, he or she pushes a button, waits through a 3-step process, and then presses the button again. This also alerts the local office that something abnormal is going on. If the patient doesn’t get a call from that office, he or she should call a special number and leave a message or, better yet, go to an emergency room. Different brands of pacemakers have different machines and procedures. Pacemaker science and surgery have improved a lot in ten years. Jim went to the hospital at 8:45 in the morning and was back home by 1:30 that afternoon. He never saw the surgeon, but did talk with him later by phone. 13 days later he reported in at his heart doctor’s office to have the pacemaker set to his particular activity level. The scariest part was after the former pacemaker ran out of juice and the heart rate dropped. He had to wait for replacement and he became quite breathless. We do hope that Medicare will change standards to allow battery or full pacemaker change-outs BEFORE the battery runs dry. We believe waiting subjects the patient and families to unnecessary high stress and could result in heart attacks. We are grateful to the dedicated professionals at the Heart Institute (part of the Honor Health Hospital complex at 3rd Street and Dunlap) for their expertise and loving support. Having these services so close is one of the best things about living in Moon Valley. Jim is already out doing yard work and walking the dog long distances. It has allowed my sweetie to live an active life even though one part of his heart needs a bit of electrical help.

On Saturday, December 10, 2016, several National Charity League, Inc. (NCL, Inc.) Moon Valley Chapter Sustainers met at Marlene Olsen’s home in Moon Valley for a holiday gathering and charity event. NCL, Inc. Sustainers are a group of former mother and daughters who previously were active members in their local NCL, Inc. chapter and chose to continue a partnership with the Chapter for community and philanthropic purposes. The NCL, Inc. Moon Valley Chapter alone has nearly 50 Sustainer members since its inception 20 years ago. The group came together this holiday season to adopt five families for Christmas from Sunnyslope Elementary School. “It was such a wonderful sight to see all of the wrapped presents waiting for these families,” said former NCL, Inc. Moon Valley Chapter President, Michele Baker. “It is also always great to reconnect to former NCL, Inc. members in the local community,” said Baker. If your cabinets are in good shape replace hinges and door pulls, then update your counters. Most savvy homeowners now want the latest granite, quartz or engineered stone for their counters. • Install new flooring and carpeting where appropriate. Consider new tones in warm inviting hues. Continuity of color stretches space. Use accent colors sparingly to add personality to your home. • Remove and rearrange all of your art work and accessories for a fresh new look. Reframe art that doesn’t coordinate with your theme. From country to sleek contemporary styles, think of it as jewelry for your home. Add landscape lighting to enhance and accent plants, trees and shrubs. Mix path lights, walkway and garden lights with up-lights, wall washers and well lights. Carefully positioned, up lights cast dramatic shadows on trees and tall shrubs. • Eliminate old shrubs and plants. Mature plants can be beautiful, but there is a point where no amount of care and trimming can bring them around. Gnarly, overgrown and woody shrubs can detract rather than add to the appearance of your home. A current trend is to cluster plants, placing and shaping individually. For rock gardens, look at adding mounds with strategically placed rock boulders. Accentuating this element with soft lighting will add dimension to the horizontal plane of your yard. • Link the indoors with the outdoors. Add french doors, or add/enlarge a window. • Accessorize your exterior with tasteful weather resistant artwork, sculptures, Soleri bells or a decorative fountain. Fountains always provide a peaceful and refreshing sound effect. • Incorporate decorative shutters on exterior windows. This was a very popular design trend in the 50’s & 60’s with ranch style homes. If your home is ranch, hacienda or traditional in style, shutters could be a welcome addition. • The construction of a walled courtyard can add definition and depth to your exterior elevation. The perfect space for your new fountain! • Once considered extravagant, stone, brick and rock veneers can now be applied to your exterior walls with ease and at all price points. • Design a new more appealing walkway, and tile it with stone, travertine or pavers! Did the Grinch in the Sewer Steal Your Holiday?
What if….you could change the way your future looks!!!
B Y S H A R O N H E L L A N D, A S S O C I AT E B R O K E R Can you imagine you just remodeled and moved into your new home and finally after settling in for a week, all of a sudden, the bathtub begins to back up sewage into the tub? Trust me it can, and did happen to us! If you ever want to get a great education on sewers just let it happen to you … it started small, just a little back up. We immediately called one of the major sewer plumbing companies in the Valley. They were here by 5:00 PM and continued until 10:00 PM while trying to find the blockage in our home. They could not find the clean out valves which are usually visible in the front of the home and where they scope the lines. Ours were not visible at all. They tried the roof and they also removed our brand-new toilet in the second bathroom of our newly remodeled home and sent the camera down the hole. My Husband was stationed at the hole looking down for 2 hours, since an extra set of eyes were needed. At 10:00 PM they announced they would have to come back the next day and start over to try to find the sewer cleanouts since they could not find the source of the backup. The next day they were back at the house where they dug in the front flower bed until they found the sewer cleanouts which were buried 2 feet underground. The collapsed sewer pipe was found 188’ from our house in the middle of the Street. It was a total of 8 days from start to finish for permits, jackhammering, to the final fix so we could flush solid waste, use the garbage disposal and dishwasher. The final bill was $10,500. Moral of this story - we owned this home for 4 years prior to moving in and our Tenant never had an issue with the sewer. When remodeling a home the last thing you want to think about is the sewer. In our case, a sewer inspection may not have shown anything until the

Sewer cleanouts are no longer required to be identified by licensed home inspectors. When Buyers are purchasing a new home, in addition to a home and termite inspections, a home inspector often recommends a sewer inspection to determine the condition of a home’s sewer line, as well as to confirm the drain/vent/waste system is functioning properly. Common sewer line problems are root intrusion, holes, pooling, cracks, separation, or collapse, as well as clogs from grease and other foreign matter. As I personally found out, a functioning sewer line may have problems that do not currently affect the performance of the line. However, these problems may cause a future sewer backup leading to an unexpected, and very costly, repair or replacement. I am recommending that you look into the City of Phoenix sewer and water line insurance policy which is available. Many neighborhoods can be affected with the old infrastructure in our cities. We now have that policy and would have saved approximately $8000 for a cost of $6.00 per month (it is discounted if you pay by the year).

If the person who would be in charge of your estate under Arizona law aren’t who you want to be in charge, you need to put your own plan in place.

4. Review your existing plan. Why? Because changes happen. Are the guardians you picked for your babies not a good choice for your rebellious teens? Have your children become adults? Are your trustees or executors now too old to serve? If so, it’s time to have a review of your plan and make sure it still serves your needs. Also, you may not be aware of how some changes affect your estate. Major changes happened in Arizona law in 2008 and in federal estate tax laws in 2012. We offer a one-hour review at no charge. 5. Do I Need Insurance for Rental Cars?

When renting a car, you will be asked if you want to purchase insurance coverage. The rental agent will normally offer you different levels of insurance coverage, including a Loss Damage Waiver (LDW) or Collision Damage Waiver (CDW), which covers the rental vehicle in the event of accidental damage and theft. Many drivers become confused at this point, wondering if they need this insurance. Here are some guidelines to help you decide. WHEN TO CONSIDER ADDITIONAL COVERAGE If your policy does not cover rentals, has a high deductible, or does not include collision coverage or sufficient comprehensive coverage, you may wish to purchase additional coverage from the rental company. Also, insurance is invaluable in foreign countries where you may be responsible for paying for the damage in full before you leave the country. Depending on the level of coverage your credit card provides, you might consider adding coverage from the renting agency. Be sure to know the applicable corporate policies and procedures before you rent a car for business. Take your time at the rental counter to consider the coverage packages being offered. You may not need the most expensive plan being offered. If you are not sufficiently covered, you may wish to purchase third-party travel insurance to cover your foreign rental, or the Loss Damage Waiver from the agency. You will still be liable for any costs resulting from vehicle damage that are not covered by the waiver.

Your favorite uncle, Harold, generously gave you the love seat he cherished dearly and upon which you recall him and your Aunt Edith snuggling so delightedly. Another relative, your dear Aunt Molly, said she knows you’ll always take care of her beloved kitchen table when she requested that you, and you alone, would own it. And you know you will honor her and it when recalling the wonderful family moments shared around this communal spot over the years. But both pieces had become somewhat nicked and dinged over the course of regular living. And you want them to be restored to their prime for inclusion in your home. Working his skill and craftsmanship for nearly 40 years, Clark knows the true value of what some may call old or neglected pieces. He’s got the eye for sturdy structure, fine woods and intricate carvings made decades ago that
yield the heirloom pieces many folks still seek or would like to have renewed. Initially perusing antique fairs around his native Chicago area, Clark and his wife of 57 years, Rochelle, have scoured stalls and shops to find the distressed items they strip, drill, glue, recoat and polish until they look like new. It’s a process that takes the particular amount of time every individual piece requires to assume a revitalized life. Some items become so lovely the couple incorporates them into their own home, now tastefully furnished with the fruits of their vision. For example, there’s the mahogany Duncan Phyfe dining-room table and nearly one dozen chairs Clark says he bought for a song and refinished to exquisite perfection. He Gives Furnishings New Life... Cont'd out their natural oaken sheen. He works his magic in a series of legally permitted outdoor workshops, with each refurbishing shed dedicated to a specific part of the process. Clark says he spends hours of time in all of them year around. But possibly, the most interesting spot is the indoor shop, where many tools of his craft adorn a wall, while others are positioned strategically around nearby tables and shelving. Did you know one part of the chair-caning process involves placing a damp cloth over the newly caned part of it? The moisture makes the delicate, woven matrix set firmly, Clark says. So how did he start? It all began in 1978 with a child’s riding saddle. “It’s a nice little story; I’ve told it before,” Clark says. “My younger brother, he’s three years younger, he’s into the thing of buying junk and he’d take it to the antique or flea market and sell it.”
“So one day, garage sale-ing around the north shore of Chicago, I saw a child’s saddle. And it (cost) $5 or $10, so I thought, ‘I’ll pick it up for him, because he’ll pay me back.’” Clark’s surprise came when he learned his brother sold the saddle for $65 at one show. “So I turned to my wife and I said, ‘Honey, we’re in the wrong business.’” Rochelle Clark is and has been her husband’s proverbial right hand in this business, working alongside him in its many facets since its start. The best part of it? “Having the freedom of your own hours and your own time,” she says, along with happily realizing the results of their craftsmanship. Initially a part-time venture, the now-retired Trans World Airlines employee and his wife took to visiting antique fairs regularly themselves. Clark talks fondly about one of his first purchases – a table and four chairs he bought for $50 and after it was refurbished, he sold it for $270. “I turned to my wife and said, ‘Honey, we’ve just made the mortgage.” The King County Fairgrounds in St. Charles, IL, became the regular antiques site where the couple would rent a booth and showcase their works over the course of 19 years. Their philosophy for buying items to refurbish was this: “We’re never going to buy something we don’t like; and if it doesn’t sell, we get to keep it,” Clark says. By 1996, the couple was mounting an antiques stall nearly every weekend of the year. “Every show has a story,” Clark says. “Because it’s really interesting to meet all the people” and learn about their furnishings preferences. “But what I do now is do work for other people,” the craftsman says. I’m Dr. Paul Stanton, the proud Superintendent of the Washington Elementary School District. As we begin a new year and the second semester, I’d like to share a couple celebrations from Lookout Mountain Elementary and Mountain Sky Junior High. Erin Johnson, second grade teacher at Lookout Mountain, was one of 100 teachers in the state and six in the WESD to receive a $5,000 grant from the Fiesta Bowl Wishes for Teachers program in conjunction with Extra Yards for Teachers. Erin plans to use that money to enhance the technology in her classroom. At Mountain Sky, Katie Piehl, special education language arts teacher, received her National Board Certification (NBC), an advanced teaching credential that is the highest level of distinction a classroom teacher can achieve. She joins 35 other teachers in the WESD who hold this honor, including her colleague Karen Mull and Ms. Johnson, who I mentioned above, as well as Lookout Mountain teachers Craig Archer, Robin Crow, Jacki Krzak and Katherine Beck. In fact, joining Ms. Piehl in this year’s celebration is Lori Fox, first grade teacher at Moon Mountain, who received her certification renewal. The NBC process is a rigorous one: to earn National Board Certification, teachers must demonstrate their knowledge and skills through a yearlong series of performance-based assessments, including a portfolio of lessons and samples of student work, videotapes and rigorous analysis of their classroom teaching. Teachers also complete a formal written evaluation that probes the depth of their teaching knowledge. These teachers, and all teachers in the WESD, have the support of vital, ongoing professional development that deepens educators’ content knowledge, provides them with research-based instructional strategies to assist students in meeting rigorous academic standards, and prepares them to use various types of classroom assessments appropriately. All of these efforts are aimed at accomplishing the goal of improving student achievement. We in the WESD are committed to providing our students with a high-quality education and that means recruiting the best teachers for the classroom. With the national teacher shortage, we began our search for teachers early and our third of four teacher interview fairs is just around the corner – Saturday, January 28 from 8:30 a.m. to noon at the Administrative Center, 4650 W. Sweetwater Ave. We’ve

already offered contracts for next school year to ensure that we have certified and experienced teachers in the classroom. Additionally, we are planning a celebration during National School Choice Week, January 22-28, that will highlight the amazing and engaging learning that is taking place each and every day at Lookout Mountain and Mountain Sky. We will also be registering students for kindergarten that week. We’d also like to invite you to the next WESD Business Advisory Team meeting on January 25, from 9-11am at Grand Canyon University. Happy New Year! BY D R . JA M E Y R E I CH OW, D.C . I’ve wondered for years why insurance companies were reluctant to approve and pay for chiropractic services. My amazement stems from first hand experience relieving patients’ symptoms while also preventing more expensive testing and treatment by the traditional medical (or allopathic) methods of care. Expensive diagnostic imaging, prescriptions, and surgery have become less attractive to both patients and their insurers. A recent article in the December 2010 issue of the Journal of Manipulative and Physiological Therapeutics (JMPT) titled, “Cost of Care for Common Back Pain Condition Initiated with Chiropractic Doctor vs. Medical Doctor/ Doctor of Osteopathy as First Physician” studied this issue. The article is a retrospective claims analysis of Blue Cross Blue Shield (BCBS) of Tennessee’s intermediate and large group fully-insured population. The researchers identified BCBS members with Low Back Pain claims based upon the diagnosis codes used by MDs and DCs alike. During a two year period, 85,402 members met these criteria. The total cost for each episode of low back pain was determined by calculating the cost paid by the insurer for all services provided during the episode by the same and other providers. The study found that those patients that initiated care with a DC (doctor of chiropractic) cost the insurance company $452.33 versus $1037.04 for patients that saw their medical doctor first. This represents an approximate 40% savings when patients sought care for low back pain from a chiropractic physician as compared to an allopathic provider. These results suggest that insurance companies that restrict access to chiropractic care for low back pain, inadvertently, pay more. Mind boggling, isn’t it? The study reinforces what chiropractors see on a daily basis. Conservative chiropractic care often helps patients avoid or reduce more costly and invasive treatment methods such as prescription drugs and surgery. The American Chiropractic Association President, Rick McMichaels, DC, made the following statement, “The study…… demonstrates the value of chiropractic care at a critical time, when our nation is attempting to reform its health care system and contain runaway costs.” So we’ll continue to do our part by providing an effective, but less costly and more conservative approach to low back pain! Restore Your Health with Holy Basil B Y O L I V I A W I N G E R T, C O - O W N E R S O U V I A T E ATM If you feel a little run down from the business of the holiday season and need a boost to start the New Year healthy and strong, then Holy Basil might just be the herb for you! Holy Basil, also called Tulsi, is a very revered plant in India and deeply connected to Hindu mythology. The story told is that of Tulsi, a destitute woman, accused of infidelity and shunned by everybody. Finding no shelter in the world, she turns to the God Vishnu for help. Vishnu, however shuts the gates of heaven and refuses to let her in. Helpless and humiliated, she stands in the courtyard of heaven when suddenly her arms sprout leaves and she turns into a delicate yet wild plant infusing the courtyard with her beautiful fragrance. Lord Vishnu is touched by Tulsi’s unabating devotion, takes her as his beloved wife and Tulsi is finally treated with dignity. To this day, the Holy Basil (Tulsi) plant is nurtured in the courtyard of every Indian household and no worship of Vishnu is complete without an offering of Tulsi sprigs. There are two types of Holy Basil: “Rama Tulsi” (green tulsi) has light green leaves, is larger in size. and produces a refreshing cup of tea with notes of mint, cinnamon and basil. “Krishna Tulsi” (purple tulsi) has dark green leaves and has more of a peppery, crisp taste. This herb has also claimed a significant place in Ayurveda, an ancient holistic medical system. For more than 3000 years, it has been considered one of India’s most powerful herbs and it is believed that the daily use of Holy Basil helps maintain the balance of the energy centers (chakras) of the body. Indian folk medicine uses the leaves to brew a tea which is given to treat congestion, stomach upsets, headaches, fevers and infections. Today, there has been a significant amount of both animal and human clinical research studies on the benefits of Holy Basil, and we now know that this versatile plant is an adaptogen (herbs which help the body cope and adapt to external/ internal stressors) with great restorative powers. The plant’s chemistry is very complex and contains hundreds of phyto-chemicals. These phyo-chemicals work synergistically (which is why extracts of just one or two of these compounds do not necessarily have the same effects as using the whole plant) to support the body’s own healing system. Some of its benefits include: Stress relief Enhanced immunity and stamina Support during cold season Promotion of a healthy metabolism Increased anti-oxidant activity Adaptogens like Holy Basil are considered tonic herbs. They can and should be taken over extended periods of time for maximum benefit. The effect of adaptogenic herbs is gradual, subtle and they are generally regarded as safe. Prepare Holy Basil either as an herbal infusion by using 1tsp of dried leaf to 6oz of boiling water. Steep covered for five to ten minutes (for a stronger medicinal infusion and to extract more of the phytochemicals, steep 30 minutes and longer). For best results, drink 2-3 cups daily. Tinctures are a more convenient way to take herbal medicine and provide a more standardized concentration of the herb’s medicinal constituents. They are easy to make – simply use one part of the dried herb and cover with 5 parts of a clear grain alcohol like Vodka. Keep in a mason jar for 4 -6 weeks and shake daily so that the herbs don’t settle. Then strain the herbs through a cheesecloth and fill the tincture in dark glass bottles. Don’t forget to label the bottles! Tinctures can be kept for years and therefore are not only a practical and more effective way to take your herbal medicine, but are also more economical. GET IT RIGHT
Mortgage rates are going up. I think it is inevitable that they will continue to rise in the foreseeable future. Are you thinking, “did I miss my window of opportunity?” If so, read on. Here is the really great news, rates are still under 5% which is incredibly low. Look at historical rates for the last 25 or 30 years and you will see how good they actually are right now. But, in order to secure the best mortgage, you must do your homework. Shop and compare. It’s just like buying a car, a home, or a sack of potatoes. There are deals and then there are really good deals. Our company uses a CRM (customer relationship management) company to keep us in touch with our former clients, prospects, Realtors, escrow officers, etc. Anyone on whom I have taken an application gets a birthday card, seasonal greetings and various other touches through the year. If I have closed a mortgage for them they also get a periodic analysis about the state of their rate, and whether our recommendation is to stand pat or if there is an advantage to refinance. Recently because of the CRM, I was fortunate to be able to refinance mortgages for several of my former clients and affect a significate benefit for them. I also missed a couple of deals for reasons that left me scratching my head. My company underwrites and funds almost all of the mortgages we do “inhouse.” But, then we package and sell the loans to various companies that “service” the loans.
This is an industry standard. One former client’s original loan was placed with a big three bank. He talked to a loan officer from the bank and decided to refinance with them because they gave him “free checking.” My rate alone was considerably less than theirs, and the savings on his monthly mortgage payment would have been far in excess of the cost of his checking account, but that was his decision. Another former client balked when I told him that we would be adding 2 years back into his loan. We originated his 30-year FHA mortgage about 2 years before, and we would have replaced it with a conventional 30-year mortgage. By eliminating the monthly mortgage insurance charged by FHA and giving him a lower rate, we were saving him $180.00 per month – clearly to his advantage. What is the point here? There are still some real pluses to be had in the refinance market. The key is to be analytical in your approach. An old axiom in sales is that the last salesman to talk to the client usually gets the deal. Why – because interest bearing financial transactions are not well understood by most people. My advice: shop around, make notes, compare the costs and compare the payments. Look at the advantages of each offer. If you feel that you are not getting the whole story from one loan officer keep looking. Then, take some time to digest what you have been told and to make a logical decision. A mortgage is generally the biggest financial decision you will make. Be the one to get it right.

White House Secrets SENIOR MOMENTS BY DAN SEAGREN Secrets are kept in many places including the White House. Here are some excerpts. In his second term as president, Dwight Eisenhower looked like an old man. He’d had a serious heart attack in 1955, requiring extensive hospitalization. Ike later suffered a stroke. In contrast to his seeming senescence, his successor, John F. Kennedy, seemed vibrant and flamboyant. The reality was that Eisenhower was not really that old — he was just 62 when first elected. And Kennedy wasn’t actually that vigorous, and indeed was secretly afflicted by serious medical problems, including Addison’s disease, that his aides concealed from the public. A stroke incapacitated Woodrow Wilson in 1919, for example, but the public had no inkling until many months later. And when Grover Cleveland needed surgery in 1893 to remove a cancerous tumor in his mouth, he did it secretly, on a friend’s yacht Four presidents -- William Henry Harrison, Zachary Taylor, Warren G. Harding and Franklin Delano Roosevelt -- died in office due to ill health. Thanks to this hidden history of presidential disease, sickness and secrecy by Joel Achenbach and Lillian Cunningham (Washington Post). And Franklin D. Roosevelt was deftly depicted publicly without his wheelchair and serious condition made visible. Hillary Clinton is 68, and Donald Trump is 70. They’re the oldest pair of major-party candidates in history. On Sunday September 11, 2016 at a 9/11 memorial service in New York City, the Clinton team initially called her stumbling merely a case of overheating but later it was revealed that she had been diagnosed with pneumonia Friday September 9. No doubt many secrets remain hidden while others are exploited. History reveals quite a variety of both Presidential candidates as well as those elected. Some incidents no doubt are more trivial than others. As historians continue to probe into the past, eventually some unknown facts as well as fiction emerge and at times not all the facts are known. While on the subject, let’s examine some of the criteria involved in the nomination process other than the process itself. Initially, the presidential role excluded the feminine gender and possibly even color. Citizenship was a requirement, and probably a minimum age as well. Most likely candidates early on were political persons rather than simply bystanders although that may not be 100 percent the case. Over the years things evolved and

numerous factors emerged such a celebrity status, well-educated, financially well established, political experience, visibility, availability, willingness and active pursuit among many other ingredients. At times no doubt we are surprised, elated, distraught, bewildered, disappointed, hopeful and a host of other feelings. Our expectations could include experience, academic achievements, intelligence, integrity, reputation, availability, morality, personality, character, health, maturity, leadership and on and on. At times we must settle for less while hoping for more. With the demands placed on potential candidates it can eliminate some potentially excellent prospects. We old timers have witnessed many Presidents, known very few personally, if any, endured or enjoyed some, and wondered at the awesome diversity. The year 2017 will add its own flavor to the election will it not?

BY STEVE BROCK As the year comes to an end and a new one begins, many of my clients ask me, “What did you do this year? Where did you put your money?” I did two things with my own money this year. One was buying a long term care policy and the other was placing money into an S&P 500 account that is guaranteed against loss. This article will talk about the long term care policy that I bought for myself. And I will be more than happy to show this policy to anyone who wants to see it. Next month we’ll discuss the guaranteed indexed account. After watching and tending my dad at the end of his life, and my mom at hers, I have an acute sense for the importance of long term care (LTC) planning. One of my primary jobs is training agents, on a national level, about all of the LTC products and strategies available today – from the old style traditional long term care to the ultra-modern LTC products that guarantee full return of premium should you change your mind or never need it; LTC products where you can use money from your IRA and protect you and your spouse without creating an immediate tax event; LTC products that provide a guaranteed lifetime of benefits. I am an absolute advocate for responsible, logical long term care planning, because I know that 15 or 20 years from now, when I most likely will be requiring care, I do not want to be a burden to my son or my daughter. I planned now so that everything will be covered when I need it. OK, so my agents and my clients ask me, “You know everything that’s out there. You know all of the products and all of the pros and cons of each one. What did you do?” I am 64 years old. I had a hundred thousand dollars sitting in an account at my bank, making 1/3 of a percent in interest. I didn’t need the money to live on. It was set aside as an emergency fund. I repositioned this money into an LTC product that gave me an immediate total LTC benefit of $477,849. This benefit pool grows at 5% annually. By age 80, when statistically I will begin needing care, my LTC benefit pool will be $782,859. By age 90 it will be $1,006,533. This is all contractually guaranteed. Here’s also why I bought this policy. There is a guaranteed cash surrender value of $100,000 from day one. If I ever change my mind, I am guaranteed to get my $100,000 back, no questions asked. Therefore, this $100,000 is remaining liquid. Also, there is a death benefit with a minimum value of $101,670. That means that if I die without needing long term care, a named beneficiary will get the money that I put in. If I use, say, $50,000 of LTC and then die, my beneficiary will receive the difference between the death benefit and what I used. Bottom line is, if I need long term care, I’m very well covered and will not be a burden to anyone. If I don’t need it, then my beneficiaries receive all the money that I put in. And if I ever want that money back for any reason, I can get it back. With this coverage, into which I have placed innumerable family members and other clients, there’s basically no downside. Along with this product, there are other LTC products that have annual or monthly premiums, with guaranteed lifetime benefits, death benefits and cash surrender values. These long term care products, which are new to the market within just the past few years, now make sense. Responsible retirement and legacy planning require long term care planning.

Our weather is great and our over 1000 miles of bicycle paths away from the busy traffic make for ideal places for individual and family bicycle rides. The New Year means more new places to explore. But beware, still need to be careful, even on the paths and in the dark. There are pedestrians walking near or on the paths or sleeping in the tunnels with no lights or reflective clothing. Case in point, a friend was riding the New River trail early in the morning when he struck a pedestrian dressed in black. Friend’s cheekbone hit the pedestrian’s head and both went flying. Four elementary schools feed into Mountain Sky Junior High - John Jacobs, Moon Mountain, Shaw Butte and Lookout Mountain. We’d like to share some of the reasons these schools rock! Incredible Grants/Recognition - Our students and staff are resourceful, innovative, creative and constantly receiving grants and recognition for their hard work! Here is a look back at some of those celebrations… • John Jacobs recognized for a 2nd year as an Energy Star Leader school • Gail Hayes was a $5000 Fiesta Bowl Wishes for Teachers recipient • Moon Mountain was the recipient of “Patrick’s Corner” funded through the Patrick Peterson Foundation • Mrs. Leslie Mills received the $4000 Donate to Educate grant through AZ Cardinals • 12 teachers are part of a Math and Science Partnership (MSP) federal research grant that connects WESD educators with university and college professors for 140 hours of coursework.
