It Started with a Bike.

Just 14 months ago, my husband Craig and I made the move from Louisville, Kentucky to Moon Valley, Arizona. We chose Moon Valley because it “just felt right,” and this story proves we made the right choice in making Moon Valley our home.

Since moving to Arizona, I started volunteering with Sunshine Angels AZ. In a group home environment, Sunshine Angels AZ provides foster children with support, care and love to help them in their young life. Last month, my neighbor Frank rescued and refurbished a bicycle. Looking for a good home for the bike, Frank turned to me and I accepted, thinking about the foster children I had been volunteering with.

I reached out to Susan Hurst of Sunshine Angels AZ who immediately said yes to the bicycle donation. “Karen has been such a wonderful volunteer in our group home, helping with events and birthday parties for our foster kids. So it was no wonder that she would also take it upon herself to make a generous donation like this,” explains Hurst of Sunshine Angels AZ. Susan also let me know that if they had 12 more bikes, all of the children and an adult could ride together. This would give the kids of ages 4 through 15 an opportunity to ride to the local park and explore their own neighborhood.

Knowing of their need, I set about writing a post on the Nextdoor App. With a simple post titled “Bikes Need for Foster Kids,” I was so excited to

see how quickly our Moon Valley community came together. Within days, I had enough bikes in various sizes, all generously donated by our fellow Moon Valley neighbors.

“We are just overwhelmed with joy and want to extend our heartfelt appreciation to the Moon Valley community,” stated Hurst. “The commmunity heard about a need, and then went above and beyond to provide for these foster children. I cannot say enough how much we and the kids appreciate it.”

Not only were the bikes a door to fun, exercise and the outdoors, but they were also an important and literal vehicle for the older foster kids to attend a job. A simple bike donation could absolutely open up a world of opportunity.

I later learned the wonderful catalyst to this story – my neighbor Frank and his refurbished bicycle – was too a foster child, and in my hometown of Louisville no less. You can just feel the warmth and generosity running through our community, and it’s so beautiful that this story truly came full circle. Moon Valley feels “just right” to us and so many other residents.

As summer comes to end, it’s always fun to share what wonderful memories we’ve created, new friends we’ve made, and traditions that will continue. I had the fine privilege ( HA!!) of spending my summer in the dearest place in my heart and soul, Camp Civitan, Williams Arizona.

It wasn’t really planned, but as the CEO sometimes you just must do, what you must do, to make the wheels turn and hold up the team. Our cook walked out 3 days after camp started. Well, I’m no chef, but I can cook. What’s the difference between a meal for 2 or 102? Thank God for Pinterest and the wonderful world of internet to help plan menus, convert menus, and search for new ways to use the many donations we receive weekly from the food banks.

At camp, for years we have hosted youth volunteers each week to help with the many duties of running a camp, teamwork, empathy, disability awareness, leadership and kitchen help being one of the biggest needs, cooking, prepping, and most importantly the cleanliness and DISHES!!!! Lots and lots of dishes, breakfast, lunch and dinner to be exact, and of course the many pots and pans it takes to create the most delicious meals.

This year, I had been collecting aprons, aprons that I had found at our thrift store ( Flerish) in Phoenix, my drawers, and Goodwill. Now, yes we had the typical black or white aprons you find in any commercial kitchen. Yes Aprons: An apron is a garment that is worn over other clothing and covers mainly the front of the body. It may have several different purposes and is today perhaps most known as a functional accessory that protects one›s clothes and skin from stains and marks. However, various types of aprons may also be worn as a decoration, for hygienic reasons, as part of a uniform, or as protection from certain dangers such as acid, allergens or excessive heat.

As a top layer that covers the front body, the apron is also worn as a uniform, adornment,

ceremonial garb (most notably the Masonic apron) or fashion s t a t e m e n t . [1] Apron styles can be practical,[2] fashionable,[3] and sentimental.[4] And yes, that sounds a bit boring, very functional, but not much character…

Every morning, I would greet my staff and campers in one of these very colorful, fun and functional accessory ( those who know me, know I crave accessories and this was probably my one and only bling each day!) It was part of my uniform, but it came to be very empowering: “okay, let’s start this day.. let’s do this thing!” Our aprons to us were like what a cape is to Superhumans! I think we created a special bond, and team while in the kitchen wearing our aprons.

Now, I know like me, you have a few aprons in your cupboards… Many of you made aprons for years, ( my mom did) have received many as gifts, and now never use them. Well, I have found one of the best uses for this sometimes old and forgotten “cape” and would love to have them to share with the wonderful teen volunteers we empower each summer at Camp Civitan. Ten Things She Can do as A girl Scout (That You Probably Didn’t Know About)

BY AUTUMN JARRE T Girl Scouts offers tons of different exciting experiences!

Is your girl interested in adventure? Travel? STEM? Girl Scouts has something for everyone! Here are some examples of things you can do with Girl Scouts that you may not have known about: 1. Hatchet throwing – Girls can learn and become skilled at hatchet throwing. Within their troops and with a trained adult, girls can visit local ranges and practice techniques!

2. Build robots – Starting at our youngest Girl Scouts level, K-1 Daisies, can earn a badge in robotics! They’ll learn how to design their robot, build and program it, then test it in challenges and mazes!

3. Ride bikes 200 miles – Troop 7314 took on the 200-mile, eight-day community bike ride called the Tour de Sih Hasin, founded by their Troop Leader Claudia Jackson! The Tour de Sih Hasin was started to bring awareness to mental health struggle that Jackson witnessed within the Navajo Nation.

4. Be a rifle competitor – Gold Award Girl Scout Mikayla Sedgwick is a competitive rifle shooter who used her Gold Award project to educate others on the positive impacts of youth shooting sports!

5. Kayak in one of Arizona’s lakes – Kayak through Slot Canyon at Lake Powell, explore one of Payson’s many lakes by attending a camp session at Girl Scouts–Arizona Cactus-Pine Council (GSACPC) summer camp. Sign up for a camp session like Peaks and Paddles where girls

get to travel up Northern Arizona to climb, hike, camp, and paddle on a week-long adventure.

6. Fly an airplane – Take to the sky at the Discover Aviation camp session at GSACPC summer camp! Meet the female pilots who are part of an organization known as the Ninety-Nines who teach all about navigation, aerodynamics, and aircraft systems. Then hop on a plane for a real-life flying experience!

7. Become a chef – Master cooking/baking skills at one of the many camp sessions at GSACPC summer camp! From cupcakes to sushi – become the new family chef!

8. Build a rollercoaster – Girls can earn a badge in mechanical engineering by building and testing rollercoasters, race cars, and gliders! They’ll learn about defining needs, brainstorming solutions, design, building, testing, and evaluating their ideas and solutions!

9. Travel to Orlando and other destinations – While participating in the Girl Scout Cookie Program, girls can enter to win and become a Cookie Pro for an awesome trip to Orlando to go behind the scenes of the film industry. Throughout the year, girls can take on adventure and go on one of our incredible Destinations trips to places around the world like Peru, Greece, and Italy!

10. Write and produce a film – The Hollywood of AZ?! Girls can sign up for the Camp Hollywood session at GSACPC summer camp where they’ll get to put together a whole performance! From acting to producing, they’ll get to find their inner actress, producer, and writer!

Rookie Mom: Re-thinking your social media B Y B R I G H I D C O N S TA B L E Since May, I’ve done a ton of re-thinking to my social media habits. I’m 34 and it’s something my generation grew into around 2003 with the advent of Facebook and MySpace. How can we not re-think how and why we communicate the way we do?

If you’ve had Facebook since its invention to meet people who were solely on your college campus (like me at UA in 2004) then I’m assuming you have a ton of random people on your current page.

My Facebook today has now turned into the land of keeping my extended family from Ohio, Alaska, Washington, Oregon, and England updated on my family and pursuits. And then it turned into colleague land: The people who I used to work in communications or teaching with were more of a touchpoint to keeping me updated. It’s also a sad land of political back-and-forth which adds information to personalities I didn’t necessarily want to know about. Also, Facebook’s wall was specifically tailored to my “likes” and “dislikes” which, in theory, seems like a great idea, but kept me in a box.

Yes, of course, over the past 15 years I’ve done the annual “sweep” of taking people I don’t connect with much over the years, but even then, it gets exhausting.

You can’t sweep your mother-in-law in order to be “authentic” to share with people you actually are friends with.

What was a place to connect authentically, so to speak, turned into the exact opposite 15 years later. So, I decided to break away from Facebook.

It. Was. Such. A. Relief.

So much so, that when I returned in early August, it still made me feel… Ick. What does this have to do with parenthood on a “Rookie Mom” column?

First, I have found that I am much more inclined to post things that I enjoy rather than I what I think might offend someone or appeal to certain personalities.

Instagram is the social media land I love, and yes, it is owned by Facebook.

My 13-year-old niece is on Instagram and it’s interesting to see what she loves and likes and all that good stuff, but even for myself, I am hesitant to be… myself.

Second, I want to speak about uncomfortable things that matter to me which might not be age-suitable for some people. I’m an adult and I do happen to use not the greatest language to prove a point.

I don’t want to think twice about something that I’d like to share my opinions about because it might offend someone. But the reality is that we as parents need to.

Which is why I found the most liberating way to break free of this: Multiple social media accounts!

This sounds bonkers at first, but let’s be honest, we maintain so many “personalities” that I realize it’s okay to compact them and leave the genuine voice for those you’re, well, real with. For example, after leaving my teaching job at ASU Prep last year, I allowed certain students to follow me, but I don’t want them poking around in my life. Boom. Different social media account for them and for my niece and nephews. Colleagues at work want to friend you? To that social media account until we actually hang out, share memories, and become friends.

Finally, I think that in this highly digital era it can be difficult to have a balance of self. This is actually a really fun way to see aspects of yourself and stitch them together as you like.

That, and, maybe I’m thinking too much of it. But, I really like enjoying social media authentically with genuine people rather than hating and accepting that I need to deal with it. I think you should, too.

Educating your family about estate Planning It’s back to school time, so I thought I would write this month about educating your family about your estate plan. If you don’t have an estate plan, educate yourself at my seminar at Gentech Support located at 402 E. Greenway Parkway.

More information about that at the end of my article!

If you have done estate planning or are in the process of putting a plan in place, it’s a good idea to educate the people who you have appointed as trustees or executors and also to your family about what you’ve done. Here are some of the primary items you should discuss with them.

Let them know who is in charge of your estate if you are incapacitated and on your death - When you put your estate plan in place, you had to answer important questions: Who do you want to put in charge of your estate, if you are incapacitated and need someone to care for you? Who do you want to wrap up your estate at your death? For those with minor children, who do you want to serve as guardians? You also should discuss this with the people you are asking to serve.

Often that initial discussion results in making changes to who will serve. For instance, one of my clients recently planned to pick his oldest son to be in charge of his estate. When he discussed this with his oldest son, he discovered that his son didn’t want the responsibility. The son had two young children and a business that was growing and didn’t feel he could give it proper attention. My client’s daughter, however, gladly agreed to serve.

Another couple discovered that their intended guardian for the children didn’t have quite the same values they did in raising children. They decided to choose someone else.

Whoever you have selected, explain to your children who you’ve chosen to serve and why. This assures that there are no surprises later, avoiding upset heirs and all of the problems that can create. Also, getting the advance commitment of your executor to serve makes your estate plan that much more solid.

Let them know where you keep your important papers and financial information - Another item to discuss with your trustee or executor is where to find what they need if something happens to you. If your executor doesn’t know you still have an account at the bank in the town you left 20 years ago, that money will go to unclaimed property. Your heirs will not get the benefit of it.

Similarly, if they don’t know you’ve done an estate plan, or don’t know where you

B Y L I B B Y B A N K S , P L L C , E S TAT E P L A N N I N G put it, how will they follow the wishes you’ve set out in the plan?

I recommend that my clients keep an annually updated list or file folder with information on all of the assets they own – their real property, bank accounts, stock portfolios, IRAs 401(k)s, etc. An easy time to update this list or file is at tax time when you are likely receiving tax documents from many of those accounts.

Last, be sure they know where to find the list and where to find your estate plan – and your estate planning attorney.

Educate them on the types of assets you own - Make sure your executor knows what types of assets they will be dealing with. They may be aware you have a home and a 401(k), but that may be all they know. One client of mine was surprised to find that his mother had oil and gas interests in several states.

Another never realized that his uncle had an interest in the family vacation home he thought his father owned outright.

If you have a business, be sure your executor knows what he or she needs to do to deal with that important asset. A business succession plan may be a vital and necessary part of your estate planning.

Educate yourself on estate planning, create a plan, and leave a legacy I often say that if you don’t have a will or trust, don’t worry! The state has a plan for you and your estate. It just might not be what you would have wanted.

If you don’t have a plan, work with an experienced estate planning attorney to put a plan in place, tailored to you and your estate. If you have a will or trust that was made more than 2-3 years ago, have it reviewed by an attorney to be sure it is up to date.

Creating your estate plan is a way to protect and provide for your loved ones after you die. Having a plan can help decrease your family’s stress and uncertainty when something happens and they need to step in during your incapacity or death. No one loves your family like you do, so make sure that you’ve done what you can to protect them and to make your wishes known and legally enforceable.

GenerationZ Cars - The American Pony Car B Y J O H A N S W A R T, C O R N E L S W A R T & J A N S W A R T For every Porsche 911 that is sold in Germany in 2018, one happy German owner took possession of a Ford Mustang. For every Porsche sold in South Africa, three happy South Africans take possession of their Ford Mustangs. Worldwide that ration is nearly 2:1 and in the USA this ratio is nearly 1:1. Now consider this, the latter statistics include all Porsche models combined versus only a Mustang.

For the last three years in a row, the Ford Mustang internationally and locally took the number one spot in sports car sales. But where did it all start?

Ford took a gamble on a new concept car with Robert J. Eggert, who was a Ford Division Market Research Manager. Eggert was a breeder of quarter horses, and received a book from his wife, The Mustangs by J. Frank Dobie in 1960. It was this name “Mustang” that he later used for Ford’s new concept car. The Ford Mustang created the “pony car” class in the USA, which embodies a rear-wheel drive affordable sporty coupe with a long hood and short rear end. The Mustang

was released in 1964 and immediately a Bond girl snapped one up and drove it in “Gold finger”, the third film in the James Bond Series. Mr. Bond must have liked the Mustang because the Pony car was also featured in the 1971 Bond movie, Diamonds are Forever. Since then 10 million Mustangs have been sold over its 55-year life, making it the most popular sports vehicle in the world. So, we were wondering, what made the Pony car so attractive? Mr. John Denman offered to share his immaculately restored 1969 Mustang Fastback with me which gave me the opportunity to experience what a Pony car is all about.

The 2015 model year Mustang design was based of this 1969 Mustang Fastback … and you can see that resemblance. The 1969 Mustang design lines were smooth but very aggressive which gave the car that true conflicting very “mean business” but utter fun look. I was not sure what to expect driving a 50 year old classic car. I expected an uncomfortable, slow, noisy and poor handling vehicle – boy was I caught off guard!

What struck me first was that the interior was very basic and simple. Not very many buttons! However, there is something nice about the simplicity.

Instead of a car entertaining you with electronics and real time communication, this car entertained me with all types of sounds and the most enjoyable was the 302 engine rumble. The dashboard was symmetrical. It seems the intent even back then by Ford was to sell this car internationally and hence the steering column and instrument cluster could easily be place on the left or right side of the dashboard, without changing the dashboard. The radio was interesting being analogue and very “mechanical” but amazingly simple to use! (did I date myself?).

An interesting quirk about the interior was the AC system vents were only in the passenger foot-well side and not in the center console. The seatbelts were mounted to the side of the seats as opposed to the B pillar. Many things that I am used to being plastic in cars today, was actually metal in this car. The buttons were not the cheap plastic you find in modern cars, but rather chromed metal.

This gave the interior a classic and classy look. The car seats looked beautiful in black and were very comfortable. The seats could not move far back enough and

You know that moment? You’re sitting in a theater. The show’s about to start. There’s a muffled murmur as you’re take in your surroundings: sounds, colors, textures, even the seat you’re currently living in. As lights dim, voices fade to a moment’s silence. The curtain starts moving. Expectations, growing since you purchased your ticket, are finally meeting the reality of the play! In that moment, my mind flashes back; what happened to bring this play to me? How did it first come to life Oh, the creative process! We don’t get to see it very often.

But, at a theater workshop, we get to participate in it! It’s where actors, playwrights, and directors work together to sharpen a new work in front of a live audience.

At a workshop, we have no preconceived ideas about the work. No reviews. No plot summaries. No sets. Barely a line or two in the program telling us where or when the play takes place.

Together, we see what works and what doesn’t. What takes us away from the characters and what brings us closer? At the end, we get to talk about our experiences with the play’s creators.

Things slow down a lot in Phoenix over the summer, but not for the organization called Backto School Clothing Drive. This July they hosted the 52nd annual “New Clothes, New Beginnings Distribution Event” at GCU. With the help of volunteers from over 30 organizations, such as the North Valley League of boys team charity, the week long event provides new clothes, backpacks, shoes, books, and school supplies to over 9,500 children in Maricopa County and Northern Arizona. The btc North Valley League, which has many members living in the Moon Valley and North Phoenix area, has had the opportunity to take part in this event numerous times and everyone loves to help out at this event. I would like to share some of my experiences from the event with you.

I have participated for the last 3 years, doing a variety of activities such as setting up for the event, accompanying kids to choose their new items, and stocking inventory with a partner organization called Stitches of Love. Each year, I enjoy my time working with others, whether it be friends, family, the kids, or other volunteers. Working at this event can be hard at times, but it’s all worth it to see the smiling faces of the children, who get so excited to pick out their new things.

The week of the event always begins with the setup. In the course of a 5 hour shift, the volunteers transform the arena floor at GCU into a “department store.” We set up tables and signs, and place and organize the inventory into 6 different departments. There is also a dental department set up where the kids can receive dental exams and learn about dental hygiene. Then comes 4 full days of kids coming in and selecting their items. Kids from all over Arizona are bussed to the event. After they check-in, they are paired with a volunteer, and are taken around to the different departments, getting their new items. Then the kids are taken back to their teachers, given lunch, and are boarded back onto the busses to go home. For each child, the process takes up to an hour, and each day, about 1,500 to 2,000 kids get their new clothes and school supplies.

On average, it requires over 300 volunteers per day to help at the event. The last day of the event consists of tearing down everything that was set up, and ends with any remaining items being loaded onto trucks until next year.

I am very grateful to have been able to experience this event, and so are many others. The btc North Valley League President, Ashley Toliver, describes her experience working at registration this year, “ It was a great experience for us because the kids are so excited to be getting stuff for school and talk about it with us while waiting for their group to finish with registration”. She continues, “ We have enjoyed all the volunteer experiences we’ve had at the Back-to-school Clothing Drive and look forward to serving at the event through btc North Valley again next year”.

I am also very excited to work this event next year, and if you have some spare time next summer, I highly recommend that you check it out.

The derailer on a bicycle is the part that moves the chain from gear to gear.

The front derailer doesn’t have to do a lot of work move the chain between two or three gears not letting chain fall off. The rear derailer has more responsibility moving between 5 to 12 gears. Without letting chain fall off. This is done with a spring to take up chain slack.When oiled well and in adjustment this system works well. You can’t shift gears with out a derailer. What is a dropout?

Design Principles B Y K AT H L E E N V I C K Last month I discussed the initial step in creating a space that reflects you in all of your uniqueness by determining specific adjectives that describe you. Now the question is: how to take those adjectives and make them into an interior design?

When a student enters into an art & design school, one of the first courses she takes is a foreign language called “The Principles and Elements of Design”. It is a visual language where everything has a meaning—just like each word of a spoken & written language.

The principles of design are: Unity, Harmony & Contrast. Every successful design, whether it is a painting, a sculpture or an interior adheres to these. But what do they mean?

Unity: there must be similar components that make the design cohesive but too much similarity is boring.

Contrast: There must be differing components that provide interest but too much contrast can be jarring.

Harmony: these are the components that ease the transition between the like (unifying) components and the unlike (contrasting) components.

How does this apply to your interior? Let’s say that your adjectives are: adaptable and whimsical; your husband’s are: stalwart and compassionate; and, as a couple, you are: tolerant.

Upon examination, the unifying traits of your combined personalities are adaptability and compassion; the contrasting traits are whimsy and stalwartness; and the harmonizing trait is: tolerance. That being said, the next step is to employ the elements of design to interpret these into an interior that expresses you.

How to choose the right color for your house

BY TOM SER TICH, K IRK DE VELOPMENT If you are like most homeowners, the thought of choosing colors for the interior of your house seems like a daunting task. Choosing colors may be easier than you think.

If you are painting the house before you sell, light colors like white and beige will make it easier for the new homeowner to paint over. It is rare that the new buyer will have the same taste as you.

Painting the interior of the house is the less expensive way to make a dramatic change to each room. Try choosing the colors you really like. Choosing colors you like will bring out your personality in the home.

Magazines and the internet give you the ability to see ways to use colors in your

home. Take advantage of the enormous amount of resources available through your laptop or tablet. Don’t be afraid to make a mistake, it is easily remedied by another coat of paint.

For easier cleanup in the kitchen or bathroom gloss paint is a good choice. However, the glossier the paint the more imperfections in the wall will stand out. Semi-gloss is a good choice for high traffic areas and can be easily cleaned. Flat paint is difficult to clean, but hides a lot of imperfections. A very popular sheen is eggshell, it is easier to clean than flat and will hide more imperfections than a high gloss.

What Does it take to be a chiropractor Throughout my years of practice, I have been approached by patients inquiring about “what does it take to be a chiropractor”, “is chiropractic a doctorate program”, or “how long is chiropractic school?” Inspired by these questions, this month’s topic focuses on clearing up some of these familiar questions.

Firstly, chiropractic and medical education are similar. According to the Annals of Internal Medicine in 2002, “Chiropractic curricula as an average of 4820 classroom and clinical hours, with approximately 30% spent in the basic sciences and 70% in clinical sciences and internship. Medical school curricula average about 4670 hours with a similar breakdown. Compared to medical students, chiropractic students spend more hours in anatomy and physiology, but fewer in public health. Both programs have similar hours in biochemistry, microbiology, and pathology. Chiropractic curricula provide relatively little instruction in pharmacology, critical care, and surgery, but emphasize biomechanics, musculoskeletal function, and manipulations.

September = Season Changes Coming, More Outdoors!

September brings the final month of summer and for those of us that moved here from other parts of the country, a yearning for fall weather, football, and an increased level of outdoor activities.

Moon Valley is a great location with many outdoor options: golf, tennis and especially hiking the mountain trails in and around our community. The city of Phoenix offers a website that defines many of our hiking options. You can find this information at: phoenix.gov/parks/trails/locations/lookout-shadow-mountain.

One caution the city website gives does bear repeating. All city hiking trails are closed to dogs when the temperature is 100 degrees or warmer. Think twice about a hike with kids or pets when it’s hot out and bring more water than you think is needed – good to have some spare.

One of my favorite hiking options is around Lookout Mountain. You can access trails from the parking lot off 16th street, but also from the west side off 12th street.

The hikes are mostly moderate, and you can pick the amount of elevation that you are interested to challenge. The hike to the summit is a bit challenging but the views from the top is well worth the effort.

Another other good hiking option is Shaw Butte – with many options from the front & back of the mountain. Trails are accessible from the city parking lot off 7th street, or just off central avenue, south of Thunderbird. These are longer hike options, with greater

elevation changes, though gradual with a good dirt road or well-marked trails.

On another outdoor item I’d like to give an update on the Moon Walk Neighbors Association; a group of concerned neighbors focused to improve the MVCC golf course property that boarders with 400 homes in Moon Valley. I noted previously that the residents on the former Moon Walk course have the worst of the situation as the grass has died creating a constant dust bowl behind their homes. MVCC has committed to restore some level of grass in this area, but it’s delayed as deferred maintenance of the sprinklers has resulted in half being non-operational. The Moon Walk area was promised to remain a playable golf course when CBONs purchased it (recall that the Moon Walk was created by converting what were main course holes 1 & 2), and Chris’s group is working towards that goal. The MWNA is led by Chris Baker and this group is raising funds to pay for expenses. New Life for Condos T H E W R I T E S T U F F BY G E R R Y J O H N S O N Hallelujah! The FHA “spot approval” process for condominiums is being resurrected, effective October 15, 2019. This is a really big deal, especially for qualified first-time homebuyers and seniors who want to age-in-place.

Previously, in order to secure an FHA-insured mortgage (which includes HECM Reverse Mortgages) on a condominium, the entire project had to be approved – a very onerous undertaking. Many condo associations didn’t want to go through the steps necessary to obtain and retain their HUD certification.

In fact, only 6.5 percent of the 150,000 plus condominium projects in the United States have this approval. One caveat of the new regulations is that if an association does want to become approved, their accreditation lasts for three years instead of two.

HUD Secretary Ben Carson said in a press release: “Condominiums have increasingly become a source of affordable, sustainable homeownership for many families and it is critical that FHA be there to help them.”

For qualified first-time homebuyers the advantages are several fold.

• Down payments as low as 3.5%, • Low maintenance requirements, • Convenient locations in downtown areas, • Affordable home ownership For seniors, the ability to tap into their equity, by eliminating a “forward” mortgage or by providing an additional income source while they remain in place, is huge. For seniors who wanted to downsize into a maintenance free lifestyle, using a Reverse Mortgage, a condo previously was not an option because they couldn’t get approved. “As a result of FHA’s new policy, it is estimated that 20,000 to 60,000 condominium units could become eligible for FHA-insured financing annually,” said Carson.

Can exercise help solve the mental health crisis?

Every time a mass shooting takes place, the subject of mental health comes up, and recent events certainly make this a great time to bring it up. While mental health may or may not be at the root of horrific acts of violence and terror, it’s undeniable that people with mental health challenges do not always receive adequate or appropriate treatment. That’s a big problem, particularly when evidence suggests even our children’s mental health is in decline, with increasing rates of depression and suicidal thoughts; coupled with statistics suggesting many people may not be getting the help they need.

Could something as simple as exercise become a primary tool to help improve mental health? A recent study supports that notion, suggesting that physical activity “may be a helpful way to reduce mental health disorders in the context of inpatient psychiatry by targeting anxiety, depression, anger, psychomotor agitation, and muscle tension and addressing stressors and triggers and to develop a more balanced and integrated sense of self.”

In the study, published in Global Advance in Health & Medicine, researchers provided 60-minute exercise sessions to psychiatric patients at an in-patient facility four times per week. Each session featured “a combination of cardiovascular training, resistance training, and flexibility development inclusive of (a) free-body exercises; (b) stretching and strengthening exercises; and (c) muscle activation-specific fitness equipment such as upright and recumbent bikes, ellipticals, standard rowers and water rowers, push-up bars and stands, [Bosu] balance trainers, exercise balls, handheld fitness balls, balance pods, and aerobic steps.”

Pre-exercise and post-exercise surveys assessed variables such as perceived mood and perceived body image. In fact, more than 93 percent of patients said exercise improved their mood, while 93 percent stated exercise made them feel better about their bodies. Nearly 100 percent of patients also indicated their interest in continuing a regular physical activity routine after the study’s conclusion.

The potential reasons underlying why exercise may be an effective mental health boost in this inpatient population are the same reasons why anyone and everyone should participate in regular physical activity from a mental health perspective: a positive environment away from home / your room, interaction with others, opportunity to socialize, improved sense of body image / selfworth, etc.

See You At the Top: Lorimor Oldest person to summit

‘Anne Lorimor, a Paradise Valley resident, is an amazing woman! We met 10 years ago at a businesswomen’s networking event’, noted Paula Cullison, long time Moon Valley resident.

‘Over the years I have seen her off and on, mostly at local film festivals’, Paula added.

Four years ago, Anne set a world record. At 85 she was the oldest woman to summit Mount Kilimanjaro in Tanzania. It was later broken by 86 year-old Angela Vorobeva. So, Anne was determined to climb again. She wanted to be in the Guinness Book of World Records.

On July 19, 2019 Anne set another world record. At age 89 she is the oldest person to summit the 19,341 foot Mount Kilimanjaro. Her nephew Kevin Gordon trained alongside her (mostly on Camelback Mountain). Kevin and a film crew hiked with her both times. On this occasion, Kevin celebrated his 57th birthday at the summit. ‘To be honest, we tried to talk her out of climbing Kilimanjaro both times. Tim hiked Kilimanjaro when he was 55 and it was quite the challenge!’, Paula added.

Hats Off to Anne - What an incredible accomplishment - BRAVO! Friends are grateful that TV 3 and TV 15 were at Sky Harbor to document Anne’s return for a spot on the evening news. The ABC TV 15 segment was picked up nationally.

Anne Lorimor has certainly proven that determination and persistence can get you where you want to go, even it’s to summit Kilimanjaro. AND no matter what your age, anything is possible, as long as you are fit and up for the challenge.

Shared by Laura Moore When I first met this 6’1”, 225 lb., tattoo covered boxer, I had no idea that 3 months later I would be watching him say his vows on the top of Moon Mountain. I wondered why he kept yelling “Keep your God!” during our boxing class. Sweaty and short of breath, I finally realized the thick Boston accented boxing coach was yelling for us to keep our guard!

Learning about Bret’s traumatic past made it an even sweeter deal when I helped this first-time home buyer with his new bride. Growing up in south Boston with five siblings, from five different fathers, and an abusive, addict mother, Bret’s only father figure was a picture of his grandfather in military uniform, whom he never met. Bret’s escape was boxing and joining the military, where his survival instincts led to his success. Competing with the Navy Olympic Boxing Team and serving on the medical relief team in Indonesia and Pakastan was a respite to his abusive home life. Working as a medic with the marines during combat in Felusia was a different story. Bret’s exceptional survival skills let him come home a war hero. But the post-war effects were too much for him and he turned to drugs. “It wasn’t the high that I loved,” Bret explained. “It was the numbness.” Bret didn’t take his diagnosis of PTSD seriously until he met his future wife, Courtney. He realized he was going from zero to a hundred with just a small argument. Bret was scared of losing control of his power on the person he loved most. After years of therapy, counseling, and determination, Bret lives a clean and healthy lifestyle as a boxing coach, fitness instructor, and myofascial massage therapist at MixFit gym in north Phoenix.

The home buying process was a challenge too. Bret’s VA home loan was short just a $100 of qualifying unless he could claim Courtney’s income as his spouse. Bret and Courtney were engaged for 3 years when I met them, and his lender, Lynn Gallett, from Guaranteed Rate Affinity suggested they move up their wedding date. One week later, Bret and Courtney married each other on top of Moon Mountain, with 360 views of Moon Valley and Phoenix, in the gazebo at my sister’s house. Lynn brought the wedding cake, and my husband found the officiant. It was a beautiful day.

Bret’s progress continues- he is now able to make eye contact with himself in the mirror. “I’m not hiding anything anymore. I like being an adult. I never thought I would be a home owner at age 34. I’m liking these older years.”

Facial Asymmetry and the Importance of Early Detection and Treatment

BY DR. SIREE For many years, asymmetry has been misconstrued as a defect in only one plane of space, even though it is truly a three-dimensional deformity and must be analyzed and treated as such. When facial asymmetry is underdiagnosed or misdiagnosed, the possibility of treatment failure rises, especially in growing patients. In addition, asymmetrical development of the pharynx and larynx are associated with an increased risk of speech impairment, aspiration, airway obstruction, and snoring or obstructive sleep apnea. Early recognition and appropriate treatment can help avoid these problems, and Siree Orthodontics is the place to help with such treatments.

Appropriate timing is an essential attribute of a comprehensive treatment plan. When a young, growing patient presents with a developing asymmetry, it is critical to determine whether the deviation is functional in nature. An adolescent patient with asymmetry can benefit from intervention designed to resolve anterior and posterior crossbites. In children and adolescents, a timely intervention may reduce the magnitude of correction needed later and promote stability as well. Older asymmetry patients have fewer options in terms of orthopedic correction. Since little growth modification is possible, orthodontic management of adults mainly involves camouflage treatment of the occlusal asymmetry. Minor asymmetries can be corrected with orthodontic treatment alone, but moderate to severe deviations will require further correction. Early intervention is critical.

The longer facial asymmetry goes undiagnosed, the greater the chance of treatment failure, especially in cases involving inappropriate extraction of permanent teeth or improper treatment mechanics. This is particularly important in children, whose facial asymmetries generally become more severe with growth and time. Underdiagnosis and resulting lack of treatment of upper airway obstructions will further exacerbate the severity of facial asymmetries.

Appropriate treatment can improve and resolve facial asymmetries by harnessing growth potential, employing beneficial orthodontic mechanics and surgical intervention as necessary. Thorough evaluation on a case-by-case basis is essential to success – contact Dr. Siree today at 602.482.8841

BLOCK WATCHER BY BLANCHE LUKES I can’t believe there are still pet owners that do not pick up after their pets! It is so gross to walk and see a dump right in the middle of the side walk let alone on someone’s property.

I have a friend who watched her neighbor’s dog routinely come to her front yard to unload. Finely she gathered the stuff up and deposited it on his doorstep. Interesting that he got the message then. Those of us that walk regularly do get to know the other walkers and even the names of their pets.

Each hour there seems to be a different group i.e. the 5:30 run, the 6 am and the 7am etc. Some people are really good and consistent and others, well we are getting to know who you are. (May the Goddess of Poop stick it to the bottom of your shoes) Start planning for this year’s GAIN Day(October 12th, 2019) We get our neighbors together on the 2nd Saturday in October. Plan a meeting, a pot luck or whatever you want. If you want ideas or help let me know.

Every time we have one, on our block the neighbors rave how great it is to see and visit with their neighbors. Even if it is just on our drive way.

Remember the weather is usually so nice in October.

Benefits of doing business at Your Local Mailing Center

BY H A N A R UZ S A I’m going to come right out and say it – I love Moon Valley Postal Center. One of my favorite errands is having to check the Tattler mailbox on 7th Street and Thunderbird. I get to be in the heart of Moon Valley, grab a drink at the Starbucks or now a boba right next door, and visit my buddy Charles. Now personal preferences aside, it honestly makes so much sense for Moon Valley residents and business owners to conduct, well business, at Moon Valley Postal Center.

Are you the type of person who likes to compare services? It can be a bit of a pain to pull up different tabs for every local shipper, try to weigh yourself holding the package (and that in itself can be just plain scary) and then get an apples to apples comparison. Luckily, when at your local mailing center, a friendly Doyle or Deb can easily compare those items and help you determine which shipper is going to best fulfill your needs.

Dreading mailing holiday packages (folks, December will be here before we know it) because of those long lines at the post office? We don’t blame you. Which is why it’s so refreshing being able to go to Moon Valley Postal and experience virtually no line.

When my mom needs to run “mailing errands,” she can be out for well over an hour trying to get large packages from her work shipped (she has to use the guys in brown for that) and then zoom over to the post office to mail those flat rate bubble packages for small parts. Instead of wasting so much time and gas, she could go to a local independent shipper (ahem, Moon Valley Postal Center) and drop off all of these packages even though one set is with UPS and the other with USPS. Did you forget a stamp? No problem, those are in stock. You also forgot a binder clip? Those are also in stock. You forgot your Grandpa’s birthday? Moon Valley Postal to the rescue again because they have earth-friendly cards right in shop. Didn’t print all of the forms you needed to mail? Gee, you forget a lot of things..... but no judgement! Luckily Doyle can print that.

I love the term localist, and I certainly try to conduct my business and personal spending habits to uphold the localist mentality of supporting local and independent businesses. Did you know, for every $100 spent at a locally owned business, $73 gets to stay in our community?

Wow. Personal relationships – you really cannot get this from a corporate shipper. Sure, you may go to the same FedEx Kinkos weekly, but will the young fellow behind the counter know you from Adam? I love that when I walk into Moon Valley Postal, Deb truly knows me. I love that Doyle calls me “kiddo” when I’m in the store. It’s just so warm and inviting.

And lastly, I’ve never been able to pet a dog at USPS.

BY F R O S T Y K R O E N I N G We can thank our Jewish friends for this soup. It is very healing. There are many recipes for matzo ball soup. This is a simplest I have found. Using home-made chicken or beef stock would enhance the flavor.

MATZO BALL SOUP 3 quarts plus 1 cup low sodium or no sodium chicken stock 2 large carrots peeled and cut into pieces 2 large celery sticks peeled and cut into pieces (does have sodium) 1 onion, chopped 1/2 cup chopped Italian parsley (optional-for sprinkling on top) MATZO BALLS 2 cups matzo meal or finely crumbled mazto crackers 8 eggs (well beaten) 1/2 cup olive oil (or 1/8 cup chicken fat and 3/8 cup vegetable oil) 1/2 teaspoon Lite Salt or salt 1/4 teaspoon pepper or white pepper To make the soup, put the stock into a pan with the chopped vegetables and simmer.

To make the matzo balls, place all the dry ingredients, eggs, and oil in a bowl and mix well. Add the 1 cup reserved chicken broth and mix again and let sit 1-2 minutes. Form balls 2-3 inches in diameter. Drop into simmering stock and veggies and let simmer undisturbed on low (covered, but vented) for 30 minutes.

Serve with chopped parsley sprinkled on top. Makes 6-8 servings. Stores well 2-3 days in refrigerator. I also add garlic and a sprinkle of cayenne pepper.

I always thought matzo ball soup did not have much protein.

One, they provide much needed support for our students, sharing academic and social and emotional strategies to meet each student’s needs. Two, having these support staff helps WESD retain and recruit staff. Year after year, we hear staff come to Washington because they have heard of the support staff receives.

Project SPROUT – Identifying Gifted Pre-K Learners We are emphasizing our pre-kindergarten programs this year. We know that if children are prepared for kindergarten, they will start their academic careers on solid ground and grow. This year, Dr. Jason McIntosh, our gifted coordinator, will be working with all our Pre-K programs to identify and support our high potential and gifted students. WESD is one of the few Districts in the state offering this specialized training at each elementary school.

Bond Projects Update - You may have seen work being done across the District, including your very own Mountain Sky. These projects have two purposes: safety and efficiency. At Mountain Sky, we have improved the administrative building to ensure a single point of entry onto the campus. We removed old portables and replaced them with energy efficient updated rooms. Many of you contributed to the design of Mountain Sky. We are very grateful for your continued support.

my knees touched the dashboard. People had to be shorter back then because the seating position was designed for 6 ft (?) or shorter people. Interestingly the steering wheel position was low. However, I managed to squeeze in and make myself comfortable. Driving the car, quickly vaporized my preconceived expectations and made me realize what a muscle car was like back then – the car was nimble, quick and it sounded quick. When you accelerate the pickup is very good. I was shocked by how smooth the ride was and the old school metal frame just soaked up Moon Valley drive speed bumps like nothing else. Then there is the driver “smile” factor and the “attention” factor from other people.

Yes, it drives like my Jetta but I get much more attention and stares from road users – definitely ego boosting stuff.

This car did not have the Bluetooth or touch screen, but the car had great looks, great handling, sounded great and was fun to drive. The Pony car attributes are the signature of a muscle car today and why they are so popular locally and internationally. This 1969 attracts attention and had an amazing WOW factor to it … we added the latter to the very GenZ “must have” check list.

This is Johan’s last car review and he is off on his way to University. We will miss him and wish him the best of luck in this new exciting stage of his life. Go Lumberjacks!

Lending a Helping Hand

BY JENNIFER BOYLE It was a warm summer day as a group of girls and their moms from the National Charity League, Inc., Moon Valley Chapter (NCL) were volunteering in the warehouse of our new philanthropy partner, Arizona Helping Hands.

While we sorted a pile of donated children’s clothes into their appropriate size ranges, a foster mom walked in with a two-day old newborn. The foster mom was contacted just a day prior and asked to help with this tiny infant. As Arizona Helping Hands walked her through the warehouse to get the supplies she needed to care for the sudden arrival of a newborn in her household, our NCL volunteer group was struck by the enormity of that foster mom’s task… and the role we played in helping her deal with it.

While most parents have ample time to prepare for the arrival of a new baby or adoptive child, foster parents are often relied on to care for a new addition to their household within days or even hours. Preparing everything needed for a child who is often in crisis can be stressful and challenging. That’s where Arizona Helping Hands steps in – helping provide the basic needs for children in foster care such as beds/cribs, diapers and wipes, personal hygiene items, clothes and safety equipment.

NCL Moon Valley Chapter volunteers regularly assist AZ Helping Hands in organizing the donations that come into the charity’s warehouse. We also help decorate birthday bags for kids in foster care – many who have never celebrated their birthday before. The birthday bags are filled with age appropriate gifts and a complete birthday party kit containing cake mix, frosting, candles, a cake pan, streamers and balloons.
