WEDNESDAY MORNING, SEPTEMBER 1, 2021 SALE TIME: 10:00 AM

Auctioneer’s Note: This auction presents the opportunity of a lifetime to purchase an excellent parcel of land that is located in one of the leading agricultural areas of Southwestern Minnesota. This farm has excellent eye appeal and high percentage of choice productive cropland which has been in the Appeldorn family for many decades. If you are in the market of high caliber Pipestone Co., MN Land, then make plans to attend this auction. This 160 acre farm will be offered as a unit. This farm consists of a choice parcel of farmland which has a high percentage tillable and some excellent productive soils which has been maintained in an excellent state of cultivation. According to FSA information this +160 acre farm has approximately 145.66 acres of cropland, with the non-tillable acres comprised of a +/-2.96 acre tree grove, grassed waterway and roads; this farm is presently combined with an adjacent quarter owned by the Appeldorn’s, which together has a 125.37 acre corn base and a 162.83 acre soybean base – which when divided based on a cropland ratio division and estimating that approx. 50.45% of the cropland and base acres are attributable to this parcel of land it is estimated that this farm may have an approximate projected corn base of 63.25 acres with a 158 bu. PLC yield and an 82.15 acre soybean base with a 37 bu. PLC yield; currently this land is enrolled in the USDA Farm Program under the Price Loss Coverage Election for Corn and the ARC County Election for Soybeans. According to the Pipestone Co. Assessor this parcel has a CER of 73.8, comparatively information obtained from Surety Agri Data, Inc. indicates that this farm has an extremely high weighted average productivity index of 93.9, with the cropland comprised predominately of Class I & II soils. The general topography of this land is level to gently rolling. The farmabulity and productivity of this land has been enhanced by the installation of a significant amount of drain tile, which from a review of the tile maps provided by the owner it appears to indicate that there is over approximately 30,000’ of drain tile installed throughout sectors of this farm, plus there is older clay tile in portions of the farm – with all of this tile outletting into the County Drainage Ditch that runs along Hwy. #23. The total non-homestead RE tax amount payable in 2021 on this property was $5,878.00.
