WEDNESDAY, DECEMBER 9, 2015 SALE TIME: 10:00 AM

This choice high percentage tillable unimproved parcel of Pipestone County, MN land will be offered as a +/-65.40 acre unit, with the acres determined by a recent survey of the property. PLC yield and a 26.50 acre soybean base with a 49 bu. yield – all of which should be increased slightly by the addition of approx. 3.94 surveyed acres that previously were part of the acreage - as this area includes a few acres of cropland. This farm is enrolled into the County ARC election of the USDA farm program. According to the Pipestone Co. Assessor, the portion assessed as a +/-60 acre parcel had a CER of 74.61, comparatively information obtained from Surety Agri Data Inc. indicates that this land has a very high weighted soil index of 95.4. The general topography of this land is level to gently rolling with a predominately south/southeasterly slope. The small amount of non-tillable acres are primarily comprised of a grassed waterway and roads. This land has had approximately 5000 feet of drain tile installed throughout areas of the farm which was installed by Evans Farm Drainage & Excavation. If you are in the market for a smaller tract of high caliber land to add on to an existing row crop operation or as an investment, then inspect this property at your convenience, get your financing in order and make plans to attend this auction!
