NOTICE OF AUCTION OF SURPLUS PROPERTY
NOTICE IS HEREBY GIVEN that Moody County, South Dakota, has declared as surplus property which is legally described as follows:
LOT 7 EXCEPT SOUTH 100’ THEREOF, BLOCK 2, W.H. LOUCK’S ADDITION, TO TOWN OF TRENT, MOODY COUNTY, SOUTH DAKOTA.
Having declared it as surplus property, the County had the property appraised. The appraised value of the property, and said appraisal may be reviewed at the office of the Moody County Auditor.
NOTICE IS HEREBY FURTHER GIVEN that said real estate and improvements located thereon will be offered for sale by the County by public auction according to the following general terms and conditions:
1. Property is sold “As Is”; a. The above-described property may be subject to easements, restrictions, reservations, fences, or right-of-ways. The County does not warranty or guarantee that existing fences lie on the true and accurate boundary, and any new fencing, if any, will be the responsibility of the purchaser, pursuant to South Dakota statute.
2. Title will be conveyed by a Corporate Warranty Deed;
3. In addition to the bid price, Purchaser will pay for all transfer fees associated with recording the title, including the cost of title insurance.
4. Any future use, zoning, or development is subject to the approval of the governing body wherein the property is located.
5. Parties desiring to bid upon the property may contact the office of the Moody County Commissioners Office at (605) 573-4353 in order to arrange a time and date for inspecting the above-referenced premises.
6. A 10% non-refundable down payment shall be made to the Moody County Auditor on the day of sale, with the balance due within thirty (30) days after the sale.
7. The auction will be with a minimum reserve, and all bids are to subject approval of the County Commission at the close of bidding.
8. The auction shall occur on the steps of the Moody County Courthouse at 8:30 a.m., on August 1, 2023, with said physical address being 101 E. Pipestone Avenue, Flandreau, South Dakota.
