Get Control of the Sale of Your Home
Whether you’re selling your first home or you’re an experienced seller, my goal is to make the process as simple and effective as possible for you. Selling a home follows a clear, proven process that keeps you in control while maximizing your sale price and minimizing stress. Here’s how I guide you through every step.
Step One: A relaxed, person-to-person conversation. The process begins with a one-on one meeting. We’ll set an appointment for an informal, relaxed discussion about your goals: the price you’d like to achieve and the time frame you wish to meet. This conversation helps me understand your priorities, constraints, and motivations so I can tailor the rest of the plan to your needs.
Step Two: Create a tailored marketing game plan. Next, we evaluate the most effective marketing plan to reach your goals. In today’s real estate market, it’s a tremendous advantage to create a complete, individually tailored marketing
strategy for every home. Your plan will establish the right price and terms, outline the marketing strategy, and set a realistic timeline for results. Getting the price and terms right up front makes everything that follows smoother and more predictable.
Step Three: Launch targeted marketing. With a strategy in place, we start marketing your home. I use multiple channels to find qualified buyers: professional feature flyers, open houses, targeted advertising, social media campaigns with a defined target audience, and grassroots outreach to other sales professionals. The goal is broad, targeted exposure—the more qualified buyers who see your property, the faster it will sell and the higher the likely sale price. I’ll review our marketing progress with you every two weeks to ensure we remain on track and adjust tactics if needed.
Step Four: Negotiate the offer. When an offer arrives, I handle the negotiations to achieve the best possible terms on your behalf. I work to secure a fair purchase agreement that reflects your goals, protects your interests, and minimizes contingencies and surprises.
Step Five: Open escrow and manage due diligence. After we reach an agreement, we open escrow and the buyer begins their due diligence, which includes reviewing disclosures and obtaining inspections. The buyer’s lender and the escrow/title process will move forward
concurrently. This stage involves many moving parts and requires constant communication with lenders, inspectors, title companies, attorneys, and the buyer’s agent. My role is to coordinate those details and ensure everything is handled quickly and professionally so the transaction progresses smoothly.
Final step: Close the sale. The final step is closing—transferring ownership, handing over the keys, and getting your money in your pocket. I’ll be there to manage final walkthroughs, resolve last-minute issues, and confirm all paperwork and funds are in order for a successful closing.
Selling a home can be a big undertaking, but it doesn’t have to be a hassle when you have a clear plan and an experienced partner managing the details. My process is client-friendly: you make the decisions, and I provide the expertise, communication, and execution. If you’re serious about selling at the highest possible price, a focused, customized approach will save you time, stress, and aggravation.
