WHO’S BEEN SNOOPED?

Well, the ghosts and goblins have left the building and with Thanksgiving coming a little early this year, everyone is starting their lists to complete before holiday company arrives. The only hint of farming left is the small patch of pumpkins at GS Farms on Chestnut. The clocks were set back this morning and we enjoyed another glorious sunset on what felt like a hot summer night. What a great time to look in on a local business, that can get you started on that “to do” list.

on packaged food labels. This will give consumers to reconsider their food choices when they learn that a 20 ounce bottle of coke contains 65 grams of sugars or 130 per cent of the daily limit based on a 2000 calorie diet.

The Bitter Side Of Sweet Seventy five percent of Americans consume added sugars above the World Health Organization’s recommended 10 percent limit. The term added sugar refers to sugars that are not naturally occurring in foods . Naturally occurring sugars include honey, sugar cane, sugar beets, fruit and milk. In 1977 the first Dietary Goals for Americans were issued by the U.S. Senate, which targeted dietary saturated fat as the primary reason for heart disease. In response the food industry reduced the fat content in processed food. To make the food taste better dietary sugar replaced the fat so by 2000 added sugar increased by 32 percent of total calories. This dietary paradigm continues to this day. More than fifty per cent of all American adults consume more than 50 grams and U.S. adolescents average 94 grams of added sugars per day. As of July 2018 manufacturers with $10 million or more in annual food sales will be required to disclose added sugars content and what percent of the daily added sugars limit it represents

Over the past 40 years coincident with this change in dietary pattern the diseases like obesity, Type 2 diabetes and heart disease have increased in prevalence, in addition, a brand new disease nonalcoholic fatty liver disease has become an epidemic within the pediatric age group. Lack of physical activity in children adds to this problem. This liver disease causes the liver to enlarge in about 25 per cent of these patients, which can progress to liver cancer. Thirty to 40 percent of these patients die within 10 years. This disease is projected to become the leading cause of liver transplantation in the U.S. by 2020.

Reducing the consumption of sugary drinks is a key public health goal as sugary drinks are the largest source of added sugar in the American diet, and is associated with a range of chronic diseases like obesity, type 2 diabetes, cardiovascular disease and dental caries. Recent studies confirm that consuming sugary drinks increases the risk of cavities in children. Dentists see the effects of sugary drink consumption everyday. While added sugars in the diet may not be the sole cause of chronic

disease it is the easiest to identify and modify our diet accordingly for a healthy life.

What do you do when a pest is already inside?

the ground floor and nest on little shelves inside your chimney. And while roof rats, a different species of rat found mostly found along the coasts, are more likely to nest in your attic, they can also find their way into your chimney.

How To Keep Pests Out Of Your Chimney As temperatures drop, many people will start spending more time in the warmth of their homes. Animals don’t have the luxury of extra heating and take whatever refuge they can find, making chimneys a convenient place for pests to seek shelter. What kinds of pests can end up in your chimney?

If you hear rustling or scratching coming from your chimney, some type of rodent may be the culprit. Your visitors could be squirrels, which are excellent climbers and can be found in all sorts of places within your home, from attics to crawl spaces to wall voids. Or your chimney might become the den of choice for a female raccoon birthing her young.

Pest control measures vary depending on what kind of animal has entered your chimney, but the general rule is that you shouldn’t light a fire or try to smoke the animal out. Pests like raccoons can attack when they feel threatened, and rodents can spread ectoparasitic insect pests like ticks and fleas, so you don’t want to come into direct contact with whatever animal has decided to seek shelter in your home.

It may not look much like a tree to you, but to certain species of birds, your house’s chimney could look very similar to the hollow trees in which they like to build their nests.

How do you keep pests out of your chimney?

Ideally, you’ll want to set up some preventative measures to reduce the chances of a mother raccoon or other pest in your chimney. Installing a chimney cap can help keep birds, raccoons, and other large pests out. When it comes to pests like rats and mice, you should focus on sealing smaller entry points, as a rat can squeeze through a hole the size of a quarter! It can be difficult to spot these access points from the ground, so you should have a professional inspect your roof and chimney for possible holes.

Why You Need a Revocable Living Trust Over the years, I have written a lot of articles for the Monthly Grapevine. My goal in writing these articles has been to cover more complex estate planning issues.

However, I realize some of you may be new to my articles. I often meet with clients who admit they were too embarrassed to ask: “what is a revocable living trust and why do I need one?” And my favorite question is: “why did my parents not have a trust?”

These are excellent questions!

First, your parents may not have had a trust, but rather had a simple Will.

Several decades ago, this was fine! After their passing, their Will was probated and the assets were distributed to their beneficiaries. However, today the process of probating a Will in court has become extremely time consuming and expensive.

Second, what is a Revocable Living Trust (“RLT”)? A RLT is a legal instrument that serves two important purposes: 1) the RLT controls how your assets are used and

managed if you experience a period of incapacity prior to death; and 2) the RLT indicates how your assets will be distributed following your death without court supervision.

RLTs are called “living” because they are created and funded (ie your assets are transferred to your trust) while you are alive. RLTs are “revocable” because you may amend or revoke it at any time prior to your incapacity or death. Your RLT can be amended at any time to update the terms.

You should review the terms of your trust regularly and should consider amending the terms following a divorce, marriage, death of a beneficiary or a significant change in your financial situation.

After funding your trust, you still have complete control and ownership over your trust assets. You can sell, gift or encumber all trust property. Assets in a RLT are treated the same as direct ownership of property for income tax purposes. There are no additional taxes, tax returns or any necessity for separate tax payer identification.

Today, seniors are living longer than ever before. With medical advances, doctors are able to keep our bodies alive longer. Sadly, seniors sometimes “outlive” their minds. If you experience a period of incapacity, your RLT will indicate how your assets are to be

Protect Your Home Against Disasters

For earthquakes anchor appliances, dressers, TV, computer and other items to the wall; you can buy straps at your local hardware store. Apply safety film to non- tempered windows and glass doors to protect from shards of glass if broken.

Install a gas auto shut-off device any reputable plumber should be able to do this.

While some of you may still be wearing shorts, the weather could turn tomorrow or next week. Be prepared today so you are ready for what comes next. Rain or shine actions you take now can protect your property and prevent major damage.

Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls.

Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons so have them checked out by a professional periodically. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact.

Homeowners insurance can help protect you financially in case something happens to your property or its contents. However keep in mind that standard policies cover standard replacement which means that WOLF range may not be covered or the crystal chandelier is covered as a standard brass and glass. If you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is not covered under the traditional homeowners’ insurance policy and may be purchased separately.

Periodically review your homeowner’s insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents.
