East Contra Costa County awoke this morning to clear skies, a perfect view of our precious Mt. Diablo, a weather forecast of 94 degrees and we are one week away from Halloween. This year marks my 20th year as the Snoop and I couldn’t be more proud of our East County residents for their prayers, kindness and incredible contributions for the victims of the Wine Country fires and worldwide tragedies. How fortunate we are to have over 50 surrounding farmers taking care of our beautiful farmlands while growing world famous crops and maintaining the grounds to prevent it from harm. Our entire team at The Monthly Grapevine thanks all of you.

Off on assignment, this particular business has been on my “to do” list for a few months. Loving a great deal, I knew from rumors, I wasn’t going to be disappointed.

Consignment Envy, a Home Furnishings & Decor Store is located right next to Ace Hardware on Brentwood Blvd. I have been window-shopping on my trips to Ace, but

The really neat part is there are furnishings outside to draw you in. Once inside, I really liked how everything was displayed.

Many consignment stores look like several garage sales gone bad. Not the case here, as areas seemed to be staged in matching design, color and style. You can comfortably walk through without bumping into things and prices are clearly marked with a touch of class.

I was greeted immediately by a very friendly young lady named Nicole with a cordial “Hello” followed by “Let me know if I can answer any questions for you.” That counts extra for a seasoned shopper like myself, since I really like to take my time without being pounced. Amongst the consignment items were also new items, all reasonably priced. I especially like the fact that the furniture was in excellent condition, modern and clean. They had a huge inventory from chairs, couches, tables, rugs, paintings, art and decor items you would love to add to your home.

One of the coolest things about shopping consignment is the price change during a 3-6 month period, depending on when it arrived and when it actually sells. Now here is the hard part. If you have your eye on a specific piece and it just came in, you might want to take your chances on waiting

until the price drops, but you might lose out if someone else snags it before you do. The good part is, since items are what they call in the business “gently used,” the price is already very affordable. Just for the record, my eye is on the cream colored leather couch and loveseat to the right just as you come in the door.

I asked about consigning and she told me their store was currently full, but it changes daily so do not hesitate to give them a call or stop by to talk about placing your items in their store. Debbie Read-Klug is the owner and will graciously talk to you about value, pricing and the best time to bring it in. With the holiday season right around the corner, I am pretty sure you can find that one piece you are looking for before company arrives.

So folks, this secret shopper gives Debbie and her team at Consignment Envy ten glowing candlesticks for bringing such a lovely store to our area. I have already told all my girlfriends about them and can’t wait to come back to see if the couch and loveseat are still there.

Kidney Disease And Oral Health Kidneys perform extremely important functions in the body. They expel waste like urea, help produce red blood cells, regulate blood pressure and regulate calcium, phosphate and vitamin D in the body.

Kidney disease often does not exhibit any symptoms until it is in the advanced stages. The dentist can help detect early warning signs by evaluating patients for high blood pressure and determining whether patients have a history of heart and kidney disease. If the early signs are present the patient can be referred to their physician as early treatment can reduce the likelihood of End Stage Renal Disease or ESRD from developing.

Kidney disease is a progressively debilitating condition that leads to ESRD in which the kidneys cease to support daily bodily function requiring either dialysis or a kidney transplant.

Patients undergoing dialysis take blood thinners so they need to let the dentist know about it as they can have excessive bleeding if certain dental procedures are performed. Patients undergoing dialysis may need to take antibiotics prior to their dental appointments.Certain medications like antibiotics and pain medication should not be taken in patients with kidney disease. Understanding Prop 13 A common estateplanning question is how to transfer property under Prop 13 either now or after death to a family member without a reassessment of property taxes. Given current real property values in California, a reassessment of the property could cost the family member inheriting the property potentially thousands of dollars in additional property taxes each year.

So, what is the law and how can you avoid an unnecessary reassessment under Prop 13?

The general rule is that unless an exclusion applies, the value of real property is reappraised for property tax purposes whenever there is a change in ownership. So what are the exceptions under Prop 13?

1. Property transferred between spouses or registered domestic partners 2. Parent transfers to children OR children transfers to parent OR grandparent transfers to grandchildren whose deceased parent was the child of

Trustee to encumber the property before a distribution and 2) for a non pro-rata distribution of assets. Secondly, the reassessment can be avoided if the Trust provides for a specific distribution of the property to the intended child.

the grandparents *Important Note: A transfer of real property from a partnership, LLC or corporation to a child does not qualify under this exclusion and the property will be reassessed.

Another common provision is for the children have the “right” to purchase the property interest from their other siblings (ie one child can “buy-out” his or her siblings). Unfortunately, this provision will not avoid the reassessment. To ensure that the Trustee can distribute the property to the intended child and protect against reassessment, the Trust documents must contain sufficient trustee powers to allow the Trustee to engage in the necessary transactions prior to the transfer of the property.

Next important question: What kinds of property can be transferred under Prop 13?

A principal residence; and Up to $1 million (assessed value, up to $1 million (assessed value, not fair market value) A commonly overlooked issue is the distribution of property that is being held in a trust. Here is an example: Grantor (person who created the trust i.e. generally the parent) has 3 children and the title to the Grantor’s home is held by the trust. Additionally, the trust provides that upon the Grantor’s death, all assets in the trust are to be divided equally to the 3 children. This is a very common provision in many trusts. However, unless, careful planning is untaken, if one child wants to take the property, the property will be reassessed for 2/3 of its value (the property will be reassessed by 2/3 to account for the “sale” by the other 2 children).

Avoidance of reassessment is a very complicated area of the law. If you currently have a trust and it is your intention that one or more of your family members will be applying for exclusion to reappraisal, I would suggest a review of your Trust by an attorney to ensure your wishes can be achieved.

Gratitude Thanksgiving is almost here. I was always told to give thanks at this time of year. But some years, I don’t feel like it. I wake up and see all the things that are not right with the world, instead of waking up to joy and happiness. When Tess’ Community Farm Kitchen started, I knew that it would be a “first of its kind”, that there would be challenges. The County’s regulatory activities for the Ag Core, where we are located, have called for continued revising of our business plan, a serious challenge. Through it all, this year, I choose to be grateful and I plan on being the best farm market, cooking school, and commercial production kitchen we can be in 2018.

Choosing to be grateful is nothing more than a choice, and choosing to focus on gratitude is so much more rewarding than the alternative. Miracles happen when we focus on the positive. There have been several miracles at Tess’.

Building Tess’ was an act of faith, love and dedication to the Community, a place where people who visit can feel reconnected, renewed, loving and kind.

I am grateful to all those who take a chance with Tess’ “innovative” idea. I am grateful to my contractor, my banker, all my customers, my chef, my employees, my volunteers who each regularly contribute to create a community from Tess’ basics.

I am grateful to be alive and useful. This is our third year to offer Turkey Dinners for Thanksgiving and Prime Rib Dinners for the December holidays for sale, made from all organic ingredients. No one else around here is doing this.

I remember the first cooking class we held. These youngsters were so creative decorating their aprons while the pizza baked. Nothing replaces that feeling of joy in bringing those children together to learn a very basic of our lives, no, not pizza, cooking. We need more of this!

The County has told us that we can still teach classes, have events, sell “prepackaged” items in the farm market from local vendors, and rent out the kitchen to budding chefs. Now there is a place in our farm market to purchase organic chicken pot pies, and “vegan organic

yogurt” thanks to our kitchen rental program.

Tess’ is too important to the Community to be closed just because we can’t serve breakfast or lunch right now. It’s important for me not to give up, just because I need to revise my business plan once again. I am grateful to have the chance to make Tess’ the best farm market in our area, the most amazing place to have a wedding, birthday party, or celebration of life, a fundraiser, or the most fun place to take a class.

Support Tess’ by visiting regularly. Make suggestions, tell us what you want from Tess’. Make it your place to be proud to bring your out of town visitors.

I am grateful to be part of a journey to create a masterpiece.
