Is The American Dream A Thing Of The Past?

The WHY you should own is relatively easy. It seems like every day there are news reports of someone displaced by high rents or the building is sold to a new owner and they are forced to move. Rents are at a high and with the strong resistance to building they will continue to rise and be unpredictable, when you own you know what the payments will be and it is your home not the landlord to dictate rules.

Mortgage interest will most likely remain the largest deduction for the middle class. Mortgage interest rates remain historically low and there is a fair amount of inventory from which to choose.

Long-term home ownership continues to be one of the best ways for the typical American to build wealth.

So what’s holding you back? Down Payment? Many people are intimidated

by the widely publicized 20% downpayment requirement. They don’t realize that there are many federal programs and other methods designed to help home buyers, and even those who have lost their homes to foreclosure.

For example, there are conventional loans available with as little as 3% down payment and the FHA has similar programs that require 3.5 percent down payment. If you qualify there are a number of programs and grants that can help with the down payment. With a seller credit for closing costs I have put buyers into a home for as little as $1500 out of pocket. For veterans, the VA program has no-down-payment loans available for qualifying military members and veterans that can close with almost no out of pocket money.

Why wait? What’s the worst that could happen if you buy a home now? You’ve already seen it, the 2007 mortgage crisis.

CA Labor Commissioner Hits Employers for Multi-Million Dollar “Wage Theft” Citations In the past several months, the Labor Commissioner has been busy investigating and issuing multi-million dollar citations against employers for what it refers to as “wage theft.” Such violations include failure to pay overtime, minimum wage, split shift premium and failure to provide the required meal periods. In March, a weight loss and fitness chain in southern California was cited for $8.3 million dollars in violations relating to failure to pay overtime because it paid its trainers separate paychecks for each location they worked, thereby avoiding overtime. Then in June, seven Bay area restaurants were fined more than $10 million dollars after investigators determined that cooks and dishwashers were not being paid overtime, minimum wage and premium pay for working

split shifts. A few days later, the Labor Commissioner hit the Cheesecake Factory for 4.6 million dollars, concluding that the company to which the Cheesecake Factory sub-contracted its janitorial services locked workers in the restaurants working from midnight until the morning with no breaks or meal periods, then refused to let the workers leave when their shifts were over until after a supervisor inspected the area, resulting in approximately 10 hours of unpaid overtime each week. The Labor Commissioner stated: “Client businesses can no longer shield themselves from liability for wage theft through multiple layers of contracts. Our enforcement benefits not only the workers who deserve to be paid, but also legitimate janitorial businesses that are underbid by wage thieves.”

get that far out of hand again. It is far more likely that home prices will steadily climb as they have been. Americans are getting back to work and leading the global economy out of stagnation.

So don’t be blinded to the future by your past experiences. The American population will continue to grow and build families of all types, creating more demand for housing. Don’t view your home as a trading vehicle or a oneway-up investment. Instead, look at the home-ownership benefits that are mostly forgotten by today’s potential home buyers -- the chance to build equity (instead of throwing rent down the drain) and the opportunity to customize your own environment.

That’s what has always motivated Americans to own their own home. And it isn’t going to change in the long run.
