Scottish Highland Gathering & Games

Today, the Caledonian Club of San Francisco’s Scottish Highland Gathering and Games are the largest in the USA. This year’s 152nd Games is a 2-day event that will take place on September 2-3 at the Alameda County Fairgrounds in Pleasanton. It’s considered one of the Greater Bay Area’s best family entertainment values.

The youngsters are not forgotten at the Games. The Children’s Glen, with games, prizes and face-painting, are a treat for the little tykes. They, along with their parents, will be enthralled by the Birds of Prey, exhibiting falcons, owls and other raptors. The Clydesdale wagon team and the Highland Cattle are must-see, as it is the officially sanctioned Sheep Dog Trails.

Hear the sounds of more than 25 pipe bands from the U.S. and Canada, all competing for top recognition, and providing a unique experience in the “Massed Bands” held each afternoon as part of the spectacular closing program in front of the main grandstands. Olympic class athletes throwing a 130-pound, 22 foot log into the air in precise strength and agility, propelling the “caber” end-for-end to attempt a perfect score.

Highland dancing competition and Scottish country dancing exhibitions to the sound of bagpipe and fiddle, plus Celtic harpers and fiddlers, all part of the weekend activities. All of this on eight stages with more than a dozen acts throughout the fairgrounds. Perhaps you have a bit of Scottish heritage within your veins. Flossing And Flossing Alternatives Brushing and flossing are the gold standard for oral hygiene as we all know. Dental floss has been available since 1815, yet more than 70 percent of the population doesn’t see the value of daily flossing in spite of the” flossing nag” they get every time they are in the dental office for their regular cleaning visits.

The reasons for not flossing include pain, flossing takes too much time, gagging and not wanting to put their fingers in their mouth. There are a wide variety of floss types available including flavored, fluoride coated, xylitol coated, individual flossers and floss holders. Despite this variety of flosses available in the market, studies show an average of only 13 per cent of adults use dental floss daily.

Alternatives to flossing are available that may be easier to use. A popular floss alternative is soft picks. These are plastic picks that fit easily between the teeth the

tiny projections are effective to disrupt bacterial plaque forming in between the teeth. The significance of reducing the accumulation of bacterial plaque in between the teeth leads to a reduction in gum disease and also cavities from developing in between the teeth. Other alternatives are using air flosser or a water flosser or a water pick. These alternatives may cost more and may have a learning curve to get used to so it might take some time before getting comfortable with these gadgets. Both daily oral hygiene and frequent dental hygiene visits are important for maintaining oral health. Oral hygiene instructions can be generalized or tailored to each person’s needs.

Down Payment Gifts, What You Need To Know To Keep Your Deal Alive!

When assessing down payment gifts – our underwriter colleagues get to flex their ultimate decision muscle! Some will request a paper trail that dates back four, five months; while some will simply want bank slips from both the donor and recipient with a letter of explanation. While the process isn’t arbitrary, it can be a bit subjective, and that’s just for conventional loans!

Examples paint the best pictures – a recent client of mine was fortunate enough to have some very generous Grandparents.

The Grandparents offered to gift my client funds for their down payment. During my review of this client’s bank records, I came across two deposits that seems out of the ordinary. I assumed one was the gift from the Grandparents, but the other… no explanation.

I spoke with the client and learned they floated three months of rent to their brother while the brother was unemployed and the large deposit was the brother’s repayment of that loan.

I submitted the file with a letter of explanation for both “out of the ordinary” deposits. The file came back with two conditions – a request for a withdrawal and deposit slip for the gifted funds from the Grandparents and a check receipt of the loan of rent payment given to the brother. The Grandparent request was no problem, the rent check was another story. My client lived with his brother and would pay the entire rent amount out of their account. The brother would then pay their portion in cash or a Venmo transfer (brother was a bartender). My client enjoyed having cash, so they wouldn’t always deposit the cash into their account leaving a trail of inconsistent deposits. I explained this to the underwriter, but was told the loan would be denied because they still needed documentation.

We were able to get a record of the monthly rental amount, and use the Venmo transfers to show the amount out and then deposited.

With a quick analysis of the “out of ordinary” deposit crossed reference to the history of deposits, we were able to show how everything added up evenly eventually answering that condition. But that deal was a lot like watching the Giant’s win the 2012 World Series – nail biter all the way to the end.

Quick tips: Government loans have very strict gift-funds paper-trail requirements. Make sure to request withdrawal and deposit slips, be able to show/prove the origin of the funds, and above all, avoid using un-deposited cash –

documentation is key here.

Document everything and avoid un-deposited cash gifts.

Keep in mind, the underwriter needs to see where the “dough’s” flour, yeast, and salt: came from, how it was purchased, and with what it was purchased with. In other words, they need to see the whole story of the gift funds. These recommendations are standard, additional requirements may apply. Every situation will be different and are based on your current circumstances.

Bankruptcy The idea of bankruptcy scares people, primarily because of the credit ramifications. Often people wonder what will show on their credit report after bankruptcy. Some people assume bankruptcy will remove everything except the bankruptcy. Others are unsure what will show but assume it will be horrible.

Credit reports are intended to be an accurate chronology of financial events, before and after bankruptcy. Most people assume their credit reports will be accurate, but that is rarely the case.

The credit reporting laws do not require lenders to report anything. It is true, lenders are not required to report your payment history. Most major banks like Bank of America, Wells Fargo, Chase and Citibank routinely report to the credit reporting agencies, but most payday lenders and small businesses do not.

This means your credit report may omit substantial information.

In summary, a credit report should accurately reflect financial events before and after bankruptcy. After bankruptcy, you have the chance to begin anew.

Most people realize good credit is a history of on-time payments, and bad credit is a history of missed or late payments. The Art of Listening Did you know that the need to be understood and listened to is a basic human need, along with food, water and shelter? As Diogenes Laertius said: “We have two ears and only one tongue in order that we may hear more and speak less.”

The art of listening is an invaluable life skill. Not only will it help you succeed in your business but it will also help you communicate better with your friends and family and every other area of your life. “According to the International Listening Association, more than 35 studies indicate that listening is a top skill needed for success in business, yet less than 2 percent of all professionals obtain training to improve listening skills,” Majer says, “Instead, the advantage is in customer service, and the essence of customer service is listening.

When you really listen to customers and take their concerns seriously, they’re happy to do business with you, even if your prices are a bit higher.”

Important Listening Tips to Master:

1. Interpret what you hear. Don’t act as a parrot and repeat verbatim what was being said to you instead summarize the important points.

2. Clarify what you heard the other person say. ‘Let me be sure I understood you perfectly,’ and then you will paraphrase what was said in your own words and tell them what you think he or she meant.

3. Ask open-ended questions. Openended questions help form a deeper communication. Examples of openended questions in a networking atmosphere would be: “Tell me more about that…” or “What’s the biggest or most challenging thing you have experienced in your business?” These type of questions give you the ability to get a true feel for their beliefs, wants and needs, but most importantly the ability for you to listen more than speak.

4. Validate what you heard. Listening does not always mean agreeing but it does entail you being attentive and engaged assuring that the other is feeling heard. It’s imperative to receive a persons input with enthusiasm and due respect, even if the input is uninvited or you do not agree with what they are saying.

5. Do not interrupt. The goal of true listening is to let others have the

spotlight not you.

6. Listen without thinking. Humans tend to only listen to the beginning of what someone is saying and then start to form their response, while the other person is still speaking. Listen without forming responses in your mind. Stay focused on their words and then formulate a response.

7. Listen to Non-Verbal Communication.

It is essential to know what the person’s body is saying. Do they display signs of discomfort? Are they untrusting of you?

Does their body language align with their words?

Building relationships is the ultimate goal and productive communication is the way to achieve that goal. The most important question one should ask yourself when in a conversation with another is: If I am speaking but nobody is interested in wanting to hear what I am saying, am I really communicating or am I just talking? Make sure that your words are valuable to someone else and more importantly when someone is speaking with you make sure they feel that you find their words valuable.
