Denture Care If your denture has some miles on it and you have noticed that it doesn’t fit well anymore it’s time to consider a new denture. A new denture can bring new function-and a more youthful appearance too.

The fact is, your mouth is always changing. The bony ridges that support a denture recede due to constant shrinkage altering your facial appearance and you probably have noticed this as well.

Wearing an old worn out denture may cause your chin to approach your nose at as much as 1/16th inch per year! On top of that the bite often changes moving the upper teeth back behind the lower teeth instead of the upper teeth being in front of the lower teeth. Over time your facial structure shifts, the cheeks sag a little, new wrinkles appear around the mouth and diagonal lines run from the nose to the corners of the mouth. Your facial profile has gradually changed. This transformation is usually caused by an old

denture. We can rework your denture by extending the base to compensate for the shrinkage in the gum tissue and the bony ridges. This moves the front teeth forward to their original position and takes years off your appearance. But if the denture teeth are worn down then it is probably a good idea to get a new denture.

Life with a denture is not life without dentistry. There are some special oral health concerns for people who wear dentures; Candida infection is one of them.

Candida is a yeast-like fungus present in the mouths of nearly half of all denture wearers. It does not cause much trouble when the denture fits well and when the mouth tissue is healthy and the nutritional needs are satisfied. An ill-fitting denture may cause bad eating habits affecting the oral tissue and interfering with the balanced nutrition to the body opening the door to Candida invasion. It happens fast, Candida can spread over a denture in just 30 minutes. Since Candida can permeate the acrylic liner of dentures, chronic infection can occur. The common result is denture stomatitis-red inflamed areas under the denture supporting tissues. This will discourage wearing the denture at all. To prevent the infection

Down Payment Gifts, What You Need To Know To Keep Your Deal Alive!

When assessing down payment gifts – our underwriter colleagues get to flex their ultimate decision muscle! Some will request a paper trail that dates back four, five months; while some will simply want bank slips from both the donor and recipient with a letter of explanation. While the process isn’t arbitrary, it can be a bit subjective, and that’s just for conventional loans!

Examples paint the best pictures – a recent client of mine was fortunate enough to have some very generous Grandparents.

The Grandparents offered to gift my client funds for their down payment. During my review of this client’s bank records, I came across two deposits that seems out of the ordinary. I assumed one was the gift from the Grandparents, but the other… no explanation.

I spoke with the client and learned they floated three months of rent to their brother while the brother was unemployed and the large deposit was the brother’s repayment of that loan.

I submitted the file with a letter of explanation for both “out of the ordinary” deposits. The file came back with two conditions – a request for a withdrawal and deposit slip for the gifted funds from the Grandparents and a check receipt of the loan of rent payment given to the brother. The Grandparent request was no problem, the rent check was another story. My client lived with his brother and would pay the entire rent amount out of their account. The brother would then pay their portion in cash or a Venmo transfer (brother was a bartender). My client enjoyed having cash, so they wouldn’t always deposit the cash into their account leaving a trail of inconsistent deposits. I explained this to the underwriter, but was told the loan would be denied because they still needed documentation.

We were able to get a record of the monthly rental amount, and use the Venmo transfers to show the amount out and then deposited.

With a quick analysis of the “out of ordinary” deposit crossed reference to the history of deposits, we were able to show how everything added up evenly eventually answering that condition. But that deal was a lot like watching the Giant’s win the 2012 World Series – nail bitter all the way to the end.

Quick tips: Government loans have very strict gift-funds paper-trail requirements. Make sure to request withdrawal and deposit slips, be able to show/prove the origin of the funds, and above all, avoid using un-deposited cash –

documentation is key here.

Keep in mind, the underwriter needs to see where the “dough’s” flour, yeast, and salt: came from, how it was purchased, and with what it was purchased with. In other words, they need to see the whole story of the gift funds. These recommendations are standard, additional requirements may apply. Every situation will be different and are based on your current circumstances.

Young parents tend to believe that estate planning is for old people. So grandparents, next time you talk to your adult child, gently ask if they have started thinking about an estate plan. Choosing a Guardian Many young parents also don’t realize that an estate plan is used to appoint a guardian for your children if you pass away while your children are minors. This decision is possibly the most important estate planning decision you will make.

It is tough to think about death. There are lots of questions that must be answered to create a comprehensive estate plan. If these questions are left unanswered at your death, someone else will make the decisions and in many instances it will be the court system. Since 1990, East County Youth Football & Cheer has been providing athletic programs that focus on kids through Grade 8. They have successfully created an environment where youth participants can learn the game of football or the art of cheer while concurrently learning the power of teamwork, good sportsmanship, and spirit-leading skills.

Although dedicated to improving ability, individual character, and self-esteem, they are equally committed to an atmosphere that is fun for the kids.

The East County Lions have 4 football teams and 4 cheer squads with participants grouped by age and weight as guided by NCYFC rules. The maximum size of the football squads is limited to 35 players. Football and cheer practices begin in mid-July and continue until the season ends in late November.

AMY’S BRIGHT ADVICE Selling is not making money, it is making long-lasting relationships! If you are looking for a profit you will get the sell but you will not be able to keep the business. When money is all that you seek the client’s business will quickly come to an end.

Your sales team will be forced to have to constantly recreate new business.

Your client’s expectations should always be your company’s first priority.

Immediately find out what the potential client needs, make sure your company is capable of delivering that need and then show them your company’s game plan.

The more investments you are willing to make for this potential client the higher your future renewal rate will be. Sales teams who promise, but are unable to deliver, bombard companies on an everyday basis; your company needs to be different. As the sales person for your company, you are the first impression this future client will have for your team or product. The delivery you offer will show them what to expect from your company, and obviously those experiences need to be above their

expectations not below them.

The following are five traits that a topproducing sales representative should present: 1. Knowledgeable and Great Teacher You are the expert and the potential client will demand that you not only are knowledgeable about all your services and products, but they also will expect that you have done your research on their company before meeting with them as well.

2. Honesty and Trustworthy “You are only as good as your word” – remember they do not have any experiences with your company to base their decision off of, so those first promises need to be fully delivered.

3. Confidence Self-confidence is extremely important, but you must also have complete confidence that your services or products are the best option for their company. If you would not be willing to recommend your company to your family then it will make it impossible for you to have the required sales passion you need to be a top producer.

4. Great Listener I was once told that God made you with

two ears and only one mouth because he intended on us to be great listeners more than speakers. Potential clients want to be heard and they need to make sure that their needs will be correctly addressed. If you are so busy speaking you will miss out on the opportunities for them to inform you of what they need to help you close the deal. Respect their time restraints and speak only when important.

5. Perseverance and Passion Napoleon Hill is quoted saying, “Most great people have attained their greatest success just one step beyond their greatest failure.”

6. Great Follow up and time management skills Remember that it is not just about landing the sale you need to make sure that all clients’ is getting their return on investment. The best way to assure this is to constantly be in contact with them; before and more importantly after the contracts are signed.
