WHO’S BEEN SNOOPED?
Sunsets and Sunshine Shine Through! Well, here it is the first day of Summer. YIKES! Temps are ranging from 99 to 110 degrees and there is no end in sight. The farmers are throwing every ounce of water they can on those wonderful baby white corn sprouts and pick-up trucks can be seen around town with those large plastic water containers strapped securely in the back on their way home to keep those lawns green. With graduation and Father’s Day in the rear view mirror, swimming, outdoor parties and company coming to visit is listed on the calendar. What a great time to look in on a local company that can let the light shine in while showing off your beautiful home. For nearly 20 years, Contra Costa Blinds has been synonymous in our community providing window products at an affordable price. And the best part about that service is they only choose premium manufactures like Hunter Douglas and Norman Shutters, Blinds and Shades.
bring their expertise right to your front door.
Now, I am sure most of our readers have window coverings on their windows now, but, like me, many would like to showcase at least one of their windows with those beautiful wood shutters. This is when I will ask you to go to their website at www. contracostablinds.com and take the look at the video produced by Norman. Once you take that little journey, I am sure you will be like me as you set out to find that perfect window to bring this amazing product into your home.
Now the best part, the estimate is free. That being said, I know I am more comfortable talking with a professional about my home, my vision and my budget, knowing that I am not going to get that big sales pitch at the end. They truly want to collaborate with you to make the best decision possible. So what are you waiting for? So, Matt Baker owner of Contra Costa Blinds, the Monthly Grapevine proudly gives you ten rays of sunshine for bringing beauty to our homes. As far as this HOT weather, this secret shopper is looking forward to those wonderful Summer nights and eating our own Brentwood Sweet Corn at the annual Brentwood Harvest Time Festival in City Park on July 9 & 10. Who will be snooped next, it could be you.
They also carry pleated shades to rollers to Romans. And with the latest innovations in motorization and integration with home automation systems, you have the ability to control your window fashions at the push of a button from anywhere in the world. TEN EXTRA POINTS! And these super professionals are ready to provide you with the latest information on available products and features that will help you achieve the look you want and that will add beauty and functionality to your home. How cool it is to be able to tell your home to help keep it “cool” inside. They have the latest styles, colors, textures and finishes and the know how to help you bring it all together with your decor. They also offer on-line tools and resources that can help educate you on what is available and visually walk you through it. All you have to do is give them a call and they will

TRAVEL TIME
towns like La Fortuna and El Castillo. The national park offers a number of excellent trails and the region is dotted with natural hot springs that definitely merit a visit.
Costa Rica For First-Timers Costa Rica’s strikingly diverse terrain — lush forests, wildlife reserves, and tropical beaches — offers a little something for every traveler. With volcanoes to hike, legendary surf, miles of beaches, and endless wildlife spotting, Costa Rica rewards repeat visits. But if you’re just starting your explorations of one of Central America’s most beautiful countries, the following stops will steer you in the right direction. The neighboring towns of Monteverde and Santa Elena, which edge iconic cloud forests, are the birthplace of the country’s ecotourism movement. Here you can go trekking at high altitudes, search for rare resplendent quetzals and straddle your feet across the continental divide. Though regular eruptions ceased in 2010, Arenal remains an impressive landmark: it’s perfect conical shape sharply rises above the surrounding forests and serves as the majestic backdrop for nearby
Celebrity
Valley might not look like much on the map, but the surrounding area is home to some of the most intense white-water rafting in the whole of Central America. If you’re searching for a serious adrenaline rush, a day of fierce paddling should definitely be on your agenda. If you prefer caffeine to adrenaline, visit Café Britt Finca if you want to drink high quality Costa Rican coffee right from the source.
One of the country’s most famous national parks, Manuel Antonio, is the Costa Rica you imagined in your dreams. Here you can watch all manner of monkeys bounding through the forest canopy as you take leisurely hikes along palmfringed shores lapped by tropical waves.
So, that’s a few ideas for your first trip to Costa Rica. Oh yeah, Costa Ricans like Americans, just ask the thousands of “exPats” who have retired there.
Puerto Viejo de Talamanca is where you can feast on coconut-scented rice and spice-rubbed jerk chicken, then burn off the calories while dancing the night away to reggae beats. This is the so-called ‘other Costa Rica,’ where English trumps Spanish and Afro-Caribbean culture thrives. One of Costa Rica’s unrivaled ecodestinations, Tortuguero is an elaborate network of narrow canals that wind their way through pristine jungle and coastal wetlands. From the safety and comfort of your own canoe, you can paddle along these shrouded waterways in search of hidden wildlife.

Worthy Words... “When my two children, Robert Jr. and Claudia, told me they were planning a 90th birthday party of me, I told them that I had seen an ad in the Grapevine for “Big Al Caricature” and it could be a great program for the party, doing a caricature of each guest. Big Al was contacted and he was the BIG event at the party at the Wedgewood Restaurant in Pittsburg. All the guests thought Big Al drawing their picture was a terrific party program. Big Al has good personality and does a great job, doing each picture quickly and with expertise. I tell all my friends about Big Al and his drawings and that I saw his ad in the Grapevine. Keep up the good work. ” Bob G. - Bethel Island, CA MonthlyGrapevine.com

FOR YOUR DENTAL HEALTH
Denture Care If your denture has some miles on it and you have noticed that it doesn’t fit well anymore it’s time to consider a new denture. A new denture can bring new function-and a more youthful appearance too. The fact is, your mouth is always changing. The bony ridges that support a denture recede due to constant shrinkage altering your facial appearance and you probably have noticed this as well. Wearing an old worn out denture may cause your chin to approach your nose at as much as 1/16th inch per year! On top of that the bite often changes moving the upper teeth back behind the lower teeth instead of the upper teeth being in front of the lower teeth. Over time your facial structure shifts, the cheeks sag a little, new wrinkles appear around the mouth and diagonal lines run from the nose to the corners of the mouth. Your facial profile has gradually changed. This transformation is usually caused by an old
denture. We can rework your denture by extending the base to compensate for the shrinkage in the gum tissue and the bony ridges. This moves the front teeth forward to their original position and takes years off your appearance. But if the denture teeth are worn down then it is probably a good idea to get a new denture. Life with a denture is not life without dentistry. There are some special oral health concerns for people who wear dentures; Candida infection is one of them. Candida is a yeast-like fungus present in the mouths of nearly half of all denture wearers. It does not cause much trouble when the denture fits well and when the mouth tissue is healthy and the nutritional needs are satisfied. An ill-fitting denture may cause bad eating habits affecting the oral tissue and interfering with the balanced nutrition to the body opening the door to Candida invasion. It happens fast, Candida can spread over a denture in just 30 minutes. Since Candida can permeate the acrylic liner of dentures, chronic infection can occur. The common result is denture stomatitis-red inflamed areas under the denture supporting tissues. This will discourage wearing the denture at all. To prevent the infection

keep the dentures clean and remove the dentures at night. Best of all have us evaluate the denture for fit. Even if your present dentures are in perfect condition, changes in the mouth and the bone supporting the denture is constantly taking place. You cannot expect dentures to last more than 5 to 10 years and still give you a natural look, but by replacing dentures as your mouth changes you will enjoy renewed function and a youthful appearance to your face. But remember your oral health will always need attention, denture or no denture.

Holy Cross Cemetery Life is truly precious and every moment a cherished gift, as all living creatures are faced with the inevitability of leaving this world at one time or another. Holy Cross Cemetery and Holy Angels Funeral & Cremation Center of Antioch is a complete resource for all end-of-life services. The professional, dedicated, and supportive staff are honored to provide patrons with specialized funeral arrangements designed to meet the unique needs of each person they serve. Owned by the Roman Catholic Church, Holy Cross is a ministry of the Diocese of Oakland that has been in operation since 1862. A nonprofit organization founded by faith, they provide education, outreach, grief ministry, and funeral, cemetery, and cremation services. Devoted to their families, they are always guided by faith, cultural traditions, and the financial preferences of each family or individual. Family Service Counselors can assist you in preparing a pre-arranged plan, as having your affairs in order is a kind gift to those you leave behind who are facing the emotional grieving process. As a registered nonprofit faith-based organization, all proceeds received by Holy Cross help to support churches, schools, and various charitable programs within the community. They are pleased to provide a dual service to their locality. They do so by helping people through sorrowful times and simultaneously
A funeral home was recently erected on the premises that provides greater accommodation to the needs of Holy Cross families. All-encompassing services have greatly assisted in the support of patron families, easing the strain during their time of loss. The caring funeral directors guide you through all aspects of the service to include funeral flowers, casket choices, appropriate music, and local accommodations. Special programs and events are offered at the cemetery, giving people the chance to reflect and honor those who meant so much to them. Events are held on Mother’s Day, All Soul’s Day, and other days throughout the year to join in unison and celebrate the loved ones who have gone before us. It is a time to commemorate the lives of those who made an impact on others through love and faith.
directly to a tuition assistance endowment fund for students with an ardent desire to pursue a Catholic education. The City of Antioch has proclaimed May 3rd as Holy Cross Cemetery Day due to their strong commitment to the community. Holy Cross is an active participant among all business chambers in the area. They are closely connected with all regional churches, including affiliated religious institutions of the Oakland Diocese. Holy Cross Cemetery and Holy Angels is devoted to earning your trust. Their mission is to be a faith-based community resource for today and tomorrow, and their reward is to walk hand-in-hand with you through the tough process of letting go. Whether interested in advanceplanning or in need of immediate assistance, Holy Cross Cemetery is there for guidance and support.
The cemetery is also home to Bishop’s Vineyard; the warmer climate caters to thick-skinned varietals such as Sauvignon and Zinfandel grapes. Their wines have gained recognition and received multiple awards including the 2016 Monterey International Wine Competition, the 2016 San Francisco Chronicle Wine Competition, and several Grand Harvest Awards in years prior. The vineyard adds stunning beauty to this peaceful resting place, and tours are available. Additionally, benevolent support is provided through wine sales. A portion of these proceeds are contributed

Down Payment Gifts, What You Need To Know To Keep Your Deal Alive! When assessing down payment gifts – our underwriter colleagues get to flex their ultimate decision muscle! Some will request a paper trail that dates back four, five months; while some will simply want bank slips from both the donor and recipient with a letter of explanation. While the process isn’t arbitrary, it can be a bit subjective, and that’s just for conventional loans! Examples paint the best pictures – a recent client of mine was fortunate enough to have some very generous Grandparents. The Grandparents offered to gift my client funds for their down payment. During my review of this client’s bank records, I came across two deposits that seems out of the ordinary. I assumed one was the gift from the Grandparents, but the other… no explanation. I spoke with the client and learned they floated three months of rent to their brother while the brother was unemployed and the large deposit was the brother’s repayment of that loan.
I submitted the file with a letter of explanation for both “out of the ordinary” deposits. The file came back with two conditions – a request for a withdrawal and deposit slip for the gifted funds from the Grandparents and a check receipt of the loan of rent payment given to the brother. The Grandparent request was no problem, the rent check was another story. My client lived with his brother and would pay the entire rent amount out of their account. The brother would then pay their portion in cash or a Venmo transfer (brother was a bartender). My client enjoyed having cash, so they wouldn’t always deposit the cash into their account leaving a trail of inconsistent deposits. I explained this to the underwriter, but was told the loan would be denied because they still needed documentation. We were able to get a record of the monthly rental amount, and use the Venmo transfers to show the amount out and then deposited. With a quick analysis of the “out of ordinary” deposit crossed reference to the history of deposits, we were able to show how everything added up evenly eventually answering that condition. But that deal was a lot like watching the Giant’s win the 2012 World Series – nail bitter all the way to the end. Quick tips: Government loans have very strict gift-funds paper-trail requirements. Make sure to request withdrawal and deposit slips, be able to show/prove the origin of the funds, and above all, avoid using un-deposited cash –

documentation is key here. Conventional has similar guidelines. Document everything and avoid un-deposited cash gifts. Keep in mind, the underwriter needs to see where the “dough’s” flour, yeast, and salt: came from, how it was purchased, and with what it was purchased with. In other words, they need to see the whole story of the gift funds. These recommendations are standard, additional requirements may apply. Every situation will be different and are based on your current circumstances. If you think about it like that, being mindful will help the file sail through underwriting and into your new home. ON THE HOUSE
to reduce your energy waste and your monthly bill.
DIY Done Simple: 5 Projects You Can Tackle In A Weekend This time of year was made for DIY projects. The weather is perfect, the projects have mounted, you’ve got the time and the motivation. Now if only you had the budget. Not to worry, DIY doesn’t have to be synonymous with expensive! There are plenty of impactful DIY projects that can be tackled quickly and affordably in just a single weekend. Below is a list of five projects that you can use to scratch that project itch without putting a noticeable dent in your wallet. • Seal the gaps. Hidden gaps and cracks in your home could be allowing air to escape, making the temperature in the house more difficult to regulate and your energy bill more expensive than it needs to be. Seal these gaps with an air-sealing insulating foam to help protect against air and moisture infiltration. It will create a tighter building envelope that helps
• A fresh coat of paint. How many times have you walked by that wall, those cabinets or that wooden chair and thought, “I need to repaint that”? Well, now’s the time. Painting small spaces and furniture yourself is a small, inexpensive project that can be finished in a single weekend. So start picking colors today. Once you’re done, you can feel proud knowing that you put in the hard work to give your home a fresh look. • Ward off vermin. You’re not the only one who’s happy to see that warmer weather has arrived. Vermin of the mammal, reptile or insect variety will also be more active during the warmer months and they may set their sights on your home. GREAT STUFF(TM) Pestblock Insulating Foam Sealant helps block vermin from entering your home through gaps, cracks and holes. Spray the foam to block these points of entry and the only guests you’ll greet this season are those you actually invited. • Update your window treatments. If “treatment” is a generous word when describing the accent pieces around your windows, it’s time for an upgrade. Whether curtains, blinds or drapes,

window treatments can be as cost effective as you want them to be, so don’t be afraid to be picky. And once you find treatments that appeal to you, use them to block the sun on the hottest days to reduce your energy expenses. • Expand your DIY. Your DIY projects don’t have to be confined to your home; they can also involve your boat, your RV or your other vehicles. Multipurpose Foam Sealants can be used to fill unwanted gaps and cracks in vehicles, allowing you to cruise into a vacation with no worries. You can scratch that DIY itch without a month-long commitment or completely draining your bank account. All you have to do is pick the projects that match your budget, your time frame, and your goals and get to work. And when they’re done, you’ll have the rest of the season to enjoy your new and improved home.

your wishes when you are gone.
the guardian to be…great! Time to write it down and make it official and avoid a lengthy court process following your death. But for the rest of you, here are some things that you may want to think about:
Calling All Parents: Do You Have An Estate Plan? And…hello grandparents! I can guarantee that if your adult child saw this article, their eyes glazed over and they moved on. But that is ok. Young parents tend to believe that estate planning is for old people. So grandparents, next time you talk to your adult child, gently ask if they have started thinking about an estate plan. And, “hello” to all young parents that took a big gulp of coffee for that caffeine surge before diving into this article. Choosing a Guardian Many young parents also don’t realize that an estate plan is used to appoint a guardian for your children if you pass away while your children are minors. This decision is possibly the most important estate planning decision you will make. If you already know exactly who want
Creating an estate plan can be daunting. It is tough to think about death. There are lots of questions that must be answered to create a comprehensive estate plan. If these questions are left unanswered at your death, someone else will make the decisions and in many instances it will be the court system. This is completely unnecessary and not in the best interest of either you or your family.
a) Where does this potential guardian live? Will your children have to change schools, neighborhoods or states to go live with their guardian? b) Does this potential guardian have the same religious, moral and general parenting beliefs as you?
An estate planning professional can make the process easy and you will have peace of mind knowing that your family’s affairs are in order.
c) Is this potential guardian interested in raising your children as his or her own if something happens to you?
If you would like to discuss establishing an estate plan for your family, I see people every day for a FREE 30 minute consultation in Walnut Creek and Brentwood.
Children’s Access to the Estate If something happens to you and your significant other when your children are young, at what age do you want them to have access to your estate (ie savings accounts, retirement accounts, life insurance proceeds)? Some parents appoint a trustee to manage the estate until the children are well into adulthood. Other people distribute assets once the children have completed college or have a trade. There is no right answer, but this estate plan will help your family carry out

Who’s Who... in East County
Since 1990, East County Youth Football & Cheer has been providing athletic programs that focus on kids through Grade 8. They have successfully created an environment where youth participants can learn the game of football or the art of cheer while concurrently learning the power of teamwork, good sportsmanship, and spirit-leading skills. Although dedicated to improving ability, individual character, and self-esteem, they are equally committed to an atmosphere that is fun for the kids. The East County Lions have 4 football teams and 4 cheer squads with participants grouped by age and weight as guided by NCYFC rules. The maximum size of the football squads is limited to 35 players. Football and cheer practices begin in mid-July and continue until the season ends in late November.

Youth residing in Brentwood, Oakley, Discovery Bay, Antioch, and other Gale at 925-625-1698 East Contra Costa Counties are welcome to join in the excitement. Ernie, President at 925-759-0667 Registration is now open and easy to do online. Physical examination forms and volunteer applications can also be found on the website. Partakers and their parents are required to follow a “Code of Conduct,” serving the purpose of outlining the requirements and expectations of the Lions. Coaches and board members also follow this code both on and off the field. All participants are expected to maintain a minimum grade-point average in school and encouraged to pursue athletic scholarships. The mission of East County Youth Football & Cheer is to prepare participants for the standards of high school athletic competition. Team sports require physical endurance, commitment, self-discipline, and strenuous effort. It is their goal that every young person they serve achieves the highest athletic and academic standards possible.

AMY’S BRIGHT ADVICE Selling is not making money, it is making long-lasting relationships! If you are looking for a profit you will get the sell but you will not be able to keep the business. When money is all that you seek the client’s business will quickly come to an end. Your sales team will be forced to have to constantly recreate new business. Your client’s expectations should always be your company’s first priority. Immediately find out what the potential client needs, make sure your company is capable of delivering that need and then show them your company’s game plan. The more investments you are willing to make for this potential client the higher your future renewal rate will be. Sales teams who promise, but are unable to deliver, bombard companies on an everyday basis; your company needs to be different. As the sales person for your company, you are the first impression this future client will have for your team or product. The delivery you offer will show them what to expect from your company, and obviously those experiences need to be above their
expectations not below them. The following are five traits that a topproducing sales representative should present: 1. Knowledgeable and Great Teacher You are the expert and the potential client will demand that you not only are knowledgeable about all your services and products, but they also will expect that you have done your research on their company before meeting with them as well. 2. Honesty and Trustworthy “You are only as good as your word” – remember they do not have any experiences with your company to base their decision off of, so those first promises need to be fully delivered. 3. Confidence Self-confidence is extremely important, but you must also have complete confidence that your services or products are the best option for their company. If you would not be willing to recommend your company to your family then it will make it impossible for you to have the required sales passion you need to be a top producer. 4. Great Listener I was once told that God made you with
two ears and only one mouth because he intended on us to be great listeners more than speakers. Potential clients want to be heard and they need to make sure that their needs will be correctly addressed. If you are so busy speaking you will miss out on the opportunities for them to inform you of what they need to help you close the deal. Respect their time restraints and speak only when important. 5. Perseverance and Passion Napoleon Hill is quoted saying, “Most great people have attained their greatest success just one step beyond their greatest failure.” 6. Great Follow up and time management skills Remember that it is not just about landing the sale you need to make sure that all clients’ is getting their return on investment. The best way to assure this is to constantly be in contact with them; before and more importantly after the contracts are signed.
