Taking the First Step to Manage Your Unplanned Health Care Costs Down It’s not if, it’s when.

At some point, everyone faces an illness or an injury that needs immediate medical help. That’s just life.

After a quick assessment and maybe some do-it-yourself triage, it’s decision time: ER, urgent care, or primary care doc?

Understanding your immediate care options – where to go and when, and what that might mean cost-wise – is the best way to manage these unplanned health expenses down.

Pro Tip: Pay Up Only When Necessary!

When your medical emergency is life- or limb-threatening, go to the ER. Call 911 if that’s the only way, or if time is critical. It will be expensive – ER visits always are – but the ER is your best chance for a positive outcome in dire situations.

Know that a hospital ER is always the most expensive choice. If your situation isn’t life-threatening, tapping other care options will save money and time, as well as waiting room stress!

Depending on the situation, your primary care doctor may be a good alternative. Is yours usually accessible?

Urgent care visits are the most popular same-day medical care choice. Most offer walk-in care 7-days a week (holidays, too!), bill like a primary care doctor, offer affordable cash-pay rates, and take insurance, including Medicare. Some have on-site x-rays and labs. Many now offer video visit options.

Not all urgent cares are created equal, though. Look for one that hires seasoned doctors and nurse practitioners prepared to address a wide range of emergency medical needs. Otherwise, your urgent care might refer you unnecessarily to an ER! It’s a good idea to research local urgent care options before there’s a pressing need. No one wants to be frantically scrolling online with the hand that’s not bleeding, looking for an urgent care that does stitches on a Sunday.

What if illness or injury flares at 2:13 a.m., when the only open option is the ER? Ask yourself: Can it wait until the urgent care opens in the morning? Late night emergencies can feel extra stressful. Sometimes the wallet says yes, but the heart says no.

Just know: If you’re still in the ER waiting room when the sun comes up, pivoting to an urgent care clinic remains an option!

Kidney Disease And Oral Health.

Kidneys perform extremely important functions in the body. They expel waste like urea, help produce red blood cells, regulate blood pressure and regulate calcium, phosphate and vitamin D in the body.

Kidney disease often does not exhibit any symptoms until it is in the advanced stages. The dentist can help detect early warning signs by evaluating patients for high blood pressure and determining whether patients have a history of heart and kidney disease. If the early signs are present the patient can be referred to their physician as early treatment can reduce the likelihood of End Stage Renal Disease or ESRD from developing.

Kidney disease is a progressively debilitating condition that leads to ESRD in which the kidneys cease to support daily bodily function requiring either dialysis or a kidney transplant.

The progression to kidney failure may take as long as 10 to 20 years. Diabetes and High blood pressure are the most common causes of ESRD in the United States. More than 871,000 people receive treatment for kidney disease. Aging population as well as the increased prevalence of obesity, diabetes and hypertension have contributed to rapid increase in ESRD. Cardiovascular disease associated with ESRD is the most frequent cause of death among older adults.

Kidney failure may cause a variety of changes in the mouth like paleness of the tissue in the mouth, breath that smells like ammonia, mouth ulcers and dryness in the mouth. Patients may experience increased formation of plaque and calculus, jaw tumors and delayed healing.

Patients undergoing dialysis take blood thinners so they need to let the dentist know about it as they can have excessive bleeding if certain dental procedures are performed. Patients undergoing dialysis may need to take antibiotics prior to their dental appointments.

Certain medications like antibiotics and pain medication should not be taken in patients with kidney disease. In addition to all these precautions caries prevention and monitoring gum and periodontal

health regularly with the dentist is important as both tends to worsen as kidney disease progresses.

There has also been a cultural shift in a housing mindset in the last decade. In the past owners would sell and move within five years. People today are staying in their homes longer, the latest numbers show that home owners are averaging thirteen years in their homes. This can generally be chalked up to a shift in economic factors and a shift in modern culture where kids are staying with parents much longer and moving back in after college. This effects listing inventory as parents that may have sold are staying in place longer.

It is a GREAT Time to Sell, But Where are All the Sellers?

Multiple offers and low inventory is a boon to sellers but makes for challenging times if you’re a Buyer. In the Bay Area and in many markets across the country monthly inventory is down and prices are up.

Increased migration due to economic and societal shifts has had an effect as well.

While many regional markets are seeing Californians leaving the state in record numbers and heading to Idaho, Nevada, Texas, and parts unknown. However people are still coming to the California, they call it the Golden State for a reason.

So in summary it is a great time to buy or sell, prices are up for the sellers and therefore a good profit to be made especially if you are moving out of the area.

If you a Seller downsizing then the passage of Proposition 19 may help you transfer your prop 13 base to your next home in a different county or part of the State. If you’re a Buyer interest rates are very low and every indication is they will increase eliminating your current buying power. A rate increase of 1% can significantly lower your buying power.

New construction has been steady but it is limited in many areas due to factors including a lack of buildable land, a lengthy governmental approval process, and of course NIMBY’s. We haven’t built enough units to meet demand and we’re beginning to feel the effect of it.

There are many industrial investors that purchased thousands of homes and are hold them. In addition the distressed sales are down. Lastly don’t forget about the natural disasters and the thousands of homes that have been eliminated form inventory, not mention adding potential
