Antioch’s Double Trouble Boxing Gym Prepares for a Night of Sanctioned Boxing to Benefit Pittsburg PAL Written by Jake Menez

The Summer Olympics may be in Tokyo this year, but Bay Area residents won’t need to travel quite that far to get a taste of Olympic-style boxing as Boxing Back in the Burg comes to Pittsburg’s historic California Theatre on Saturday April 11th.

Boxing Back in the Burg is an event being put on by Antioch’s own Double Trouble Boxing Gym and a number of sponsors.

A portion of the proceeds being donated to Pittsburg’s Police Activity League to help in their mission to establish positive community outreach opportunities for at risk youth. USA Boxing, the governing body for amateur boxing in the United States, is sanctioning Boxing Back in the Burg and the evening is featured on their event calendar. The evening will consist of eighteen amateur fights featuring contenders from across the country in a belt show. Tickets for the event range from $25 to $100 and are available for prepurchase through USA Boxing’s website.

PITTSBURG POLICE ACTIVITIES LEAGUE

PITTSBURG’S HISTORIC CALIFORNIA THEATER

Recently the Pittsburg PAL met with these organizations and had this say on their Facebook page;

In 1994, the City began a major clean up and stabilization of the deteriorating theater. In 2008, City planners approved designs for renovation of the theater exterior, and by 2009, the project that eventually became a $7.6 million restoration began in earnest.

“Members of the PIttsburg Police Activities League and the PIttsburg Police Department recently had the pleasure of meeting several young athletes who train at Double Trouble Boxing in Antioch.

Ryan Slagle-12, Gabriel Garcia-17, Janet Garcia-13 and Amari Jones-17 have all trained at the facility and were excited to show some of the awards they’ve won at various tournaments. PIttsburg PAL looks forward to building a relationship with Double Trouble Boxing and the young athletes that train there”.

Restoration artist Beate Bruhl recovered or recreated artwork in the entryway, the balcony and the auditorium, recapturing the grandeur of the original. Her painstaking work refurbished or replaced vivid paintings, original sculptures and murals, including images of winged nymphs dancing on clouds alongside the stage.

Light fixtures and handrails were restored, and when necessary, fabricated to match photographs from a half-century ago.

DOUBLE TROUBLE BOXING Double Trouble Boxing Gym in Antioch, the host of the event, was founded by Daniel Castillo in 2014. Daniel created the gym as a way to give back to the community and establish a place for teens to channel their aggression in a positive way through classes. Double Trouble is the only dedicated boxing gym in the East Bay and the owner strives to make sure membership at the gym is kept affordable in order to provide more residents with the ability to access the facility, which provides classes, technical training, and accommodations for walk ins. Castillo is a USA Boxing sanctioned athlete who continues to box professionally, so his expertise in the sport is apparent. What is more apparent is his passion for the sport.

How Does the Escrow Process Work?

An offer has been accepted and a closing date has been set. Now the home is going through escrow and the process begins and ends once the financing is approved and the buyer and seller have fulfilled their requirements. So how does it work?

A neutral third-party agent of the principals—buyer, seller, lender and borrower—is designated the escrow holder. This agent assists with the transfer of ownership by ensuring that the terms of the transaction are completed including safeguarding all funds (including the buyer’s deposit) and documents.

The escrow holder is given instructions from the buyer and seller and keeps track of obligations. For example, if the

seller is required to supply a termite inspection, the escrow holder will make sure it is fulfilled before any funds are transferred to the seller.

Findings in the termite inspection report must be corrected on or before the close of escrow.

In addition, the escrow holder receives from the title company a complete ownership history of the property and any liens on record in the preliminary title report. Any discrepancies that affect the condition of the title, such as condo liens, judgments, etc., against the buyer and seller, must be addressed prior to close of escrow.

The escrow process can last any number of days depending on what is agreed upon between the buyer and the seller. To assure a timely closing, it is important that each party provide the escrow holder requested information as soon as possible. For example, a lender will not fund a new home without a homeowner’s insurance policy. Without the lender’s verification that there is insurance, the escrow process may be delayed. An unsecured source of funding, such as a personal check can

also delay the process, because it takes longer for those types of funds to clear.

Most buyers think that their check will not be cashed until the close of escrow, but that is not the case. The check is cashed by the escrow company immediately, and held in a trust account. If anything, out of the ordinary is to be done at the close of escrow with the seller’s proceeds, the escrow holder must be notified. A signed amendment is required for wiring funds or splitting proceeds.
