Dental Health and Cardiovascular Disease Cardiovascular disease(CVD) is one of the leading causes of death in the United states and around the world. Approximately one American dies every 37 seconds of cardiovascular disease. Although mortality resulting from CVD has declined during the past decade its prevalence and the risk factors associated with CVD remain high. The 2000 surgeon general’s report on oral health in America recommended prevention strategies and support the concept that “oral health is integral to general health.”

Emerging research stresses on greater attention to be paid to the association between cardiovascular disease and periodontal (gum) disease. Several studies indicate coexistent periodontal disease appears to worsen endothelial function in patients with cardiovascular disease and treatment of periodontal disease may improve endothelial dysfunction in such patients.

Endothelial dysfunction may be caused in the body by inflammation. Periodontal disease does cause inflammation of the gums and the supporting bone around the teeth. This eventually leads to bleeding and swelling of the gums resulting in bad breath and infection of the gums and the bone structure in the jaw. Therefore by promoting systemic inflammation, periodontal disease may lead to endothelial dysfunction and in turn lead to cardiovascular disease.

Smoking is a high risk factor for gum disease increasing chronic inflammation in the gums and destroying the bone and helps in the bacterial growth. In addition poor oral hygiene and broken fillings and crowns, cavities in the teeth and roots increases the accumulation of plaque and progression of gum disease.

Oral health is a fundamental and foundational part of an individual’s health and well-being, representing far more than simply just a pleasing smile and freedom from pain. It contributes positively to self esteem and personal success and well being. Therefore it is important to keep up with regular dental check-ups to prevent gum disease and to promote good general health.

Create the Perfect 4-Season Outdoor Living Space

There’s nothing cozier on a crisp night than curling up in front of the fire. Adding a fire element to your outdoor room creates the same sort of ambiance. Imagine gazing up at the sky on a dark, starry night while sitting in front of the fire and you’ve got the idea.

Creating an outdoor living space will give you an extra “room” to enjoy in all types of weather, even as the temperatures drop. In my opinion yes, there are more good reasons for having a pre inspection than not having one. Buyers will most likely have a home inspection conducted once in contract for purchase. So why should you pay for your own? Getting a prelisting home inspection offers many key advantages to sellers that you may not be aware of. Having inspections before your house goes on the market ensures that you have all the facts so you’ll find out the exact condition of your home, which makes setting a price much easier and whether to list “as-is” or do the repairs for a better return.

I recommend three basic inspections, a general home inspection, a termite & wood destroying pest inspection, and a roof inspection. These are the primary inspections and should provide a clear

Buyers naturally are skeptical about a home’s condition. For many people purchasing a home will be the most money they will ever spend on a single purchase.

Handing them an inspection report that details the present condition of a home will make them feel more confident about the purchase. Having a pre inspection allows the buyer to make a more confident offer and often can lower the inspection contingency that will make the offer stronger by cutting down the exit period to cancel.

Just because you get a pre-listing inspection does not mean you will not have to go through a buyer’s inspection as well.

However by having your own inspection and knowing the condition of your home it can help you in negotiations if the buyer inspector has a different opinion.

Quite often buyers will use the home inspection as a negotiation tool to ask for additional concessions. A pre inspection puts the buyer on notice and that both you and the buyer are aware of any issues and all repairs from the beginning of your interaction. Negotiations still may occur, but knowing up front usually will minimize this.

While having your own inspection is an added expense it is a proactive step that puts you ahead of the curve, allowing you to see the path ahead of you much more clearly and can save you money in the long run. You can plan better, rest easier and get a better price on your home.
