Editor's Letter Welcome to the 5th edition of Monterey Coast Homes Magazine. This publication is produced by Monterey Coast Realty Company, the sister company to Carmel Realty Company, and one of the fastest growing independent brokerages here on the Monterey Peninsula.

Together with our sister company, Carmel Realty, we escorted hundreds of families into new homes across the Peninsula in 2021. Many of them moved here from other places to access the desireable lifestyle on the Monterey Peninsula.

With over 50 real estate professionals, Monterey Coast Realty is providing exceptional service and access to home buyers and sellers across all markets on the Monterey Peninsula.

Meanwhile, many local homeowners changed homes to better fit their needs—whether that was to have more space to work from home or to find room for additional family members during the pandemic, or other reasons.

You will see in this edition that we highlight recent sales and feature current listings from nine markets across the Peninsula, from Carmel and Pebble Beach to Seaside, Marina, Pacific Grove and Carmel Valley, along with several others.

In 2021, the Monterey Peninsula real estate market reached a record high of $3.2 billion in total sales volume.

This number was 25% higher than the strong volume of 2020.

One of the things that makes us unique is that our owners, agents, and staff all live locally. Together with Carmel Realty Company, we make up the largest independently owned local real estate firm on the Peninsula. Moreover, our team all shares a common interest in being fully immersed into this community.

There are so many incredible lifestyle opportunities in this area. In this edition, we highlight many fun outdoor activities in “Let Them Play.” Hear directly from our team about the recent increase in popularity of golf and tennis, where to find great hiking spots, ways to enjoy on-and-off road biking and the fun of playing pickleball.

On any given day, you can drive across the Peninsula and see the increase of energy and activity since the early days of the pandemic. One factor driving the vibrance of our communities is the strong desire to live here, as evidenced by record setting real estate activity.

With this extraordinary demand, inventory levels are very tight in all markets. At the end of 2021, there were only 119 homes for sale across the entire Peninsula versus the 301 homes that were on the market at the end of 2020.

Home prices have risen across all the nine markets we track. The increase in average sale price in 2021 over 2020 was nearly 17% across the entire Monterey Peninsula. This was led by the area of Pacific Grove, which increased 27%, and by Seaside, where home prices increased by 22%.

Monterey & Seaside

Monterey is a historic town of Spanish and Mexican heritage and the first capital of California. FINDING JOY OUTDOORS DURING THE PANDEMIC

When the COVID-19 pandemic put a grinding halt to inperson activities, from school to sports, people longingly searched for ways to spend time together and get some exercise out of the house while social distancing. Golf saw an enormous spike in popularity, a bright spot for courses that were no longer able to run dining and hotel operations as normal.

“A lot of folks who had drifted away from golf came back to it,” notes Carmel Valley resident and Golf Magazine/ GOLF.com sportswriter Alan Shipnuck. “Kids still need athletic pursuits, and without the structure and time commitment of team sports, they found the game welcoming to them.” With world-class courses across the Monterey Peninsula, there has never been a better time to pick up a club.

The Monterey Bay area’s nearly year-round perfect weather, stunning scenery, and plethora of trails across a variety of terrain make hiking and bike riding other obvious choices for safe pursuits and exercise. And a

super fun COVID-friendly sport that is now being offered at many local tennis clubs? Pickleball, an activity that is reminiscent of tennis, ping-pong and badminton, and is easy to play even at beginner level.

“Pickleball is becoming one of the fastest growing sports in the United States,” says Ben Gottenberg, director of tennis operations at Carmel Valley Ranch. “In the past year, we have had more new players than ever before trying out the sport. There is a learning curve to pickleball that is not very overwhelming, which allows for the sports to gain more players at a quick rate. Since building four permanent pickleball courts here at Carmel Valley Ranch in May, we have seen a massive uptick in participation.

We only expect that participation to increase as people fall in love with the sport.”

Monterey Peninsula Hiking Trails SHELLY MITCHELL LYNCH Broker | Owner Carmel Realty Company My favorite hike hands down is the Soberanes Canyon Trail (south of Carmel-by-the-Sea). It’s a beast, either side you tackle first. My preference is to go up the south side, through the hillside of cactus fields, many shaped like hearts. Then you pass through the most beautiful redwood forest with old growth trees, visible lightning strikes and decades of stories to tell. You cross streams that in the winter rise with melt-off surges and can be challenging to cross. Then there’s the summit, where you are above the trees and eye level with soaring hawks.

When you get to a peak you feel like it must be the top but no—more cardio is required to get to the view benches, and then you can treat yourself to amazing ocean views the whole way down!

In the Santa Lucia Preserve, you can simply walk out your door to hike trails and private roads. I recommend bringing sticks as I have seen many rattlesnakes and an occasional bobcat or coyote. They are mostly harmless but mutual respect is always a sound idea. Lately I’ve been hiking the fire tower at Peñon Peak, because it’s a beautiful road and fills you with a sense of achievement to reach the fire tower—which you can see from nearly everywhere on the Peninsula. At the top, there are picnic tables for a peaceful private picnic or just a rest. Dogs are welcome off leash, but you must be with a member or property owner as all the trails are private on property.

Last but not least is Point Lobos, which is more of a walk, but offers quite possibly the most insanely beautiful and picturesque scenery on the Peninsula. Every turn might be the most beautiful views I have ever seen, and I always take a million pictures of the same scenes, but they never get old.

In spring and summer, the wildflowers can get taller than the hikers and while lizards abound, no dogs are allowed.

Expect no cell service for a welcome respite from the daily buzz. Finish with a stunning 20-minute drive down to Big Sur and coffee and a ginger scone at the Big Sur Bakery. It’s heavenly!

I also love Garland Park in Carmel Valley because you can get the altitude, a steep leg burn, sunshine, beautiful epic ocean and valley views, there are horse trails, and you can bring your dog off leash—and still stay in cell connection (that sounds horrible, but some days access is a must and I’d rather get a hike in than not). Many levels of hiking are here, from short and flat to the steep Fern Canyon to Sky Trail.

Hit Fern Canyon to Snively’s Ridge for the burner and best views over the hills and into the Santa Lucia Preserve and over Garrapata. It’s about a 1.5-2-hour hike. Another of my favorites, if you have a pal and some extra time, is to park one car at Carmel Valley Ranch and then hike Garland all the way up and over to CVR and down to the Valley Kitchen restaurant for huevos rancheros and a frosty rosé as a finishing gift.

Pebble Beach & Pacific Grove

Tennis and Pickleball on the Peninsula COURTNEY ADAMSKI Broker Associate Carmel Realty Company I played tennis for fun as a kid, but I only got really into learning it 9 years ago—my daughter Piper, now 8, was born right after I took a lesson at Spanish Bay. Piper and my other three daughters, Emme, age 12, Hadley, age 10, and Reese, age 6, have been playing at The Beach & Tennis Club and Spanish Bay in Pebble Beach during the pandemic.

Tennis gives families the ability to get outside and connect with other people again in a social environment with school friends that they aren’t always able to see right now. They get out there and have fun and kind of forget about all the stress for a minute.

Pickleball is really fun too…it’s just so quick and good for hand/eye coordination. It’s a faster-paced game on a smaller court. They have two pickleball courts at The

Beach Club with weekly clinics. We love it so much that we are considering putting a court in our house in Carmel Valley.

My girls are so much happier and so much more willing to be helpful after they get to go play a game. It’s nice for them to feel independent and it helps them learn to be accountable. Tennis and pickleball are such easy sports to get into. You just need a racquet, and our climate is such that unless it’s raining, you can play all year round.

One of the reasons pickleball is so popular right now is that it is slightly less demanding than tennis physically.

The courts are much smaller and in a doubles game, can be covered without too much running around. The ball is bigger and moves a little slower. Shots are a bit less complicated and longer rallies come more often. With all of these balancing factors, pickleball can be played by all ages and skills levels. It’s a really engaging activity for family and friends providing exercise, coordination, social chatter and fun.

Cycling in Monterey County BRIAN BUTLER Realtor® Monterey Coast Realty Cycling has been a part of my life for as long as I can remember. When I raced motorcycles off road (my first passion), I used bicycles as a training tool to increase my fitness for the rigorous demands of dirt bike racing. They were effective and more importantly, way more fun than training while locked inside a gym. I’ve always liked the outdoors and the places a bicycle can take you are truly amazing. When the dirt bike racing came to an end, I still wanted to remain active. Cycling was a natural transition.

The sport is relatively simple and easy compared to dirt bike riding. You can easily ride from your front door and have a great time. Soon enough, my competitive nature led to racing, and I have won events at the local Sea Otter Classic, been California State Champion multiple times and competed at the National... and then recently, the world class level, where I am proud to say that on one weekend, I was 6th in the world among the Masters Class racers. Quite a bit of work went into that, and I still have fond memories of both the effort required and challenges overcome in order to make that finish a reality. It would have been really nice to have won though. When you are talking about the best riders in the world, it's not easy.

Maybe next time!

We are so fortunate to have some truly amazing and scenic riding in Monterey County. The road cycling is unreal. There are so many routes and beautiful roads. The bike path runs parallel to the ocean and is picturesque. I like taking out-of-town friends for a simple, leisurely stroll on that stretch. Carmel Valley offers peaceful solitude and less traffic the further east you ride past Carmel Valley Village. Of course, Fort Ord is home to one of the largest cycling events in the world—the Sea Otter Classic—and offers miles of cross country and gravel riding. I can ride from my house into Fort Ord and that access is something that I cherish... especially after a long workday!

One other benefit of Fort Ord is that while the sandy conditions are tricky in the drier summer conditions,

during the winter when the possibility of rainfall might happen, the sand becomes a great surface. It’s not muddy like many other riding areas. We are fortunate in that our climate allows for riding pretty much yearround. Our winter season allows for plenty of outdoor riding which is nice compared to more snowy regions of the country. And during the summer, our long days are temperate enough that we don't have to avoid boiling temperatures. This really is a phenomenal cycling paradise!

From my personal observations, the pandemic has led to an increase in so many forms of outdoor activities. I love to see people becoming healthier by embarking on new exercise routines and taking up healthy hobbies. Cycling is no exception. It seems like there are so many new riders on the trails wherever I go. I hope all of these new riders continue to get more fit and progress. This is not an instant gratification sport. More time in the saddle means more fitness which means more fun.

Although, now with the advent of E-bikes, that is allowing another whole group of riders to enter the sport without having to rely upon as much fitness. My mom, Carmel Realty Company Broker Associate Kris Butler, got an E-bike and can do "real" rides with us now. It's so cool!

Here is a tool that allows even more people to enjoy cycling. I love seeing the sport grow and while I hate seeing the devastation caused by COVID-19, if there are some silver linings that can be gleaned from such a tragic period, then I will focus on the good that comes out of it.

Carmel, Carmel Valley & South Coast

Making up the southern half of the Monterey coastline you will find Carmel, Carmel Valley, and Big Sur beyond. The appeal of Carmelby-the-Sea is immediately apparent the second you arrive. It's a unique European-style coastal getaway positioned atop beautiful cliffs overlooking the sublime white sandy beaches with year-round mild climate and sunny skies. Carmel offers historic cottages built by architectural legends, award-winning "green" homes, and some of the most luxurious properties available. Real estate in Carmel Valley is varied, with a range of stunning estates on hilltops to small cabins ideal for rustic, weekend getaways. It also offers larger than average lot sizes for homes, compared to coastal Monterey County communities. All this centers around the Carmel Valley Village with multiple wineries and tasting rooms.

The rugged and dramatic coastline stretching between Carmel and San Simeon make up one of the most stunning areas along Hwy 1 – Big Sur and South Coast. Monterey-Salinas Highway & Salinas

Spanning the area between Monterey and east toward Salinas, is California State Route 68, also known as, the Monterey – Salinas Highway.
