NDDH birth services temporary changes
Temporary suspension of births at North Devon District Hospital from Tuesday 11 August Despite extensive efforts to ma inta in services, b irths a t North Devon Dist rict Hospita l (NDDH) ha ve been tempora rily suspended from Tuesday 11 August 2026. The difficult decision to suspend birthing services ha s been ta ken on safety grounds beca use there is insufficient consulta nt a nd registra r cover. We believe concentra ting births in loca tions where sa fe medica l cover ca n be gua ranteed is the safest option for women, birthing people a nd their ba bies. The tempora ry suspension affects birthing service s, fa ce to fa ce tria ge and specia l ca re baby unit only. Other services inc luding community midwifery, sca ns, birth pla nning, ultra sound clinics a nd a ntena ta l outpatient clinics rema in open for women and birthing people in Northern Devon. In prepa ra tion for the suspension of birthing se rvices, the Trust ha s conta cted over 300 women and birthing people who a re 34 weeks pre gna nt or more, a s well a s those identified a s vulnera ble or clinica lly h igh risk, to discuss their indiv idua l circumsta nces, ca re pla ns a nd the tra vel a nd transport support ava ila ble. A dedica ted helpline for pregna nt women a nd birthing people is a va ila ble – 01271 335773, (9a m-5pm, Monda y – Frida y) a nd the maternity tria ge line is a va ila ble 24/7 for those who require urgent medica l advice – 01392 406616. In addition an informa tion pa ck for women, birthing pa rtners a nd families in Northern Devon ha s been produced a longside a set of frequently a sked questions. Find out more. Alongside ma na ging the tempora ry suspension, the Trust ha s a lrea dy established a dedica ted reopening progra mme, focused on recruitment, workforce pla nning a nd service resilience to enable a safe return of births to North Devon.

MARKET UPDATE – REALITY VS WHAT YOU WANT TO HEAR Across a 20-mile radius, 30-50 properties are being added or reduced in price everyday. With over 4,000 homes currently on the market - some listed for months or even years - supply is high and competition is strong. This has created a challenging marketplace. Many properties remain overpriced relative to current conditions, while transaction times are lengthening and fall -through rates are increasing. In short, it ’s taking longer to secure the right buyer at the right price. Since the market peak of 2022, demand and therefore achieved values - has softened. The unusually low stock and intense demand seen during the post-Covid period created inflated expectations. We are now seeing a continued correction as supply significantly exceeds normal levels. Asking Price vs True Value Yes, some asking prices have risen - but asking price is not the same as value. it ’s easy to value property based on what we see ‘For Sale’ creating a false inflated market. A marketing price reflects expectation. A sold price reflects reality. When sellers benchmark against other “For Sale” properties rather than completed sales, expectations can become artificially inflated. This risks prolonged time on market, price reductions, and ultimately achieving less than if the property had been correctly positioned from the outset. A stagnating property bleeds value as the longer a property remains on the market at an inflated price, the further behind it falls as conditions evolve. A Buyer’s Market Requires a Smart Strategy Demand dictates value. Without demand, there is no leverage and no value.
To achieve the best result in today ’s market, pricing positioning must: - Create immediate interest - Generate viewings and demand - Extract the strongest possible offer from a proceedable buyer, before the market falls away Statistically, the easiest way to undersell a property or not sell at all is to overvalue it at launch. This is not about selling cheaply or rushing a sale. It is about understanding the market as it is - not as we hope it to be - and positioning correctly to maximise outcome. True worth is what someone is prepared to pay. If you want to sell, listen to the market, price strategically, and negotiate intelligently when you buy. Don ’t value your own based on what a similar property is listed at and has been for months, or even what they paid during a stronger market. Market conditions are unlikely to change dramatically in the short term. Acting decisively and realistically now typically secures a stronger result than waiting, while the market adjusts around you. A Reliable, Honest and Professional Approach For clear advice and a modern, personal approach to selling your home, please get in touch. We are independent estate agents offering realistic guidance designed to get you moving. MICHAEL ADEY - VIKKI GOVIER - KATHERINE LITTLE - ALI CLAYE - LEE TREVELLICK

Your jobs to do in September 1. Order and apply nematodes in September for control against vine weevil larvae, slugs and lawn pest such as chafer grubs and leather jackets. 2. Take semi-ripe cuttings of hebes, privet, heathers and viburnum. 3. Lightly trim beech and hornbeam hedges to keep them neat. This will allow time for some regrowth, and the new, juvenile growth will be held on the hedge throughout the winter. 4. Prune summer fruiting raspberry canes, cut back to ground level. Select strong young canes that have grown this year and tie them in 3-4in apart along the wire supports. 5. If your pond is near deciduous trees, scoop out excessive leaves with a net before they drop to the bottom. At the time of writing this the drought continues and a hosepipe ban is in place. You can keep a pool topped up with a hosepipe if there are fish in it, and you can still water your plants with a watering can. Our bulbs and ornamental trees will be arriving later in September, presumably the monsoon season will have started by then!!

Farm Life by Roger Hill
Drought and Disease. The two D’s have been the main topic of conversation of late. I actually love dry, sunny weather. It’s been easier to plan the working week and we have had more meals outside in the garden than ever before. Visitors have enjoyed their holidays which has boosted the local economy. It is just a pity when prolonged heat does harm. Crops have struggled without moisture especially our newly planted vines. Wildfires have been a major concern with both firefighters and farmers working hard to put them out. The lack of grass has meant precious winter fodder has already been fed. The second D is blue tongue disease. Spread by midges, with sheep and cattle particularly vulnerable. It poses no risk to humans and doesn’t affect the meat we buy and eat. Stock can be vaccinated which acts as a suppressive measure but it was still sad to see empty pens at the North Devon Show. Our neighbour who had vaccinated back in June posed for me in the photo. I’m old enough to remember the1976 drought. An abiding memory of which was, when the rain came, there was an abundance of field mushrooms everywhere. Far too many to eat. ‘Til next time, Roger #TuppertheTractor (tupperthetractor.com and quoitatcrossvineyard.com)

South Molton Community Garden news by Rebecca Blackman
Photo Ccredit Aga Lloyd
The Community Garden is looking slightly parched in some areas and we will definitely welcome a bit of rain to refill our water butts. Water is always scarce at the garden as we have no water supply, so we are very careful and considerate with our water usage. Our vegetables are doing well despite the dry weather. The bees have been enjoying the huge artichoke flowers, diving in and out of the petals as if they were swimming! We’ve harvested all of the potatoes now and have courgettes and beans for sharing at the moment. We grew some Tromboncino courgettes this year, also known as Trumpet Squash, which have bendy, trumpet-like fruits. This is an heirloom variety of squash, in alignment with our aim to grow more organic and heirloom produce to support a more varied ecosystem. If you’d like to join us, please visit the garden on a Thursday afternoon, around 2-3pm, weather permitting. Alternatively, please see our website for more information: southmoltoncommunitygarden.co.uk or Facebook @southmoltoncommunitygarden
