‘Tapp Tree Den’ at The Community Woodlands My two boys, Joe (10) and Austin (7) took an initiative to build their very own 'Tapp Tree Den' at The Community Woodlands, South Molton during their summer holidays. Coming from a local farming family, the outdoors has always been part of our lives. Their Nanny (who suddenly passed at the end of 2025) was a big advocate of outdoor activity and learning. As their Dad, I thought it really fitting to spend this quality time together after our recent loss. Working in a digital business myself, I can't stress enough, the importance of getting outside and turning your hand to something physical in nature! The Community Woodlands is such a great space for everyone to enjoy and we've really enjoyed spending time up there this Summer. Everyone is very welcome to take a look and continue the build! Let's make something epic. Content provided by Matthew Tapp

MARKET UPDATE – REALITY VS WHAT YOU WANT TO HEAR Across a 20-mile radius, 30-50 properties are being added or reduced in price everyday. With over 4,000 homes currently on the market - some listed for months or even years - supply is high and competition is strong. This has created a challenging marketplace. Many properties remain overpriced relative to current conditions, while transaction times are lengthening and fall -through rates are increasing. In short, it ’s taking longer to secure the right buyer at the right price. Since the market peak of 2022, demand and therefore achieved values - has softened. The unusually low stock and intense demand seen during the post-Covid period created inflated expectations. We are now seeing a continued correction as supply significantly exceeds normal levels. Asking Price vs True Value Yes, some asking prices have risen - but asking price is not the same as value. it ’s easy to value property based on what we see ‘For Sale’ creating a false inflated market. A marketing price reflects expectation. A sold price reflects reality. When sellers benchmark against other “For Sale” properties rather than completed sales, expectations can become artificially inflated. This risks prolonged time on market, price reductions, and ultimately achieving less than if the property had been correctly positioned from the outset. A stagnating property bleeds value as the longer a property remains on the market at an inflated price, the further behind it falls as conditions evolve. A Buyer’s Market Requires a Smart Strategy Demand dictates value. Without demand, there is no leverage and no value.
To achieve the best result in today ’s market, pricing positioning must: - Create immediate interest - Generate viewings and demand - Extract the strongest possible offer from a proceedable buyer, before the market falls away Statistically, the easiest way to undersell a property or not sell at all is to overvalue it at launch. This is not about selling cheaply or rushing a sale. It is about understanding the market as it is - not as we hope it to be - and positioning correctly to maximise outcome. True worth is what someone is prepared to pay. If you want to sell, listen to the market, price strategically, and negotiate intelligently when you buy. Don ’t value your own based on what a similar property is listed at and has been for months, or even what they paid during a stronger market. Market conditions are unlikely to change dramatically in the short term. Acting decisively and realistically now typically secures a stronger result than waiting, while the market adjusts around you. A Reliable, Honest and Professional Approach For clear advice and a modern, personal approach to selling your home, please get in touch. We are independent estate agents offering realistic guidance designed to get you moving. MICHAEL ADEY - VIKKI GOVIER - KATHERINE LITTLE - ALI CLAYE - LEE TREVELLICK

Your jobs to do in October 1.Cut back herbaceous perennials that have finished flowering and are looking untidy. Leave attractive seedheads such as those of Eryngium and Achillea for winter interest and wildlife. 2.Move established evergreen shrubs, replanting as soon as possible in pre-prepared soil. Water well. 3.Sow sweet peas indoors for earlier blooms next year (than spring sown plants will provide). Keep young plants in a cold frame to help prevent leggy growth. 4.Harvest apples and pears as they ripen. Ripe fruit should come away from its spur with stalk intact if gently lifted and twisted. 5.Leave mature ivy plants unpruned – the flowers provide a valuable late source of nectar for insects, and the berries are enjoyed by the birds. If you haven’t already planted containers and hanging baskets with spring colour, there’s still time to plant them now using bedding plants such as pansies, violas, primulas and wallflowers, plus spring-flowering bulbs. All of these are available at the nursery.
New Opening Times Open – Thursday. Friday and Saturday 9-5.

80th Hawkridge Revel and Gymkhana Following the welcome deluges of the weekend, the much-loved Hawkridge Revel got off to a damp but cheerful start in its wonderful hilltop fields at Coland Cross, courtesy of the Pugsley family. With all the serious stuff - Showing - neatly over by lunchtime, the sun came out and the fun began with a parade of the Mountain and Moorland winners and a cheer for the overall winner, a minute, one year old Shetland pony who stole everyone’s heart, not just because he was so tiny but also so well-behaved. This is the point in the show where crowds begin to gather. First the children’s mounted fancy dress class, with its collection of gorgeous fairies and princesses and their unicorn or flower meadow steeds. The commentator suggested that the competitor whose pony was draped in flower-decked chiffon, should save the white fabric for her wedding dress. The small rider was less than impressed. In some ways the foot races are at the heart of the Show. As the call goes out for the ‘3years and under’ sprint, families pour into the ring to advise, catch at the end, praise to the skies and mop up any tears. All the races for very young children provide insights into the sort of characteristics they will carry through life - such as determination, extraversion, modesty and ruthlessness. To mark the 80th anniversary, this year a popular new addition was an open 4 legged race, which no-one knew would work or not. As adults sprawled over the grass, a determined little trio of young children gave a storming display of how to do it and arrived at the finishing post far ahead of the rest. This was because, once down, it proves very difficult for the victim in the middle to get up, and laughing doesn’t help. With his usual undaunted enthusiasm, Les Silverlock used all his powers of persuasion and jolly insult to get adults into the open races, which attracts even more of a crowd to cheer and jeer their friends. The Dog Show, as ever, drew a large crowd and many entries, which meant that there were numerous lovely dogs wandering around the showground with their proud owners. One unforgettable incident occurred when a baby, barely walking, and a large red hairy dog, caught each other’s eye and fell in love. The demonstration of this attraction consisted of dog licking baby and baby smacking dog round the face and both laughing. This went on for some time, so not a fleeting summer romance then. Skittles enjoyed a steady stream of players, including a small girl who was advised to be sure to let go of the ball to avoid bowling herself with the weight of it. Music was provided by the hilariously aptly named Exmoor Horns, four saxophones with a lovely repertoire of familiar melodies. With the wind blowing the music every which way, their sounds from a distance resembled that from an old-fashioned carousel at a traditional fairground - utterly charming. An unexpected star attraction proved to be Hoopla - busy all day with a playoff for the top scorers - and ably managed by the Rector, David Weir. Most stalls were entirely or mostly sold out by mid-afternoon and the refreshment tent was busy all day. The gymkhana provides fun for the contestants whilst the crowds watch lines of cute, naughty, beautiful or sober riders and ponies line up for their races against the rolling tapestry backdrop of Anstey Common. The ever popular barmy dog race took place at the top of the field, as owners knelt by their pets, restraining them until the off, and other family members waved frantically from the distant finishing line - surely one of the most joyful spectacles of the day and a lovely note to end on. These local shows - and the Hawkridge Revel in particular - are renowned for their gentle, dependable good humor, meeting friends, wonderful refreshments, raffles and local produce, non-stop cabaret and, at Hawkridge, a relaxing absence of the commercial. Massive effort from tiny communities, raising money to keep their halls, churches and local charities thriving, is at the heart of rural life. It is also heart warming to find newcomers throwing themselves in to helping. “I don’t ride but I can make tea” is a common enough cry - and long may that continue. The Revel itself depends on help from people outside the village, an annual army of Hawkridge enthusiasts, good naturedly spending every late August Bank Holiday on a glorious windy hilltop, surrounded by friends. Why not? Photographs by Debbie Tucker Photography

Farm Life by Roger Hill
Autumn is here. Autumn leaves have been falling for a while now, especially beech, due to the exceptionally dry summer. Has it been a one off or will it be the norm? Following 1976 there were many predictions but what happened were several bitter cold winters. What we need to do as farmers is prepare for the unpredictable. Water is the most precious commodity for humans, animals and crops. Yes we often get too much or too little but we must look at more storage facilities to ensure continuity. Leaks and run off have to be tackled. Crops need deep roots to survive a dry period as proven by our herbal leys. Just look at your lawns, or certainly ours, and check out the docks that remained green throughout. Most farmers are hoping for a kind winter and an early spring as fodder is in short supply and very expensive to purchase. Blue tongue, which I mentioned last month, is still with us even though most livestock have been vaccinated. How it has affected fertility is the next question. With my precious cricket season now over we saviour the glorious autumn colours especially on Exmoor as we walk our two spaniels. ‘Til next time, Roger #TuppertheTractor (tupperthetractor.com and quoitatcrossvineyard.com)

Having been an auctioneer for 35 years, earlier this year, Chirs Surfleet took the decision to open a new auction business, here in South Molton. Chris started his career with Phillips Auctioneers before moving to Bonhams where he ran the North West operation for the company, specialising in all manner of antiques with an emphasis on jewellery, silver and paintings. He then took a roll as director of valuations and senior auctioneer for a provincial auction house focusing on Asian Art, jewellery, watches, coins, silver, paintings and sculpture. Chris’s fellow director Steve Sly, boasts 40 years’ experience in the trade and is recognised as one of the world’s leading authorities on Japanese works of art, as well as having an incredible knowledge of wristwatches. The Devon based business is a family run operation with Chris’s partner Caroline and her mother Elaine, both working in the company. Caroline is a gemmologist and jewellery expert, whilst Elaine runs the office as well as specialising in 20th century ceramics, glass and works of art. Supported by numerous consultants up and down the country, Surfleets can offer expertise on everything from whisky to watches , classic cars to Cartier and silver to studio pottery.

From 10am-5pm every Thursday at their South Molton saleroom they offer free, no obligation valuations on all areas of jewellery, art and antiques, and free home visits can also be arranged. The auctions are held every 6 weeks and are run live on the 2 leading specialist selling platforms in the world, to ensure clients receive the best price possible for their items. Chris encourages people to always get items valued by an expert being selling and added “in recent years we have seen the invention of pop-up events where dealers offer cash for items such as gold, jewellery, watches and silver”. As a test, we recently attended 2 such events, taking some personal items along, and we offered less than half of just their gold weight, let alone their value as actual pieces of collectable jewellery. We were horrified to see people accepting such pitiful cash offers on beautiful rings, bracelets and necklaces, and we implore everyone to get a second opinion before underselling things. At our last auction we had 504 online bidders from 24 different countries proving we have the clients keen to add to their collections”. The charges for buying and selling are amongst the lowest in the country but the service and standard of catalogue production is not compromised. Local service with International reach.

South Molton Community Garden news by Rebecca Blackman
Photo Ccredit: Susanna Meadowcroft
by Rebecca Blackman Many of our crops struggled with the long spell of dry weather. Our sweetcorn usually does well, but the harvest was smaller this year. The cobs were delicious and we found several nibbled cobs scattered around on the floor, so we think the squirrels may have enjoyed them too! The autumn squash survived the heat and we should have plenty for our annual soup day in October. We had a few runner beans, but the main crop dried out and failed. The raspberries also look very dry, but maybe they’ll pick up and have a final burst of fruit. We grew some amazing beetroots and carrots, which was a surprise as carrots don’t usually grow well at the Community Garden. Jobs this month will include clearing communal plots and covering for winter, weeding individual plots and keeping on top of the grassed areas. If you’d like to join us, visit the garden on a Thursday afternoon, around 2-3pm, weather permitting. Alternatively, see our website for more information: southmoltoncommunitygarden. co.uk or Facebook @southmoltoncommunitygarden

News Roundup South Molton Community Hospital League of Friends present £800 to South West Blood Bikes Caroline Burrows, Treasurer and Trustee of South Molton Community Hospital League of Friends presented £800 to Malcolm Huxtable on behalf of South West Blood Bikes. Caroline Burrows said: “The League of Friends raised an amazing £1600 during the Hospital Fete on 22 August 2026 which was split between the Hospital League of Friends and South West Blood Bikes. We are fortunate to be so well supported by hospital staff, local businesses (who so very generously donated some great raffle prizes) and the local community. We were lucky with the weather on the day and had some great entertainment by the Community Rock Choir and Chrissy Rycroft. There was a raffle, tombola, games/lucky dip, egg and cake sales plus lots of lovely savouries, cakes, cream teas and goodies for refreshments which were provided and served by the League of Friends.” Thanking the League of Friends for the £800 donation Malcolm Huxtable said: “This is an amazing amount which will help South West Blood Bikes charity and its volunteers to continue to support South Molton Hospital by providing a free of charge courier service for urgent blood products, medication and pathology samples delivered across Devon and beyond. We are grateful to everyone involved at South Molton Hospital and the League of friends for their generous donation.”

Deputy Leader of North Devon Council, Councillor Peter Leaver, has issued a statement on the UK government's decision to review local government reorganisation in Devon. Councillor Peter Leaver, Deputy Leader of North Devon Council, said: "We are awaiting further detail from the government following the announcement of a review of plans for local government reorganisation (LGR). “While it is clear the decision to pause the process is likely to affect the current timetable, we need to understand the full implications of the government's review before commenting further on what this means in practice. “LGR is a landmark process that will affect all of Devon’s residents. We ultimately welcome the decision to pause and review the path we are on and make sure this significant change to local government will be for the benefit of everyone. "A considerable amount of work has already been undertaken by councils across Devon, both before and since the government's decision to create four new unitary authorities. We will continue to work constructively with our partners while considering the implications of today's announcement and any further guidance from government. “I would like to thank our officers who have been involved in this process to date. They have devoted a considerable amount of their time and effort to this project in addition to their day-today roles. I sincerely hope all the work that has been carried out will not simply be wasted, and we end up with a local government structure that benefits everyone. "In the meantime, we remain focused on delivering services for our residents, businesses and communities as normal." Elections scheduled for May 2027 will go ahead with existing district council boundaries. Please mention Molton Monthly Magazine when contacting advertisers
