MARKET UPDATE – REALITY VS WHAT YOU WANT TO HEAR Across a 20-mile radius, 30-50 properties are being added or reduced in price everyday. With over 4,000 homes currently on the market - some listed for months or even years - supply is high and competition is strong. This has created a challenging marketplace. Many properties remain overpriced relative to current conditions, while transaction times are lengthening and fall -through rates are increasing. In short, it ’s taking longer to secure the right buyer at the right price. Since the market peak of 2022, demand and therefore achieved values - has softened. The unusually low stock and intense demand seen during the post-Covid period created inflated expectations. We are now seeing a continued correction as supply significantly exceeds normal levels. Asking Price vs True Value Yes, some asking prices have risen - but asking price is not the same as value. it ’s easy to value property based on what we see ‘For Sale’ creating a false inflated market. A marketing price reflects expectation. A sold price reflects reality. When sellers benchmark against other “For Sale” properties rather than completed sales, expectations can become artificially inflated. This risks prolonged time on market, price reductions, and ultimately achieving less than if the property had been correctly positioned from the outset. A stagnating property bleeds value as the longer a property remains on the market at an inflated price, the further behind it falls as conditions evolve. A Buyer’s Market Requires a Smart Strategy Demand dictates value. Without demand, there is no leverage and no value.
To achieve the best result in today ’s market, pricing positioning must: - Create immediate interest - Generate viewings and demand - Extract the strongest possible offer from a proceedable buyer, before the market falls away Statistically, the easiest way to undersell a property or not sell at all is to overvalue it at launch. This is not about selling cheaply or rushing a sale. It is about understanding the market as it is - not as we hope it to be - and positioning correctly to maximise outcome. True worth is what someone is prepared to pay. If you want to sell, listen to the market, price strategically, and negotiate intelligently when you buy. Don ’t value your own based on what a similar property is listed at and has been for months, or even what they paid during a stronger market. Market conditions are unlikely to change dramatically in the short term. Acting decisively and realistically now typically secures a stronger result than waiting, while the market adjusts around you. Your jobs to do in July 1. Keep your summer baskets going by watering daily and feeding weekly, dead head regularly to stop the plants from going to seed. 2. Cut back Delphiniums and Geraniums after the first flush of flowers to encourage a second flowering period. Feed after cutting back. 3. Take softwood cuttings from shrubs such as Pyracantha, Cotinus, Hydrangeas and Spiraea. 4. Sow biennials, such as foxgloves, honesty, forget-me-nots and wallflowers, for blooms next year. 5. Pick courgettes before they become marrows. Courgettes grow incredibly fast, so they need to be picked promptly when they reached the optimum size. At the time of writing this (6th June) the weather is atrocious, the Royal Cornwall Show has been cancelled, and it has been raining all week. Hopefully by the time you read this, summer will have arrived and you will be enjoying your garden, with all your baskets, pots and borders looking fabulous, time for a barbeque! ‘Don’t make me laugh.’ Annoyed and frustrated! Just as my favourite job of bringing in the harvest is upon us, I am put out of action with a couple of cracked ribs. A simple repair on a water leak turned into a popping sound quickly followed by a searing pain. The trouble is that broken ribs cannot be put in a sling. I am annoyed that it happened and frustrated that I cannot do what I had planned. Family and friends have rallied around for which I am grateful. Some have tried cheering me up by telling jokes but I have had to ask “please don’t make me laugh.” I hope I shall have recovered for our local Mid Devon Show on the 25th July. It is a ‘red letter day’ and one not to be missed. Still there are always people much worse off than my little injury. I was very proud of five of my family completely a half marathon recently to raise money for Force Cancer. My own charity fund raising for ‘Cots for Tots’ in aid of the neonatal unit at Bristol Hospital has just topped 9k from the sale of my Tupper the Tractor children’s books. South Molton Community Garden news by Rebecca Blackman
The Community Garden is looking beautiful! We’ve enjoyed some sunny team days and it’s been lovely having more gardeners coming along. Our potatoes and beans are growing well. The beetroot, carrot and spinach seeds are looking good (so far!) and all of the communal plots have now been planted. Last to go in were the leeks, squash and sweetcorn, all of which normally thrive in the Community Garden. We’ll spend time each week keeping the rows free of weeds, and hopefully we’ll end up with some vegetables to harvest! The Willy-Nilly Garden is in full flower and we’ve spotted colourful blooms dotted about all over the place. Our bug hotel was quite old and looking slightly wonky, so we’ve taken it apart and re-stacked it. I’m sure the resident frogs, toads and other creatures are delighted with their new home. If you’d like to join us, please visit the garden on a Thursday afternoon, around 2-3pm, weather permitting. News Roundup Unlicensed dog breeder issued with £4,000 penalty notice North Devon Council is reminding anyone breeding dogs for profit to check whether they need a licence after issuing a £4,000 Fixed Penalty Notice to an unlicensed breeder. The notice was issued on 19 May 2026 under powers introduced by the Animals (Penalty Notices) Act 2022. Anyone who breeds dogs and earns £1,000 or more from the activity over a 12-month period may need a licence. Licensing helps ensure animal welfare standards are met and that breeders operate responsibly. The council can use Fixed Penalty Notices of up to £5,000 for a range of animal welfare and animal health offences. These powers can also be used where businesses are operating without the licences they need. The rules apply to a number of animal-related businesses, including dog breeders, home boarders, kennels, catteries, riding establishments, pet shops and businesses that exhibit animals. More serious offences may result in prosecution. Anyone who is unsure whether they need a licence is encouraged to check the council’s website or contact the Licensing Team for advice. The council will work with businesses and individuals to help them meet their legal responsibilities. However, those who fail to engage or continue to operate without the correct licence could face enforcement action, including fines or prosecution.

Rose garden revival and bespoke rose-based gin herald the start of the annual Festival of Roses at RHS Garden Rosemoor For the past 6 months the horticultural team at RHS Garden Rosemoor have been giving their Shrub Rose Garden an exciting refurbishment ahead of this year’s Festival of Roses. The first major renovation of this garden since 2004 has seen new support structures installed and over 40 new rose varieties added to the central beds. The original wooden supports succumbed to rot and have been replaced with metal structures designed by Garden Team Leader and rose specialist Sally Newbrook, in collaboration with local metalwork company Dolton Designs. The cylindrical shapes allow flexible rose stems to be easily trained around them without breaking and the more open structures will also enhance views through this less-formal planted garden. Team Leader Sally and Horticulturist Emma McFarline selected new varieties to represent a wide range of modern and historical shrub, climbing and rambling roses to add to the garden. Many of these show good disease resistance, and an ability to cope with the changing climate as well as beautiful flowers with wonderful scent, and a good proportion of roses with single flowers with good hips to encourage biodiversity. Sally Newbrook says: ‘It’s lovely to see this project coming to life after several years of planning and hard work through the winter. It’s given our much-loved shrub rose garden a new lease of life and visitor feedback has been really positive. The roses planted include old favourites as well as new varieties that we hope will excite and inspire people. With these changes we really wanted to highlight the resilience of roses in the face of climate change and make sure the garden is thriving for years to come.’ The refurbished Shrub Rose garden, one of two dedicated gardens at RHS Rosemoor in North Devon, is part of the largest collection in the Southwest and can viewed in its prime during the Festival of Roses from 13 June – 12 July 2026. A highlight of the festival includes a Rose Weekend (supported by Atkins Ferrie Wealth Management) where visitors can enjoy a themed craft fair, rose walks and talks and live music between Friday 26 – Sunday 28 June 2026. Visitors to the gardens can even purchase a special RHS rose petal infused gin made using botanicals picked from the garden, created by West Country producers Still Sisters, from the Gift shop. The delicately citrus-touched gin with a soft juniper foundation is suited to sipping, light tonic pairing, or use in delicate cocktails – perfect for a summer tipple!

South Molton Grand Prix Sunday, 19 July 2026 South Molton is gearing up for one of the most anticipated cycling events of the summer—the South Molton Grand Prix, round 6 of the Lloyds National Road Race series. Taking place on Sunday, 19 July 2026, this prestigious race will unite elite cyclists from across the country with passionate fans for a day that celebrates speed, endurance, and community spirit. The Grand Prix features a demanding course that winds through South Molton’s picturesque streets and the rolling countryside of Devon. Riders will face technical turns, challenging climbs, and fast descents, making this event a true test of skill and stamina. Spectators can expect high-speed drama, tactical racing, and thrilling sprints as the peloton battles for victory against a stunning rural backdrop. The race begins at the historic South Molton Pannier Market, a landmark that gained fame during the 2018 Tour of Britain when riders passed through en route to the stage finish in Barnstaple. For 2026, the course has been revised to increase the challenge: the open race now spans 160 km, while the women’s race covers 120 km. These extended distances promise even more excitement and strategy, ensuring that only the strongest and most determined riders will triumph. Beyond the racing, the Grand Prix is a celebration of community. Local businesses, volunteers, and cycling enthusiasts will come together to create an unforgettable atmosphere, complete with food stalls, entertainment, and family-friendly activities. The Cinnamon Trust needs additional dog walking volunteers in South Molton – EX36 postcode area Could you volunteer to offer some support to an older resident of South Molton and their delightful dog who would love some walking companions? If the answer is yes we would be delighted to hear from you. You would become part of a small team of volunteers assigned to a particular owner and their dog walking on a rota basis to suit your availability, the aim being that the dog gets a good walk several times a week. Volunteers who are able, also foster pets as one of their family when owners face a spell in hospital or respite care, they take pets to the vet, even clean out the budgie's cage or cats litter trays.
