YESNet: A one stop shop for every employee in both the field and home office. YESNet offers new hire resources, benefits, PTO, and YES We Care programs!

Dayforce Learn Trainings: Dayforce offers general compliance courses that are required to all employees which helps us all have a solid foundation of training across the board. Along with compliance courses, Dayforce also has specific courses related to each position. Examples: Community Managers road map training, sales road map training, collector’s road map training, and maintenance onboarding.

At YES Communities we want to make sure it is a smooth transition for all of our new hires! We sat down with our Learning Specialist, Rachel Trujillo, and some of most recent new hires to see how their first days at YES went!

What do you love about the new hire process at YES? What I love most about the new hire process, and about YES in general, is the warmth and hospitality I've received from everyone. The number of arms extended to assist me in any way possible solidified the teamwork culture I'd heard so much about and was something I'd wanted dearly in a company to plant my feet in and grow with for the long-term. It's proven to be rare in my career to find a company where its people are truly at its core. At YES, the people in any capacity, are the heartbeat of who we are. In fact, the relationships I built from my interview alone was the reason I ultimately chose YES over several other job offers I'd received (heartfelt shoutout to Marissa Peterson, Misty Rangel, and Amanda Schott for hosting said interview). To work in a place where your value is known and appreciated every single day is more than fulfilling for me, and I am so grateful to everyone who's had a part in my welcomin

It happened over the first week I started at YES, so it was great to meet people from across the company. I also enjoyed the New Employee Orientation Day with Rachel Trujillo. It was super helpful to learn the YES Mission statement, YES goals, history of manufactured housing and meeting all the different department heads.

What do you love about the new hire process at YES? The different steps of the interview process. First, I had a phone interview just going over basic questions about the job and the YES. Then I had a video interview that was more detailed. We covered details about the community, daily job duties, and the more about YES. Finally, I had a face to face interview with my RM. That was the time that I fully understood my responsibilities as a Community Manager.

Which tools does YES provide that help you the most as a new employee?

With out a doubt, YESNet! It has everything I need in one place.

What did you like best about CM Bootcamp?

Meeting other peers that deal with the same day to day issues like I do. I love hearing other ideas on how they deal with these problems at their own communities. Plus, the support from the YES Team especially Dawn and Rachel.

YES We Care - Then & Now When YES We Care was first launched in 2015, it looked a lot different than it does today. As YES has continued to grow, the YES We Care programs have evolved. Initially, the YES We Care program functioned as gift cards allocated to regions based on revenue producing sites. There was no formal nomination process, and gift cards could be handed out individually or pooled towards an especially large cause. Hug a Home, which falls under the YES We Care umbrella, existed but was loosely structured, and participation was limited – generally, there were only a few Hug a Homes a year.

In 2017, YES We Care saw a major shift. The Hug a Home and Helping Hands programs were formalized and officially promoted as a nomination process. For Helping Hands, the allocation of gift cards by region stopped, and instead the focus shifted to helping people who need it, company-wide. The Hug a Home program saw a major shift in structure when a formal nomination process evolved, with up to $2,000 allowed per approved nomination. Plus vendor contributions and a challenge of one nomination per region. Helped the program blossom.

In 2020, another big change came with the introduction of the Building Futures scholarship program. In its first year, the scholarship program awarded $15,000, or 6 scholarships, to team members and residents. Now, in 2023, we awarded 15 scholarships, totaling $37,500 in assistance for team members and residents.

These processes have only continued to grow over the years. As of 2023, regions have the option to nominate more than one home for a Hug a Home annually. YWBPTO utilization has increased tremendously over the last year thanks to campaigns focused on it. The overall budget for the YES We Care programs has increased, allowing more assistance to go to team members and residents in need.

YWBC & Hug A Home

Spring Into Action

PATRICE MITCHELL, CULTURE AMBASSADOR Two years ago, YES launched the first Spring Into Action Campaign. The purpose was and is to bring awareness to the YES We Care programs. It is also an opportunity to reflect on the previous year’s accomplishments.

When Tara Blakita, the MISW Field Manager, was asked how the Spring Into Action campaign inspires her region she said.

“When MISW starts to "Spring Into Action" and do our beautification campaign (which are our 4-sided inspections) we find some residents who are unable to pay for certain upgrades and it lets us know who could use our "YES We Care" program. The residents really appreciate the understanding and the help that we can provide with this program.”

Over $800,000 has been funded through the YES We Care programs since 2018. These funds have benefited residents, team members as well as local charities. The Helping Hands program has benefited many residents and team members over the years. It allows each team member the opportunity to help fellow team members and residents in need. Anyone can submit a nomination to this program. Unexpected car repairs, excessive medical expenses, and death in a family all have the potential to put a resident or team member in need. Rochelle Simmons has been a YES team member for four years. She started her journey with YES as a collector for Wind Gate in the SCC region and is now the Community Manager for Ashley Arbor II. She shares how Helping Hands made a difference in her life.

“In February 2022, I was nominated by my SCC team to receive help from the Helping Hands program after being diagnosed with Breast Cancer.

The Helping Hands program helped take the burden off by allowing me to purchase supplies needed to prepare for my journey of chemotherapy, surgery, and radiation.”

The Hug A Home program is another way YES gives back to the residents and the community. In 2022 YES completed 29 Hug A Homes. The total YES contribution to the program was $54,000! In 2023 YES plans to not only match that but to exceed. One MIW Community Manager Naomi Luttrell had this to say about Hug A Home.

“In 2022 Hug A Home brought us together as a team supporting a good cause for the first time since Covid-19, it allowed us all to work together and showed us that even when we are apart, we all have a common goal because we are a team.”

Hug A Home is also a great opportunity to use YWBC PTO. In 2022, YES team members used 5,520 hours of YWBC PTO. A vast amount of this was used during the fall and winter months. Spring is a time of renewal that can spark both self-care and care for the communities in which we live and work. Many unique volunteer opportunities are best done in the spring. Cleaning beaches, walking dogs, and planting flowers at a park are all great ideas to use YWBC PTO.

Live Your Culture

Company culture is shared values, attitudes, behaviors, and standards. That make up a work environment. It’s about the experience people have at work and how that experience aligns with the company’s mission. Culture is what creates the team member experience. It also creates the experience for the customer. At YES that customer is our residents, prospects, and vendors. YES Culture is how we talk, treat and trust one another. At YES we talk the YES way. We treat people with respect. We trust that every person on the team is working towards the same goal, the YES Mission.

The YES mission “Helping people live rich, meaningful lives, one person, one family, one home and one community at a time.” The YES Culture and the YES Mission statement go hand in hand. You can not achieve the mission without living the Culture.

The YES values enable YES team members to function as a team and work toward common goals. The YES Values, We Are A Team, We Build Community, We Add Value, and I Can Help are at the core of, YES Culture.

Living by these values and understanding the company culture will inspire others to do the same. When we all work together towards a common goal, the YES mission statement becomes a reality.

When we add value to the lives of the residents as well as team members, we live the culture. Helping residents or team members in need is living the culture. Developing, giving recognition, and empowering team members is another way to live the YES Culture.

Maintenance team members live the culture every time they complete a work order. Sales and leasing agents live the culture when they help a prospect through the application process. Each team member lives the culture in one way or another every day.

When Kristina Anspach was asked about living the YES Culture she had this to say...

Live Your Culture YES is constantly changing and evolving. I have been in the Field Manager role for over 5 years but it has been a joy to adapt and continue to develop myself with the company over this course of time. Although the company has grown and continues to expand, the culture, the vision, and the mission has not changed.

I have seen the company flourish during COVID. YES found a way to continue day to day operations without any team members losing their jobs.

We succeeded during this uncertain time, running the business in new, innovative ways. We found methods to assist our residents, overcoming unprecedented challenges, while still delivering the YES experience. It takes a unique company with very special team members to be able to accomplish these feats.

I am proud to work for a company that gives back to team members, residents, and local communities. I love the YWBC PTO program. I already volunteer for an organization in my neighborhood called CERT, Community Emergency Response Team. Using my 8 hours this year enabled me to help organize supplies and medical equipment for donation to those in need.

The YES Safety Committee and PPE Boards “The safety of team members, residents and guests is a priority at YES Communities for several reasons:” Throughout the history of YES Communities, various team members have come up with inventive ways to streamline the day-to-day operations. Those initiatives may come in through the form of a committee. We have the Wellness Committee, and also the Safety Committee up by Scott Barkley and Brian Von Helmolt.

I had the pleasure of speaking with Brian before he boarded a jet plane to London for insurance meetings and I found out some interesting facts. One of the things we discussed is how the PPE boards are a huge thing for the company right now, thus being discussed during the safety meetings. Not only does YES require them, but so does OSHA. Did you know your community could be fined $10k if you do not have one?

Brian said that other companies require the boards, but that depends on size and location.

Currently, there are only 12 required items which include a hardhat, safety glasses/goggles, gloves, reflective vest, hearing protection, chain saw chaps, your SDS book, first aid kit, eyewash, knee pads, a fire extinguisher and caution tape. Of course, do not limit your board to just these 12 items. You should add anything you feel you need to make your job safer.

Have you been enrolled in the new OSHA required trainings? These trainings are required by the company for all maintenance, and you can find them in Dayforce.

Other team members in the company can take them if desired.

The role of the YES Safety Committee is to “Review safety tips and procedures; Discuss and develop messaging around safe operations to be taken back to region.” It also helps the company by providing a discount on the worker’s comp policy. In fact, most real-estate companies that manage multi-family properties are required to have monthly safety meetings for maintenance. Brian said the calls are all about learning and making us better team members. Since launching the Safety Committee, YES has experienced a reduction in both the quantity and severity of accidents.

SHANNON ZOHN, DEVELOPMENT PROJECT COORDINATOR

We are excited to share that since our last issue, YES has acquired our newest community, West Valley in Las Vegas and expanded our Winchester Trails Community to include 43 new sites.

West Valley Acquisition – West Valley, Las Vegas, NV Our most recent acquisition, West Valley brings 421 new sites to our portfolio. Community amenities include a clubhouse, pool, basketball court and dog park. In 2023, the YES Design Center Team plans on renovating the West Valley clubhouse.

Winchester Trails

Winchester Trails Expansion – Goshen IN The expansion project at Winchester Trails has brought the addition of 43 new sites.

New homes are being scheduled for delivery.

In addition to the new sites, the community features 2 ponds and a clubhouse with amenities for the residents.

The Magic of WOW!

In this issue, YES Magazine reporter Fatosh Ucar invited Regional Vice President Nichole Phillips and South Arlington Estates Community Manager Andrew Carver to talk about their WOW Tour experience this past summer.

One of the best ways to provide customer service is in the manner we maintain the appearance of our communities. “We Build Community” must be more than just words on the wall. When our customers, new or existing, drive through our communities we want each of them to say “WOW!” in regard to their appearance. Once a year, YES asks each community to work together to ensure their community exemplifies the “WOW Factor” as it applies to curb appeal. Each Regional team will use the YES Communities Evaluation Form to score the communities within their region. (Reference from Wow Tours Slides)

FATOSH: Nichole and Andrew, thanks for accepting our invitation to share your experience! Why don`t you tell us about your background? How long have you been with YES and have you always been working in the same position and the same community?

NICHOLE: I have been with YES For 3 years now, I just past my anniversary! I have been in the RVP role for that three years, but I started over 20 years ago as a leasing agent in property management.

ANDREW: Hi, Fatosh and thank you for the invite. I have been a member of the YES family for 10 years as of this past April, and in the industry for 15. I have had the great fortune of being the CM of South Arlington Estates since August of 2014.

The Magic of WOW!

FATOSH: Tell us about your experience with WOW Tours. Why do you think it is important to have them?

NICHOLE: The teamwork and pride that comes out of WOW Tours is unmatched. While it can get stressful prepping for the tours, the reward of showing off the community in its best form and sharing that proud moment with your peers is even better!

ANDREW: I mean, who doesn’t like a little friendly competition! But in all seriousness, it’s really all about our residents. We want them to have a home that they are proud of. A community where they can show it off to their friends and relatives, and their reaction be “you live there?

WOW!” The tours are also a chance to show off what your team can do. The idea, in my opinion, is not to spend a ton of money, but to make the most of the skills we have as a team.

It’s also a great chance for some regional camaraderie.

FATOSH: How did you prepare yourselves for the 2023 WOW Tours?

NICHOLE: Our Region takes the WOW Tour list and breaks it down over time to ensure we are hitting all areas of curb appeal.

ANDREW: First of all, I manage the company’s money better than I do my own. I pay very close attention to what our budgets are and how we can make a dollar go farther. Every day should be a WOW day, and it’s important to discipline yourself to be outside making improvements daily. By working on it year-round, it saves both stress and money from having to do things “last minute.”

FATOSH: Have you faced any obstacles during the preparation stage?

NICHOLE: Man power is always a challenge, but the team always pulls together to get it done!

ANDREW: Let’s talk about the weather! Here in Texas it can be 79 degrees one day and snow on the ground the next. Then you have spring. Watch out for those tornadoes and hail storms.

In my opinion, that is our biggest obstacle. In some cases, supply shortages can have an impact on preparation.

FATOSH: Would you like to share a memorable moment from the WOW Tours you have participated in?

NICHOLE: The art of taking group photos has been comical and fun!

ANDREW: WOW of 2022 was definitely one for the books. While TXFW and TXSA both had a circus themes as “The Greatest Shows on Dirt,” others had themes such as The Gladiators and The Indy Crusader Culture. I have fond memories of TXFW attempting (some succeeding) to soak RM Sean Jarboe in a dunking booth.

The Magic of WOW!

FATOSH: What would you suggest to team members who have not experienced WOW Tours before?

NICHOLE: If you have a chance, GO! Jump on a region tour and I promise you won’t regret it!

ANDREW: Make sure you are in it to win it. Expect hard work, but fun at the same time.

Expect to learn from the experience. Make notes on what impressed you about other communities. Pay attention to other property management companies and what they are doing that impresses you. I often stop to look at the landscaping of neighboring apartment communities or HOAs. FATOSH: How do you create awareness and train your team members on WOW Tours?

NICHOLE: I let them take the lead on what they want to see improved in the community. They know what makes these properties tick, and their input is valuable.

ANDREW: I think training them to spot the obvious is a great way to create awareness in order to make improvements. Driving the community daily is essential. I train them to not get overwhelmed. Rather than taking on the entire community for homesite cleanliness, let’s take five homes at a time. See to it that those residents clean up, then move on to the next five. If you take on too much at once, you run the risk of burning yourself out.

FATOSH: What are the benefits of having the WOW Tours?

NICHOLE: Not only does WOW Tours get our properties’ curb appeal in tip top shape, it creates an opportunity for teamwork, idea sharing, and most importantly the opportunity to showcase the teams efforts!

FIELD EXPLORER Each quarter a lucky group of home office employee get the opportunity to go out to the field and experience a week of working in one of our communities. We sat down with Raianne Watson of the Denver home office to see what her experience was like!

What were you looking forward to the most before going on Field Explorer?

Learning all about the day-to-day in the communities, being able to meet field team members and build connections and traveling to a new place.

What community did you go to and what other YES team members were on your Field Explorer?

We went to The Crossing (TX) and Summit Oaks. I was joined by Rachel Johnson and Brittany Antich both from the Michigan office.

What was the most valuable thing you learned?

Connecting more with the home office and the field. So take those little moments to reach out and connect with people in the field and build those connections. You never know where the day is going to take you. In the communities where you are directly connected to residents, you never know who is going to show up to the office and what will be needed of you. So, think about that the next time you wonder why you haven’t heard back from a CM right away. They can plan their day but it never quite goes the way they plan as they are getting pulled in different directions constantly.

What was the most surprising thing that happened?

Weather! Got caught in a tornado warning and it literally took up almost half a day lol!

What type of work did the CM or Maintenance team have you do?

We did everything! Checked for water meter reads, collection calls, checked out new and renovated homes , took measurements for blinds and doors, shadowed SLA on closing a rental deal, move-in inspections, moved old appliances, painted a basketball court, Gold Key Service, and submitted notice of violation.

After being on Field Explorer, were you able to see how your job can benefit the field or how the field can benefit you?

Even though my job is slightly more disconnected from the field, I got a firsthand look at how the field works directly with Rachel Johnson and Brittany Antich both from the Midwest Office. Rachel is a Resident Screening Underwriter and Brittany is a Senior Inventory Specialist. Additionally, I got to know and understand some field members positions a little more and it gave me a better understanding of what they do in their day-to-day and how they are impacted by a lot of the home office teams.

What was your favorite part about Field Explorer?

Building connections with Rachel and Brittany (Midwestern Team Members) and with the teams at The Crossing and Summit Oaks.

Everyone on the TXFW team was so welcoming and I am glad that I got to meet most of them and gain genuine friendships along the way.
