Market Review - QLD Phil Levesque & John Andrew from FAL Property Group Supply and Demand We see State government investment in infrastructure remain a bastion for industrial growth. Demand for logistics and supply chain properties (ecommerce) is continuing to be a driving force, offsetting drops in activity in other sectors. Overall, state final demand for Queensland has improved by 1.3% y-o-y. Queensland has also experienced an influx of industrial supply, increasing a sizeable 245% in 2019. Development approvals have also been stirring, with 1.2 million square meters approved over the next three years, indicating strong supply over the coming years. Together, this has created a pickup of sales in Q4 2019, up over 40% compared to the final quarter in 2018.

Rent and Yield Despite increased activity in the leasing market, the influx of supply has put downward pressure on rent growth, with rent values remaining relatively flat. Coupled with a decline in bond rates, yields are predicted to compress an average of 25 basis points. This has been reflected in steady prime yields of 5.50% in 2019.

Land Values Industrial land values have remained steady over the short term, with a continuing long-term growth in value. Industrial investors have acquired key industrial sites, noting a limited supply of prime locations.Investment growth has been especially strong in the Brisbane’s M1/Logan Motorway Corridor precinct, with much of this growth funded by foreign investment. The common theme for demand is properties with logistics and supply-chain attributes, which have become more highly valued.

Summary Simultaneous large increases in new supply and demand activity and lean yield rates typify this previous and coming year’s outlook. Property investment and development for ecommerce logistics is one to watch out for, with it gaining significant traction in the market over the past year.

Market Review - NSW Chris Sully from Link Property Services The Sydney Industrial Market maintained its strong run through the last quarter of 2019, with increasing activity levels continuing in 2020.

Sales Strong demand from owner-occupiers and investors for good quality industrial assets continues against a background of limited offerings, continued low interest rates and improved lending covenants.

Improving capital values for buildings have also spurred numerous new strata developments across the market in suburbs including Marrickville, Hillsdale, Banksmeadow, Chipping Norton, Prestons, Greenacre, Revesby, Smeaton Grange and Yennora. Strong sales results have been achieved across most of these developments.

Market Review - WA Rory Feely from MLV Real Estate The second half 2019 has proven to be a positive period in the West Australian industrial sector. The extended periods of dormancy appear to be at an end with an increased level of market activity and enquiry continuing into the start of 2020.

The emergence of owner-occupiers in the capital transaction markets has been a noticed change from previous years. Owner occupiers are now seeing value opportunities to purchase high quality and well located industrial facilities. Older buildings and those in industrial suburbs located further afield to the Perth Airport and Fremantle Port continue to experience extended periods of vacancy and time on market.

The leasing market has seen an increase in transactions, particularly for modern facilities in the eastern industrial suburbs. We expect this trend to continue into 2020 with stock for well designed, functional facilities continue to tighten. Incentives, normally in the form of a rent free period are still offered, however they have reduced in length and are now typically offered to assist tenants transition into their new property.

The investment market remains strong for tenanted properties due to the low interest rates currently on offer. The lack of supply of quality investments with strong Lessee covenants and terms beyond 4 years means they experience a shorter time on market. We expect this demand to continue throughout 2020.

MLV is quietly confident that the worst of the challenging times are behind Western Australia and the sentiment amongst the industries that drive the commercial and industrial markets is that this will be a far more prosperous year..

Market Review - SA Steve Smith from Leedwell Property The underlying fundamentals of the Adelaide industrial market remain very consistent year on year. Advances in infrastructure through State and Federal expenditure has been the backbone of the Adelaide industrial economy which continues to deliver more efficient transport corridors and bring regional and interstate markets closer to Adelaide.

Leasing Good levels of demand for industrial property continues however the availability of quality offerings remains a challenge for the market. As mentioned in our previous report, developers must seriously consider speculative development to meet the demand and add quality levels of supply to the market, especially within the inner western and north-western markets.

A series of pre-commitment mandates have been filled in recent times while another group of opportunities appear close to being finalised. This will result in fresh construction activity, predominantly throughout the inner west (airport), inner north (Gillman/Wingfield) and outer north (Direk). Again, developers should start to consider speculative development on the back of specific tenant mandates in order to provide additional supply to the market. Larger distribution centre assets are available in Edinburgh at very attractive rental rates and strong levels of incentives are being offered to entice tenants. With the opening of the Northern Connecter in February, this region is only a handful of minutes from the inner north and is set

to provide significant savings and affordability to tenants.

Rents remain stable across all markets while incentives have reduced (where supply is significantly less than demand).

Sales Again, low stock levels are restricting activity levels throughout the vacant possession and investment sale market.

Properties being offered with vacant possession continue to be sought after with low interest rates and low acquisition costs driving activity.

Investment sales activity remains strong with record sales being achieved over the past 12 months. Private high net worth groups, syndicates and interstate investors are actively seeking larger scale opportunities and are attracted to Adelaide given the stability of the market, lower entry costs and the higher return profile.

Land Land acquisition in the previously under-utilised outer northern market is experiencing one of the more stunning growth spurts with the Northern Connector road project opening in February 2020. This will provide a faster connection to the traditional inner northern market for at least 50% of the land cost. Owner-occupiers and developers have been taking advantage of this opportunity to acquire affordable and serviced land.

Land within the inner northern markets continues to be hard to find and tightly held resulting in more prospects needing to consider land further afield.
