Positivity for WA

T

he Perth Industrial Market has managed to exceed the pre-covid period in terms of both enquiry and transactions. Upon Lockdowns being lifted, Perth was essentially “shielded� from Covid-19 and was seen as a safe haven. This also prevented Perth from being subject to a second series of Lockdowns which would have been detrimental to the market as a whole. This increase in activity has continued well into the 4th Quarter of the Calendar Year and is expected to endure the Christmas break and well into 2021.

A combination of high stock levels and low interest rates has ensured a steady flow of Industrial sales transactions across all sub-markets Leasing activity was undeniably subdued in the early stages of the calendar year but Government intervention has abridged any further depressions in the market. The sub 1,000 sqm sub-market was the first to move with larger, 2,500 sqm plus buildings following soon after. Buildings that have been on the market in excess of 1 Year and are above 3,000 sqm are finally seeing tenants as occupiers remain optimistic of the future, particularly in WA.
