Western Australia Industrial Market Review Western Australia’s industrial property market continues to demonstrate strong fundamentals, supported by population growth, economic activity and sustained demand from the transport, logistics, manufacturing, construction and e-commerce sectors. Perth remains one of Australia’s tightest industrial markets, with approximately 187,000 sqm of space absorbed during the June 2026 quarter and rolling 12-month leasing activity reaching approximately 409,000 sqm, well above the long-term average. Vacancy tightened to approximately 1.0% during the first half of 2026, maintaining competition for modern, well-located facilities and supporting continued rental growth. Demand remains particularly strong throughout Perth’s established eastern and southern industrial precincts, including Welshpool, Kewdale, Canning Vale and Perth Airport. A shortage of serviced industrial land, combined with continued owner-occupier demand, is supporting land values and limiting opportunities to secure strategically located sites. While Perth maintains an active development pipeline, approximately 74% of forthcoming supply was precommitted at the end of the June quarter, restricting the level of speculative accommodation expected to enter the market.

This momentum extends into Western Australia’s South West, where population growth, regional investment and a diverse economic base are generating continued requirements for warehouses, workshops, trade facilities, storage and regional distribution accommodation. Bunbury remains the region’s principal industrial and logistics centre, supported by Bunbury Port and strong transport connections to Perth and surrounding communities. Established industrial areas including Davenport, Picton, Halifax and East Bunbury continue to attract interest from local businesses and larger regional operators. Across metropolitan and regional markets, enquiry remains focused on functional, adaptable properties offering efficient layouts, good vehicle access, suitable loading facilities and proximity to major transport routes. Quality industrial assets are expected to remain tightly held, with occupiers encouraged to plan ahead and act promptly when suitable opportunities become available.

“Quality industrial assets are expected to remain tightly held, with occupiers encouraged to act promptly when suitable opportunities arise.””. David Lamb, MLV Property

M AT T o’DE A from FACE Y PROPERT Y

The Melbourne industrial property market is currently facing a range of headwinds, creating both challenges and opportunities for market participants. A clear flight to quality continues to shape activity, with buyers and tenants favouring assets that offer strong fundamentals. Well-presented investment and occupier stock continues to perform strongly, while secondarygrade assets are facing increased competition and require greater effort from vendors and landlords to attract interest. Reduced buyer activity has created opportunities for those actively seeking acquisitions, while tenants are benefiting from improved negotiating conditions across many segments of the market. To remain competitive, landlords are increasingly focused on tenant retention, resulting in fewer relocations and a decline in overall leasing transaction volumes. This focus on retention has also led to more attractive incentive packages being offered to secure tenants, particularly within speculative developments and newly completed facilities. As a result, tenants have greater leverage when considering alternative accommodation options. Owner-occupiers remain cautious and generally undertake thorough due diligence before committing to a purchase. While this measured approach is understandable, prolonged decisionmaking may result in missed opportunities should market conditions shift. This may be triggered by November’s State Election, which many participants view as a potential catalyst for increased confidence and transaction activity. With competition currently subdued and purchasing terms remaining favourable, the present environment offers a compelling opportunity for owner-occupiers looking to secure suitable premises before conditions potentially become more competitive.

Investor demand remains healthy, with most purchasers targeting yields between 5.5% and 6.5% across commercial property assets. In practice, transactions are generally occurring within the 5.25% to 6.0% yield range, depending on asset quality, lease profile, and location. Encouragingly, the majority of our agency’s investment listings have been successfully transacted, and buyer demand continues to exceed the supply of quality investment opportunities. We remain actively engaged in identifying additional opportunities for clients seeking exposure to the sector. A notable trend gaining momentum is the increasing migration of traditional residential investors into the commercial property market. Driven by evolving tax settings and changing investment dynamics, this shift is expected to continue and may provide additional support for demand across the commercial sector. The influence of this emerging buyer cohort will be an important factor to monitor over the coming months.

“Melbourne’s flight to quality continues, with well-presented assets outperforming and current conditions creating compelling opportunities for strategic buyers and occupiers.” Matt O’Dea, Facey Property

Brisbane’s industrial market remains active in 2026, although conditions are becoming more balanced following several years of exceptionally tight supply, strong rental growth and intense competition for quality space. Vacancy remains relatively low by historical standards, with major research houses currently placing Brisbane industrial vacancy at approximately 3.0%–4.5%, depending on the stock base and methodology measured. Leasing activity has remained healthy, with demand particularly focused on modern, well-located facilities offering high-clearance warehousing, good truck access, efficient loading areas and proximity to major transport infrastructure. Prime Southern Brisbane industrial rents are averaging around $164/sqm and the Trade Coast closer to $210/ sqm net for larger, institutional-grade facilities; while smaller industrial units typically command a higher rate per square metre depending on location, quality, office content and functionality. Investment activity remains steady, although buyers are increasingly disciplined around pricing, tenant covenant, lease expiry profile and asset quality.

Prime industrial yields are generally sitting around 5.50%– 6.00%, with secondary assets trading at a wider spread depending on location, condition and leasing risk. Looking ahead to the remainder of 2026, Brisbane’s industrial market is expected to remain resilient. Continued population growth, infrastructure investment, limited serviced industrial land and elevated construction costs should support long-term fundamentals. However, tenants are becoming more selective, meaning well-presented, functional and appropriately priced assets are likely to outperform older or compromised properties.

“Brisbane’s industrial market remains resilient, with demand focused on well-located, functional and appropriately priced assets.”” Kyryl Koltsov, FAL Property Group
