6 COURTLANDT 6 Courtlandt Place was the first home built in Courtlandt Place, which was, in the early 1900’s, the first elite neighborhood in Houston, TX. Now in the middle of the bustling Montrose neighborhood, Courtlandt Place, back then, was the end of the trolley line for the business men working and building downtown Houston. #6 was built in 1909 by banker C.L. Neuhaus in a traditional Colonial Revival style. Sanguinet and Staats was the home’s original architect. The “white wedding cake of a house” as it was described in Houston’s Courtlandt Place, was 6,400 square feet with an 800 square foot third floor dedicated to servants and a basement separated into coal, wood, and laundry rooms, completed by the carriage house which housed a garage, horse stables, goat house, and a chicken coup with quarters/hay loft above.

2410 KINGSTON This Glendower Court subdivision residence is a balance of contemporary and traditional residential architectural design, both in form and style. The home is an honest expression of a traditional two-story single-family residence with a simple gable roof, while projecting an urbane style by incorporating contemporary materials such as the dark manganese brick, large thin framed aluminum windows with mullions in a Mondrian influenced pattern, and architectural composite metal panels. The home’s entrance design is perfect for its location in an established suburban neighborhood in Houston that has evolved, over time, into a more urban setting by providing a private entrance through a single solid wood pivoting door that leads one to a private courtyard, creating a quiet and secluded retreat once inside the surrounding walls. The entrance form purposefully and elegantly connects the courtyard entrance to body of the home through the use of the white linear aluminum panels which start as the featured entrance wall and fluidly transforms into the roof over the entrance to the courtyard and extends to the garage. 6186 SF

2219 DUNRAVEN This Glendower Court subdivision residence is rooted from Neoclassical architectural design. This two and a half story home showcases parapet hidden roofs, expressive accented openings, brick lay facade offering serene proportions from ancient Greece and Roman golden ratio. NUEMANN RESIDENCE Neumann Residence is a traditional Spanish Revival home. Custom touches are prevalent throughout, including ceiling trim designed after a Spanish cathedral, handcrafted saltillo and talavera tiles, custom millwork and lighting, and reclaimed stained glass wine room doors. The grand entrance features 30 foot ceilings with cedar wood trusses which are open to the family room beyond. Three staircases have custom iron handrails and talavera tile risers. A two-story library features the client’s antique book collection. The kitchen features a custom copper table, marble countertops and backsplash, and a La Cornue range and hood. A large wall of doors (by Mirabella Doors) opens completely between the kitchen and loggia to allow for the interior and exterior to join into a large entertaining space.

881 COUNTRY LANE This French Country home, nestled in Hunter’s Creek Village, boasts a grande façade with multiple courtyards and loggias, and mature landscaping. Inside, the home is filled with custom touches including specialty ceiling treatments and trim, specialty paint finishes, and rich marble and stone finishes. The family room and kitchen feature a cove ceiling treatment that soars to 15’ in the center of the space. Specialty features abound, including a cigar lounge, indoor rock-wall, conditioned wine cellar, and outdoor pool/spa oasis. 15 HAWTHORNE 15 Hawthorne St. Residence located in the historical Westmoreland Subdivision. The property includes a historic 1,968 SF, two story wood framed single-family residence situated on 5,950 SF (48’x125’) lot. This historically contributing Queen Anne style residence build in 1905 had minor previous alterations removing the second-floor front balcony, back yard covered patio, and a back of lot detached garage. The back yard patio was previously replaced with an open painted wood deck which had degraded. The primary wood lap siding and wood covered porch was maintained relatively well with only some of the boards needing repair or replacement due to rot. The brick base surrounding the perimeter and crawl space needed repair and replacement.

MEYERLAND RESIDENCE After their home flooded during Harvey, our homeowners desired to build a brand new home on their existing lot. Mirador Group stepped in to create a mid-century/Frank Lloyd Wrightinspired design that would be lifted out of the flood zone and would keep their family safe for future flood events. The home has a ground-level garage, raised first floor, intermediate level, second floor, and a media room tucked into the roof eaves. Elongated brick integrated with wood siding elements create a warm and modern feel. Windows abound throughout the space to give maximum natural light to the interior of the home.

CRAFSTMAN BUNGALOW After their home flooded during Harvey, this family decided to stay in place and build a new home on their lot. This craftsmanstyle bungalow is raised four feet above the adjacent grade in order to protect from future flooding. Brick was salvaged from the existing home, and was used as an art feature in the foyer of the new build. The exterior of the home features craftsmanstyle columns, iron railing, wood ceilings at the large front porch and rear loggia, and a linear dry-stack stone base. Inside, bright pops of color pair beautifully with the owners’ custom artwork and vintage furniture and décor. An extensive record collection is housed in a custom nook, and a large second floor game room provides ample space for the family to relax and enjoy time together.

KAPLAN RESIDENCE Kaplan Residence was inspired by Neoclassical residential architecture with white stucco walls and black framed openings adding a contemporary touch. The windows are recessed in double setback framed niches versus traditional projected ornamentation. Fypon trim offers the only added accent on the clean design. The symmetrical façade and landscaping forces the eye of the entrant directly to the foyer. Upon entry, a custom oversized double-sided see-through fireplace with slab Neolith Calacatta surround provides a backdrop to the chandelier welcoming guests.

2201 KINGSTON This Glendower Court property uses traditional forms and materials as the palette for modern décor, creating a transitional residence. The two-story stucco façade minimizes ornamentation bringing the viewer to focus on specific details and points of reference such as the simple gable roofs, half round gutters and round downspouts, rectilinear cast stone entry and light fixtures.
