When One of Us Wins, We All Win
I
f you don’t know who Coach K is, he is the most winningest coach in NCAA Basketball history. His teams at Duke University have won thousands of games and five NCAA National Championships.
Going in to the 2015 NCAA Tournament, Mike Krzyzewski (“Coach K”) decided his team needed some reflection and grounding. He brought a ball in to the locker room and had every player along with the entire coaching staff write the names of a few people who had helped them get to this point in their basketball careers. Over the next several weeks, this ball would be carried around with them everywhere; to team dinners, in the bus, practices, hotels, dinners, locker rooms… everywhere, for the remainder of the season. This ball acted as a reminder of gratitude and appreciation for everyone that had helped them get to this moment. My favorite part of this story is that Coach K didn’t make this a publicity stunt… there were strict rules about this ball not making it on the news, on facebook, twitter, nowhere public! This was for the team and the team only. The team went on to win yet another National Championship and when the season was over, they sent a replica ball to everyone that had been named on the original ball, with a letter that said “Thanks. You were with us every step of the way.” As you celebrate the wins, achievements, successes and accolades in your real estate career, whose name should be written on your ‘gratitude ball’? Who sacrificed for you, cheered you on, believed in you when you didn’t believe in yourself, encouraged you, taught you, mentored you, guided you through a tough transaction? We don’t reach success alone. My encouragement to you is to create your own version of a “gratitude ball”, and then be sure to write those people a personal note, letting them know how grateful you are for them. Lastly, some food for thought; when one of us wins, we all win. When one of your fellow Realtors® does well and succeeds, that means our whole profession wins. Don’t get me wrong, I am a fierce competitor and no game of Taboo is just a game of Taboo (just ask my children). However, I am a firm believer that a rising tide lifts all boats. If we want to show the consumer the true value of a Realtor®, we need to do that by lifting each other up, not by bashing on our competitors. We should want to see each other succeed. James Keller said, “A candle loses nothing by lighting another candle.” Let’s help each other, be kind to each other and cheer each other on. Next time you have a “new agent who doesn’t know what they’re doing,” on the other side of a transaction, let’s stop to help them rather than make them feel inferior simply because they have less practice than you. Let’s be the good in the industry and raise the bar. Start with gratitude, share that gratitude, help and cheer each other on and just be kind.

We Can’t Rely on Low Mortgage Rates Forever

Harvard Housing Expert Speaks to Salt Lake Realtors® Chris Herbert, managing director of the Joint Center for Housing Studies of Harvard University, was the keynote speaker at the annual Salt Lake Board of Realtors® Forecast Breakfast in January. Herbert said homeownership is rising for young people. The change in the U.S. homeownership rate from 2016-18 for those under 35 years old was up by 1.7 percent and up 1.5 percent for those 35 to 44 years old. Among racial groups, from 2016-18 Asians posted the biggest gains in homeownership at a 2.7 percent increase. Latinos and whites saw a 1.1 percent rise each. The homeownership rate for African Americans was up 0.7 percent. “Utah has a much higher homeownership rate than the rest of the country consistently,” Herbert said. “Utah’s homeownership rate is up about 2 percentage points over the past three years.”
For the third consecutive week, mortgage rates fell and the 30year fixed-rate mortgage is now at its lowest average in three years, Freddie Mac reported. While those historically low mortgage rates are helping to improve home buyers’ purchasing power, the real estate industry can’t rely on the current financing trend to boost sales in the long-term, Lawrence Yun, chief economist at the National Association of Realtors®, said at NAR’s Policy Forum in Washington, D.C., on Thursday. “At some point, mortgage rates are going to revert back to normal,” Yun said, noting that the interest rate for a 30-year mortgage was 8.1 percent in 2000. Even with today’s low rates, housing affordability is lower than historical norms. So the real quagmire that needs to be solved, Yun said, is the lack of available inventory, which is pushing home prices higher. “Home sales—even with record low unemployment and high job creation—are not breaking higher. We need to ensure there is an adequate [tax] incentive to bring more new homes to the market.” Yun noted that the national homeownership rate has remained flat since 2007, and low mortgage rates since then haven’t moved the needle. And because the wealth gap between renters and homeowners is growing, “if homeownership isn’t rising, the wealth divide will expand between the haves and have-nots,” Yun said. If the homeownership rate continues to lag behind historical norms, “one has to wonder: Are we turning into a renter nation?”

Ethics Refresher By Curtis Bullock Over the last month we have seen ethics cases filed that involved sloppy contract work which has resulted in not only legal problems for clients, but also agents having to answer to the Professional Standards Committee. More specifically, we’ve seen cases with the following kind of fact situation: An offer is received by the Seller which includes all six pages of the REPC and two separate addenda. The Seller agrees to accept the offer outright. The Seller signs and checks the “Acceptance” box on Addendum No. 2 but does not sign page six of the REPC nor does he initial each of the 6 pages of the REPC and Addendum No. 1. Only the signed Addendum No. 2 is sent back to the Buyer’s agent. The problem with this is that because there is no proof the six pages of the REPC were ever signed and accepted, a legal ambiguity is created. When

a contract ambiguity is created problems can arise later on in the transaction if things start to go south. If the transaction falls apart, that’s when the clients can become upset and file a complaint with the Board for this type of sloppy work. This can result in the agent receiving a sanction from the Board’s Professional Standards Committee and be asked to take a CE course or pay a fine. That’s what happened in this case and others. Avoid this type of ethics and legal problem by being thorough and precise with the legal documents in your file. Get all the signatures you need on all the documents and furnish them all to the agent or broker on the other side of the deal. Thousands of Realtors® have contributed to RPAC over the years and countless continue to do so in the future. RPAC is funded and managed by Realtors® like yourself! Once you invest in RPAC, 30 percent of your investment goes to the National Association of Realtors® (NAR) to promote homeownership

State Senate, and State-wide elected officials. NAR is primarily responsible for all federal office holders. Decisions on where RPAC money is spent is decided by an RPAC Trustees Board. Whether money is distributed to candidates running for local, state, or federal offices, there is an RPAC Trustees Board, consisting of only Realtors®, that decide where all funding is allocated and to which candidates. No RPAC funds are spent on events. All RPAC related events are paid by our Government Affairs Sponsors – like the MLS, Apartment Association, affiliate members, etc. Here’s a good example of how the RPAC process works:

Sally, a Realtor®, contributes $100 towards RPAC in all of 2019. Thirty dollars of Sally’s $100 investment goes to NAR and $70 stays in the State of Utah. Of that $70 attributed to Utah, $16.80 comes to the Salt Lake Board of Realtors® RPAC fund, while the $53.20 goes to the UAR RPAC Fund. In 2019, the Salt Lake Board of Realtors® RPAC raised $493,000. That money is subject to the same percent allocation mentioned above. Janice, a citizen from West Jordan, wants to run for the City Council. She contacts a staff member or a Realtor® about how she could get support from the Salt Lake Board of Realtors® to help her run for office. FYI: running for office is not cheap. To run for the city council in Draper it can cost more than $20,000. Janice contacts staff who then sets up a meeting with Janice and the Elections Subcommittee Board. The Elections Board, usually 10 Realtors® or more, interviews Janice to understand her views on various Realtor® topics like Housing Affordability, Sales Tax on Services, Transfer Taxes, Density, Zoning, etc. All interviews are conducted (live) in the board room at the Realtor® Campus. After the interview, the Elections Board discusses whether they want to support Janice or not based on her responses in the interview. For arguments sake, let’s just say the Elections Board recommends that they want to support Janice for her city council run in West Jordan. The Elections Board then takes the positive recommendation to the SLBR RPAC Trustees Board. The RPAC Trustees Board is made up of 15 Realtors® (Past President of SLBR, Current President, Government Affairs Chair and Vice Chair, current First Vice Chair, Second Vice Chair, Treasurer, two board of directors, and six board appointees) who then decide how much RPAC dollars they want to give to Janice based on the positive recommendation of the Elections Board. After a discussion and a vote, the RPAC Trustees board decides that they want to give Janice $500 to run for office in West Jordan. After a favorable vote, a check for $500 is sent to Janice’s campaign. Janice can then use those funds to pay for mailers, door hangers, making calls, outreach, etc.

An Exceptional Year for Salt Lake’s Housing Market 2019 was the Fourth Best Year in Overall Residential Sales Salt Lake County’s Residential Real Estate Market: 2019 Review - 2020 Forecast By James Wood Ivory-Boyer Senior Fellow Kem C. Level of Sales Nearly Unchanged in 2019 For the fourth consecutive year, residential sales finished in the narrow range between 17,800 and 18,000 sales. Single-family sales totaled 13,087, only 17 fewer than in 2018. Condominium/ townhome sales totaled 4,796, only 204 more than in 2018. Combined sales (single-family, townhome, condo) totaled 17,883, a hardly visible increase of one-half of one percent over 2018. Shift in Demand to Condominiums/ Townhomes Since the end of the Great Recession a shift has been underway in housing demand. This shift reflects the homebuyer’s preference and need for more affordable housing. In 2019, 26 percent of residential units sold were either condominiums or townhomes; the highest percentage share on record. A Second Measure of Sales The historical data above do not take into account the demographic growth of the county. As the population of the county increases, there should be a corresponding increase in home sales. One way to account for population increase is to calculate the number of homes sold per 100,000 people. In 2019, the rate of homes sold was 1,534 homes for every 100,000 people, 9 percent above the long-term average of 1,408 homes sold. So, while the 17,883 sales in 2019 is one of the highest years ever, adjusting for population growth shows that 2019 sales were just a bit higher than the long-term average.

Housing Prices Extend Streak Housing prices in Utah have increased substantially in the past seven years, up 67 percent, but this rate of increase is not a rarity in the Utah housing market. During the past 50 years, 25 of those years fall into periods of rapidly increasing housing prices statewide. The 1975 to 1982 period registered the greatest increase with more than a doubling of home prices in just seven years.
Price Increase Moderates for SingleFamily Homes In 2019, the median sales price of a single-family home in Salt Lake County increased by 7 percent. The deceleration in price increases the past two years suggest that a double-digit increase in 2020 is unlikely.

condominium/townhome was $275,000. Since 2012, the median sales price has increased from $144,000 to $275,000, a 9.7 percent average annual rate of increase. Since the Great Recession, condominiums/townhomes prices have increased faster than single- family prices, but in the long-run (1996-2019) their rate of increase has been slower than single-family homes; 4.1 percent annually compared to 4.6 percent. The long-term rate of increase in inflation-adjusted dollars for condominiums/townhomes is 2.0 percent annually.

In the Long-Run, Prices Average a 4.6 percent Increase Annually The median sales price of single-family home in Salt Lake County was $380,000 in 2019, up 91 percent since 2011, the year prices ended their decline following Great Recession. Over the longrun (1996-2019) the median sales price of a home in Salt Lake County has increased annually at 4.6 percent in current dollars and at 2.5 percent in inflation-adjusted constant dollars.
Condominiums/Townhomes Prices up by Double-Digits The median sales price of a condominium/ townhome in Salt Lake County increased by 10.6 percent in 2019, the third consecutive year of a double-digit increase.

For seven consecutive years, the number of residential listings has been in a narrow range of 23,000 to 25,000 homes. Of the 23,530 homes listed in 2019, 17,887 were sold. The share of sales-to-listing of 76 percent is the highest on record. The long-run average share of sales to listings is 57 percent.
Days on Market Increase Slightly In 2019, the median days on market for singlefamily homes was 24 days and 19 days for condominiums/townhomes. The days on the market reached an all-time low in 2016 of 14 days for a single-family homes and 10 days in 2017 for a condominium. In the last few years, the days on the market have increased slightly, but still far below the long-term average of 42 days for single-family homes and 50 days for condominiums/townhomes.
2019 Economic Forecast While the most recent economic forecast (October 2019) shows continued solid growth, most indicators point to a deceleration in the rate of growth. Key points for the 2020 statewide forecast:

Forecast for 2020 The impact, on the real estate market, of slower job growth, will be offset by continued low mortgage rates and solid demographic growth. The total number of home sales will be around 18,000, including 13,000 single-family homes and 5,000 condominium/townhome units. Expect a small decline in single-family sales, no more than 2 percent, and a modest 6 percent increase in condominium/townhome sales. Affordability concerns will shave a percent or two off the price increase of single-family homes, but will boost condominium/townhome prices. The median sales price of a single-family home will increase by 5 percent to $400,000 and by 10 percent for condominiums/townhomes. And finally, residential real estate commissions will jump from $420 million in 2019 to $450 million in 2020.

Life Lessons from a Boulder Life is more than the sheer will to live and survive. According to Aron Ralston, life is about the will to connect and love. By Dave Anderton Aron Ralston thought he was untouchable. However, a solo day-hike into Utah’s Blue John Canyon left him fighting for his life.
of food and water and resorted to drinking his urine. On the morning of the sixth day, he used a small knife to cut his hand free.
After quitting a high-paying job as a mechanical engineer, Ralston launched a new life as a mountain guide. Wild adventures, tall mountains, and remote canyons seemed no match for Ralston, who began a quest to prove he was somebody.
That was 17 years ago. Since then, Ralston has written a New York Times best-selling book, climbed the tallest peaks on five continents, skied from the summit of Denali, had a movie made about him, interviewed with hundreds of journalists, appeared on countless talk shows, given more than 500 speeches around the world, and has become the father to two children.
Most people know his story. Halfway through his hike, the 27-year-old Ralston dislodged an 800-pound boulder that fell and pinned his right hand against a canyon wall. In a standing position, with little room to move, Ralston endured five sleepless nights, with temperatures dipping into the 30s. He ran out

On Jan. 31, he spoke at the Realtor® 500 event. “What do you do when you’re out of options?” Ralston asked. “For me, I reached into my backpack, got out my video camera and held it in front of me and turned it on;
‘Mom, Dad, I love you. I’m sorry.’” Facing death, Ralston said his life’s achievements and material accumulations were insignificant. Instead, his thoughts turned to his family. “As sad and somber as that moment was to say goodbye,” Ralston added, “it was also the very same moment when that boulder showed me what was really important in my life.” Ralston’s story still resonates with people nearly two decades later, especially with those who are suffering. It may be someone who is going through a divorce, a person just diagnosed with a terminal illness, someone with depression or addiction, financial setbacks, or the death of a family member. “They come up afterwards and they share their stories or maybe they just have tears in their eyes and I ask if I can give them a hug,” he said. “I know I was here for that person. Some of the people that have touched me most profoundly were people who I never met, but wrote me letters to say that they were in a depression and that my story saved them from committing suicide.” His speech to Realtors® was no different. After the event, a man approached Ralston during the rush of photos and handshakes and quietly
said, “Your talk today might have saved my marriage.” Gary Cannon, past president of the Salt Lake Board of Realtors® and a lifetime Hall of Fame RPAC investor, said Ralston’s story is truly remarkable. “We all have boulders that fall on us in life, but the boulders aren’t as big as they appear,” said Cannon, who is a two-time cancer survivor. “Ralston gives people hope. He inspires people to keep fighting and never give up. I tell people that cancer is the greatest thing that ever happened to me in my life. It’s turned me into a better person. I am more giving and more passionate about serving others. It’s helped me to understand other people with challenges in their lives.” During the first hours and days he was trapped, Ralston believed somehow he would find a way to make it out. As the fifth night approached, hope faded. Strangely, Ralston said, by letting go of his desire to control the outcome of his entrapment, he felt a reassurance that was euphoric. “Some other marvelous force is in control, and has been all along,” Ralston recalled in his book, Between a Rock and a Hard Place. “Give it whatever name I want, all I know for sure is that I don’t have to sweat it out anymore, because

I’m not in charge.” On his last night, while convulsing in pain and shivering uncontrollably in the cold canyon air, Ralston experienced an extraordinary out-ofbody experience. He saw himself step away from the boulder as the canyon wall opened, revealing a hallway. “I caught a glimpse over my shoulder and saw the boulder, the canyon, and my body slumped.” He then entered a living room where a three-year-old boy with blond hair, blue eyes, and a red shirt was playing with a truck. Intuitively, Ralston knew the boy was his own. “I saw myself crouch down, my arms open, and the boy comes running over to me,” Ralston said. “I scooped him up with a left hand and a handless right arm. We danced and we bounced. His brilliant beautiful blue eyes locked with mine as he said, ‘Daddy, let’s play.’ I was filled with warmth and love. I was no longer thirsty and felt no cold and no pain.” The experience lasted only a few seconds. When it ended, Ralston was back at the boulder shivering worse than before, but he knew he would live. “That little boy just changed everything.” On the morning of May 1, 2003, Ralston twisted his forearm against the boulder to break the two bones. After an hour of cutting through skin, muscles, tendons, blood vessels, and nerves, he

was free. Following a harrowing 60-foot rappel and six-mile hike, he stumbled on a family who alerted rescuers. Today, a 44-year-old Ralston reflects on his rendezvous with a boulder. Perhaps, he said, it was less about that particular boulder and more about learning a life lesson. “I was putting myself out there in my life in such ways that if it hadn’t been that boulder it was going to be something else,” he said. “There were about 10 other times when I almost died. If it hadn’t been that rock it was going to be something else.” Seven years after the accident, Ralston became the proud father of Leo, a blond hair, blue-eyed boy. This month Leo celebrates his 10th birthday. “I have no regrets about that choice,” Ralston concluded in his book. “Indeed, it has affirmed my belief that our purpose as spiritual beings is to follow our bliss, seek our passions, and live our lives as inspirations to each other. When we find inspiration, we need to take action for ourselves and for our communities; even if it means making a hard choice, or cutting out something and leaving it in your past. DECEMBER HOUSING WATCH 2019 Was the No. 4 Best Year in Salt Lake Home Sales since the Great Recession Salt Lake County home sales in the last month of 2019 increased 3 percent compared to December 2018. New listings were down 17 percent in December. Pending sales fell nearly 5 percent for the month to 907 year-over-year. Nationally, overall sales took a significant bounce, up 10.8 percent from a year ago (5.00 million in December 2018), according to the National Association of Realtors®. Lawrence Yun, NAR’s chief economist, said home sales fluctuated a great deal last year. “I view 2019 as a neutral year for housing in terms of sales,” Yun said. “Home sellers are positioned well, but prospective buyers aren’t as fortunate. Low inventory remains a problem, with first-time buyers affected the most.” In Utah, strong demand for homes is being driven by net in-migration and population increase. In 2020, it is projected that Salt Lake County will add 13,700 people to the total county population, according to the 2020 Salt Lake Housing Forecast Report. New housing starts have lagged household formations, creating a housing deficit that continues to push prices higher. According to the Utah Housing Gap Coalition, over the past 10 years a 54,000-unit gap has accrued between the number of Utah families or individuals needing housing and the supply of housing units available. In the final three months of 2019, the median single-family home price in Salt Lake County increased to $378,000, up 8 percent compared to a median price of $350,000 in the fourth quarter of 2018. Median home prices in the fourth quarter increased across all Wasatch Front counties including: Davis, up 9 percent; Tooele, up 12 percent; Utah, up 6 percent; and Weber, up 7 percent. The top 10 highest median prices in the fourth quarter by ZIP code area were: 1. Alpine (84004) $752,500, up 30 percent 2. Emigration Canyon (84108) $646,500, up 24 percent 3. Avenues (84103) $644,000, up 14 percent 4. Eden (84310) $578,000, up 9 percent 5. Draper (84020) $570,000, up 8 percent 6. Sandy (84093) $533,500, up 11 percent 7. Holladay (84124) $528,500, up 11 percent 8. Sandy (84092) $518,500, up 10 percent 9. South Jordan (84095) $510,000, up 4 percent 10. Sugar House (84105) $497,430, up 11 percent The five most affordable ZIP code areas were found in South Ogden ($237,250); Farr West ($252,500); Roy ($260,000); Glendale ($263,000); and Magna ($272,500). Sales of single-family homes in Salt Lake County were up 1 percent in the fourth quarter year-over-year. Davis County sales increased 3 percent. Tooele County sales were up 7 percent. Utah County sales increased 11 percent. Sales in Weber County were up 4 percent. The typical Salt Lake home was on the market 45 days in the fourth quarter before it sold, up from 40 days in last year’s fourth quarter.
