MIELKE Mechanical is pleased to offer the following menu of services for Moffitt‘s new McKinley campus. Our goal is to provide for the facilities’ mechanical and plumbing operational needs, while supporting Moffitt’s short-term and long-term staffing strategies. Listed below are levels of service and personnel that can be customized based on Moffitt’s needs initially and into the future. We have also made suggestions based on our experience for initial staffing levels while the facility is placed into fulltime use. Long-term staffing levels will be adjusted based on the facility demands and occupant requirements. If this approach is acceptable, we can provide cost ranges for each level of personnel.

Our initial recommended staffing for Level One is (2) technicians full time during day shift, including Saturday and (1) technician for each after hours shift, including Sunday

MIELKE Mechanical can provide full-time staffing for Level One needs, or at Moffitt’s option they can provide staffing for Level One personnel MIELKE can provide recruitment and training services for this position if requested. Using market ranges and pre-approved rates, we can recruit, hire, and train candidates for Level One positions. After a successful vetting and training period of one year, these team members can be transitioned directly to Moffitt if preferred

LEVEL TWO REPAIR TECHNICIAN

Level Two personnel will be capable of performing advanced regular maintenance duties on complex mechanical and plumbing equipment. They will also be capable of diagnosing and making repairs on base level equipment. Level Two technicians will be the first team members engaged by Level One technicians when equipment and systems perform outside of design parameters in most cases.

Our initial recommended staffing for Level Two is (1) full time technician during day shift, including Saturday. Additional Level Two technicians will be available as required based on facility needs (around the clock), from MIELKE’s team. Additional Level Two technicians can be charged based on actual usage at the facility.

MIELKE Mechanical will provide all Level Two technicians as needed. With prior written approval by Moffitt and MIELKE, and if the technician desires, MIELKE can recruit, hire and train Level Two candidates. After a successful vetting and training period of two years, these team members can be transitioned directly to Moffitt if requested.

Level Three Advanced Technician

Level Three personnel will be capable of advanced system and equipment diagnosis and repair. They will serve as senior technical support for the entire team stationed at the facility. Level Three personnel will also schedule, coordinate, and oversee outside OEM firms when working on mechanical and plumbing systems and equipment.

Our initial recommended staffing for Level Three is (1) technician on a part-time basis. If MIELKE is engaged overseeing all mechanical and plumbing facility operations, then we envision that a Level Three Technician will be required between half and full time on a weekly basis. If Moffitt personnel will manage the overall facility operations and MIELKE is not responsible for oversight and scheduling, then we anticipate a Level Three technician will be required less than half time.

MIELKE Mechanical will provide all Level Three technicians as needed. Based on market conditions, and the training required, it is not feasible for us to offer placement services to Moffitt for Level Three technicians.

Oem Maintenance And Repairs

Since the equipment at the facility is new, and much of it carries extended warranties, OEM’s will be required for maintenance and service. At Moffitt’s option, the OEM service can be managed by MIELKE or directly by Moffitt personnel.

As part of establishing facility operations protocol, a thorough review of all equipment and components will be required to delineate equipment that requires OEM level maintenance and repairs, warranty parameters for equipment, and what equipment can have routine maintenance performed by Level One or Level Two technicians.

Clarifications And Qualifications

Our firm is prepared to approach this opportunity with flexibility based on Moffitt’s needs and long-term facility strategy. We believe this outline offers a workable solution for both short-term and long-term goals. We are open to other ideas or requests as we work to develop a successful partnership.

As part of any future agreement, and to facilitate a mutually beneficial partnership, we will ask Moffitt to agree that they will not solicit and hire MIELKE personnel. We are willing to offer our technical expertise and experience to facilitate building an in-house Moffitt
