As we pull out of the shorter, darker days of winter and into the bright promise of spring and summer, we often try to think about what we’re going to do different in a new year. With the promise of new blooms and later sunsets comes time to think about how to make sure this year is not only our most productive, but our most mindful. And that’s what this issue is all about. It’s about making sure we’re taking care of our minds, our bodies, and our wellbeing. All across the Midway Districts find new ways to take care of yourself and treat yourself at our spas, eateries, shops, and more. All that lies ahead in this issue of District by Midway

Houston’s Premier Food Hall

Welcomes Three New Concepts

Finn Hall, Houston’s premier food hall, is comprised of eight independently operated eating establishments and a full elevated bar in the center of the hall. With a nod to European food halls where quality, experience, and atmosphere reign above all else, the beloved hall continues to attract the next generation of diverse, and high-profile restaurants.

“As the ultimate Downtown destination for food lovers, we are excited to welcome new and delicious flavors to Finn Hall,” said Miranda Cartwright, General Manager of Property Operations at Midway. “We are thrilled to enter the new year with the addition of unique selections of diverse cuisines and continue enhancing Finn Hall’s dining experience.”

Fire Noodz , a spicy noodle shop, is making its debut at Finn Hall. Created by Chris Nguyen, Sonny Nguyen and Mark Tiu, Fire Noodz is the first venture since the owners left Oh My Gogi. At Fire Noodz, guests will experience spices and flavors and enjoy fiery signature menu items including Thai curry ramen and fried cheesy fire balls. Fire Noodz officially opened in February 2023, and will be open Monday through Friday from 11 a.m. to 8 p.m.

Chef Reginald Scott is bringing the flavor to Finn Hall with the addition of The Smoke , a fast-casual BBQ restaurant specializing in smoked meats, vegetables,

and delectable sides. Some signature menu items at The Smoke are 48-hour brined smoked chicken wings, a jumbo turkey leg, Peyton’s pickles, and the Smokey Bowl as a vegan option. The Smoke had its grand opening on February 5, 2023 and its operating hours are Monday through Friday from 11 a.m. to 7 p.m.

The owners of Craft Burger, a fan favorite specializing in gourmet all-natural burgers at Finn Hall, are bringing Carol Kay’s , a first-to-market concept to Downtown’s premier food hall. Shannen and Stacey Tune’s new concept incorporates southern and Caribbean cuisine. Carol Kay’s offers smothered biscuits and gravy, cornbread beef hash and eggs, jerk chicken, curried chicken rice bowls, quinoa salmon bowls, and more. Carol Kay’s opened in February 2023 and operates Monday through Saturday from 8 a.m. to 3 p.m.

Fire Noodz, The Smoke, and Carol Kay’s will neighbor other independently operated dining establishments at Finn Hall, including Craft Burger, Papalo Mercado, Pizza Zquare , Maui Bento, Greenway Coffee , Swallow’s Nest and Cranky Carrot Juice Co. Finn Hall also offers a variety of seating and server options including the bar, semi-private booths, a full-service communal seating area, and outdoor patio, allowing visitors to grab a coffee, cocktail, or food and enjoy in a vibrant environment.

Midway’s Intentional Design Draws Eyes to Houston and Beyond

Midway's Executive Vice President shares the design strategy behind your favorite properties.

David Hightower knows the level of your interest in Midway properties. Literally.

“Most people don’t really care a whole lot about what’s going on beyond 20 feet above them,” the Executive Vice President with nearly 45 years in the industry confides. “They’re more interested in the space they occupy.”

That sense and respect of space is what makes Midway’s approach to mixed-use properties unique. Be it CITYCENTRE, Century Square, GreenStreet, or any of their upcoming projects, Hightower and his colleagues work to create unique, inviting places for Texans to live, work, shop, relax, and most importantly, enjoy.

“It’s the spaces people occupy,” stresses Hightower. “We want to make that an enjoyable and inviting experience. A pretty experience.”

Accomplishing this, however, requires far more consideration than the kinds of decorative flowers and plants that dot Midway’s thoroughfares—although they certainly have those. Hightower explains that he and the company's many stakeholders, “spend a great deal of time looking at the environment in which a project is situated,” he says.

Take, for example, Houston’s East River development—Midway’s upcoming, 150-squareacre mixed-use destination scheduled for completion later this year. Located in one of the oldest working class regions of the city, Hightower explains East River will pay homage to that history, taking into account the “gritty, industrial flavor” of what was, at one time, the upper end of Houston’s original shipping channel.

That history—generations of multicultural,

blue collar families living and working together—will be reflected in East River’s property. And being equivalent to 65 blocks of downtown Houston real estate ensures there is plenty of space to do so.

“We want a new, urban community that is open and inviting. We want all our surrounding neighbors to come and enjoy being here,” Hightower says. “We’re not going to build this little walled city in the area. We’re going to open it up and honor the old city street grid pattern.” He goes on to explain that combining both an area’s history and modernity comes naturally to Midway. “It’s a passion, and it’s not something that somebody is forcing us to do.”

That said, the business is not without its challenges. One of Hightower’s roles at the company involves managing all the different design and architecture teams, coordinating and collaborating to ensure an optimal final design that blends workspaces, homes, recreation, and retail opportunities. “There’s a lot of coordination, a lot of communication, between design teams to ensure there’s a seamless transition from one space to the other,” he says.

Hightower likens the role to being the conductor of one large orchestra composed of individual, complementary sections of musicians. “It doesn’t always happen,” he says with a laugh. “Occasionally someone drops their music and they get messed up. But that’s just part of what we do.”

Looking forward, Hightower is excited at the prospects ahead for the entire East River Midway team, including realizing an idea over six years in the making. In 2017, Hightower and his associates almost landed the opportunity to redevelop Houston’s historic ConocoPhillips building complex, but fell short. Last year, however, the chance reappeared, and Midway wasted no time in leaping to action. Soon, plans will be underway to transform the space into a new mixed-use property with untold possibilities, all while maintaining the historic integrity of the space itself.

“That’s the kind of thing we look for today. We’re not cookiecutter builders,” says Hightower.

“We truly look for unique opportunities that maybe a lot of people say they don’t have time to mess with it.”

In the end, Hightower explains, Midway is always about our relation to spaces, and what they can mean for our lives. “It all comes back to the people, and creating a really remarkable place that they want to come back to again and again,” he says. “Or they want to live in!

“Every journey started with a first day and built from there,” he says. “It becomes more routine with time.” Cory recommends seeking out what classes or fitness type best suit your interests. Love to spend the weekend busting a move? Find a high-cardio dance class to get your blood pumping. All about those weights? Opt for strength training mixed with yoga.

And behind a solid regime is a trainer. “A trainer will provide you a personalized plan based on your specific goals and needs through science-based assessment, but where they really shine is accountability and education,” Cory says. “A personal trainer will act as your fitness professor, strongest ally, and biggest cheerleader.”

Okay, Y’all.

Time for some real talk. My own social calendar is too much to manage, let alone trying to coordinate with my friends, partner, and kids schedules. It can all be exhausting. So, guess what? I am done. (But take a breath, bestie. We are still on for that brunch date next Sunday, promise.) I am not nixing my entire social calendar. I am talking about reclaiming my own “me time.” It’s time for a solo date. Party of one. Me, myself, and I. I am taking myself out this spring, and I don’t have to go far. Midway District’s Memorial Green is setting the scene for a solo date to remember.

Before I plan the perfect date, let’s set a few things straight. “Me time” is important! I don’t mean to always go alone—but it’s not the most radical thing to want to fly solo on occasion. It’s self-care, after all, and I am here for it. Steps away from my front door in Memorial Green, I have access to a bucket list of my “treat yourself” favs. I am turning that list into an action plan—bucket list, no more. Follow along and find some inspo of your own.

The roster of shops, dining, and spas at Memorial Green reads like the perfectly curated date itinerary, and spoiler alert: it is. The biggest question is where to start and what to do next. Since this day is all about focusing on my best self, Clean Juice is my first stop. Its claim to fame is more than just an organic juicer. This quaint spot’s menu is chock-full of smoothies, light bites, and, of course, delicious juice to keep your body feeling good and satisfied. I opted for the Green Bowl paired with a coffee-lovers smoothie fav, the Coffee One.

Next up? A self-care duo a la Thrive Drip Spa followed by The Lash Lounge. Whenever I hit Thrive Drip Spa, I tend to go for the tried-and-true Hydrate Drip, but today I booked a Beauty Drip that generates a healthy glow and improves my skin complexion. Youthful glow? Absolutely. And since this

date is all about what makes me feel like my best self, I knew the team at the Lash Lounge would help me feel confident with a set of eye-catching lash extensions.

I am pulling out all the stops on this solo date, and diving into self-care from head to toe. Cue Isle Pedispa . While there, I made a mental note to bring my girls back for a group event. I picked the Isle Pedicure plus a salt scrub and, since this is a special occasion, finished with an Isle Manicure. This spot is extra cute and cozy; all I wanted was to make it last and soak up every bit of relaxation. While popping around to all my favorite spots was exactly what the wellness guru ordered, if I want a day only spent at the spa, I’m always up for Life Spa and Café just down the road at CITYCENTRE. With delicious health food, top-of-the-line treatments, and total care services, it’s a must-do, no matter the reason.

With my morning and afternoon filled with a deep dive into self-care mode, happy hour is now calling my name. It’s easy to be transported to a quaint European city street with a sip of the unique wines available at Memorial Green’s newest hot spot, VinSanto, opened in 2023. A crisp glass of anything they are serving up is just the ticket before perusing LAM Bespoke or booking an Uber and hitting more shops at CITYCENTRE. The day was so memorable, I decided to treat myself with something to remember it by. After strolling through Anthropologie , Madewell , and my favorite boutiques, I couldn’t resist Kendra Scott ’s Lee Gold Drop Earrings in iridescent drusy. Swoon.

Choosing where to close out the day with a bite to eat was, without a doubt, the hardest decision of the day. The top-notch dining around every corner at CITYCENTRE and back home in Memorial Green is hard to beat. There was a restaurant for any craving, but I decided to keep the self-care train going and grabbed a salad from Bellagreen , then headed to The Moran Hotel to check out what they had going on that day. The unmatched night-life events and atmosphere at Fireside was speaking to me to close out the perfect day. This was a solo date for the books, and I barely skimmed the surface of where to go and what to see. It’s official: The solo date is now a regular occurrence.

From Orange Grove to the Vineyards of Napa

Aggie Undergrad Shares Wine at Century Square.

When you get Hunter Ham talking about wine, it’s hard to believe he hasn’t been working in the industry for decades. The sommelier at PORTERS Dining + Butcher didn’t know much of anything about wine when he moved to College Station from Orange Grove just a few short years ago to start school at Texas A&M. Now, he curates a wine list with well over 200 bottles for one of the finest restaurants in the Brazos Valley.

“I grew up in a family where you kind of have to pay your way, take care of yourself,” Ham says. “I didn’t work my first year of college, but after that first year, my parents said, ‘Get a job.’”

Ham found his first restaurant job in College Station at a spot that ultimately didn’t make it through the shutdowns of the pandemic. As the situation around the country improved, he landed an opportunity to serve as a waiter at PORTERS and found his calling.

“I befriended my boss, Nick Frobenius,” Ham says. Frobenius was running the PORTERS wine list at the time. “He introduced me to wine and the stories that are behind it.”

The stories surrounding the ancient beverage are part of what began Ham’s love affair with wine.

“Wine is a very beautiful thing,” Ham says. “It’s history, it’s culture, it’s a social connection for those who enjoy it.”

This social connection is another reason Ham finds serving and teaching about wine so fulfilling.

“I’ve met so many incredible people, heard so

many incredible stories, and it all started with wine,” he says. “It really connects people.”

It’s of course a pleasure to recommend fantastic wine off the expansive PORTERS list to aficionados, but Ham really loves introducing wine to folks who may be intimidated by the number of choices out there.

“There’s always a place to start,” Ham says. In fact, Ham says sommeliers love newcomers to wine. “If you come over and tell a somm, ‘I want to get in to wine but I don’t know where to start,’ that’s the best thing I can hear. Let’s go on this journey together.”

Between voracious wine knowledge reading, traveling to Napa, and working at PORTERS, Ham remains an Aggie student, focusing his studies on Geographic Information Science & Technology (GIST). This might seem a long way from wine sipping, but when asked, Hunter Ham has a plan to bring it all together.

“I want to own a company eventually that uses GIST land surface mapping to build vineyards,” Ham says. “One day I’d like to own my own vineyard.”

We all know sleep is important, but to end your day and ensure you’re getting the most restful, rejuvenating shut eye, turn off the blue lights and disconnect from your phone and screens. Instead, thirty minutes before you’re ready for shut eye, separate your phone from your bed and read a book, meditate, and let your body get the best rest possible. Delicious and nutritious—that’s the mantra we are channeling for all of our meals this year. We are leaning into the wholesome, nourishing power of foods and ensuring they are not only packed with nutrients but loaded with good flavor. Gone are the days of self-deprivation. Hello, tasty goodness! Cue the smoothie and juice recommendations.

Juices and smoothies have long been celebrated as a top-notch way to kick start your day with veggies, fruits, and healthy vitamins, while keeping you full until your next meal. And they are! But ensuring they check a few extra boxes can help get the most out of your nutritious drink of choice.

Liz Moody, the host of The Healthier Together podcast, author, and online content creator, says now it’s all about the metabolic benefits—which means maintaining a healthy level of blood sugar, triglycerides, cholesterol, and blood pressure. The days of the all-fruit juice or smoothie that throw your blood sugar out of whack and leave you hungry an hour later are no more.

“There has been a lot of research about how things like sugar impact our blood sugar and overall metabolic health,” she says. “In the days of the all-fruit smoothies, you weren’t having that lovely longer blood sugar curve effect.” Now, she says, this is changing.

Liz looks for the metabolic health trifecta when ordering her go-to drink. For her, this means a smoothie with fat, fiber, and protein. To ensure your smoothie fits the bill, look for an offering with hearty greens in the mix like spinach or kale for micronutrients and fiber. For fat, add in healthy fats like avocado, chia seeds, flax seeds, or your yogurt of choice. “These healthy fats keep you satiated longer,” she says. And to get that protein fix, hemp, protein powder, and even nut butters are a great addition.

When opting for a juice, Liz recommends leaning toward the freshest juice possible that is heavy on the veggies. Once the juice is made, the nutrients are oxidized, and you lose some of that nutrient-packed benefit. And, unlike a smoothie that can have everything your body needs for a balanced meal, a juice isn’t a meal. Make sure and opt for other food pairings with your juice to keep your diet balanced. “I would [drink juice] with an actual meal so I am getting the nutrients as a bonus, not a substitute,” she says.

And while that extra cacao or peanut butter in your smoothie might feel like an indulgence, Liz has another approach worth considering. “I don’t view anything as an indulgence because I don’t think anything is off limits,” she says. “Go for the trifecta, and make sure it is something you are always enjoying,” she says. “Wellness is a tool. The second it isn’t helping you live your happiest life, it’s no longer wellness. If you are suffering through your smoothie, what can you add to make you excited to consume it?”

It’s not always feasible to make your own juice from home. Going to the grocery store takes time, and having to balance the amount of time it takes to meal prep in your schedule with the expiration date of all the ingredients takes extra mind power. Luckily, there are fantastic spots all across the Districts where you can get a tasty, nutritious juice or smoothie fix.
