The way we interact with the world and each other has changed since we set out more than 52 years ago. For many of us, what we see on a screen seems more remarkable, and captures more of our attention, than anything we experience in our daily lives. We believe the desire for deep connection and the need for spaces that encourage connections is more important than ever. After all, remarkable places inspire people to do remarkable things, and our purpose is to create the places that will bring people together, to enrich lives and leave an enduring, positive impact.

Inspiring and delighting people with the places we create has always been at the heart of Midway’s legacy, and we’re proud to say we are still excited to build on that legacy. From the rebirth of a 110-year-old Main Street landmark, to the newest technology hub for the world’s most innovative company, our places reflect what is unique and special about each community we touch. Never relying on past accomplishments, we are investing, innovating, and creating destinations that become new centers of gravity, while expanding into new geographies.

Where we’ve been helps us build where we’re going Midway’s forward-thinking mindset has earned the continued support of our community partners and investors. We’ve also been recognized for bringing contemporary workspaces and amenities to historic buildings. An international panel of judges honored the landmark Jones on Main with a 2020 ULI Development of Distinction Award in the Heritage category. We are gratified by industry recognition, and we’re thinking bigger. While we build award-winning developments, we’re also building Midway’s capacity with the people, structure, and tools in place for continued growth.

Bringing excitement and energy to the street level of the 110-year-old Great Jones Building, the Food Hall was an instant hit.

GreenStreet’s office tower lobby gives street presence to the entry experience and connects a light-filled, amenity-rich space to the interior Lawn.

Half a century ago, our founder asked the question we still ask ourselves today, “What if we redefined how people and communities connect and live through the things we build?” And from there, he set off–thinking differently about how to enrich people’s lives and move our industry forward.

From spearheading important public-private partnerships to creating accessible green space in unexpected places, we lead our communities and industry peers with innovative, bold ideas.

Key projects are helping to drive Houston’s economy in the Downtown Innovation Corridor, and we’re embracing the future of work with adaptable co-working spaces. Our ability to mix enduring adaptability with a mind towards the future creates something that lasts. These values ground us in our legacy and history as an organization. We recently honored that history in the rebranding and reintroduction of The Moran, CITYCENTRE our award-winning hotel as a tribute to our founder’s memory and in celebration of the hotel’s 10th anniversary.

Strategic Partner: Life Time Bahram Akradi, Founder and CEO

Can you give me a brief overview of Life Time and your role?

What about Midway’s space and design attracted Life Time to CITYCENTRE?

Life Time is focused on live, work, play and stay.

We’re helping to create a holistic health life with our athletic resorts, Life Time Athletic, Life Time Work, concept for hotels–a comprehensive village to make it a seamless experience. As a company, we have evolved over 25 years, from starting out as focused on the “play” aspect and now more broadly focused on health and well being.

I looked at the way it was laid out with the specific allocation for green space, the addition of office buildings, the great retail and restaurants complimenting it all–it’s a comprehensive village, which is exactly what serves our customers well. One of my initial concerns at the time was more about if it was really going to happen at the level that we expected because of the economy, but it all came together because with Midway, if they’re doing something, they’re doing it right.

Can you talk to me a bit about your history with Midway and CITYCENTRE? Why did you initially decide to partner with them?

One of the main reasons we chose CITYCENTRE was because we were impressed with the vision and design presented to us by Midway’s leadership.

They believed that this particular site within CITYCENTRE would be perfect for Life Time and they had foresight to bring us in. So we spent some time together, dug into the concept and the rest is history. We started getting involved in 2006 and we opened in September 2008, which wasn’t great timing, but Midway had an incredible vision and they flawlessly executed. This cannot be easily dismissed, because it takes a massive vision to come up with what they have created there.

What stands out to you most about your partnership with Midway?

There is a trust that I have with Midway. I trust the fact that if we hit a snag, we can quickly work it out because Midway’s leadership and Brad, have been incredible partners. They understand the brand value of Life Time and the depth of commitment that Life Time has to quality. When we start a project together, I have zero hesitation simply because I trust them.

Why did you choose the GreenStreet development for your next location?

GreenStreet is all about connecting, collaborating and creating. How do you think that type of environment will benefit your customers?

I have faith in Midway’s ability to pick real estate opportunities because they understand emerging markets, and they have a great ability to reimagine and revitalize projects that are undervalued.

GreenStreet is like that, and it has the tremendous opportunity to become something special. In addition, it gives us the opportunity to design a beautiful athletic club and an amazing space for Life Time Work, which is core to our value. I am super excited about that project and believe it will become everything that Midway has envisioned because in time their projects always pay off, and I’m confident that it will be another success story.

What stands out to you about Midway?

A lot of companies use the word “family” and “valuing our employees” but no one that I have worked for has come close to practicing what they preach the way Midway has. They live and breathe their values every day. In fact, they put 12 days a year behind the generosity value for folks to volunteer, because they want you to be in the community volunteering.

Outside of generosity, what other value sticks out to you and why?

There’s so many. Integrity, passion, teamwork. If I had to choose one, teamwork would be it. You can find a picture of every single employee on our website and that is a testament to how much they value each and every employee. And they understand that everyone at Midway matters to how happy our tenants are–it improves the level of service we provide to our tenants when we feel cared for.

What makes you feel like Midway is a family?

It’s a feeling between the Team Members– everyone works together so closely–it’s a feeling of team and loyalty to Midway and each other. I know that feeling is real.

How have Midway's values impacted you personally?

I was diagnosed with cancer and had only been in Houston 8 months with no family. I felt alone and any other company could have said, “we understand, take your medical leave,” and called it a day. But that’s the opposite of what Midway did. My treatment took 1.5 years, and they truly treated me like family. People would offer me rides to treatment, they created prayer cards, they created bracelets with my favorite color, orange, with “Kelly’s Krewe” on it to remind people to pray for me. After my surgery, employees gave money and created shopping lists for me and stocked my refrigerator. And these were people that had never even met me, but they really rallied around me.

What do you think when you think about the future of your organization?

They give you autonomy and value your ideas.

Midway doesn’t limit you, they want to help you grow within the company. Being presented with those opportunities and understanding that there’s no limit within the company is exciting.

How do you see this organization growing in the future?

Even in just two years, we’ve transformed and it’s because of our adaptability. Our leadership is open to new ideas, to hearing from employees how we can do better. We’re always looking for the next new idea that will grow the company.

Both GreenStreet and Century Square are new in different ways–how do you see them as forward-thinking developments?

GreenStreet taking over an outdated shopping mall and transforming it into one of the most vibrant areas in downtown is a huge idea. Century Square is a completely new concept and is a testament to transforming the Brazos Valley. For both, a lot of people said “it will never work”, but Midway implemented every step so well, that we now have developers looking to copy the concept of Century Square. We have diligence in saying “we’re not going to do it the easy way,” then doing it really well. And we also strategically say no to the wrong investment. Those are two things that give our properties a long-term strategy for success.

How does Midway partner with you?

We have Midway folks in our classrooms, helping at events or volunteering at things like sponsored class parties. Partnering with them has been incredible for our organization, and they’ve really raised the bar in regards to volunteers and in board service. They have really set the template for what we expect in our corporate partners–they have supported us as we go out and achieve our mission.

How have you benefitted from Midway’s involvement in Yellowstone?

What we do in many ways is possible because they partner with us. And it’s not just hands on volunteering–it’s incredible the way that they use their network to expand our possibilities for our classrooms and the kids we serve. Whether that’s a way to get in front of their vendors and partners, or building the overall awareness and name recognition in Houston, they’ve been instrumental in our existence and ability to help students.

What is one example of Midway going above and beyond?

Something that immediately comes to mind is when we really needed new air conditioning units for our classrooms. Midway volunteers were helping in the middle of the summer and they realized how badly we needed them. One of the volunteers, Andrew Talavera, was working on a Midway project and as part of that project, the building was going to be torn down and the AC units turned into the scrap yard. He instantly thought of us and gathered a group of volunteers to install the units–and it took them a week working every day after work. This saved us hundreds of thousands of dollars and is a perfect example of how Midway thinks creatively and does more than is asked to help us.

Our award-winning, mixed-use development has served as a truly walkable urban district in Houston and has been lauded as one of the nation’s most successful live-work-play districts. Dynamic CITYCENTRE celebrated its first decade by attracting the most desirable tenants and partners, including Houston's first technology hub for Amazon Web Services, and cutting-edge retailers Warby Parker and Jeni's Splendid Ice Cream. Century Square gave Midway, Texas A&M University, and Bryan-College Station the opportunity to breathe new life into a space in a way that had never existed in the area.

This 60-acre, mixed-use development creates a premier district for the community to connect in an active, urban setting. The first of its kind, Century Square delivered an inspiring and innovative destination for the wider university community, residents, and visitors to the Brazos Valley region.

East River is one of our most exciting, eagerly anticipated developments.

This carefully designed urban place is rooted in history, while transforming Houston’s east waterfront for generations to come.

East River Phase 1, the first 26 acres of the development, will begin to open up more than 150 acres of waterfront property, bringing together dynamic new mixed-use spaces, open spaces and more than a mile of bayou trails and natural areas.

Midway has begun to codify its Environmental, Social and Governance (ESG) framework—articulating and tracking impact in key areas, and forming a cross-functional sustainability task force to keep pushing for innovation and accountability. We have always believed “Do The Right Thing” is an obligation of every business. Our ESG initiatives are making sure we are measuring and maximizing the ways we put that belief into action.

Restoring historic landmarks to their original luster and upgrading them with contemporary amenities is a socially and environmentally responsible response, avoiding obsolescence by creating authentic, distinctive spaces. At the beginning of 1900 the 700 block of Main Street was the most prestigious in downtown, but by century’s end it was the most blighted. Midway took two, once separate properties, and joined them together for a complete reinassance as a single, full-block experience.

Midway was selected to develop a downtown hotel in a legacy Midland office building designed by Wyatt Hedrick, renowned architect of the legendary Shamrock Hotel.

The hotel adds a vital component to revitalize downtown, with Centennial Park and the refurbished Bush Convention Center. The redevelopment will create a gathering place for Midland residents to socialize, and for convention, business, and leisure travelers.

As we look ahead, we’re also looking beyond Houston. Through projects such as the development of a walkable, mixed-use district in a thriving central Texas city and revitilization of a downtown Midland hotel, we’re creating enduring investments for our communities. Key to our future success is embracing new concepts for the projects we develop. Midway’s Hotel Local concept offers world-class hospitality and a differentiated local experience, infused with the amenities and services of a top-luxury hotel, while simultaneously maintaining a distinct sense of place. Hotel Local plugs into the local scene, celebrating what makes each city and its culture unique. The George Hotel, located in Midway’s Century Square project, is the first Hotel Local Concept. Through this approach, Midway was selected to redevelop a signature hotel in downtown Midland.

Our mindset helps us imagine the positive, lasting impact we can have in communities where we work. It also ensures we keep looking into the future while honoring our legacy in everything we do.

Our Team Members At Midway, we’re intentional about how we grow, value and build our Team. In 2020 and beyond, we’ve thoughtfully structured our Team for exponential growth. We begin with our MidwayU initiative, an internal education platform focused on embracing learning and leadership. In addition, every Team member participates in MBARK, our onboarding program which shares important foundational elements of our culture, preparing each Team member for future growth.

We’re always looking for ways to improve our services for our clients, stakeholders and investors, which is why we recently merged our commercial and multi-family property operations into a single Team. This new structure has created a more seamless, remarkable experience for everyone we serve–from our hotel guests and apartment residents to our retail and office tenants.

Delicious home cooked meals are a love language spoken fluently by Midway's Gerrie Daly, Controller, Financial Operations. For patients far from home receiving life-saving treatment in The Texas Medical Center, Halo House is an oasis where bodies and souls find nourishment.

Giving back to the communities we love Generosity is one of our most important values as a company, because we deeply believe from everyone who has been given much, much will be required.

The Midway Foundation was formed in 2003 with the mission of empowering Midway Team Members to become leaders in the markets where we operate by serving the underprivileged, supporting education, improving health and strengthening our communities. This mission has guided us to some of our most humbling and gratifying projects such as Halo House’s new facility, providing a true home away from home to blood cancer patients during their treatment times at the Texas Medical

Center. The new Halo House project was made possible because of the overwhelming support from a great team of Houston businesses, with $4.3M received in the form of donated services and in-kind support.

Midway, along with The Morgan Group, helped raise the capital and build the $12.1 million project.

We feel responsible for giving back.

This is why as a Team, we invest in organizations we are passionate about, such as Yellowstone Academy and Casa de Esperanza. In addition, we provide our team members one day every month to volunteer in the community and help others live a more remarkable life.
