On top of the world Sit at the top of this remarkable 160-acre/64.74-hectare (in two titles) property with incredible house sites and take in some of the most breathtaking and far reaching views you will ever see. You just have to remind yourself that you are only one and a quarter hours from Melbourne CBD. This is a rare opportunity to stake your claim as it is being offered for sale for the first time in more than 50 years. With a mixture of granite and volcanic soils, the property has been mainly used as grazing country, although there are remnant stone walls where fields have been cultivated many years ago. There are three dams and mains power running through the property. Superbly located only 10 minutes from Lancefield and 25 minutes to Kyneton. The zoning is Rural Conservation with no planning permit in place.

‘The Ridge’, 160 acres/64.74 hectares (in two titles) 155 Frosts Road, Benloch $750,000 Jellis Craig Tom May 0413 996 185 & Terry Gibson 0488 003 920

Agent comment - Jellis Craig “We’re all sitting waiting for the restrictions to be lifted and pretty much when they are, the flood gates will open,” says Jellis Craig principal, Tom May. When that does happen, Tom says the Jellis Craig team wants to make sure people are not using property viewing as a way to spend their weekend away and that clients, staff and potential buyers are still all as COVID-safe as possible. He says the agency has received unprecedented enquiry from Melbourne about rural and town properties. “When restrictions were more open before stage four, people would get out of their cars to see a property and the first thing 70 per cent of them would say is that they were ‘looking for space’.” “Before the pandemic about 70 per cent of potential purchasers would be from the city, nowadays it’s around 86 per cent. “If people had a five-year plan to move out of Melbourne, because of COVID they’re brought that forward.” Tom has found that people discovering they can work from home is a big driver of a country move. When restrictions ease, Tom says there will be an increase in the supply of properties for sale but that will be well balanced by an increase in demand.

Three bedroom, two bathroom family home 47 Bourke Street, Kyneton $550,000 - $580,000 Ray White Kyneton Helen Jens 0404 834 926

Agent comment - Ray White Kyneton The real estate market is very strong and an indicator is that a lot of properties are selling off market, says Ray White Kyneton director Helen Jens. She says properties are also selling virtually. “They are getting a friend (out of the city lockdown area) to come and have a look for them,” Helen says. The most recent virtual sale was for an 80-acre farm property. That they could not see their new home in an up close and personal manner did not deter the buyers in the least. Helen says right now there’s a feeling around real estate is “wait and see what happens” but the feeling is generally positive for when COVID restrictions ease and people are free to move about. She says Ray White New Zealand experienced a surge in property selling and buying when that country’s lockdown was scaled back. It wasn’t especially people making a country escape, it seems that they just decided that they wanted to change everything, Helen says. But people who are making the move from the city to country locally are more often than not people who decided to make the move ‘some time’ and decided that now was indeed that ‘some time’.

Centrally located unit 4/1 Roger Street, Romsey $445,000 Chess Property 5429 5544

Agent comment - Chess Property Chess Property’s Jason Smith says his agency has buyers coming from all over Victoria and in some recent cases interstate from Western Australia and Queensland. “Most of our enquiries usually come from suburbs close to Melbourne, however because of the current situation with lockdown it is very difficult for them to travel to inspect,” Jason says.”This has been a great opportunity for local buyers (including first-home buyers) to lock in a property without the competition coming from out of our region. Most recent sales have been buyers from: Craigieburn, Kyneton, Romsey, Lancefield and Gisborne.” Jason says buyers are looking for space and a country lifestyle. “Young families are wanting to have their children grow up in a respectable and safe area for an affordable price,” he says. “Investors are very popular as well, and with the current developments happening in the area and the rental amount this area achieves, it’s a no brainer for them.” Jason says the last seven months with the COVID-19 virus has seen strong selling.”We are very grateful to have had our doors open for the entire time,” he says. “Sales have not been affected by what is happening in the area as there is a huge demand for properties. “Buyers are as strong as they have ever been, first-home buyers, investors, up sizing and downsizing families are as motivated as ever to buy.”

Spacious family home, court location 6 Jackson Court, Gisborne $1,050,000 - $1,150,000 RT Edgar Macedon Ranges 5428 8633

Agent comment - RT Edgar Macedon Ranges “We’re fielding enquiries from a lot of people under lockdown and via virtual inspections,” RT Edgar director Rick Lander says. “A number of buyers have bought purely over virtual presentations. “The first three weeks of the first lockdown were really quiet, but when Melbourne was released we had two record months for every office. It was huge!” “The pandemic has resulted in an increase in demand for properties across the region as people have realised they don’t need to be in an office five days a week. “People are prepared to travel further than ever before if they see something they really like,” he says. “Because the working relationship has changed, provided they’re getting good internet and mobile phone connection, they’re prepared to drive beyond the next hill, the next township. “Now towns like Romsey and Lancefield are their own destination. It is an exciting time from that point of view.” Rick says there are so few properties on the market right now, the whole of the Macedon Ranges and spa country needs a boost of listings.” “Every agency is wanting to list more properties right now,” he says. “The market will be very strong right through to Christmas, with a lot of Melbourne and interstate enquiry.”

Stunning and sustainable Sited on 20 hectares (50 acres) of productive land with a spectacular view out to Mount Macedon over the glimmering waters of a spring fed large dam and an even larger lake, this property with two residences has got the lot. A high-quality main residence is orientated to the north and is warm and welcoming, it takes in the breathtaking view to the east and is built of rammed earth, is double glazed throughout with electric pump ground source zoned slab heating and a 4.6 kw solar system to the grid. It is both stunning and sustainable. The entertainer’s large kitchen, dining and split-level lounge are the hub of the home and are bathed in northern light and showcase the sensational view. The main bedroom with walk-in robe and ensuite has an adjoining tranquil study/sitting room. There is a separate family/living room, two bedrooms both with wall-to-wall built-in robes, family bathroom and separate toilet. The four-car carport accesses the mudroom and laundry. To the north a large paved patio area takes in the view and is complete with wood-fired pizza oven and a fixed market umbrella. Surrounded by garden and tranquil water ponds this area is great for entertaining or just sitting down to enjoy an alfresco meal with family. To the south there is a protected walled-in citrus garden with aviary and cellar. Extensive shedding includes a separate studio space/entertaining room. The second dwelling (recently operated as a BNB) is nestled into a lovely private garden It features four bedrooms or three plus study, the main with walk-in robe and ensuite bathroom. Lounge/dining room, kitchen/ meals, games room, garden conservatory and indoor pool also feature along with a two-car carport, double garage and good storage. A private walled courtyard garden is abundant with established camellias and shade trees. Chanters Retreat - two residences with lifestyle in abundance 400-402 Chanters Lane, Fern Hill / Trentham East $2,350,000. Terms: 10 per cent deposit, balance by agreement Keatings Real Estate 5427 2999

Agent comment - Keatings Real Estate When travel restrictions lift for Melbourne Macedon Ranges real estate should be in for a boost. “When resrictions lifed last time, the Macedon Ranges, Yarra Valley, Morning Penisula, Bellarine Peniunsula, the Southern Highands in New South Wales and Queensland’s Hinterland all experienced a surge in enquiry and sales and a slight increase in price,” says Woodend’s John Keating of Keating’s Real Estate. “The industry is anticipating another surge, it will be a good time to sell,” John says. And one of the reasons is that economic distress for two or three years could be around the corner with COVID financial support from the government coming to an end as well as banks’ mortgage easing tightening up. This could see more properties coming on the market. But in the short term, all is positive if not a little subdued right now John says the amount of interest in Macedon Ranges properties from Melbourne buyers is ‘negligible’ rather than ‘none’. The usual half to two-thirds of buyers from the city might not be present but people from the suburbs are still taking an interest. John says they’re doing this by getting friends in the ‘Ranges to look over a property on their behalf. And they’re interested in all types of properties from vacant land, to smaller acreages and houses, to larger farms and dwellings.

Modern living on a quiet locale 3 Alfred Drive, Castlemaine $569,000 Waller Realty 5470 5811

Agent comment - Waller Realty The real estate market has not suffered any ill during the current pandemic with the offices of Waller Realty finding demand has outstripped supply. Waller Realty director Rob Waller says in excess of a dozen properties have sold during lockdown via video to buyers in Melbourne and interstate. “It’s a new way for people to transact,” Rob says. Also, he says there was a rumour that when COVID took a hold, there would be some real estate bargains on offer. “My message would be if people hear that COVID has dented the marked, that is just not the case,” Rob says. As for the people who are buying locally, Rob says anything with space is appealing - no matter if it is a back garden or a few acres - especially if you live in a flat with a two-square-metre balcony! “Anything that’s bigger than where they are,” Rob says. He’s also found that people in the 25-40 year age cohort are a good portion of the buying group. It’s often the newly-discovered ability to work from home that has prompted these people to move to the country earlier than they had previously planned. “Good NBN has helped the move,” Rob says. And he says that if restrictions are lifted in October as predicted, then the market will be stronger than ever. “Agents will have a very busy time right up until Christmas.”

NBN boost good for business NBN Co’s $700 million plan to support small business innovation has been welcomed by The Australian Small Business and Family Enterprise Ombudsman Kate Carnell. Under the three-year plan, NBN Co has pledged to build fibre optic cable to business premises free of charge and make business-grade fibre services more affordable. “About 1.4 million businesses across Australia are now eligible to have fibre installed to their premises at no cost,” Ms Carnell says. “Of those - about 700,000 business in 240 business fibre zones - many of which are high streets in regional areas - are also eligible for cheaper plans. “In fact, point-to-point fibre on demand infrastructure will be made available in 85 regional zones, giving small businesses in those areas greater choice. “According to NBN Co, plans to improve affordability could see internet bills as much as halved for small businesses on business grade plans. This will come as a welcome relief, particularly those small businesses struggling in this COVID crisis. “Internet access is essential to the vast majority of small businesses, so it is important for retail

providers such as Telstra, Optus and TPG to cooperate and pass these savings on. “This also acts as an incentive to small businesses to ensure they have a digital presence, at a time when more consumers are shopping online. “A recently released survey of more than 1000 Australians conducted on behalf of NBN Co, revealed close to half (49 per cent) of respondents had increased their online shopping during the pandemic shutdown period and 70 per cent have been consciously supporting local businesses online. “It revealed more than two thirds of those surveyed wanted to support more local businesses, however they were restricted by the limited digital presence. “COVID-19 has delivered a harsh lesson that small businesses can’t rely on outdated business models and brick-and-mortar stores anymore. “Digitisation is now essential for a small business to be truly competitive. “Modelling estimates small businesses could unlock more than $49 billion of private sector output over a decade by adopting better use of mobile and internet technologies. More than half of this benefit could be realised in rural and regional Australia.”

Build the home you want When looking to build your new home go along to have a chat with McCarthy Homes’ friendly staff and take a look at the building options they offer. You may like to choose from their extensive in-house plan range which caters for all budgets and styles and offers you the scope to customize to your own requirements. Already have your plans drawn? McCarthy Homes would love to give you a quote. Perhaps you have your own unique ideas and a façade in mind? McCarthy’s staff will sit down and design your home with you. Everyone is different and they pride themselves on their complimentary design service which is tailored to your budget, style and the needs of your family. Custom design can only begin when your land has been purchased. Please take in to the team at McCarthy Homes as much information as you can for expediency and accuracy - titles and covenants, design ideas, façade preferences, your wish list and of course an estimate of your

budget. This allows McCarthy Homes to design your home as you would want from the very beginning. Once the concept design has been decided on, generally allow two to three weeks for McCarthy Homes to prepare a design sketch which will include a floor plan, elevations and façade options. At this point after any revisions and alterations are made where required, your plan is then estimated. At the presentation of the quote you then decide if you want to proceed. If you choose to do so, then the next steps involve moving forward to working drawings, preliminary building agreement, engineering and so much more with McCarthy Homes’ expertise guiding and supporting you through the whole process. Visit McCarthy Homes at 178 McIvor Road Bendigo or give them a call on 5441 1625. www.mccarthyhomesbendigo.com.au

Four bedrooms, three bathrooms and a theatre room 26 Castles Crescent, Kyneton $715,000 Raine & Horne Kyneton 5422 2678/Jennifer Pearce 0427 422 508 jennifer.pearce@kyneton.rh.com.au

Agent comment - Raine & Horne Raine & Horne principal Ken Grech says the local real estate market is still quite strong with locals and people living away from Melbourne being the strength of the buying force on their books. “Because we’ve been in level three restrictions people can go along to inspect a property,” Ken says. “Being in the Macedon Ranges we’ve done a lot of one-on-one inspections and people are in a position to buy.” He doesn’t expect there will be a huge influx of people coming to buy properties once Melbourne’s lockdowns restrictions are lifted. “It won’t be dramatic...we get a lot of interest from our own area.” Wanting to downsize is one reason a number of locals recently are selling up and buying in the ‘Ranges. Another is people moving from another location to the Macedon Ranges because of a job change. And there are cases of people wanting to move from the city and asking that Raine & Horne keep them in mind for a certain property once they can come to look over it in person. So the interest in local real estate is continuous.

Pride in the finished product When you engage a builder to put that dream home together for you, you want the whole team you are dealing with at the business you choose to be committed and easy to deal with from the first enquiry to the turning of that front door key. And that’s exactly what you get from the local firm Paul Gray Builders. They’re a friendly and easygoing team who enjoy what they do. They take pride in their customer service, value their clients and listen carefully to what they want and need. “We listen to each of our clients, so that their finished home is a reflection of their ideas of an ideal home,” Paul Gray says. Local trades are used for each project because they are known and trusted to produce exactly what is wanted. Paul Gray is very particular about the standard of his homes, and prides himself on the finished product. This flows on to all his employees and they all aim to provide the best possible experience, and finished home, for each and every one of their clients. Paul Gray Builders will build a home from a custom plan to one a client has had designed for themselves. All will be given expert care and attention to detail and they build all across central Victoria from Woodend to St Arnaud and beyond. The business was established in 1998 and has been constantly evolving ever since. It has grown from a humble beginning to become the well-known and established business it is now.

Buying in a pandemic From realestateview.com.au It came as a surprise to many, but the property market throughout Australia has proven to be remarkably resilient amid the uncertainty of the COVID-19 pandemic. Many things contribute to success in the market; one of them is the incredibly low interest rates. Another reason for the shifts in the property market is that people are working remotely. As a result of remote work, many buyers no longer need to be near their workplace. If you are in a position to buy, here are five practical things to consider before you purchase a home during a pandemic. Job security Although the property market is currently thriving, there is a chance that the number of buyers may decrease due to unemployment rates and financial instability. It is important to remember that this pandemic is not over. If you believe you are at risk of losing your job, you may not be able to pay your monthly payment on a new house. Before purchasing the home of your dreams, try to ensure that your job is secure for the foreseeable future. Find the right agent If you are planning on buying a house, it is important to find an agent that you can trust. With much economic uncertainty, you want to ensure that your real estate agent has your best interest in mind. Many people prefer to work with an agent who utilises a property management software. The agents who use property management software tools are informed and educated on market trends and can determine the wisest property purchases. Buyer’s agents will help protect and prepare you for the entirety of the home buying process. Ensure safety protocols are in place If you are looking at houses, it is essential to ensure that safety protocols are in place. If you are going to an open house, make sure that the seller will keep all doors open and adhere to social distancing measures. If you are completing inspections, make sure all individuals are wearing masks, and all surfaces have been cleaned properly. Expect design changes Many houses have gone through renovations and changes over the last few months. As individuals spend more time at home, they become increasingly creative in their home design. Some people have changed their home design to encourage social distancing and safety protocols.

You can expect many changes to be seen in kitchen design. If you expect to practice social distancing for an extensive period, be on the lookout for homes with open floor plans and patios. Be ready to act quickly With interest rates low, many individuals are on the house hunt. If you are looking to buy quickly, make sure that you are prepared and pre-approved. In this climate, you will likely have to put down an offer soon after a house goes up for sale.

Agent comment - Keogh Real Estate Marg Keogh of Keogh Real Estate in Castlemaine says the agency is as busy as it has been during traditional ‘boom’ times. “We’re getting more and more enquiries all the time - we’ve never been busier,” Marg says. “We list and we are getting enquiries during the first few hours of a property being advertised.” While a great deal of buyer interest comes from Melbourne, Keogh Real Estate is receiving plenty of calls from property hunters living in Gisborne, Woodend, Lancefield and Drummond as well, all keen to make the move Mount Alexander way. There is also plenty of interest from locals for building blocks and vacant land while others are looking for centrally located properties, character properties, units and lifestyle blocks of two to 10 acres. “These are very popular with locals as well,” Marg says. Large acres are a rarity, she says, they just don’t come onto the market that often. “Right now is a wonderful time to sell,” Marg says. “There’s not a lot of competition and vendors will get a better price.” After lockdown there will be a lot more on the market and Marg says the price for that brick veneer you want to sell might not be as good when there are 10 more for sale to act as competition. “Price is all driven by demand,” Marg says, adding that the good news is that while city prices might have slipped, prices in the country have been on the increase.

Your own conveyancing doesn’t stack up Want to do your own conveyancing? Think again! For most things in life, we can use kits or manuals to save a few dollars by doing the job ourselves. Some people think this applies to conveyancing. And maybe it does. After all, it is perfectly legal to handle your own conveyancing. But how does a DIY job stack up against using the services of a qualified conveyancer? What are the risks? What on earth could you be getting yourself into? Here, Paula Bibby, conveyancer at Casa Conveyancing in Castlemaine, looks at the advantages and disadvantages of doing your own conveyancing... Advantages · You can save time. · You can save money. · Solicitors and conveyancers seldom inspect the property during the conveyance and only concentrate on the paperwork, so you can get ‘first-hand’ access and knowledge about the property. · You can be more involved in the transaction and reap the satisfaction knowing you have completed the transaction yourself. Disadvantages · If something goes wrong, you have no protection and are likely to require the services of a conveyancer or lawyer for advice, which will cost you more in the long run. · You will be personally liable for any mistakes made, as you won’t have the professional indemnity insurance of a conveyancer or lawyer.

Buying or Selling? We offer fixed priced conveyancing. Kim Williams and Paula Bibby, licensed conveyancers are available on (03) 5407 0162 to talk you through the process, and handle the legal side of buying or selling a house.

· You cannot complete the transaction unless you are a registered PEXA subscriber, so you therefore need to refer the actual settlement component to a PEXA subscriber anyway (being a conveyancer or lawyer). · You cannot complete the stamp duty estimate unless you are registered with the State Revenue Office to complete the online duties form. · If the title to your property is a paper one, the requirement to nominate it to an electronic title for settlement adds complexity to the process. · If you don’t understand the legal jargon contained in Contracts of Sale and the Section 32 Vendor Statement, you’re at a heightened risk of mistake. · You need to absorb the stress associated with the transaction, and conveyancing can be a stressful process with its deadlines and requirement for numerous forms, declarations and disclosures.

· If you don’t meet various deadlines, you may be charged penalties such as interest, lose your deposit or risk being sued. · You still need to pay for the cost of required property information searches and certificates. · You need to be able to properly communicate well with the other party to the transaction and any agents and banks that are involved. · You will need to find someone to verify your identity. In conclusion, while doing your own conveyancing may seem like a good idea at the time, it is certainly not recommended and is likely to get you into much more trouble than it’s worth. The team at Casa Conveyancing is willing and able to respond to any questions regarding the sale or purchase of a property. Phone them on 5407 0162 or email info@casaconveyancing.com.au

The new face of over-50s living The pleasure of living in the idyllic natural beauty of the Macedon Ranges region is no secret for locals but Melbourne’s ongoing COVID-19 restrictions is seeing growing numbers of over-50 urbanites rediscover the lifestyle on offer in masterplanned rural communities like GemLife Woodend. GemLife Woodend is a gated residential estate featuring high quality, modern two and three-bedroom free-standing homes with luxurious standard inclusions, in addition to extensive indoor and outdoor recreational facilities. These include a lakeside country club with first-class amenities such as an indoor pool with spa, gym, sauna, ten-pin bowling alley, luxury cinema, wine room, lounge and dining areas, and more. GemLife Woodend Sales Manager Alison Rice (pictured) says the situation in Melbourne had caused buyers to rethink their lifestyles and look to the Macedon Ranges for more freedom. “It’s a great time for urban and regional over-50s to start a whole new life at an over-50s’ resort and, in Victoria, there’s nothing like what GemLife offers,” says Ms Rice. “The quality of the homes and facilities are above and beyond what’s available here, plus the transparent financial model is novel with no stamp duty, entry or exit fees,” she says. “Many buyers comment on the security and safety they feel by choosing to live in a gated over-50s lifestyle resort like GemLife Woodend, but also the sense of freedom compared to living in metro Melbourne.” GemLife Woodend resident Rhoda Parker, who recently made the move from the inner-city suburb of Northcote, says the difference between living in a regional area and an urban one was immediately apparent. “Although everyone here is still observing distancing rules and wearing masks, the atmosphere is more relaxed and friendly. You notice it straight away,” says Rhoda. “I feel so lucky to be living here and the timing couldn’t have been better. I’m enjoying the benefits of living in a regional area.” Rhoda had started her research on over-50s living options before the COVID-19 pandemic hit, initially focussing on metropolitan Melbourne before GemLife Woodend caught her eye. “I fell in love with the place itself. Looking out upon the countryside is absolutely beautiful. There’s a lovely feeling of space,” she says. GemLife Woodend homes offer unparalleled levels of customisation with multiple facade and colour-scheme options, as well as move-in-ready homes for those who prefer not to wait for a home to be built. The resort’s outdoor facilities include an off-leash dog run, an undercover lawn bowls green, tennis, bocce, petanque, and pickleball courts.

Buying a property is likely to be the most expensive purchase you make. So it is a wise investment to get professional legal advice prior to signing a Contract of Sale, says John Wellington, property and business advisory lawyer at Robertson Hyetts Lawyers and Conveyancers. Some purchasers of residential and commercial property may not be aware that they can save a considerable amount of money if they are eligible for a discount or rebate on the stamp duty otherwise payable on their purchase. “The most common stamp duty concessions are the first home owner exemption and concession, the pensioner stamp duty concession and the principal place of residence concession,” John says. The Victorian Government has provided an additional incentive to promote growth in regional Victoria by offering eligible purchasers of commercial and industrial properties a 50 per cent reduction on stamp duty. There are also government grants currently available in relation to residential properties. The First Home Owners grant, for those building or moving into a new property, and the HomeBuilder scheme that offers eligible Australian citizens grants of up to $25,000 towards building or renovating their homes.

Every property transaction is unique. The experienced lawyers and conveyancers at Robertson Hyetts guide and assist purchasers during the entire purchase process, including advising on the proposed Contract of Sale, preparing any required special conditions, undertaking property searches, assessing occupancy rights over the property and checking that any new regulations, for example, the registration of pools and spas with the local shire council are complied with. “Purchasers should be aware that once a Contract of Sale is signed, changes cannot be made without further negotiations with the vendor which may not always benefit a purchaser,” John says. A purchaser may, in certain circumstances, be able to ‘cool off’ under a Contract of Sale. The purchaser may, however, retain from any deposit paid, the greater of $100 and 0.2 per cent of the purchase price. It is, therefore, best for a purchaser to obtain advice on a Contract of Sale and any stamp duty or government grants that may be available before they sign the contract. Need advice on a contract of sale Robertson Hyetts can conduct meetings by appointment, telephone and video conferencing. Please contact John Wellington or Greta Sabatino on 5472 1588.
