Agent comment - Keatings Real Estate When travel restrictions lift for Melbourne Macedon Ranges real estate should be in for a boost.

“When resrictions lifed last time, the Macedon Ranges, Yarra Valley, Morning Penisula, Bellarine Peniunsula, the Southern Highands in New South Wales and Queensland’s Hinterland all experienced a surge in enquiry and sales and a slight increase in price,” says Woodend’s John Keating of Keating’s Real Estate.

“The industry is anticipating another surge, it will be a good time to sell,” John says.

And one of the reasons is that economic distress for two or three years could be around the corner with COVID financial support from the government coming to an end as well as banks’ mortgage easing tightening up.

NBN boost good for business NBN Co’s $700 million plan to support small business innovation has been welcomed by The Australian Small Business and Family Enterprise Ombudsman Kate Carnell.

Under the three-year plan, NBN Co has pledged to build fibre optic cable to business premises free of charge and make business-grade fibre services more affordable.

“About 1.4 million businesses across Australia are now eligible to have fibre installed to their premises at no cost,” Ms Carnell says.

“Of those - about 700,000 business in 240 business fibre zones - many of which are high streets in regional areas - are also eligible for cheaper plans.

“In fact, point-to-point fibre on demand infrastructure will be made available in 85 regional zones, giving small businesses in those areas greater choice.

“According to NBN Co, plans to improve affordability could see internet bills as much as halved for small businesses on business grade plans.

This will come as a welcome relief, particularly those small businesses struggling in this COVID crisis.

“Internet access is essential to the vast majority of small businesses, so it is important for retail

providers such as Telstra, Optus and TPG to cooperate and pass these savings on.

“This also acts as an incentive to small businesses to ensure they have a digital presence, at a time when more consumers are shopping online.

“A recently released survey of more than 1000 Australians conducted on behalf of NBN Co, revealed close to half (49 per cent) of respondents had increased their online shopping during the pandemic shutdown period and 70 per cent have been consciously supporting local businesses online.

“It revealed more than two thirds of those surveyed wanted to support more local businesses, however they were restricted by the limited digital presence.

“COVID-19 has delivered a harsh lesson that small businesses can’t rely on outdated business models and brick-and-mortar stores anymore.

“Digitisation is now essential for a small business to be truly competitive.

“Modelling estimates small businesses could unlock more than $49 billion of private sector output over a decade by adopting better use of mobile and internet technologies. More than half of this benefit could be realised in rural and regional Australia.”

Agent comment - Keogh Real Estate Marg Keogh of Keogh Real Estate in Castlemaine says the agency is as busy as it has been during traditional ‘boom’ times.

“We’re getting more and more enquiries all the time - we’ve never been busier,” Marg says.

“We list and we are getting enquiries during the first few hours of a property being advertised.”

While a great deal of buyer interest comes from Melbourne, Keogh Real Estate is receiving plenty of calls from property hunters living in Gisborne, Woodend, Lancefield and Drummond as well, all keen to make the move Mount Alexander way.

“Price is all driven by demand,” Marg says, adding that the good news is that while city prices might have slipped, prices in the country have been on the increase.

For most things in life, we can use kits or manuals to save a few dollars by doing the job ourselves. Some people think this applies to conveyancing. And maybe it does.

After all, it is perfectly legal to handle your own conveyancing. But how does a DIY job stack up against using the services of a qualified conveyancer? What are the risks? What on earth could you be getting yourself into?

Advantages · You can save time. · You can save money. · Solicitors and conveyancers seldom inspect the property during the conveyance and only concentrate on the paperwork, so you can get ‘first-hand’ access and knowledge about the property. · You can be more involved in the transaction and reap the satisfaction knowing you have completed the transaction yourself.

Disadvantages · If something goes wrong, you have no protection and are likely to require the services of a conveyancer or lawyer for advice, which will cost you more in the long run. · You will be personally liable for any mistakes made, as you won’t have the professional indemnity insurance of a conveyancer or lawyer.

· If you don’t meet various deadlines, you may be charged penalties such as interest, lose your deposit or risk being sued. · You still need to pay for the cost of required property information searches and certificates. · You need to be able to properly communicate well with the other party to the transaction and any agents and banks that are involved. · You will need to find someone to verify your identity.

In conclusion, while doing your own conveyancing may seem like a good idea at the time, it is certainly not recommended and is likely to get you into much more trouble than it’s worth.

Buying a property is likely to be the most expensive purchase you make.

So it is a wise investment to get professional legal advice prior to signing a Contract of Sale, says John Wellington, property and business advisory lawyer at Robertson Hyetts Lawyers and Conveyancers.

Some purchasers of residential and commercial property may not be aware that they can save a considerable amount of money if they are eligible for a discount or rebate on the stamp duty otherwise payable on their purchase.

“The most common stamp duty concessions are the first home owner exemption and concession, the pensioner stamp duty concession and the principal place of residence concession,” John says.

The Victorian Government has provided an additional incentive to promote growth in regional Victoria by offering eligible purchasers of commercial and industrial properties a 50 per cent reduction on stamp duty.

There are also government grants currently available in relation to residential properties.

The First Home Owners grant, for those building or moving into a new property, and the HomeBuilder scheme that offers eligible Australian citizens grants of up to $25,000 towards building or renovating their homes.

Every property transaction is unique.

A purchaser may, in certain circumstances, be able to ‘cool off’ under a Contract of Sale. The purchaser may, however, retain from any deposit paid, the greater of $100 and 0.2 per cent of the purchase price.

It is, therefore, best for a purchaser to obtain advice on a Contract of Sale and any stamp duty or government grants that may be available before they sign the contract.
