Buying a property is likely to be the most expensive purchase you make. So it is a wise investment to get professional legal advice before signing a Contract of Sale, says John Wellington, property and business advisory lawyer at Robertson Hyetts Lawyers and Conveyancers.

Some purchasers of residential and commercial property may not be aware that they can save a considerable amount of money if they are eligible for a discount or rebate on the stamp duty otherwise payable on their purchase.

“The most common stamp duty concessions are the first-home owner exemption and concession, the pensioner stamp duty concession and the principal place of residence concession,” John says.

The Victorian Government has provided an additional incentive to promote growth in regional Victoria by offering eligible purchasers of commercial and industrial properties a 50 per cent reduction on stamp duty.

There are also government grants currently available in relation to residential properties.

The First Home Owners grant, for those building or moving into a new property, and the HomeBuilder scheme that offers eligible Australian citizens grants of up to $25,000 towards building or renovating their homes.

Every property transaction is unique. Few local businesses can say they’ve been operating across five decades, but that’s exactly how it is for CV Sheds. What originally began as a one-man operation in 1975 for local clientele eventually grew into a company employing more than 50 people and servicing at least eight different industries.

Central Steel Build still operates in Kyneton where it engineers and fabricates steel structures that are built Australia-wide. But when the directors realised how strong the domestic shed market still was in Kyneton and district, they decided to make some changes.

The domestic shed range (up to 15m span) has now been separated from Central Steel Build and is now located back up at the old premises in Bourke Street where it all began.

Luke Edmonds, the son of company founder Ross, is now leading a new company dedicated entirely to the domestic and small farm shed market.

That is what CV Sheds is all about. The current business name is a reference to the company’s first name, Central Vic Sheds.

Despite now being an entirely separate company, the original values remain the same.
