Locals are on the move While a number of properties sold in the Macedon Ranges and Mount Alexander shires have been bought by people moving out of Melbourne - city escapees who don’t want to be restricted to a small suburban property and COVID lockdown again - where are the people who are selling moving to?

Raine & Horne principal Ken Grech said a lot of Macedon Ranges property owners had been “upselling or downselling”. Locals have been on the move, well, locally it seems.

Mr Grech said during the stretch of time city people were prevented from coming out of Melbourne, property still sold extremely well. And that’s been due to locals moving about.

He said people decided it was the right time to move from a house in town to a home on acreage or vice versa.

Housing estates too have generally had their lots snapped up by locals too, not people from the city but often young people who want to stay in the Ranges.

“People generally don’t leave the Macedon Ranges,” Mr Grech said.

“There are a couple of main reason they do. One is a job transfer and another is that they have lived her fro 20 or 30 years and now want to be closer to transport, facilities and the such and they are retiring into that.”

Deciding on a a lifestyle change is something making locals put their properties on the market in Mount Alexander Shire too.

Castlemaine Real Estate agent Margaret Keogh said some of her clients had decided that now was the time to put their homes on the market and make the change because property prices were the best they had been in years.

“They’ve been thinking of a change and decided now is the ideal time to move,” Ms Keogh said.

Prices, she said, had experienced a huge growth in recent years. For example, one property she sold about seven years ago is on the market again and valued around $400,000 more than it was back then.

Mr Grech said likewise, Macedon Ranges property prices had been on the up.

He estimated that in the past 12 months the average price of properties had increased by as much as eight per cent.

Landlords brace for significant residential tenancy changes Mum and Dad property investors in Victoria are facing a substantial increase in the cost and time invested in managing their asset when the Victorian Government’s Residential Tenancies Regulations 2021, which will underpin the Residential Tenancies Act of 1997, come into effect on March 29.

From that date, more than 120 new landlord obligations will be in place.

The changes will require extensive education and engagement in just two months to help ensure the real estate sector is equipped to implement the regulations effectively.

Real Estate Institute of Victoria CEO Gil King said the new standards will trigger an unbalanced regulatory burden on the rental market.

“Increasing ownership costs and making maintenance and management of property more complex is a deterrent for investment,” Mr King said.

“New costs introduced through these changes are likely to result in higher rents and could see Mum and Dad investors exit this asset class, putting further pressure on rental availability and affordability for Victorians.

“The REIV has made these consequences known to property policy makers, so we are surprised to see even more of a pendulum swing away from investment property owners, now referred to as rental providers.

“That said, the changes are a now reality that the sector needs to face and the REIV stands ready to help property owners, managers and stakeholders adjust accordingly,” Mr King said.

The new standards will, in many cases, require substantial changes to processes, documents and systems, meaning a fresh round of education is needed for the sector.

Self-managers of investment properties are encouraged to seek assistance from an REIV member to help navigate the new regulations.

Mr King said that for decades, real estate in Victoria has managed to play well with the cards it has been dealt, withthe market’s performance in a coronavirus-stricken 2020 a good example.

“For this reason, we should have confidence that the competent people in the industry will manage through these changes and continue to contribute to a thriving sector.”
