Siouxland Spring Market Update – April 2025

(Woodbury, Plymouth, Union & Dakota counties)

As longer days and warmer weather return, the Siouxland real estate market is shaking off the winter chill with renewed energy. The region’s average sales price climbed to $304,785, a clear sign of steady appreciation and strong confidence among both buyers and sellers. Homes are continuing to close near asking price, with an average of 97.2% of list price received. Spring brought a welcomed boost in activity 463 new listings hit the market over the past three months, offering more choices to buyers just as demand remains strong Inventory has increased modestly, with 261 homes for sale, and the months supply of inventory rising to 2 88 still below what’s considered a balanced market, but moving in the right direction

Buyer interest is high heading into the busy season Pending sales reached 373, and closed transactions totaled 285, reflecting a noticeable increase in market momentum Homes are averaging 52 days on the market, just slightly longer than last year, suggesting a competitive pace without the frenzy.

Altogether, Siouxland’s spring market is vibrant and active. The combination of rising values, increased movement, and growing supply points to a healthy season ahead one that’s full of opportunity for both buyers and sellers as we head into summer.
