In April 2023, I had the privilege of attending the Certified Apartment Manager (CAM) course through the Pennsylvania Apartment Association. The instructors my class had were extremely credible in their fields in property management and knowledgeable on the topics they taught. The courses were engaging and relatable to the dayto-day tasks as an active community manager. The discussions held in our class allowed me to view different topics and opportunities in a different way which have allowed me to be a more versatile manager and leader. SDMHA Releases July 2026 Vacancy Survey to Members; New Data Highlights Housing Trends Affecting Sioux Falls Residents and Economy SIOUX FALLS, S.D. — The South Dakota Multi-Housing Association (SDMHA) has released its July 2026 Sioux Falls Area Vacancy Survey to association members, providing one of the region’s most comprehensive snapshots of apartment occupancy, rental availability, and housing market trends. Conducted twice annually, SDMHA’s survey delivers current information on rental rates, vacancy levels, construction activity, and submarket performance. This data enables housing providers, developers, lenders, employers, policymakers, and community leaders to benchmark trends and make informed decisions about pricing, planning, and operations. The survey found the overall Sioux Falls Area apartment vacancy rate declined to 5.91%, down from 6.62% in January 2026, reflecting continued demand for rental housing across the region. Based on responses representing 14,706 rental units, the survey identified 869 vacant units, resulting in an overall occupancy rate of 94.09%. “Understanding vacancy trends is essential for anyone concerned about housing affordability, workforce growth, and the future of our communities,” said Todd Tucker, Chair of SDMHA. “This survey provides valuable insight into how well the Sioux Falls area is keeping pace with housing demand.” Key Findings • • • • •
Overall apartment vacancy decreased from 6.62% to 5.91% since January 2026. Market-rate properties reported a vacancy rate of 5.76%, down from 6.34% in January. Tax Credit properties improved from 8.21% to 7.58%. HUD-assisted properties reported a vacancy rate of just 0.29%, with only one vacant unit among 343 surveyed units. Increased multifamily development activity and building permits are expected to keep pressure on existing housing options in the future.
Why Vacancy Rates Matter to Everyone While apartment vacancies are often viewed as an industry metric, they are also an important indicator of the overall health of a community. When vacancy rates dip between four and five percent, renters face fewer housing choices, greater competition, and increased pressure on rental costs. A healthy vacancy rate such as reported by SDMHA’s July 2026 Survey reflects Sioux Falls Area is maintaining a stable housing market even with population growth. SEPTEMBER/OCTOBER 2026
For Operators, Resident Retention Is An NOI Strategy By Diana Mosher, Multi-Housing News
It can have a bigger effect on property performance than many owners realize. RPM Living stays in touch with residents throughout their customer journey by regularly requesting feedback. Halcyon Grand in Alpharetta, Ga., offers one- and two-bedroom apartments and comfortable amenity spaces. Image courtesy of RPM Living Rising operating costs, increased housing supply and choosier renters with more options have made the economics of resident retention more compelling. Every lease renewal helps operators avoid the expense of marketing a vacant apartment, preparing it for a new resident and absorbing potential downtime between leases. In many cases, keeping an existing resident can deliver a stronger financial return than pursuing a new one at a higher rent. According to Zego, which has tracked turnover costs since 2021, these costs hover around $4,000 per resident each year. The National Apartment Association has concluded that for a standard 225-unit building with a typical 40 percent turnover rate, apartment turns costs the property over $160,000 annually. Reducing that turnover by just one unit per month can save an operator more than $20,000 a year. Multi-Housing News asked apartment operators how they’re approaching retention and where the biggest challenges remain. Residents who feel heard Operators agree that resident experience, communication and service delivery are closely connected priorities that support retention. RPM Living recently launched RPM Listens, its proprietary platform that proactively engages residents throughout their journey by regularly requesting feedback. “RPM Listens allows our teams to identify opportunities (for improvement) and address concerns in real time rather than waiting until renewal or move-out,” said Catherine Behringer, vice president of operations, RPM Living. It’s still too soon to quantify RPM Listens’ direct revenue impact, but the experience metrics are being tracked and they’re highlighting leading indicators of resident retention, which is strongly tied to NOI, said Erin Nielsen, vice president of customer strategy at RPM Living. The company expects to see the impact to eventually show up retention and operating performance. Getting ahead of problems Atlas Real Estate defines the resident experience as the result of consistent communication and reliable service delivery, not something layered on top, according to Roberto Martinez, vice president of Atlas Home Services, part of Atlas Real Estate. “When residents feel informed and supported, they renew, they take care of the home and they tell friends about it. ”RR Living focuses on NOI while delivering reliability, value, respect, trust and communication to residents and employees. Trails at Hunter Pointe in Gallatin, Tenn., offers one- and two-bedroom apartments plus a clubhouse, bark park and two fire pits. Image courtesy of RR Living

Atlas Home Services is building a proactive resident journey, not a reactive one. This means fast maintenance response, clear communication through every stage of the lease and technology that removes friction instead of adding it. Martinez recommended, “Retention isn’t won with an amenity or a gift card. It’s earned in the day-today experience residents have with our teams.” Martinez adds that renter expectations have shifted. “People expect the same convenience and transparency from us that they get from any other service they use. Meanwhile, costs haven’t gotten easier to manage. We’ve always bet on operational excellence, but we’ve gotten sharper about using data to get ahead of problems.” Atlas Home Services is investing in predictive analytics, standardized processes and tools that give teams better visibility into what residents need, so they spend less time on admin and more time building relationships. According to Martinez, renewal prediction models are useful, but they’re not a replacement for actually knowing the resident. “The models are best used to flag trends and prioritize outreach. They can tell you who’s at risk of leaving. They can’t always tell you why,” explained Martinez who thinks the best results come from pairing that data with the things on-site teams know about the property and the people living there. “Technology gets us ahead of the problem; relationships are still what closes it,” said Martinez. Keep service human What matters most to residents and employees? According to Melanie French, CEO of RR Living, it’s reliability, value, respect, trust and communication. She noted those are the five highest unspoken needs that you can carry across every company, every apartment community, every department and every interaction. Atlas Real Estate’s business model prioritizes making residents feel informed and supported so that they will renew and tell their friends. The Villas at Ridgeline Vista in Brighton, Colo., features monthly community events along with popular townhouse living. Image courtesy of Atlas Real Estate “Think about it,” said French. “We offer homes. People live and raise families in these homes. They often experience their most vulnerable moments in these homes. We are paid to provide them with a place where they can be themselves, enjoy the amenities, share their joy and meet their newest friends who happen to be their neighbors.” AI has totally changed the game. But French cautioned that owners and managers must be aware that AI tools become an extension of the community team and can affect brand (perception) just as humans do. “If your residents only have touchpoints with your AI agents, then that agent becomes the employee who works there.” Learning from non-renewals When the RR Living team receives a notice to vacate, the first step is to ask why. At that point, it’s important to listen to the resident. Conversations often help the team uncover valuable insights to identify trends, improve processes and make meaningful operational adjustments. “Every non-renewal teaches us something. We’re not chasing 100 percent retention. We’re chasing continuous improvement and communities where people actually want to stay,” said Martinez. Atlas Real Estate Partners, RPM Living

The Tools and Tips for Better Podcasts and Videos By Olivia Bunescu • August 19, 2026 Here’s how multifamily marketers can improve their online content without overspending. A few simple upgrades, from an external microphone to better lighting, can noticeably improve podcast and video quality. Image courtesy of the writer When I first thought about recording videos, whether podcasts or shorter social media clips, I assumed I couldn’t start without checking off the made-up list in my head: a better phone, a new microphone, a few ring lights, maybe an external camera and so on. But once I actually started, I quickly realized that I could make good use of the tools I already had with just a few small adjustments. In fact, better content doesn’t always require better or more expensive equipment. Something as simple as raising your laptop to eye level, changing where you sit, or adding a small external microphone can noticeably improve the final result. And if you are filming with your phone, a few camera settings and framing tricks can go a long way. That doesn’t mean equipment never matters. A good microphone, a basic light or a sturdy tripod can make recording easier and give you more consistent results, especially if creating video or podcast content becomes part of your regular schedule. The key is knowing what is worth adding to your setup, what you can skip and how to get more out of the tools you already have. Your phone and laptop may already be enough Today, much of this content can be recorded on your phone for short social media videos or on your laptop for remote podcast episodes. So, I’d be cautious about spending a lot of money on an expensive camera. The easiest way is to use the tools you already have and make a few small adjustments to improve the result. Light the person, not the room When it comes to video content, a small lighting adjustment can improve image quality faster than upgrading your camera. The easiest way is to face a window with plenty of natural light or another soft light source when possible. Avoid placing a bright window or light source directly behind you, as it can make your face too dark or wash out the background, thus overexposing the image. Natural daylight through a window is among YouTube’s recommendations for creators looking to keep their setup simple. Finally, think about where the video will be published before you start recording. A horizontal frame generally works better for longer interviews and YouTube content, while short-form videos for social media are often designed vertically. Pro tips before you hit record • Before any recording, set aside a few minutes for vocal warm-ups and speech exercises, especially if you haven’t spoken much that day. • Review your research notes and read your questions aloud before recording. • Record a 30-second test and listen back with headphones before the real session starts. • Clean the camera lens. It is basic, but fingerprints can soften an otherwise sharp image. • Avoid sitting directly against a wall, as a little distance adds visual depth. • Keep the microphone in a consistent position throughout the conversation and avoid covering it with your hands. • When using an external microphone with your phone, record a short test to make sure the camera app is using it. Depending on the phone and app, you may have to select the external microphone manually. For Full Article: https://www.multihousingnews.com/the-tools-and-tips-for-better-podcasts-and-videos/
