Chairs Message:

SDMHA takes its mission seriously and continues to advocate for you at high levels in the state and the industry. What is our mission? I thought you might ask: Advancing the multi-housing industry by providing leadership, education, advocacy and partnerships. We practice what we preach and are always looking for additional ways to help our members by getting out throughout the state and country. Below are some of our past and upcoming events we would love to have you involved with:

2026 NAA Advocate – In March, Dense Hanzlik represented the SDMHA in Washington, DC at NAA Advocate and spent time with members of the South Dakota Congressional delegation. Sharing information back from the state is an important way we continue to bring attention to our advocacy efforts.

Pierre Chapter 1st Meeting – In April, the Board of Directors traveled to Pierre for their quarterly meeting. While there we supported Pierre in their very first chapter meeting. There was a great turnout. We also held a ribbon cutting with the Chamber and the Mayor. Next stop is Aberdeen in August!

Black Hills Golf Par-Tee – On June 23rd we are hosting our 7th annual Black Hills golf tournament at 9 am at Meadowbrook Golf Course. Food and awards will conclude the tournament. We still have sponsors and teams we need to fill so reach out if you are interested and come join us. This is a great way to connect and celebrate with your peers!

Sioux Falls Golf Classic – On July 15th we are hosting our 36th annual Sioux Falls golf tournament at 11 am at the Brandon Golf Course. Food and awards will conclude the tournament. We still have sponsors and teams we need to fill so reach out if you are interested and come join us. This is a great way to connect and celebrate with your peers!

Black Hills Blitz – On September 17th we are hosting the 3rd annual BH Blitz. A day of education and connecting with your peers. Get this one on your schedule, there will be tracks for leasing and for maintenance staff throughout the entire day. We’ll also be having a vendor fair and CE credits. One day, close your office and get your team some exciting education!

Apple Maps is Getting Ads

Apple just made a move that apartment marketers, and really anyone who depends on local discovery, should be paying attention to.

Apple has officially begun rolling out advertising within Apple Maps, opening up a new channel for apartments to get in front of renters at the exact moment they're searching for a new home.

The concept is straightforward: when someone searches for a type of business, such as "apartments near me" or "coffee shops," sponsored listings can appear more prominently in the map results. If this sounds familiar, it should. It's very similar to what G oogle Ads has enabled on Google Maps via Performance Max.

Why This Matters

Apple Maps has quietly grown into a major player. It's now the default map application on iPhones, and it's deeply integrated into the Apple ecosystem which includes Siri, Spotlight search, and more.

This means:

• A large, high-intent audience

• Less competition (for now) compared to Google

• A new opportunity to influence local discovery

For apartment marketers, this could become especially important. Location -based search is often the first step in the renter journey, and being visible at that moment can directly impact tours and leases.

What to Expect

It's still early. Details around targeting, pricing, and reporting are evolving. But if Apple follows a similar path to other ad platforms, we can expect:

• Keyword-based or category-based targeting

• Location-driven visibility

• A pay-per- click or auction-based model

The bigger picture here is hard to ignore: local search is becoming increasingly fragmented. It's no longer just about Google. Between Apple, AI -driven results, and traditional search, marketers will need to think more broadly about where and how they show up.

What We'll Be Watching

We'll be keeping a close eye on how this develops. Once we can access the platform, we will be waiting to see how it compares to existing channels in terms of cost per lead and overall performance.

As soon as it's viable to test and scale, we'll look at how to incorporate Apple Maps ads into our broader performance marketing offerings which include Google, Meta, and TikTok.

In April 2023, I had the privilege of attending the Certified Apartment Manager (CAM) course through the Pennsylvania Apartment Association. The instructors my class had were extremely credible in their fields in property management and knowledgeable on the topics they taught. The courses were engaging and relatable to the dayto-day tasks as an active community manager. The discussions held in our class allowed me to view different topics and opportunities in a different way which have allowed me to be a more versatile manager and leader.

Why Fraud Awareness Matters in Today’s Leasing Environment

As application fraud continues to rise across the multifamily housing industry, property management organizations are being challenged to rethink traditional approaches to applicant screening. What was once viewed as an occasional leasing concern has evolved into a broader operational risk with meaningful financial and reputational implications.

The sophistication of fraudulent applications has increased significantly. Altered income documents, falsified employment verifications, manipulated bank statements, and synthetic identities are now more common, enabled by widely accessible editing tools a nd online fraud resources. In many cases, these submissions closely resemble legitimate documentation .

In response, many operators are recognizing the importance of partnering with screening providers that offer both robust verification capabilities and a deep understanding of evolving fraud trends. An experienced screening partner can help identify inconsi stencies, strengthen verification workflows, and introduce additional layers of security throughout the application process. As fraud tactics continue to evolve, this specialized expertise has become an increasingly critical component of effective applicant screening.

However, technology and third-party support are only part of a comprehensive solution.

Leasing professionals remain a vital line of defense in the fraud prevention process. Whether reviewing supporting documentation, interacting directly with applicants, or identifying discrepancies during the application process, onsite and centralized team s are often the first to spot suspicious activity.

For this reason, ongoing fraud awareness training is essential. Educating leasing teams to recognize common indicators of fraudulent applications, such as inconsistencies in financial documents, unverifiable employment details, mismatched applicant information, and irregular documentation patterns. This can significantly strengthen an organization’s overall screening strategy.

When screening providers, internal processes, and team education are aligned, organizations are better positioned to identify fraud before approval, reduce avoidable financial loss, and protect the long-term health of their portfolios.

NAA and NMHC Applaud Bipartisan

Congressional Real Estate Caucus Call for Build-to -Rent Fix in Housing Package

ARLINGTON, Va. | April 22, 2026 – Today, the Bipartisan Congressional Real Estate Caucus released a letter with 76 bipartisan signatories in the House that expressed serious concerns regarding provisions included in the Senate-passed 21st Century ROAD to Housing Act that would undermine efforts to address our nation’s housing supply and affordability crisis.

The letter applauded the U.S. Senate’s efforts to promote housing affordability but stressed that Section 901 would decrease housing supply and harm Americans. The members of Congress urged their colleagues to ensure Section 901 is modified to remove provisions that are harmful to increasing the supply of affordable housing.

” Now more than ever, housing affordability is a defining challenge for Americans and their families – and it’s time for meaningful action,” said NAA President and CEO Bob Pinnegar. “Congress must address damaging language within the current housing package that would eliminate our nation’s growing Build-to -Rent (BTR) market, ultimately removing a flexible housing option for families and exacerbating supply shortages. NAA appreciates key leaders from the Congressional Real Estate Caucus for their steadfast work to realign this bill with its intended purpose of boosting supply and lowering costs.”

“Congress has an opportunity to improve housing affordability, lower costs and increase housing choices for all Americans with the potential passage of this important housing legislation,” said NMHC President Sharon Wilson Géno. “However, it is imperative that members of Congress take urgent action, as 76 bipartisan members of the House have called for, to remove language that would decimate Build-to -Rent (BTR) housing, undermine the very legislation and run counter to administration and Congressional goals. Lawmakers now have the occasion to directly fulfill their promises to their constituents and future generations by supporting BTR and rental housing overall by removing the BTR language and then passing the bill.”
