











As we move into a new season, I’m excited to share some important updates and events that reflect the strength and dedication of our community.
First, it’s time to recognize the hard work and achievements within our industry. The SDMHA Merit Awards on March 21st is our chance to spotlight the outstanding professionals who consistently go above and beyond. I encourage everyone to attend and help us celebrate the excellence that drives our industry forward.
We’re also pleased to announce the Property Manager’s Licensing Classes, taking place from March 11–15. Whether you’re looking to sharpen your skills or take the next step in your career, this is an excellent opportunity to deepen your expertise and stay ahead of the curve in today’s evolving market.
With warmer weather on the horizon, it’s not too early to mark your calendars for some great networking opportunities. Our 2025 SDMHA Golf events are coming up. The Black Hills Golf Par-Tee is June 24th at the Meadowbrook Golf Course in Rapid City and the Golf Classic will be held on July 16th at the Brandon Golf Course—always a fun and competitive day for everyone involved. Lastly, I’m honored to represent South Dakota at Advocate, NAA’s annual advocacy conference, from March 25–27 in Washington, D.C. This event is a prime opportunity to meet with our S.D. representatives and advocate for policies that support the rental housing industry. I’m also thrilled to share that I’ve been appointed to the NAA Affordable Housing Committee. This committee focuses on providing education, engagement, and ongoing support to NAA members working within affordable, mixed-income, and workforce housing development and operations. I am truly honored to serve the State of South Dakota in this capacity.

The rainy season is well underway which means it’s time to make sure drains and gutters are free of leaves and other debris. A simple clean-out prevents water from entering your property and saves both roofs and foundations from the leaks and structural damage that the stormy season can bring. Between the loss of income, maintenance, and repairs, apartment turnover can be expensive. But the Home Depot has some tips to keep tenants happy in their units with minimal expense, thus lowering the turnover rate. The first is to retain tenants through “renewal incentives” that keep the apartment appealing, like applying fresh paint and patching holes. These low-cost moves can help keep tenants happy and assure apartments are ready to rent if they do move out. A bigger step could include upgrading appliances to newer and more energy-efficient models likely to keep tenants looking for these amenities elsewhere.
