A woman walked into T & T Granite & Quartz with merely a photo on her phone: an AI-generated island featuring a raw hand chiseled live edge. Tim Ockenga doubted that this had ever been attempted on this particular type of stone, but ideas like these drive the ideology of T&T Granite & Quartz. Transcending limitations and making the impossible possible. People bring in countless AI-generated photos every week, but Tim is a man who can’t say no to a challenge. After all, nothing worth having comes easy. Having accepted the design plans, Tim was now brainstorming a solution, and the client was promised that fabrication would be completed within a three-to four-week period. Proper execution of custom stone work relies heavily on the production team. Numerous hours go into the creation of every single project to ensure everyone receives a product they are happy with. Let’s take you back to the beginning. Tim and his younger brother spent twenty-three years setting tile before T & T Granite & Quartz existed at all. Along the way, a handful of high-end contractors, who weren’t getting what they needed from the local fabrication shops, started asking the brothers to handle stone work themselves. That side business was gaining momentum until a snowmobiling accident in Idaho made it clear Tim wasn’t going back to setting tile on his knees. Before he’d wwww.FindHomeIdeas.com n 9


even flown home to Sioux Falls, he’d started laying the groundwork for something new. His brother, it turned out, was ready for a change, too. Within three months of the accident, they had a shop and were fabricating stone full-time. That was 2018; T & T is eight years old now. His brother stayed on for about two years before deciding he missed the tile trade and went back to it, leaving Tim to build the rest of it largely on his own. “Build” is the right word. T & T recently outgrew its original space and moved into a new, doubled-size facility on Veterans Parkway, one of the fastest-growing corridors in Sioux Falls. The shop works with everyone: walk-in homeowners, builders with dedicated accounts, apartment developers, and numerous designers. Their work spans starter homes, high-end custom builds, and commercial work. What sets the operation apart, in Tim’s words, comes down to three things: quality of the stone, obsessive attention to detail, and the fact that as owner, he’s still fully hands-on. Tim thinks outside the box, and that shows up in how he recommends a kitchen remodel takes shape. Most kitchens start with cabinets and end with countertops as an afterthought, but Tim pushes clients to pick their stone first. With more than 1,000 slabs of stone, 10 n October 2026

clients often see options that reshape decisions they hadn’t made yet, right down to cabinet color. T & T works with so many cabinet shops that it can offer direction those shops themselves can’t, since none of them are sitting on a warehouse of stone. Once a client settles on a slab, T & T gets the cabinet plan, sorts out plumbing fixtures and all final design details—and has everything ready to move the moment cabinets arrive. A straightforward countertop swap can turn around in about two weeks; a full remodel with tear-out, roughly two and a half to three. A coat of paint on the existing cabinets paired with new countertops, and everyone who sees it assumes it was a total remodel. 12 n October 2026


Before every project goes out, it passes through what Tim calls the staging area before it ever reaches a house—a stop where human hands and eyes check every edge for the kind of small chip a client might not notice for a week. T & T doesn’t offer a formal warranty, given the unpredictability of natural stone, but Tim treats that gap as a matter of reputation instead of paperwork. For years his personal cell number was posted on the company website. “You don’t become a five-star fabricator,” he shares, “if you’re just going to cheat somebody over.” Over the years, Tim has watched Sioux Falls grow past 227,000 people without losing the thing he values most about it: everybody still seems to know everybody. Tim figures the city is only getting started, and he’s already eyeing other markets that feel like Sioux Falls did a few years back, ready to burst, and worth introducing to the T & T way of doing things.

Multigenerational living reaches a new level of luxury in a thoughtfully planned Sioux Falls home set against the backdrop of a state park. The homeowners, who are balancing the needs of their growing children with those of their retired parents, worked with builders at TD Custom Homes to design a home that comfortably accommodates three generations. The property, at 48013 Trading Post Road, sits on a 2-acre lot in the Indian Hills subdivision. The clients were living in Arizona when they chose Troy and Di Olson, owners of TD Custom Homes in Sioux Falls, to build their home. The couple wanted to relocate to South Dakota to be closer to their parents, who live in Minnesota and Colorado. “We didn’t have a lot of time to spend with the clients, so communication via text and email needed to be perfect,” Di explains. “With this project, we were building their dream house, so communication needed to be spot on.” “There are a lot of moving parts to building a custom home,” she adds. “We do an excellent job as builders communicating with our clients, and we have happy clients as a result.” The seven-bedroom, five-bathroom ranch-style home has 6,030 finished square feet and sits just north of Good Earth State Park, a nature preserve with a river and abundant wildlife, meaning the homeowners’ backyard views are permanently protected from development, Di notes. TD Custom Homes incorporated the clients’ design vision throughout the home. Old World-style details accent the exterior, including a pitched roof and a German schmear finish on the brick, and vibrant colors including terracotta tile, the use of greens, and arched doorways capture a Southwest feel.

That Old World character continues inside, where a custom Venetian plaster surround frames the living room fireplace. Large windows overlooking the state park serve as the room’s focal point. “You walk in the front door and immediately see a vaulted shiplap ceiling with huge windows that face Good Earth State Park,” Di continues. “It’s a wow factor.” A Venetian plaster range hood anchors the kitchen, which is centered around a 10-foot island for cooking and entertaining. Spice cabinets flank the range, along with a pot filler, custom white Beachwood cabinetry, quartzite countertops and a hidden pantry. Gold-flecked hood lighting and gold fixtures complete the space. In the adjoining dining room, a glass door leads to a covered patio. At the clients’ request, builders installed a custom pass-through window connecting the dining room to an outdoor bar, allowing for convenient food and drink service during outdoor entertaining. The primary suite is positioned on one side of the house for privacy, while an additional bedroom and a flexible bedroom/office occupy the opposite side of the main level. The primary bathroom includes a soaker tub, a separate shower, a private toilet room and ample storage. The suite connects directly to the laundry room, which adjoins the mudroom. At the clients’ request, the home includes a 780-square-foot in-law suite, a feature the Olsons say is increasingly common among their clients. “Their parents want to spend three weeks at a time,” Di explains. “The suite is on the main level. It’s private but connected through the garages.” The suite includes a washer and dryer, a full kitchen, a living room and a bedroom. It also has its own single-stall garage, a separate entrance, a covered stoop and a 10-by-14foot patio overlooking the state park; space designed to accommodate aging parents who may choose to eventually live there full time. wwww.FindHomeIdeas.com n 23


“Multigenerational living is a wonderful opportunity for families,” Di shares. “It’s cost-effective if you’re buying one lot and your parents are living independently but close enough that you can help.” The lower level includes a covered patio and a large family room with a full wet bar, refrigerator and popcorn machine adjacent to a theater room. Finished floor-to-ceiling in a rich, dark palette, the theater room seats nine stadium-style recliners. A workout room, storage space, an additional bedroom and bathroom round out the lower level. The heated, five-stall garage includes a 740-square-foot bonus room above it, which can serve as a game room, playroom or reading nook.

A dry, structurally sound basement can become a family room, home office, guest suite, or gym; instantly adding livable square footage without the cost of a home addition. More than 40 years of craftsmanship, expertise, and innovative design go into every Bialas Builders home. The five-bedroom, three-bathroom house at 5505 E. Morningside Circle in Sioux Falls, and a nearly identical one under construction in Copper Creek Heights subdivision reflect the same standard: thoughtfully planned, carefully built. “I just do one house a year,” states Glenn Bialas, owner of Bialas Builders. After 40 years as a framer, he wanted to stay in the construction industry, so he became a general contractor and opened his own company. Glenn designed the 3,108-square-foot house by taking inspiration from other floor plans he liked and combining his favorite elements. He still handles some interior construction and trim work himself and collaborates with an interior designer to select colors, fixtures and finishes. Step inside the front door, nestled beneath a lighted, covered entry, into a beautiful great room. Innovative details, such as a stairway that wraps behind the closet near the front door, cleverly maximizes space in the room. Large windows bring in natural light during the day and frame views of the city skyline at night. Natural stone forms the fireplace surround in the living room and carries through to the home’s exterior for a cohesive look. A trayed ceiling and wood beams add architectural detail overhead. Custom white oak cabinetry and quartz countertops define the inviting kitchen. According to Glenn, one feature that stood out to the homeowners is tucked out of sight: a hidden walk-in pantry equipped with shelving, a work counter, and outlets for small appliances. wwww.FindHomeIdeas.com n 57


A spacious island between the kitchen and dining room provides additional workspace for cooking and entertaining. Sliding glass doors in the dining room connect the indoor and outdoor living spaces. The doors lead to a covered deck with stairs to the backyard. With electric outlets and wiring for a ceiling fan, the deck is a comfortable, versatile spot for entertaining in most weather. A mudroom with a bench and storage cubbies, along with a laundry room, sit between the kitchen and garage, serving as a practical drop zone for coats, boots, backpacks and other everyday items. The three-stall garage is heated, fully finished and features an epoxy floor. The main level also includes a primary suite, two additional bedrooms and a full bathroom. Crown molding lines the primary bedroom, while a custom tile shower, white oak cabinets and granite countertops finish the primary bathroom. On the lower level, the family room centers on an electric fireplace with a shiplap surround and open shelving. Two additional bedrooms and a full bathroom complete the floor. The Copper Creek Heights house currently under construction will include a walk-out basement with backyard access.
