A MESSAGE FROM THE PRESIDENT
By Justin Seger, President
Justin Seger HILLS Properties
Returning from the National Apartment Association (NAA) Advocate conference in Washington, DC, I am once again reminded how proud I am to be part of this dynamic and resilient multifamily industry. With more than 900 attendees strongly representing our sector on Capitol Hill, our collective voice was clear and impactful. A special thank you to the GCNKAA members who joined us—your participation truly matters. Our legislative representatives heard our concerns and showed a genuine willingness to listen. I remain hopeful that we will see positive results from these important efforts.
It’s only April, yet we’ve already delivered a full schedule of productive meetings, outstanding events, and valuable education sessions—with an exciting few months still ahead. If you missed it, our Trade Show on March 18 at the Sharonville Convention Center was one of the best yet! This year’s Space-themed event drew our highest attendance to date, and the feedback from members and supplier partners was overwhelmingly positive. Thank you to everyone who attended and especially to our supplier partners who showed up in full force to support the GCNKAA.
Looking ahead, there are plenty of reasons to be energized about the rest of spring and into summer. Coming up quickly in April, we’re excited to welcome back the ever-popular Bus Tour on April 16.
This section contains articles and information concerning the Board of Directors and Association policies.
Then, on April 25, join us for the Apartment Association Outreach (AAO) 5K for Rent at Friendship Park. This is an excellent opportunity to bring your family to celebrate the industry and raise money to support the communities in which we operate. You’ll find more details about both events in this newsletter and on our website.
For those already planning ahead, mark your calendars for the National Apartment Association (NAA) Apartmentalize conference, taking place June 17–19, 2026, in New Orleans. This premier event offers outstanding education sessions, a national trade show, and unmatched networking opportunities. We’re especially proud that so many GCNKAA members—including several of our board members—serve on national committees and hold leadership roles at the national level. In today’s challenging economic climate and with significant legislative issues facing multifamily owners and operators, active involvement at both the local and national levels has never been more important. The stronger our collective participation, the stronger our industry becomes. If you’ve been thinking about attending Apartmentalize, I encourage you to make 2026 the year you join us!
I look forward to seeing many of you in the weeks and months ahead—whether in person at our events or online. If you haven’t already, please follow us on Facebook, Instagram, LinkedIn, and YouTube. We love connecting with you, sharing photos, and celebrating our community. When you post, be sure to use #GCNKAA so we can follow along!
Wishing you an exceptional April!

Each month, we come together to assemble nonperishable food items for students in Cincinnati Public Schools. These assemblies take place at the Villages of Roll Hill Community Center, and our upcoming dates are April 22, May 13, June 24, and July 29. This is a gratifying opportunity to connect with your team while supporting a truly meaningful cause. If you or your team would like to volunteer, please reach out to Susan at the GCNKAA office.
We are also seeing an increased need for personal care items. If your team or company is interested in organizing a donation, please contact Susan so we can coordinate pick-up and delivery to our service partners.
I’m incredibly grateful for the commitment of our Board and staff and the care they take in ensuring our resources are used to support those who need it most.

Government & Housing Legalities
ADVOCATE 2026 A SUCCESS
By Kevin Coughlin, Ohio Government Relations Consultant
Eighteen GCNKAA Members and Associates traveled to Washington, DC in March to participate in the National Apartment Association’s (NAA) ADVOCATE day on Capitol Hill. Beautiful weather and the availability of members of Congress made for a successful visit.
To start the day, participants met with United States Senators Bernie Moreno and Jon Husted. This was followed by meetings with Representatives Troy Balderson, Mike Carey, Dave Taylor, Mike Turner, Greg Landsman, and Warren Davidson. Staff from Representatives Jim Jordan and Thomas Massie met with our teams.
Members were asked to support and co-sponsor H.R. 1078, legislation that sunsets the 30-day required Notice to Vacate requirement put in place during the pandemic. Instead, the federal government would defer to the states on how to handle evictions. Our participants relayed how the requirement negatively impacts their businesses and tenants. This bill passed out of the House Energy and Commerce Committee and is awaiting a floor vote. Among our meetings, only Rep. Warren Davidson is currently a co-sponsor. Members will have another opportunity to join the bill as a co-sponsor when it comes up for a vote on the House floor. The legislation has a tougher road in the Senate, where sixty votes are required to pass bills. Eviction issues tend to hew close to party lines.
GCNKAA also discussed the ongoing talks between the House and Senate over H.R. 6644, the 21st Century ROAD to Housing Act. Both chambers have passed their own versions of this legislation designed to increase amount of available housing and address affordability. The Senate initially moved forward with a 40-point bill negotiated between Senate Republicans, ranking Democrat on the Banking Committee Elizabeth Warren, and the White House. The House passed its own slimmed down version - 14-point - with a near unanimous vote. The Senate then amended the House bill, adding all of its provisions and a ban on large institutional investors owning more than 350 single-family homes.
Generally, apartment owners support the bill. Unfortunately, the institutional ban language included individual units within build-to-rent (BTR) communities and requires that such units in excess of 350 be sold to homebuyers within 7-10 years. BTR is a growing segment of the housing supply and apartment owners are
increasingly investing in it. GCNKAA participants relayed their opposition to this provision in the bill, which will negatively impact affordability and is problematic for the financing of BTR communities.
There is much posturing between the House and Senate on this and other issues at the moment. No one really knows the final outcome for H.R. 6644. The Senate’s version, with the BTR language, could prevail. Or the staffs of both chambers could hammer out a compromise bill and members could revote. A third, less common approach would be for the House to reject the Senate amendments and call for a conference committee where differences between the two chambers would be worked out. While frequently used at the state level, conference committees are not the norm in DC. The final option is that the bill could get no action and die at the end of this session of Congress.
GCNKAA and NAA will continue to engage in follow-up on these issues. Many thanks to everyone who joined us in DC. Our teams were well versed on the issues and carried out effective meetings with our elected officials, educating them on our issues and building relationships for the future.
ANNUAL PAC FUNDRAISER OVER BOURBON IN MAY
Bourbon fans assemble. GCNKAA’s political action committee (PAC) will kick off the 2026 season with a Bourbon Tasting and Annual PAC Fundraiser on Thursday, May 28 from 4:00 pm - 7:00 pm. This year, the event will be held at Revival Vintage Bottle Shop & Bar in Covington.
Last year’s event was a great success and GCNKAA PAC is building a strong war chest. The PAC allows our industry to help elect pro-growth candidates for local and state office who understand our issues. With a healthy PAC, GCNKAA can engage in key races at a significant level. This is essential to building relationships with elected officials and developing a core group of them that we can work with on housing issues.
Join us May 28 for the Bourbon Tasting and Annual PAC Fundraiser. You can register today at https://www.gcnkaa.org/ events/2026-bourbon-tasting-and-annual-pac-fundraiser

SEEKING PROPERTY OWNERS AND MANAGEMENT COMPANIES TO PARTICIPATE IN 2026 BUSINESS EXCHANGE
THE PROGRAM
The Business Exchange is a trade show-style event where the owner and property management companies are the exhibitors and the Associate Members are the attendees. The Associate members circulate the room in three-to-five minute meetings. This is one of the largest revenue generators for the Apartment Association and the participation of our management companies is critical for its continued success.
OWNER AND PROPERTY MANAGEMENT COMPANY REGISTRATIONS
The Business Exchange offers an easy way to manage multiple vendor meetings in one location. This is an excellent opportunity to gather the latest price and product information with a personal touch. We respectfully request that owner/management attendees be senior executives with the authority to make purchasing decisions.
The Business Exchange Committee has worked hard to make changes to this event to provide better value for the companies who participate. Two of these changes include eliminating the pre-
scheduled meetings for the first hour of the event, and moving this from a morning event to an afternoon event.
The only investment we ask of our property management companies is your time and to donate two $25 gift cards to be raffled off to participating associate members during the Business Exchange.
The Greater Cincinnati Northern Kentucky Apartment Association’s 2026 Business Exchange will be held on Tuesday, May 12 from 2:00 pm to 5:00 am at the Oasis Conference Center in Loveland, Ohio. Participation in this event is free for all management companies. Please plan on arriving by 1:30 pm to ensure you have time to prepare your table. Networking with appetizers and drinks is from 2 pm to 2:30 pm followed by the meeting open rotations from 2:30 pm to 5:00 pm.
If you would like to participate as a property management company or an owner, or would like more information on the Business Exchange, please click here or contact Michele at the Apartment Association offices by emailing michele@gcnkaa.org or calling 513 407-8612.

Shark Tank has now gone on to win five Emmy® in the US and millions of weekly viewers world-wide tune into the show as John demonstrates his marketing prowess and entrepreneurial insights.
In his 28 seasons as a collegiate head coach, Nick Saban’s uncompromising dedication to excellence garnered him 7 national championships, 11 SEC Championships (9 at Alabama and 2 at LSU), and 9 National Coach of the Year awards. Saban compiled a 297-71-1 (.806) record, including a 20629 (.877) mark in Tuscaloosa. He achieved resounding success as a head coach and earned a reputation as an outstanding tactician, leader, organizer, and motivator. Those qualities sparked impressive turnarounds at every stop of his career. Saban’s consistent approach and disciplined leadership known as “The Process”, are the reasons his teams are recognized for exhibiting grit, determination, and resilience, often overcoming adversity to achieve victory.
The 2021 season proved to one of Saban’s best coaching jobs, taking an Alabama team that lost 10 players to the NFL Draft – including eight in the first 38 picks and six in the first round – and leading them to an SEC Championship. The 2021 squad also used a victory in the College Football Playoff Semifinal at the Cotton Bowl to earn a spot in the 2022 CFP National Championship Game for the sixth time in the last seven seasons. Winning its 9th SEC Championship under Saban’s guidance (his 11th SEC title overall) with a dominating 41-24 win over No. 1 Georgia in Atlanta, they earned Alabama it’s seventh College Football Playoff berth in eight years and a bid to the Cotton Bowl. The Tide dispatched of the Bearcats 27-6 in Dallas to advance to the National Championship where Georgia scored 20 fourth-quarter points for a come-from-behind 33-18 win in the CFP National Championship Game. Alabama finished with a 13-2 record and a No. 2 national ranking that included a 7-1 mark in SEC play. UA finished sixth nationally in scoring offense (39.9 ppg) and 18th in scoring defense (20.1 ppg) while ranking seventh in both total offense (488.2 ypg) and total defense (304.1 ypg).
Saban’s second season in Tuscaloosa in 2008, the Tide has played just three regular-season games in which it hasn’t been in contention for the national championship – the final three regular season games of the 2010 season – a staggering 163 of 166 games, while posting an astounding 176-19 (.903) record, including an 10212 (.895) mark in regular season conference play.
In Saban’s 6 national championship seasons at Alabama, his teams went 21-2 against top-10 opponents, and, since 2008, the Crimson Tide is 35-12 overall against top-10 teams. Alabama has also been ranked No. 1 in the Associated Press Poll for at least one week for 14 straight years, which broke the record of seven established by Miami (1986-92). In honor of his exceptional success, Coach Saban was inducted into the College Football Hall of Fame as part of the 2025 class, becoming the fifth Alabama Coach elected to the Hall of Fame.
In 1998, during their time at Michigan State University, Nick and Terry Saban established Nick’s Kids Foundation in honor of the late Nick Saban, Sr. Since then, the Sabans have maintained and supported their charity throughout their careers at Louisiana State University, the Miami Dolphins and at the University of Alabama. As the official charity of the Saban Family, Nick and Terry invest

FAKE MOVE-IN PACKAGES ARE EVERYWHERE—HERE’S
HOW
TO SPOT (AND STOP) THEM
By Tiffany De Alva, MultifamilyInsiders.com
Fake move-in packages are proliferating on social media platforms like Reddit, TikTok, and Facebook, luring would-be renters into purchasing identities and “application bundles” that promise quick access to new housing. Despite their hype and claims of being “legal,” these products are a form of fraud and pose real risks for both property managers and renters.
HOW FAKE MOVE-IN PACKAGES WORK
These packages often include falsified pay stubs, employment verification, fabricated credit reports, or even stolen or synthetic identities. Vendors operate in plain sight on social platforms, advertising “guaranteed approval” for rental applications. Some sellers coach buyers to believe these tactics are harmless or legally grey, but in reality, they use software to doctor documents or sell information belonging to unsuspecting third parties.
WHERE THESE PACKAGES ARE SOLD
• Reddit: Communities and subreddits host threads discussing which “services” deliver the best fake docs, sometimes even sharing step-by-step guides.
• TikTok: Short videos capture supposed “success stories” and promote direct “DM me for details” access to sellers, normalizing the practice.
• Facebook: Group posts pop up in housing and rental groups with offers of paperwork bundles, hard-to-detect identities, and even turnkey application submissions.
WHY THIS IS STILL FRAUD
Despite online claims that these packages “work” and are “safe,” they’re illegal. Using a false or stolen identity, or submitting forged documents, counts as fraud—period. If discovered,
renters risk lease cancellation, loss of deposit, and potential legal action, while also jeopardizing their credit and reputation. For victims whose identities are misused, the consequences can be devastating, including financial loss and credit damage.
HOW TO SPOT A FAKE MOVE-IN PACKAGE
• Watch for offers that guarantee approval or promise “clean identities.”
• Be wary of rental applicants who will not meet in person or whose documents look suspiciously “perfect.”
• Use digital verification tools to cross-check submitted documents and applicant identities.
• Look for inconsistencies—like mismatched employment data—or pressure to move quickly or bypass standard checks.
• Trust your instincts; if something seems too good to be true, it usually is.
HOW TO STOP THE SPREAD
• Property managers: Invest in robust document-verification technology.
• Report suspicious listings and social media sellers to platforms and—when possible—local authorities.
• Educate staff and renters about common scam tactics and the legal risks of participating, even unknowingly.
• Regularly update fraud training resources to include the latest scam trends and detection tips.
The bottom line? Fake move-in packages are a digital-age wrinkle on an old scam—and they’re never worth the risk. Being alert, informed, and proactive is the best defense for property managers and honest renters alike.
5 SIMPLE (AND SMART) PROJECT MANAGEMENT TIPS
By Cammie Kovalick, NAAHQ.org
In an environment where staffing plans shift, budgets tighten and amenities evolve, nearly any initiative can stay on track by following five simple steps.
1. INITIATE: DEFINE THE WHY AND THE WIN
Every successful project begins with shared understanding. Ask three foundational questions: What problem are we solving? Why does it matter? What does success look like? If these answers aren’t clear, the project is not ready to start. Teams often jump into the work too early and struggle to align later.
Simple Rule: If you don’t know what success looks like, you are not ready to begin.
2. PLAN: DEFINE THE RISKS, THE WORK AND THE COMMUNICATIONS
Planning is not about perfection—it’s about alignment. Identify what could go wrong and plan for what is most likely and impactful. List the high-level tasks and who owns them. Ambiguity is a momentum killer. Decide how and when progress will be communicated.
Simple Rule: A one-page plan beats a 40-page plan no one reads.
3. EXECUTE: DO THE WORK AND KEEP IT MOVING
Execution is where discipline, knowing the plan and momentum matter. Follow the plan, remove obstacles quickly and communicate progress so people aren’t guessing what’s happening. Too often, teams lose time not because the work is complicated but because they’ve stopped talking to each other. Execution thrives when visibility is high and surprises are low.
Simple Rule: If people are guessing what is happening, the project is already at risk.
4. TRACK: FOLLOWING ALONG WITHOUT MICROMANAGING
Tracking is less about control and more about awareness. At any point, you should be able to answer three simple questions: What’s done? What’s next? What’s at risk? Catching issues early makes course correcting far easier than rescuing a project that’s gone off the rails.
Simple Rule: Ten minutes of review can prevent weeks of rework.
5. CLOSE: FINISH STRONG AND CAPTURE LESSONS LEARNED
Closing is more than checking a box. It’s the moment when you confirm the work is complete, identify what worked and what didn’t and recognize contributions. It’s also when you transition anything that continues beyond the project. Skipping this step means missing the opportunity to learn and improve.
Simple Rule: If you don’t close the project, the organization doesn’t learn from it.
Project management doesn’t require elaborate systems to be effective. It requires clarity, consistency and follow-through. Focus on the essentials: Initiate, Plan, Execute, Track and Close. When teams keep project process simple and consistent, they create momentum, and that is what turns everyday work into real results.
