DOMINO SUGAR REFINERY An industrial urban landmark Like the Brooklyn Navy Yard and Industry City, the Domino Sugar Refinery will soon return to life as the nerve center of a new working waterfront. An industrial urban landmark constructed by Henry Havemeyer, the building long dominated both Brooklyn’s skyline and economy. The structure was built to consolidate three functions inside 4 - www.refurbandrestore.co.uk

three conjoined buildings—the filtering, panning, and finishing of sugar—that required the use of enormous equipment housed in cavernous, multistory spaces purposefully obscured by the repetitive punched arch windows in the masonry. Although these windows were misaligned across the four facades, together they give the entire structure a singular, monumental appearance, crowned

by the muscular smokestack on the west elevation built out of radial brick. In 2017 PAU started the design for adaptive reuse of the Refinery building, intended to be the crown jewel of the new mixed-use neighborhood, according to the master plan conceived by founder Vishaan Chakrabarti, complete with an activated mix of creative


office space, market-rate and affordable housing, neighborhood retail, and community facilities. PAU was tasked with creating open architecture that seamlessly connects the existing neighborhood to the recaptured waterfront a quarter-mile long. The result is a state-of-the-art, 425,000-square-foot workspace housed within a beautiful, idiosyncratic urban artifact that is unique to post-industrial Williamsburg, offering a singular experience for its inhabitants and the larger community alike. Rather than navigating the misaligned floors and window sills across the combined masonry shell, PAU adopted a different approach: nesting a brand-new building into the existing envelope, with a 10- to 12-foot gap between the new and the old. www.refurbandrestore.co.uk - 5

The light and airy perimeter provides a unique experience and enhances natural light penetration into the core. Rising above and in celebration of the historic structure will be a new glass barrel vault, echoing the American Round Arch Style and singular muscular form in which the original Refinery was rendered.

On the ground floor, the windows will be transformed into doors to create a porous enfilade, allowing pedestrians to pass through the Refinery from Kent Avenue into a public foyer to Domino Park.

NORTH SALEM FARM Architectural volume through a simplification of the elements

Worrell Yeung’s North Salem Farm project, the design, and renovation of a collection of new and existing buildings for a family in upstate New York, continues the studio’s interest in expressing architectural volume through a simplification of the elements. Set within the agrarian landscape of Westchester County, this family home was designed to be thoughtfully integrated into the landscape. Worrell Yeung’s design gathers three separate structures at the narrow, Northwest side of the 8.7acre triangular lot, which widens and slopes softly downwards from the street towards a pond and hillside. Working closely with Raft Landscape, the team developed a site strategy that shields the main house from the abutting street and focuses views from each structure towards the landscape. At the entrance, a new driveway and angular entry gravel court arranged around a mature Magnolia tree, introduce a minimal, abstract aesthetic that runs through the project, adding texture to traditional gabled forms. The studio gut renovated and expanded the main home (originally a converted dairy barn) and added a ground-up garage/studio, and spa shed. The three buildings iterate on the archetypal gabled form of the American barn while also distinguishing themselves with varying approaches to cladding and material detail. “We didn’t want a monotonous experience of moving from one dark-clad building to the next,” says coprincipal Jejon Yeung. “As a whole, we read the collection of buildings as siblings that are closely related— like cousins.” Echoing and updating the agrarian vernacular, the main house is 8 - www.refurbandrestore.co.uk

characterized by dark metal roofing and custom dark green stained cypress wood siding in a varied batten pattern. “The exterior palette was inspired by dark mossy covered barns and so we came up with a custom stain that takes on different readings depending on the light and season while still imbuing the character of the cypress wood,” says Yeung. The approach side is defined by a mostly solid facade with an articulated dormer, while the rear features new enlarged windows with panoramic views trained towards the pond. Inside, a large timber gabled roof structure stretching from one end to the other creates an open dramatic central communal space. Working with Silman Structural, Worrell Yeung scaled up exposed rafters to match the truss member sizes, so that only the steel tie rods are visible. The result is a uniform, minimal, and starkly elegant ceiling. The living area is organized with

a freestanding Douglas Fir wood object at the core of the room that contains an entry closet, bench, and bar. The room is bookended by a fireplace/bookcase wall on one side and a guest wing volume on the other; both are clad in black wood to contrast light Douglas Fir wood floors and a matching wood structure above. The bookcase itself highlights the original fireplace, which has been reclad in soapstone and is redesigned to incorporate music and book storage on one side and a new exterior door that leads to the new outdoor deck on the other. Significantly, Worrell Yeung designed an elegant communal farm dining table crafted from salvaged timber found on site. Opposite, the kitchen is a more intimate space organized around a central zinc-clad island and Douglas Fir wood millwork cabinetry, while a powder room with dark-red stained wirebrushed cypress walls and a blue encaustic tile floor offers a serene, cool counterpoint. desk space occupies the opposite corner and directs a view to the Magnolia tree in the entry court. This transition space leads to two additional guest bedrooms and the primary bedroom, organized around a built-in daybed and a large window wall that frames an old Oak tree. It also contains a large en-suite bathroom comprising a terracotta-hued encaustic tile floor, soft gray Douglas Fir millwork, and a shower clad in slate-colored ceramic tile. Upstairs, two guest bedrooms are symmetrically arranged on either side of the ridgeline, where large dormer windows provide East and West exposures. Designed to be compact sleeping areas, each contains hotel-like accommodations with en-suite bathrooms and built-in beds with storage. Materially, the bedrooms contain dark, wood-lined walls contrasted with pops of color: red concrete sinks by Kast join green tiles on one side and blue Marmoleum flooring on the other. A custom wallpaper designed by Worrell Yeung lines each bedroom; its slanting, stretched grid pattern draws from the split-rail wooden fences that wind through surrounding farms. A minimal wood stair and metal railing extends from the living room to the basement: a social space featuring large windows and sliding glass pocket doors that open directly to the swimming pool and landscape. The original 1800s stone foundation wall provides a strong textured background against a new concrete floor and wood-clad ceiling, while a new Douglas Fir wood volume contains a powder

room, wine cellar, and utility room and contrasts a monolithic, darkstained freestanding kitchenette. Beyond the main house, a new photography studio and garage is oriented in the same direction as the main house, creating a barrier shielding the home from the street. Nestled between four dramatically tall cedar trees that Worrell Yeung worked to preserve and maintain, the studio/garage also creates space for a sheltered central entry court that connects to the main home’s living room. The studio portion of the structure is lined with Douglas Fir plywood and magnetic pinup walls and contains an open pantry, integrated workstation, sleeping loft, and bathroom.

RESTORING A HISTORIC TOWN HALL Bez+Kock Architekten

The extension of the historic town hall in Holzwickede offered the opportunity to merge the market square in terms of urban development and to give the town hall itself a new wholeness. The listed town hall, built in 1915, was preserved and recognizable as a solitary structure. At the same time, an angular structure was added to it in such a way that a new urban solitaire was created in which the existing building is a self-evident part of the larger whole. The new town hall develops around a central hall with square skylights, whose sculpturally modeled walls create a charming daylight situation. The hall forms the foyer of the citizens’ hall, is the contact point of the citizens’ service, a central place of communication in the town hall, and, last but not least, a museum hall in which the historic building exhibits itself. Together with the new part of the building, it forms a functional and typological whole. From the dead-end-like short corridors of the historic town hall, a circumferential access system was created that combines simple orientation with short distances. Together with the open staircase in the hall, it has become a daily meeting place. The color-changing clinker facade of the new building was carefully matched to the color scheme of the old building, thus supporting the interplay between old and new. The design-defining exposed brickwork is also found in the central hall, thus ensuring a low-threshold transition from the outside to the inside. The carpentered interior was finished in oak, which was used here as a homely complement to the powerful masonry. The formal, large civic hall has become a lively

forum for Holzwickede’s citizenry. A small bistro to the side of the main entrance enlivens the adjacent marketplace with its outdoor catering and also caters for events in the building. The interiors of the old building were renovated in accordance with the preservation order, and the facade of the old building facing the hall was also restored with craftsmanship. URBAN DISCOURSE MACHINE Creating a new typology for the modern architecture of the city

This project is located in the Safayieh region in Yazd, which is one of those modern civil contexts in this city. Most of the constructions in this area are single materialled with the same form and without any dialogue with the city. The separator walls of these buildings in the street are all the same height and also, and they are all solid in material with 26 - www.refurbandrestore.co.uk

no transparency, no matter the function of the building; because of that, the possibility of visual communication between passers and people with the buildings are very low and minimum. In this project, a redefinition of Yazd architecture is given considering the function. This practice is done by finding

the roots of the traditional architecture of the historical context of Yazd. A current project is a machine responding to its internal functions (a complete laboratory). At the same time, it is dual, which, on the one hand (south side), is an extroverted creature trying to communicate with the city and its people to be known to the city and accessible to


its people, and on the other hand (Northside) is an interior building which is trying to maintain the peace of the residential alley and respect its neighbors. In the beginning, this project did not have a definition of a façade. But during the design process, we reached a point where instead of using a sign to identify the function of this building, its façade could be the perfect alternative to shout its function and be accessible to the city people. Excavating the ground and obtaining a yard with twice the volume (instead of the small yard in front of the existing building) led this exercise to create a small-scale urban plaza and give space to the city’s people. The general structure of the building on the south side is dynamic, inviting, and memorable. A special identity is manifested in the façade of this building, which has all the extracted motifs and meanings taken from the heart of the historic architecture of Yazd.

Functional solutions in the middle of the project development created a different structure for the building. Before the renovation, the existing building had a bearing wall system structure. Inside, there was a two-way staircase that turned the building into two general parts (east and west); this deprived us of the possibility of expansion and integration of the space, which this spatial feature was so vital for

Techniques Used When Restoring

Concrete Renovations Ltd have carried out a meticulous restoration of the Grade II listed Venetian Waterways to recapture its original beauty and mark its historical importance with the generous infusion of £1.7 million in lottery funding. This extensive revitalization effort encompassing structural tasks such as sealing and restoring the unique purpose-built boating lake, renovating the derelict café for future generations to enjoy and rethatching the charming shelters along the waterways. Due to the Waterways grade II protection status, comprehensive and careful restoration was imperative, ensuring an authentic connection to the past for future visitors. Concrete Renovations Ltd lovingly restored the beautiful ornate concrete staircases, vases and balustrades to their former glory and with the help landscapers and local volunteers the waterways underwent an intricate planting scheme meticulously reinstate the gardens with approximately 6000 plants to complete a project which will attract many visitors for years to come.

In late 2014, a significant revitalization effort was undertaken for the Waterways. The canals and ponds were partially drained due to issues with silt accumulation, while the concrete balustrades had deteriorated over time. Additionally, the award-winning flowerbeds that once graced the area had been removed and replaced with grass. Concrete Renovations Ltd promptly repaired the concrete issues surrounding the waterways, and meticulously restored Bridge G to its original pristine white hue. These efforts breathed new life into the area, revitalizing its aesthetic appeal and making it a more captivating destination.

History of the Venetian waterways The Great Yarmouth Venetian Waterways project was completed in 1928. In the aftermath of the war, a remarkable relief program emerged, dedicated to assisting war veterans in finding employment and restoring their sense of dignity. Over the years, this noble initiative thrived thanks to the collective efforts of numerous individuals. The waterways were finally completed, showcasing the ornate bridges, lush gardens, and exotic plants. These structures, infused with intricate art deco details, bore testimony to skilled craftsmanship.

Before The picture above vividly displayed the dire need for Venetian Waterways' restoration. The canals were choked with silt, flowerbeds stripped away, concrete structures deteriorated and the boating lake was unusable due to heavy water loss. Urgent efforts were necessary to rescue this historical treasure and restore its former glory.

After The completed restoration of the Venetian Waterways, as seen in the picture above, was a stunning transformation. The canals gleamed, lush flowerbeds thrived, and meticulously restored bridges and structures showcased their original beauty. It was a testament to dedicated efforts, preserving this historical gem in its full magnificence.

By 1929, the Venetian Waterways had become a beloved attraction, offering serene canal boat rides amid vibrant flowers. Maintained with care, the gardens boasted sculptures and fountains, enhancing the site's charm. Throughout the years, challenges, including wartime damage and neglect, threatened the Waterways. To correct this we must start at the top, teach the teachers works in heritage, combine the bricklaying course with part heritage and new build, and give the learner a chance to select which area he or she wishes to excel in. This will produce more bricklayers, who in time as experience is gained, will become brickwork specialists in heritage.

As for me, I will continue rebuilding twisted brickwork stacks, repairing Flemish bond walls, recreating Victorian details and restoring builds of heritage, and passing on the heritage poem of bricklaying to those in pursuit of bladed greatness. One of these is my son Sammy, who is on year 3 of his apprenticeship with myself.

ALUTHERMO ROOFREFLEX® by Novia Ltd The Role of RoofReflex Within Building Elements Under New Part L Building Regulations Novia Limited explains how Aluthermo RoofReflex can solve construction issues associated with achieving u-values required under changes to Part L Building Regulations, June 2022 In June 2022, Part L of the Building Regulations was updated to include revised u-values for new builds, refurbishments, and extensions. These updates are designed to improve the energy efficiency of buildings and reduce their carbon footprint. New Approved Document L (ADL 2021) which came into effect 15th June 2022, gives technical guidance on how to meet the energy efficiency requirements contained in Part L of the Building Regulations. There are two parts to ADL 2021; Conservation of Fuel and Power, Volume 1 – Dwellings, and Conservation of Fuel and Power, volume 2 – Buildings Other Than Dwellings (ADL1 and ADL2 respectively). These documents set out the acceptable provisions for compliance with Building Regulations with regards to energy efficiency requirements. The new u-value requirements for the three building elements; roofs, walls, and floors, can be found in the table above: The most common way to improve on u-values is to increase the amount of, or change the type of, insulation. RoofReflex is a highly flexible product which can be used in a wide range of building designs to improve u-values by virtue of an integrated insulation layer laminated to a low emissivity surface. requirement for roofs is particularly difficult to achieve at 0.11 W/m²K. To get to these low levels, typically, two thickness of PIR insulation; 100mm and 75mm, are used between the truss, and 25mm below rafter for thermal bridging. Insulation distributors seldom stock PIR boards greater than 150mm thickness hence the need for two separate boards between the rafters. The extra cutting on site and cost of multiple PIR insulation boards makes this a laboursome and expensive solution. Often, deeper trusses are used to accommodate more insulation. This has a knock-on effect whereby soffit depths must then be made deeper, as well as other building elements needing to change to fit with the new design. Other materials and technologies can be utilised to help bring down the u-value without having to move away from traditional building methods. Insulation over the rafter is one such solution. Additionally, the use of reflective membrane technology can help to lower u-values down by creating low emissivity cavities by reducing radiant heat transfer.

Introducing Aluthermo RoofReflex® RoofReflex is an insulated roof and wall underlay membrane that is both airtight and vapour open. It is fully compliant to BS EN 13859-1 and EN 13859-2. It is CE approved as a breathable membrane and is EN 1928 W1 waterproof compliant. RoofReflex is normally used in conjunction with other standard insulation products to enhance the overall u-value of any installation. RoofReflex is a highly flexible product which can be used in a wide range of building designs to improve u-values by virtue of an integrated insulation layer laminated to a low emissivity surface. In certain configurations the overall thickness of both the insulation and the overall construction can be reduced. Unlike multifoil products which are used in the same application, RoofReflex doesn’t rely primarily on reflective technology for its thermal performance, the bulk of the product is 0.0366 W/m²K insulation, made from 100% recycled plastic bottles. This gives the product a true thermal value which can be used in a u-value calculator, as opposed


to merely having an R-value based on reflectivity alone. RoofReflex’s reflective, low emissivity surface also gives the product an additional level of performance when it’s installed facing a cavity.

How Can RoofReflex Assist With New Part L U-Value Requirements? RoofReflex is used in the external element of walls and roofs, therefore not contributing to the truss/stud depth. Owing to its excellent thermal qualities, you can reduce the amount of rigid insulation required. To give an example of this in a new build roof scenario, the introduction of RoofReflex above the rafter could potentially reduce the PIR insulation between the truss to a single 150mm board, and still achieve a 0.11 W/m²K u-value, when used in combination with a highly reflective vapour control layer, such as Novia VC200, behind the plasterboard within a low emissivity cavity. RoofReflex doesn’t only provide an alternative solution to new Part

L requirements, it can also help to reduce solar gain in summer by reflecting heat away from the building thanks to its reflective surface. Additionally, being an insulation and not just a multifoil, RoofReflex has acoustic benefits, plus it will also help to reduce thermal bridging. The modern-day aim is to build airtight and well-ventilated houses. RoofReflex is both airtight and

team at Brandt Design for Granville Gardens, a new low-rise suburban neighbourhood of 1, 2, 3 and 4-bedroom houses and apartments near Childs Hill Park in Northwest London. Set in beautifully landscaped gardens in NW2, these properties are just minutes away from the thriving and richly diverse neighbourhoods of Golders Green and Hampstead Heath.

Julia Steadman, Commercial Director at Brandt Design explains, “Working on this greenfield project has been an exciting journey for the entire team at Brandt Design, helping to transform undeveloped land into a thriving urban area just outside of central London. With the need to deliver on spacious design, we knew we needed to introduce a series of kitchen


designs, which combine the very best in product innovation and home ergonomics for the lifestyleconscious homeowner. Given the contemporary architecture and variety of properties at Granville Gardens, we made sure to consider all aspects of the kitchen’s interior, from the style of furniture and finishing touches through to effective space planning - to ensure we designed each space with an inclusive mindset.” With this in mind, contemporary Urban Furniture in timeless white was specified for the main kitchen cabinets, which are stylish and naturally space saving thanks to the handleless design with coloured profiles, and slab doors and drawer fronts. When designing for the larger properties, the Brandt Design team decided to introduce a second furniture finish for added depth and warmth and chose a deep grain wood effect in fashionable light grey oak. Julia adds, “The appeal of every home is enhanced by our ability to maximise space and light. Complementary quartzite worksurfaces help to reflect even more light around the kitchen, as well as provide ample space to prepare and cook food… there’s even room to accommodate a 3-person breakfast bar in several of the properties! To provide contrast against the stark white kitchen furniture, we decided to use chrome and black as our accent colours across the fixtures and fittings, making the trio of kitchen counter stools the perfect addition in black metal.” Moving into the wash zone, a highly durable stainless-steel sink by Blanco, which is known for being an easy clean, durable option perfectly coordinates with a modern single lever tap in chrome with quad-style spout. Premium black appliances also feature throughout the series of apartments and homes at Granville Gardens, and the Brandt Design team chose to fully integrate a range of key appliances including a twinset of built-in steam ovens, along with a built-in microwave, electric oven, hob with extractor, dishwasher, and freestanding coffee machine.

Integrated lighting throughout the kitchen creates a well-lit and inviting space that is enjoyable to cook and spend time in. For the height of home entertaining, a modern l-shaped bench seat makes way for a round dining table that seats up to eight guests on a deluxe tan leather banquette. And for those working from home, it’s easy to simply take advantage of the discreet desk area hidden between the primary living and dining space. To complete the look, the main kitchen area is finished in the same Amtico flooring seen throughout the rest of the property to provide a uniform aesthetic between the cooking and social areas, while adding an upscale look to the homes at Granville Gardens.

When a switch is not just a switch With a system such as KNX there is a huge choice of different switches from different manufacturers and most have a variety of frame and button styles and colours. So what can be achieved with a set of buttons, here are some examples:

One of the benefits of a home with automation is that the wall switch has progressed to the point where it is capable of being programmed to carry out a variety of functions. Wall switches that incorporate a number of functions (especially those with heating and lighting) and any sort of display tend to be called room controllers. PRACTICAL AND AESTHETIC SOLUTIONS Plaswood™ delivers a circular and crowd pleasing solution for raised flower beds A collaboration project between Berry Global’s Plaswood™ business, and ecological transformation specialist Veolia has resulted in the installation of Plaswood™ plastic lumber raised flower beds outside Arsenal Football Club’s Emirates stadium, which have been manufactured in part from recycled seat covers from the stadium. The project provides an excellent example of plastics’ role in the circular economy, demonstrating how products can be given a useful second life and avoid being sent to landfill. The used seat covers were collected by Veolia and delivered to the Plaswood™ recycling facility in Dumfries, Scotland where together with other waste plastic they were shredded, reprocessed and remanufactured into high quality recycled and recyclable plastic lumber. The material provides a durable, long-lasting and lowmaintenance solution for the new raised bed structure. Plaswood™ is not only weatherproof and moisture repellent, but it is also

A much easier to apply alternative than other waterproofing solutions such as membranes, Bond It tanking slurry consists of a cementitious powder fortified with polymers and aggregates. This powder needs to be mixed with water until it has a silky, batter-like consistency. The resultant slurry can then be applied to walls or floors with a masonry brush or trowel. The slurry penetrates the porous passageways of the stone or brick before drying to create a barrier that is impermeable to water. Under normal circumstances, no priming is required with Bond It tanking slurry. Instead, walls simply need stripping back to the original masonry. This means removing any plaster or render along with any previous coatings such as bitumen or paint. Any loose mortar joints should also be raked out and replaced, and any other loose material removed so that sure the walls are dust-free.

LOFTY AMBITIONS Ensuring your loft space is properly ventilated With the impending wet winter just on the horizon, and rain being a mainstay of British weather, it’s easy for the vast majority of homeowners to be blissfully unaware of the major impact the wet weather has on the home, particularly the loft space. Jordan Stuart from loft boarding specialists, Instaloft, says: “Bacteria tend to flourish in environments that are wet, damp and frequently lack exposure to light. Typically, loft spaces are much cooler than the warmer house interior, and when this warm air encounters the colder loft, the result is increased condensation. In the case of wooden trusses, prolonged exposure to condensation can result in the moisture permeating the wood, causing it to become damp and potentially compromising the structural integrity of the roof. Jordan adds: “Using a good quality raised loft boarding solution such as the Loftzone system raises the flooring from the existing trusses by 30cm, allowing 60-70mm for airflow, and prevents insulation from becoming compressed and subsequently sweating, rendering it less effective. It also works to prevent the build up of damp and condensation, providing adequate airflow throughout the loft space.” There are several options when it comes to loft ventilation that work alongside raising the loft floor, and can significantly reduce the risk of mould, damp and condensation:

Lap Vents: These small plastic components are inserted between the roof lining. They serve to enhance the airflow, reducing condensation and maintaining a healthier air environment.

Tile Vents: These are specialised roof tiles with slats or openings that are designed to allow air to pass through. They comprise an integral part of the roof structure and contribute to better ventilation in the loft.

Roof Windows: As well as providing a source of natural light, roof windows are also a great source of ventilation. While they are effective at improving airflow, it’s also important to note that leaving them open during the rainy weather, common in the UK, can

be problematic. In these cases, it’s essential to conder features like rain sensors or integrated awnings to prevent rain from entering the loft when the windows are open. As you can see, there are multiple ventilation solutions on the market, each with its own benefits and considerations, but the most suitable choice for any given home comes down to a number of factors such as climate, specific requirements from the room, and the overall design and utilisation of the loft space.

Cardiff Apartments meet BS 8629 Code of Practice with installation of EvacGo Two seven-storey residential apartment buildings in the cultural and social hot-spot of Cardiff Bay are now protected by evacuation alert systems from UK manufacturer, Advanced. The EvacGo panels have been installed to meet the criteria set out in the BS 8629 Code of Practice for the design, installation, commissioning, and maintenance of evacuation alert systems for use by fire and rescue services in England and Wales. Situated in Cardiff Bay’s Tiger Quay development, Roath House and Queen Alexandra House are a mix of 73 social and market-rented one and two-bedroom apartments managed by Trivallis, one of Wales’ largest housing associations.

Trivallis appointed Cardiff-based, Tremorfa Ltd, to complete the installation, requesting that Advanced’s EvacGo solutions be installed to ensure both residential buildings met the BS 8629 recommendations. With all Advanced evacuation alert systems custom-manufactured to

reflect each individual building’s evacuation zones, Advanced supplied two EvacGo systems to Tremorfa complete with 1-loop card, expandable from four to eight evacuation zones. The two systems were installed alongside a combined total of 63 sounders to provide audible warning to building occupants in the event of an emergency.
