The month of March sees the green light for Clarion’s £1bn Merton regeneration plans. The association plans for a £1bn residential-led transformation to South London’s Borough of Merton which will deliver over 2,800 new homes across three neighborhoods. I feel this will have a great impact on the economy in this area with the project including space for retail, leisure, office, work, and community space whilst also creating over 700 construction jobs in the process.

As I am sure everyone will be aware the main topic of conversation over the past couple of months has been focused around Carillion and this month it seems things have taken another turn for the construction giant after it was revealed that the company paid more than £6m to City advisers just one day after asking the Government for a £10m taxpayer-backed loan.

After discussing the ups and downs of this ever-changing industry we move on to issue 9 of Refurbishment & Restore. We have a superb case study from Windust Architect on their Carlton Terrace Project. The owners of the terrace asked for a break from the past. They looked forward to new spaces filled with natural light, all year round living and the ability to connect visually with their surroundings. To see more of this lovely article, turn to pages 6-9.

Carlton Terrace WINDUST ARCHITECTS X INTERIORS The owners of Carlton terrace asked for a break from the past. They looked forward to new spaces filled with natural light, all year round living, and the ability to connect visually with their surrounds. The local street character reveals rows of terrace houses, snug tightly alongside each other. Properties are narrow in width and short in depth. With the standard kitchen, dining and living space requirements, together with an ambitious 4 bedrooms and 2 x bathrooms, the challenge of going “up a level” and addressing the

overlooking and overshadowing of neighbors cannot be underestimated.

Our approach was to first create a light and airy, open ground floor plane, with a bold volume above. At ground level, we outline a continuous space from the kitchen to a “green wall” externally. With the space being visually continuous inside and out, each side of the façade benefits from connection to the other. In contrast, the upper-level form is created from the want for appropriate space

requirements, rubbing up against the need for sunlight into the north facing windows of the adjacent property to the south.

The monolithic, upper-level form is articulated with a fine patterning of neatly seamed flat locked panels. Contrast this with the delicate, but sharp, screen elements pinned off the faรงade by a neat gap. Internally, the main space is accentuated with ribbed walls on one side, and a smooth Venetian render, inside and out, on the other.

Without resorting to frosted glass and a sill height above 1700mm, a large upper-level window dominates the rear faรงade. The screen to the window serves the functional requirement of allowing long and short range views from inside the main bedroom and adds a lightness externally. The screen is made from a galvanized ladder frame, clad with single dot perforated flat plate aluminum.

The aluminum is held off the main faรงade to add to the lightness to the otherwise heavy volume.

In the wet area, the owners wanted a robust, yet restrained palette. Long lasting and natural in tone. The extensive use of long sheet porcelain for the splashback, benchtops, TV unit and outside bench reveal and versatile material quick to blend in with its context. Internally, polished concrete floors and porcelain tiles wrap up the robust and low maintenance palette.

Pizza Oven Supplies Limited Pizza ovens, wood burning ovens, bread ovens, call them what you may, but there is no doubt they are becoming more and more fashionable as people look towards entertaining at home more.

Not a new idea by any mean, ovens that burn wood and store heat go back thousands of years. Every continent has their own version of a woodfired oven, with the Italians and Ancient Greeks being responsible for the main development of standard design.

Nick Riley, MD of Pizza Oven Supplies Limited, story begins around six years ago he was asked if he could build a pizza oven like what Jamie Oliver was cooking on in his television programme.

“I trawled youtube and Google for ideas, then, eBay and Amazon for pizza oven materials. Mmm, so confusing, the information contradicted itself and the prices varied so much.”

Then he contacted the local pottery business’s in his home Stoke on Trent. And that was the Eureka moment. “Stoke had been building pottery kilns for centuries” All the knowledge and materials were right on his doorstep.”

The design he developed obviously works as after four years in business, he has over 600 customers, with three of them being premiership footballers.

He uses what is called kiln furniture in the manufacture of his pizza ovens, this is what the famous pottery manufactures sit their ware on while it is fired. It is used once, then discarded. “We crush this down and mix it with our secret mixture of other ingredients which include perlite for insulation” Re using what are top quality materials enables Pizza Oven Supplies to keep their costs low.

BLU dEMM ARQUITECTURA Rehabilitation of a Housing and Commerce building, built in the 19th century for the Insurance Company Ultramarina, transforming it into a Hotel.

Located in the historic area of Porto, classified as Cultural Heritage of Humanity by Unesco.

The project had respect for all the heritage elements that define and characterize the building, and where when possible used and enhanced, such as the main façade and some interior wood work. It improved thermal, acoustic and accessibility comfort by introducing new window frames, new insulation and a new staircase that replaces the two previously existing ones, articulating the vertical

communications in a single point in the center of the building and adding an elevator. It was not, however, inseparable from the adaptation to the new Hotel program, there was a complete overhaul of the interior divisions and a clear intention to mark the time of its intervention.

The blue color that derives from the “BLU” philosophy applied to the whole building, was used in the interior and exterior through painting and micro-cement, being only punctuated by the wood of the pavements, some reutilized from the original construction and some new elements in black.

Reynaers is a big hit at FIT

Leading aluminium systems company Reynaers made a big splash for the company’s first appearance at this year’s FiT Show.

Reynaers showcased its range of aluminium window and door systems at the National Exhibition Centre (NEC) in May and showed off some big, brand new systems on its impressive 200 sq m stand.

Hugh Moss, Head of Marketing at Reynaers, said: “We had one of the biggest aluminium stands at the show and had a huge amount of footfall. The show benefited from a record number of visitors and we certainly met up with a lot of potential new customers.

“We had some spectacular applications of sliding, folding and open-corner patio doors at FIT, as well as windows in a range of design variants. We also showcased our impressive multi-level drainage curtain

walling, as well as some European-inspired product exclusives.

The company’s open-corner CP 130 was a big hit with visitors. Its sliding doors are designed to offer industry-leading maximum sizes of up to 2.7m, and with huge panes of glass – up to 300kg – come uninterrupted, panoramic views and lots of natural daylight.

House MD Lucas y Hernåndez – Gil House MD is an extension and refurbishment project on a single-family home from the 1980s in the neighbourhood of Chamartin in Madrid. Some 180 Marmox Thermoblocks have been supplied to a regional builder for the construction of a high specification home near Harrogate, with their unique combination of insulating and loadcarrying properties being used to tackle cold bridging where the two storeys above ground meet the basement structure which contains a swimming pool and other recreation areas.

SHAFTON MEWS, LONDON (HACKNEY, E9) The Client: A bachelor musician in his thirties.

The Brief: To transform two tired one-bedroom flats in to a warm, inviting new two-bedroom single dwelling with a show-stopping kitchen/diner, formal entertaining space, two bathrooms and an office space.

I was commissioned directly by the client, who had seen my work in other residential properties. He had already commissioned an architect to start the process of converting the two flats in to a dingle house and brought me onboard to manage the project and provide creative direction in terms of style, fittings and furnishings.

My approach to any project is to marry a client’s brief with my own style, with consideration for the style and features of the property itself.

My style embraces deep, earthy colours and lots of texture and the client similarly had a preference for classic, muted colours. He had recently purchased a couple of stand-out paintings by California artist, Richard Thorbird, so we used these as the basis for the colour palette.

One of the key features of this property was its exposed brick walls. However on the ground floor flat these had been painted white, so to reveal the natural colours of the brickwork and create unity between the two floors, one of the first tasks was the stripping back of the paint downstairs to reveal the earthy-toned brickwork underneath.

The brickwork backdrop lent itself to the incorporation of industrial nods, with exposed ceiling beams, a stainless steel worktop and Edison lightbulb fixtures. While the design was kept fresh and bright, with light linen fabrics, off-white walls and ash flooring.

There was a fairly large joinery brief, with bespoke kitchen units, dining table, and bench seating with storage drawers on the ground floor. In the first floor office, we added a bespoke desk, built-in wine fridge and boiling water tap.

For the furnishings, we were looking for timeless designs to provide comfort and warmth. There was no room for products that look good but compromise on quality. The bed is Matthew Hilton, the glass pendants over the dining table are by Old School Electric (supplied

by Heals) and the fabric used to upholster the bespoke seating in the dining area is a Heals own-brand linen. Bathroom fittings were supplied by Aston Matthews and appliances are all Miele. Vintage pieces were added to bring warmth and charm.

The result is an elegant and calming home that embraces natural materials together with luxurious touches.

THE RIVER BUILDING STIFF + TREVILLION

The River Building is a two-storey structure bridging the landmark towers of Cannon Street Station. Originally constructed as part of Cannon Bridge House the vast floor plates were designed to house the London International Financial Futures and Options Exchange (LIFFE). This presented challenges for the design team, deep floor plates created dark offices and the bridge structure over a busy railway station set limitations on what was possible.

Stiff+Trevillion were commissioned to lead the design to re-imagine these floors as new Grade A workspace, independent of Cannon Bridge house with its own distinct identity. Embracing the unique character and constraints of the original structure the design repositioned the building to fit a newly emerging tenant profile, ensuring wellness, economic, legislative and technological priorities were met whilst ensuring high standards for sustainability.

Upgrading the on-floor MEP systems and reconfiguring services distribution within the space meant the architects design team achieved bright, fresh and unusual office accommodation with improved floor to ceiling heights, levels of natural light and increased occupational densities. The engineering teams worked hard to retain rather than replace MEP

systems where they could, reducing waste, cost and time whilst contributing to much improved comfort, energy efficiency and commercial return.

Adhering strictly to the London View Management Framework, new south façade glazing and atrium roof lights were installed to improve energy performance, natural lighting levels, interior ambience and the building’s appearance.

Efficient planning of the cores, reconfiguration of the atria and a new approach to a comprehensive rationalization of MEP services allowed expansion of the net office space to a total of 92,000sq ft across two expansive floor-plates with panoramic views of the River Thames. BBA Certified Damp Proofing from Newton Thanks to their new BBA certified damp proofing range, Newton Waterproofing Systems, the oldest independent UK damp proofing supplier, has expanded its product selection to include a comprehensive, BBA approved solution for rising damp.

In new build scenarios, in order to prevent rising damp a physical damp proof course (DPC) is installed, for which Newton now has the BBA certified Newton 809-DPC membrane.

However, in remedial situations the best rising damp treatment is an effective, injectable damp proofing cream. Newton 804-DPC is a high strength and BBA certified cream that works by converting an existing mortar course into a new DPC. The new barrier is then complemented

by Newton 808-RA, a render additive used internally in order to prevent the passage of residual moisture and hygroscopic salts from the existing masonry to the new internal surfaces.

Sioo Wood Protection AB The SiOO:X Wood Protection System is different; it is not a coating, but an envelope that penetrates the wood surface. The protection system has two components; the first penetrates the wood where it reacts with atmospheric carbon dioxide to gradually form an inert glassy polymer.

The second component acts to seal and protect the first application until it is fully cured, but it also forms an inert water resistant envelope which creates a grey surface appearance. Searching for ‘Can Do’ Firms A name that seems to keep cropping up when we look for capable off-site manufacturer’s is Benfield ATT, so we thought we’d investigate them a little more.

Apparently the firm was founded in 1995 to manufacture Swedish style timber frame houses for Scandia-Hus, having themselves been established to import and sell the products of their Scandinavian parent company in the early ‘70’s.

The business had grown well, so when it faced an adverse exchange rate against the Krone, it was only logical to transfer the technology and the fabrication to the UK. The houses were not cheap, but the superior performance standards of the Scandinavian technology employed in their design, made their sustainable, low energy, air tight characteristics very popular with those that could afford it.

Thus, the little company that was formed to replicate this was, arguably, one of the very first to promote these benefits throughout the UK. It has to be remembered that it is only since that time that even the UK Building Regulations caught on to the improvements needed.

While these have been progressively upgraded, they

remain woefully behind the northern European standards that the firm offered at that time. Although the gap has narrowed, it still maintains a lead having become increasingly focussed on delivering Low Energy Buildings since the recession.

Initially known as AbbacHus, to capitalise on its technological superiority the firm soon changed its name to Advanced Timber Technologies (ATT).

Additionally it began to offer Canadian style platform frame homes, competing with other UK firms to supplement and grow business from its base of replacing imported homes.

This also meant offering 38x89 stud panels, rather than the 140 stud Scandinavian convention which are also its mainstay today. At that time UK Building Regulations enabled them to build 4 and more storey blocks of flats with such frames. In fact, in 2000 a unique demonstration building - Timber Frame 2000 (TF2000) – became one of the most significant research projects undertaken. This collaborative project involved the construction of a six storey, timber frame building – at that time the tallest of its type in the world – to show the commercial and technical benefits of using timber for medium rise buildings in the

UK. Its success encouraged greater adoption of timber frame in construction. Today, solid and composite timber buildings of 11 stories have been built with 30 and more on international drawing boards.

In 2002 ATT was acquired by a firm owned by leading environmentalist, Professor Dr. Michael Benfield, changing its name to Benfield ATT. As he explains “Applying Marshall McLuhan’s famous phrase, ‘The Medium is the Message’, it is absolutely clear that timber buildings have symbiotic relationship with nature. What better way, then, to promote the need for environmental sustainability than designing, making and building timber buildings.” To support this belief the firm was first in the sector to gain ISO quality, TRADA ‘Q Mark’, and FSC Chain of Custody certifications, bolstering this with HRH Prince Charles’ sponsored Business in the Community ‘Big Tick’ awards for 3 years in a row.

With this ethic flowing through its corporate veins, it was not long before Benfield ATT were involved in commercial, educational, healthcare, leisure, and industrial projects using engineered timber structures.

As Prof.B (as he has become known) smilingly states, “The things other people shy away from are exactly what we like to get to exercise our skills, experience and capabilities. While we’re very happy to prefabricate and build ‘standard’ houses, if it’s ‘different’ it ‘gets our juices going’.”

This ethos of doing different things, often differently, has spurred the firm’s development of traditional carpentry, modifying this to produce standardised feature roof trusses, ‘systemised’ post & beam structures, and the use of hybrid glulam ‘cross laminated’ timber for solid timber walls, floors and roofs of ‘interesting’ carbon neutral structures. As Porf.B concludes, “We like to work with people who have new ideas and who, like us, see timber as a key sustainable material in our quest to ‘save the planet’.
