Prior to restoration, this imposing Grade II listed Victorian home had been subdivided into flats and was falling into disrepair.

Moling 9 Workshop, transformed from Niu Shou Industrial Park that was built in the 1990s, is located in Jiangning District, Nanjing City.

The client’s brief was to produce a low cost house, which was to be her first new build development after having previously focused on refurbishing flats.

Homes that people want to live in. Homes that last. Masonry homes provide superior performance benefits, both in construction and in use.

Energy saving The thermal performance of concrete and masonry homes can provide homeowners with the lowest energy bills because of the superior insulation, airtightness and thermal mass.

Long life Purchasing a home is a major investment and the inherent performance of concrete and masonry provides robust and secure homes that will last for many generations.

Low fire risk Concrete and masonry are non-combustible protecting life and property safety for occupants. During construction, these properties also protect the developer and surrounding community from spread of flame.

Quiet Masonry walls can support precast floors which do not squeak: 48% of homeowner noise issues raised with NHBC for detached homes were creaking floors (NHBC Foundation Report NF56).

Flood resilient Homes built from concrete and masonry suffer less damage because they are robust, dimensionally stable and do not rot.

Lake Wendouree House Porter Architects When Tom and Meeghan McInerney bought a 1940s house in Lake Wendouree it was, despite its age, anything but a renovator’s delight. Previously owned by two sisters who had lived there for 60 years, the property had been extremely well looked after, even coming with a maintenance record that detailed such upkeep as biannual repainting. The original timber paneling and ornate plasterwork on the ceiling were also in pristine condition. Nevertheless, the

4 -

couple was keen to create a light, modern space within their new family home, and Ballarat architect Nathan Porter shared their vision. “It was very dark and underwhelming (and) one of the things Meeghan and Tom wanted to do very early on was have a glimpse of naturally lit spaces as soon as you enter the building,” says Nathan. “We kept as much original as possible, but there were some helter-skelter areas at the back that needed a good tidy up.”

The plan was to create two architecturally delineated zones, the original front with bedrooms, bathrooms and a study, leading to a contemporary, naturally lit extension. The existing hardwood floors that were in perfect condition at the front of the house were matched with recycled floorboards in the rear extension, creating a common thread which works for both zones and unifies the new and the old. - 5

The bedrooms have been treated to contemporary en-suites, with on-trend black tap fittings and classic wall tiles sourced by the couple. Generously-sized windows look out onto the north facing backyard, this larger living space where the family has spent plenty of time since moving in at the end of March this year. “What we found as we put the glass in was it opened up to all these vistas of other beautiful details in houses around town,” says Nathan. A small courtyard created by two little zones gives clear surveillance over the backyard and lets Tom and Meeghan supervise their young daughters without hovering over them. Timber paneling breaks up the expanse of brickwork on the facade, while reclaimed 1940s bricks were laid in a contemporary pattern to continue the union between the old and the new. Meghan’s favorite aspect of the renovation, however, is the naturally light-filled kitchen. “It’s a beautiful kitchen to work in,” she says. “I just love how we’re living in the house. It’s exactly how we envisaged having the kids playing here, and we’ve had some nice dinner parties.” She looks to Nathan who nods and says, “It’s probably exceeded our expectations.” Images:- Derek Swalwell 6 -

Refurb, Renovate Recycle…

Working in commercial, refurbishment sectors and social housing, Ecoplas has the capability to collect nationwide and reprocess old window frames that may otherwise go to landfill, converting them to reusable material which can be used as a raw material in the manufacture of new building products. With 26 years of recycling experience ECOPLAS is of the leading PVC-u recycling operations in the UK. We are at the forefront of both the collection of redundant material and pioneering new technology, offering one of the most advanced and innovative recycling processes in the UK. Preventing post consumer windows and doors going to landfill is not only environmentally beneficial but has a direct impact on project delivery and cost effectiveness. We save companies tens of thousands per year on landfill and skip charges. Under current government commitments landfill tax is set to continue to rise. By adopting and implementing sustainable practices companies can manage resources, build their environmental reputation and ultimately reduce costs. Ecoplas offer a regional collection service. We have a fleet of dedicated articulated and rigid HGV’s which are designed to meet supplier’s requirements ranging from 44 tonne to 7.5 tonne to collect post industrial and post consumer waste. With a network of sites strategically placed throughout the UK, waste is bulked up and transported to our state-of-the-art reprocessing plant. We are a registered waste

carrier and each supplier is provided with the correct legal documentation ensuring they are fully compliant with the Environmental Protection (Duty of Care) Regulation 1991. Our systems provide evidence of full traceability of materials from collection at source through to the production process to delivery to the customer, so that suppliers can be sure that all of their waste is recycled to it’s full potential. Your dedicated Recycling Partner Whether you have a few contracts in one area or multiple contracts across the UK; we have a dedicated Green Team who are fully engaged in environmental performance, who will assist in ensuring that recycling of these waste streams is an integral part of your sustainability and objectives. Offering full advice and assistance to support contract pitches at early stages. Each company is assigned their own designated collection Co-ordinator and Account handler. In reality many organisations have little evidence to support their environmental efforts. Ecoplas offer a tailored support bundle to help your company through early stages of PQQ and tender applications. We can provide full traceability reports. Our ECO Standard Recycled Tonnage Certificates provide evidence of sustainability and environmental benefits when tendering for future work. Ecoplas has a vision for a better alignment in green strategic direction in order to deliver sustainable waste recycling solutions. Nevka Art Gluck Design Group The project represents a reconstruction of 19th-century cotton mill’s building. The first task to be undertaken in designing was finding a trade-off decision, taking into account historical features of the building and necessary functionality of contemporary business center. The project was implemented in 2017. As a conceptual basis, the rhythm of weaving loom’s filaments was taken. Interiors of public spaces in the building have a dynamic composition of intersecting lines. Business center’s navigation and its corporate identity were also made in general style. Many pieces of furniture and illumination are made according to individual drafts. Multipurpose flat roofing represents a terrace, equipped with glass windshield. This was necessary due to the proximity of the building to a quay. In addition to interior solutions in the building, an enhancement of adjacent area and façade lightening’s system was made. At the entrance, there is a small bicycle parking, while vehicle area is marked with lighter granite modules. Fence construction defends against traffic and road refuses with the aid of repeating lamellas, rotated at 45° angle. This provides a perfect area view without disturbing historical façade.

MDF shopfronts for new central London design and retail hub Yes, you read that correctly MEDITE TRICOYA EXTREME (MTX) now adorns the shopfronts of over 30 high-end retail and design spaces at the new Eccleston Place hub near Victoria station, central London. However, it’s far from an ordinary MDF... When thinking ‘high-end’, opting for an engineered wood panel over a hardwood alternative may not seem like an obvious choice, but MTX’s exceptional finishing qualities match like-for-like with its hardwood peers. What’s the difference then? To name but one, MTX’s 50-year external usage guarantee will protect

the shopfront from the London weather for years to come. It’s the customised shapes and designs embellishing the doorways of Eccleston Place that play an essential part in the feel of the development. In order to create that look, the designers had to be sure that the timber solution they opted for was up to scratch, that’s why K & D Joinery chose MTX. Photography: K&D Joinery

Middle House Restaurant Reverberant Noise Problem Thermacoustic Ltd was pleased to be involved in solving the noise problem of the beautiful period restaurant Middle House in Mayfield. Recently extended, and to make the most of the stunning panoramic views of the surrounding countryside, the owners incorporated a wall of sliding glass doors. The visual effect was spectacular but on completion of the new extension, it was found to be ‘live and reverberant’ due to the hard surfacing of the walls, floors and ceiling.

Colours for the wall sound absorbers were chosen that complimented the existing cushions and table napkins and white ceiling absorbers were matched to the colour of the existing ceiling. Black: industrial, stylish, metropolitan. The impact of a bathroom in which strong shades of black are used is unequalled; this latest interior trend is inspired by the robust industrial look of yesteryear.

Black is a powerful, elegant and luxurious colour. It enhances shapes and emphasises contrasts. Black also radiates energy and vitality.

OPERA: ART AND WATER Clean lines and a robust structure. An eye for detail in the finish and flowing movements when opening and closing.

Beauty and technology meet in Opera, a shower door characterised by a nice finish and a clean design. Opera is ideal for styling a modern space thanks to the smart use of the contrast between glass, the black finish and the surroundings. The industrial style of the matte black Opera results in a chic and elegant look.

DISTINCTIVE CHARACTER If the interior is all about contrast, then this is highlighted by Zephyros. A clearly present frame of the shower door with a distinctive character: a gusty design. The matching matte black handgrips and details give it a tough look that fits in perfect with the latest interior trends.

MINIMALISM AND CLEAN LINES Young 2.0 is versatile and adapts to endless situations. The shower walls make maximum use of the space thanks to the slender frame and the large proportion of glass. A tight division of the shower area with nice details for an immaculate and elegant feel. In the black version Young 2.0 can be easily combined with the natural beauty of Novosolid, a shower floor that fits in with the new interior philosophy of natural materials because of the stone texture.

Listed country house saved from dereliction A Category B listed country house near Peebles, Scotland, has been brought back to life following many years of neglect. As in most historic houses, the walls of Hallyards do not have a damp course, which means that moisture rises up them and needs to evaporate away.

POLYX®-OIL TINTS: Highest quality colour and protection for wood

At some stage lime plaster had been replaced with gypsum plaster but this had damaged walls by preventing them from breathing. Owner Mike Gush said: “For the internal decoration we chose Earthborn Claypaint because it is highly breathable and works well with lime plaster.

We’ve chosen shades that complement the stone floors and slate worktops, aiming to create a bright and airy feel.” Claypaint is a unique, clay based emulsion that maximises the natural properties of clay to create a high performance, highly breathable paint that covers exceptionally well and gives a distinctive, ultra matt finish. It is virtually VOC free and does not give off any toxic emissions so it is safer for the health of building occupants and the environment. For further information visit:

Moling 9 Workshop TR ARCHITECTS Moling 9 Workshop, transformed from Niu Shou Industrial Park that was built in the 1990s, is located in Jiangning District, Nanjing City.  After this transformation, it becomes a Creative Park of Culture and Science with “Internet +” as its core and with a total of nearly 40,000 square meters. The base is rectangular in the east-west direction, and the short side at the western end is the only part that interfaces with external roads.  With regard to the shape of the base and the order of its development, the western end of the block serves as a start-up area, consisting of two U-shaped buildings and temporary houses scattered on the street.  Designers persuaded its proprietor to abandon the initial blueprint of constructing the park’s identity through large-scale renovation of the facades of the two factory buildings along the street. Instead, they suggested to set up an open transitional zone between the closed park and the city where the park and the city can interact with each other through rearranging the venue between the factory buildings and the outside world with the transformation of the space instead of facade renovation, in order to change the previous senses of alienation and unpleasantness of the most Industrial Park to the city, and thus create identity of 9 workshop identity.  In the process of site arrangement, the temporary houses along the street will be demolished while retaining the little houses with a relatively complete and brick-concrete structure in the northwest corner. And based on the dimensions of these houses, we would plant in the vacated ground 4 “industrial huts” made up of steel frames, weathering steel, steel mesh, glass and steel scaffolding.  The “industrial community” consisting of five huts replaced the construction of fences and gates, representing the openness of the park. The space inside these huts make things easy during rush hour for a large number of pedestrians are completely separated from the traffic when entering and leaving the park. Because of the materials applied for the new huts will not only block the view of the park from the outside but will create an overlap of sight with the old factory, creating a mixing effect of old and new buildings.  We hope that the five huts in this open space will serve as a catalyst space with uncertain functions in the early stage where we envision people in and out of the park can wait, meet up and chat pleasantly leaning against the edge of scaffolding, and even bask in the sun and read books. In the

36 - Images: Fangfang Tian later stage, because of the business needs, the huts along the street can be transformed into florist, coffee shop, bookstore and so on with commercial functions, so that the park will be provided with more diversified functions and greater urbanity. In the transformation of the two U-shaped factory buildings, on the basis of retaining the style of the original buildings, the interbuilding space will be added the space of intercalated office taking advantage of building height, while the central open space of each U-shaped building was transformed into a green-filled courtyard. The new truss and glass roof, covering part of the courtyard, creates an ambiguous zone between the indoor and the outdoor. The zone is expected to extend the human activities as far as possible to the courtyard in addition to connecting the two sides of buildings.  Two U-shaped factory buildings will be transformed along the interface of the park central road. We have chosen the way that could erase the most traces of transformation. In this interface, we added another layer of structure, which does not only create external space for placing the outside machine of refrigeration equipment but also highlights the entrance to the building. At the same time, the bridging piece applies for inclined plate design at the bottom, reducing the light distraction indoor. This layer of additional structures, come in tune with the original style of the factory buildings, entering finely into the integration of the original building as much as possible. - 37

Here are some of the questions and answers being explored at Vision How can developers and designers contribute to the economic success of our towns and cities? How can architecture help to bolster, build and communicate corporate and institutional brands in a global marketplace? How can we ensure the most effective use of public funds to improve the quality of our buildings, streets and cities? What are the biggest barriers to quality in today’s housing sector? How do we ensure that the drive for affordability and accelerated delivery isn’t at the expense of intelligent place-making and exemplary design? Purpose-built rental homes are becoming increasingly popular with government, developers and investors. Does the solution to the housing crisis lie with Buy-to-Rent? To what extent can a strong urban vision drive economic growth? A handful of UK practices were focussed on environmentally friendly architecture

long before it became a mainstream concern. How have their buildings stood the test of time, and what lessons have they learnt? Effective public transport is essential to the development of sustainable communities. What kind of infrastructure do we need to allow our cities to flourish and thrive? How can sustainability be embedded within the commercial development sector? Are modern methods of construction the key to a more environmentally friendly construction industry? What is the future for Offsite and modular construction? Can a creative approach to the use of existing building stock reduce the need to build anew?

safe and welcoming and make a positive contribution to civic life? How can we ensure that planning, development and architecture help to bring about cities that are equitable, accessible, stimulating and safe? How can we unlock the potential of our cultural buildings not just as places of entertainment, enlightenment and education, but also a key part of our civic realm? How do we empower citizens to shape their cities? How can we ensure that town planning, transport planning and house-building put health and well-being at their heart?

To what extent can intelligent masterplanning encourage sustainable lifestyles and combat the challenges posed by climate change?

Bespoke design has traditionally been the preserve of the very rich. What are the models for allowing a greater proportion of the population to engage with and inform the design of their own home?

Sustainability & Common Good: What steps can we take to ensure that our buildings and public spaces are inclusive,

How can we design our cities to combat isolation and alienation and engender a sense of belonging and civic pride? 42 -

A survey conducted with people with formal responsibility for fire safety in their organisations, were asked if they were fully aware of their legal obligations. Nearly half of those surveyed said they either did not know or admitted they were unclear. This worrying statistic reveals that despite the Regulatory Reform (Fire Safety) Order being introduced in 2005, many organisations and individuals who are deemed the Responsible Person under this legislation, do not follow the necessary procedures to produce a Fire Strategy for the building or buildings under their control. This has led to large fines being imposed, and in some cases, custodial sentences given to people falling foul of the law. Undertaking a Fire Safety Audit in a building can be a formidable task, when one considers the amount of potential fire hazards that might arise when attempting to put a strategy into place. Fire alarms, fire extinguishers, clear means of escape, sound fire compartmentation, are

44 -

just a few topics that need to be addressed. One area that appears to be constantly overlooked is the condition and working function of fire resisting doors. This problem was recognised in 2012 by the Guild of Architectural Ironmongers, and the British Woodwork Federation, so they formed and launched the Fire Door Inspection Scheme. This scheme is the first of its type in Europe, with its initial aim to transform people’s knowledge about how and why fire doors work and the potential dangers of getting things wrong. The scheme has since progressed, and now has 40 Certificated Inspectors situated around the UK, who can carry out on- site inspections of doors in existing or new buildings. This is an essential part of any fire risk assessment. Certificated Inspectors carry out detailed inspections of each door and prepare written reports to assist and advise building owners and managers as to the condition

of the door. As part of this, they can also advise on remedial action that might need to taken.

ARE YOU A RESPONSIBLE PERSON AS DEFINED BY THE REGULATORY REFORM (FIRE SAFETY) ORDER? • The Fire Door Inspection Scheme can assist you in meeting your responsibilities • Europe’s First Fire Door Inspection Scheme • An initiative instigated by Guild of Architectural Ironmongers and the British Woodwork Federation • FDIS Certificated Inspectors carry out on-site inspections of installed fire doors in all building types • This is an essential part of any fire risk assessment and helps meet the requirements of the RRO (Fire Safety Order)

Doors, Windows & Fittings

Arden Windows Timber windows are being increasingly used while the volume of PVC continues to fall. This is because timber is sustainable, easily repaired and has a lower whole life cost than plastic windows. A recent independent study done for the Wood Window Alliance, said that engineered timber windows have a useful life in excess of 65 years. In comparison plastic windows have a useful life of less than 30 years. Modern engineered timber uses knot, and defect free, lengths of timber that are laminated together

to prevent warping and twisting. Arden’s high quality timber windows are factory finished with an etch primer, a midcoat and topcoat finish to our customers colour requirement whether it be a single colour throughout or, a different colour inside to the outside. Arden are also Secure By Design approved for higher security levels. Tel: 02476 632423 email:

It can come as a shock to some homeowners just how damaging salt in the sea air can be to coastal properties. Homes within three miles of the ocean are generally considered to be at risk of salt related corrosion. For those with a home near the coast, Garador offers the perfect solution – the GaraRoll roller door. Gararoll is constructed from rustresistant aluminium laths, which roll up into a box at the head of the garage door opening. Unlike steel or timber, the aluminium laths resist corrosion by moisture and salt in the air.

Gararoll also maximizes space both on the driveway and internally in the garage, especially useful if you want to park the car close up to the garage door or need access to the roof for loft storage. Traffic White is a top colour favourite in coastal homes, but Garador’s GaraRoll also comes in a wide range of colours and finishes, including full timber effect and Deco Paint to enhance both modern and traditional style properties. Floors & Flooring

OSMO UK PROTECTS THE HEART OF THE HOME Floor maintenance specialist, Conrad Park turned to Osmo UK when renovating and refreshing an existing oak floor in a family kitchen. Thanks to its hardwearing properties and aesthetically pleasing finish, Polyx-Oil was the ideal choice to rejuvenate the room in the heart of the home. When the client requested a timeless appearance that would refresh and protect the wooden floor in the kitchen, Conrad Park recognised that two coats of Osmo UK Polyx-Oil Effect Raw 3044 would create the desired result. Preparation of the three-day

project began with 60 grit sanding, before abrading with a mesh disc on 120 grit. “Osmo UK is by far my favourite wood finish to use both internally and externally” explains Conrad. “It’s incredibly easy to apply, gives the floor a natural look, protects the surface against spillages, and most important, is easy to maintain.” For more information on the Osmo range of eco-friendly finishes, please visit For more information on Conrad Park, please visit - 49

Salmen House Office S&M

Bookending a mid-century terrace in Plaistow this three bed, three bath house makes effective use of a tight corner plot. Office S&M designed Salmen House to be built and let by professional landlord My Property & Home, who had purchased an end of terrace garden suitable for a two-storey infill house. The client’s brief was to produce a low cost house, which was to be her first new build development after having previously focused on refurbishing flats. She started her development career after a serious skiing accident put her in a coma for 5 weeks, and she used her compensation to get on the property ladder, and into development. During the process of design, we proposed cost effective, but high quality materials and design solutions to propose something special on a budget. The house is generous to the street, rather than being overly polite to its mish-mash context of late Victorian, mid-century, and post big-bang housing. The millennial pink exterior breaks away from the traditional design and biscuit-colour of rented accommodation. The complimentary external colours, salmon pink and lush green, visually push apart to create a feeling of greater volume - the pink moving forwards and the green stepping back. The seamless stippled render and textured terrazzo have a material richness to them, catching changing shadows on the long flank wall throughout the afternoon. Surrounding the windows, polished terrazzo reveals bounce additional light inside, as well as mirroring the window details found

52 -

along the mid-century terrace. Though rented, the house is designed as a unique home, so that tenants feel ownership of the property. The acute angle of the corner site is celebrated throughout the design, in both plan and section, to give spaces that accentuate their volume, while disguising their efficient footprint. Each space has natural light and views from two directions, and views from, into, and through these corners create multiple outlooks within

each room. The horizontal circulation is one continuous view from the cranked front door through to the rear garden, while the staircase opens into a generous triple height space that pulls your gaze upwards. This generosity has not come at a price. The house was built for £205,000 and to a lasting specification. While clearly opposing the New London Vernacular, the solid wall construction with a single skin of blockwork

meant that the superstructure was erected rapidly, and the entire project took just over six months to complete. By working closely with the structural engineer, Structuremode, to take structure away, rather than adding it in, space was maximised to create fourmeter-tall bedrooms, exposed beam ceilings, and a triple height staircase. From the front door, a ground floor bedroom and accessible shower room occupy the front of the house, with an open plan kitchen, living - 53

and dining room facing the rear garden. On the first floor are two more bedrooms, one with an en suite, and one next to the main family bathroom. This flexible layout, with an ample bathroom for each bedroom, can easily accommodate young professionals on a room by room basis, or a nuclear or intergenerational family. Hugh McEwen, partner at Office S&M, and project architect for the house explained “This new build-to-rent house is a study in generosity for its inhabitants and context. With our background in social and private housing, we brought the best of both worlds to this project. By taking a bespoke approach to the site we were able to make the most of the space through careful planning of how the house could be used in the future. We don’t produce quiet architecture, and this house revels in colour and materiality, which makes it a representation of the contemporary age in which it has been built”. Heat pumps, making life easy and giving you back your FREEDOM Heat pumps are funny things.

We don’t really know!

If you look at them closely, no matter what brand you buy no one offers you a plug and play solution. The genius of combi boilers is that you buy a box, you fix it to the wall, connect some pipework and they work.

Sooooo, we have taken matters into our own hands.

Everything is in the box. There is no pump sizing. There are no intricate settings or wiring. Its plug and play every day. The result is that these packaged units sell in their thousands. The price falls as volumes rise and as a knock-on effect they become more and more popular. It’s very much the difference between a kit car and one built in a factory. So why do heat pumps still come in a huge pile of boxes to be assembled on site?

Here at Freedom HP we love a Samsung unit. Let’s face it we should. We introduced the UK to Samsung heat pumps. Our managing director has the oldest Samsung Monobloc in the World in his house. We wrote the book on the unit and have sold more of them than anyone else. With all of this said, the Samsung unit is like all the others; you must buy lots of accessories, pumps, valves, etc to get it to go. Our team spend our days on the phone and skype explaining to the poor engineers on site what goes where, how to wire it up and how to set the unit up so it works properly.

all the loose parts were bolted onto the cylinder and it was all set up before it left our warehouse in Southampton. Now your plumber and electrician can install the outdoor unit outside, put the tank on the floor, connect the interconnecting pipework and wiring, flick the switch, and you are “cooking on gas” (refrigerant gas that is!). What’s the drawback? Well there is only one drawback; we don’t get to speak to as many installers on site as it’s so cheap and easy to install. If you want an easy installation and to regain your Freedom give us a call.

So, a couple of years ago we introduced a Pre-wired, Pre-plumbed and Pre-set package. We worked very closely with our manufacturing partner on the design and manufacture of this cylinder to ensure that

Heating, Ventilation & Insulation

Spray foam insulation can solve many problems in industrial, commercial and residential situations Here at Green Insulation UK Ltd we can advise on the appropriate application for your building. Closed cell sprayed foam insulation is considered to be one of the most effective insulation systems commercially available. It can help with improving the stability of buildings. It provides a seamless rigid foam layer which bonds to the roof and walls increasing structural stability and reducing thermal movement. The benefits of using sprayed foam insulation over more traditional forms of insulation are many. To fix insulation board to the

underside of corrugated sheets is difficult and almost always means that there is a gap above the insulation board. Condensation will then flow down the corrugations, find a week point and drip into the building. Spray foam insulation on the other hand is sprayed directly on to the profiled sheeting leaving no gaps or joints, it seamlessly insulates and therefore, surface condensation will not form. 01565 873 871

Brunswick West House Taylor Knights Brunswick West House is a small-scale, 50-square-meter alteration and addition to a Californian Bungalow home. The addition forms a low-volume, compact intervention on the project’s site, that aims to re-engage the home with the generous north-facing garden beyond. The modest nature of the project called for simple, incisive moves that would sidestep the need for an arduous and costly reconfiguration of the existing home. In turn, our strategy looked to repurpose an ivy-lined sideway, creating a new, central entry for the home. This approach enables the home to operate succinctly in two halves: the original rooms now accommodate more private activities, while the addition forms its new social heart. These new living spaces are arranged in and around three sculptural masonry walls, creating nooks and reveals within the open plan – spaces that could offer a place to sit and share with family or retreat within at other times.

Shopping Centre transformed in under 24 hours Vinyl wrap refurbishment specialists, WRAPT Interiors completed an impressive renovation project in just a day, in partnership with William Smith Group 1832. Sleek, contemporary and welcoming are the words which describe the Basingstoke Festival Place Shopping Centre’s new look. Wrapping films from Architextural, part of the William Smith Group 1832, helped the installers inject new life in to the Festival Place Shopping Centre’s customer lounge, to create an eye-catching, low-maintenance, cost-effective refurbishment solution. The rapid emergence of architectural films as a method of rejuvenating interiors is opening up new opportunities for businesses. Hyper realistic finishes and textures, combined with a clean and speedy application, provide the perfect alternative to natural material finishes. Interior refits no longer need to involve rip out and replace methods, but self-adhesive films can be applied on top of existing surfaces, with perfect results. This is becoming an increasingly popular option with many installers.

62 -

With hundreds of patterns and textures available, including wood grains, metallic, marble, stone, concrete and many more, it’s easy to wrap any surface and transform a commercial environment. WRAPT Interiors, a key installation partner of Architextural, was chosen to deliver a modern refurbishment to the existing lockers, cupboards, feature wall and reception desks at the shopping centre. Andrew Stuart, WRAPT Interiors, said: “We were very impressed with the vinyl we chose for the project. It was easy to apply on all surfaces, which helped us complete the project, with minimum fuss, noise and mess, in the short amount of time given.” William Smith stocks the full 3M DI-NOC Trend Line and Cover Styl Primary Ranges giving access to hundreds of top finishes by the metre. Application training courses are also available at the new state of the art training centre. To find out more visit: or call 01833 690305.

St Kilda Extension FINNIS ARCHITECTS Located in St-Kilda, one of Melbourne’s most rapidly evolving suburbs, the St Kilda Extension is a modern addition which celebrates the home’s traditional beauty whilst creating a tranquil retreat. Entering the property from the street, it was crucial to maintain the contextual relevance of the building as to not detach it from its immediate and broader surroundings. In this way, the humbleness of the entry is typical to its neighbouring houses as the classic terracotta roof tiles and red brickwork emulates the character of the street. What greets you on first entry into the home is a stark contrast as the contemporary interiors, designed in collaboration with Kylie D’alessandria from Huntress Interiors hint at the sleek modern nature toward the rear of the house. The distinction between what is old and new is gestured through the light hardwood floorboards which juxtapose the front entrance and transition to a darker polished concrete. This textural creativity marries with the dark finishes of the kitchen joinery and stone island benchtop. Perhaps the home’s greatest achievement is its recognition of the existing house and its materiality which isn’t lost but rather celebrated through the extension process. This is evident as the charm of the red brick seen on the façade is carried through to the backyard and creeps surprising elements into the interior living space, adding a certain charismatic layer to the house. The backyard is where this property truly established itself as a prime example of modern living. Contrasting bespoke materials, including the richness of the

66 -

stained timber cladding and two lush vertical gardens, combine to produce the perfect hidden oasis. The full height glass panels and doors which line the pool area capture the tranquillity and calming atmosphere of the water and the light and airy nature of the white stone pool tiles. A seamless transition from the open plan kitchen and living area to the outdoor alfresco space is brought together through large cantilevered covers which appear to effortlessly float above the alfresco area. The environmental and heritage elements are effortlessly integrated into the home without feeling forced or faked whilst the individuality of the design from both the architects and interior designers is clear. The home is both a unique reflection of the owners through its personalised textures, materials and design choices, whilst actively creating brilliant entertaining spaces and a family home to live in for many years to come.

shackerley Provides sureclad® Engineered Stone Solution to Award Winning Edinburgh Project The University of Edinburgh’s Appleton Tower was designed by Alan Reiach, Eric Hall and Partners as part of the University’s George Square development in the 1960s. Now the building’s pre-cast concrete and aluminium frame glazed façades have been stripped out and replaced with Shackerley’s SureClad® engineered stone ventilated façade system in a white, honed colourway as part of a programme to renew the building envelope and construct an additional storey at roof level and a new feature entrance. Specification of a SureClad® engineered stone

ventilated façade system offered a cost-effective route to providing an aesthetic that echoed the appearance of the façade of the University Informatics Forum directly opposite. The relative light weight of the 15mm SureClad® panels also satisfied the loading capabilities on the remaining concrete structure and enabled full insulation of the building within a ventilated façade.

This is no ordinary pool cover; it also offers huge advantages over traditional PVC slatted covers in terms of insulation properties, with an average thermal conductivity of λ= 0.12 W/(m*K) The profile structures are made from expanded PVC-foam, coextruded with polyurethane. The profile exterior is high density PVC, which gives a perfectly smooth surface to prevent any algae formation either above or below the water level. Covrex® covers comply with the French safety standard NF P 90308 Version 2006, probably the strictest standard in the market. They provide excellent resistance to weather and UV which makes them suitable for use all year round and come with an amazing standard 5 year warranty. Airtopia Airtopia, a social enterprise and educational service, provides domestic indoor air quality tests to help make houses, and the people who live in them, healthier. We test for formaldehyde, carbon dioxide, VOCs, mould and explain how personal behaviour affects indoor air pollution. Indoor air can be 2-5 times more polluted than outside. Building materials like insulation, wood, laminates, glue, paint and sealants can emit chemicals that cause or exacerbate asthma, allergies, headaches, eye irritations, even cancer. In both new and old homes, lack of thermal comfort and damp

can foster mould growth, even on a microscopic level, which can be detrimental to lung function. Differentiate yourself and help your customers by recommending or providing Airtopia indoor air tests. We can help people understand why renovation might be necessary, and show that your work produces a healthy home. Airtopia 0800 0588590

able to draw up a full quotation and a mock elevation plan of the proposed build.

We emailed our site information questionnaire to the customer; this includes a few select questions to ensure there will be no major issues with onsite installation. Once we had confirmed the site was good to go, all the information was passed onto our nationwide surveyor who organised a time and date to carry out the survey.

Due to the floor area being over 30m2 the customer had to contact his local building control office to confirm our specifications were suitable. Once our build specifications and foundation specification had been approved we were ready to set the installation start date and process the clients order.

Once our surveyor had discussed the specification with the customer and conducted a full site survey of the site area, we were

How Benfield ATT help you create

The Low Energy Buildings you’ve always wanted… Intrigued by the claims of this ‘full service’ company we decided to investigate their approach a little more. Value Engineering: First, we wanted to know what was meant by ‘Value Engineering’ (VE). Professor Dr. Michael Benfield, their CEO, explained: “By focusing on the various ‘functions’ of a client’s building and its components, we aim to identify and remove unnecessary costs while at the same time maintaining - even enhancing - its performance.” Comprehensive Knowledge: This approach blends their extensive and rather unique knowledge of all forms of timber structure, building science, regulations, and state of the art products with individual client’s design concepts. “For us, value engineering starts with environmental planning and regulatory impositions as part of our analytical and technical design processes.” he explained. “These feed our drive for, and commitment to, sustainable development through into waste reduction, recycling and lean manufacture. It embraces a ‘Pride in the Job’ and a ‘Right First Time’ mentality that is applied to all our Design & Build (D&B) operations.” Focus on End User: Paying attention to end user demands is central to Benfield ATT’s approach (the ATT stands for Advanced Timber Technologies, by the way). They believe it enables them to deliver highly effective, quality buildings for projects large & small. This includes providing solutions for difficult to develop sites, like soft ground, steeply sloping land and potential flood plain areas.

Product Selection: Self-evidently, to value engineer design & build solutions, the selection ,of the most appropriate products needs the services and methods used to be an integral part of the process. Working closely with architects, building designers, engineers and quantity surveyors, Benfield ATT helps select and specify those which are most functionally appropriate and cost effective. In turn this encourages the delivery of high quality products to be protected, and results in saving time for on-site build operations. All of this, they claim, reduces costs, enhances client’s projects and helps to make them one of the most competitive full service timber engineering design and build firms in the UK. Fabric First: In the current business climate it is perhaps not surprising to find Efficiency, Performance & Cost Effectiveness to be included in their key current considerations. This is most clearly evidenced in their ‘Fabric First” approach to designing really effective building envelopes. “There is a crucial need to deliver highly energy efficient structures with optimum levels of insulation, minimal thermal transmission and appropriate airtightness for floors, walls, roofs, windows and doors.” explains Prof Benfield. Unsurprising, therefore, that in their drive toward Zero Carbon and minimal heating requirements, they offer factory Insulated Panels, SIP’s, Green Oak, Post & Beam, Glulam and Hybrid structures all orientated to achieve what was Code for Sustainable Homes levels 4, 5, 6 and Passivhaus Standards. Specialist Builders’ Merchants: Potentially, the procurement of design specific components can create unforeseen difficulties, for example locating the source of supplies, avoiding delays in delivery lead times, quality assurance, and securing ‘best value’ products and terms. Here Benfield ATT’s long established connections, access and volume buying capabilities as manufacturers and selective builder’s merchants, enables them to secure and supply such requirements in the most timely and competitive manner as part of their value engineered, design & build methodology. Catalysts for Quality: “We believe that our approach to helping you create the ‘Low Energy Buildings you’ve always dreamed of …’ is distinctly different” says Benfield. “We welcome collaboration with other construction professionals in our drive to achieve this.” In doing so, his company aims to help enhance the professional construction team of architects, other designers, engineers, quantity surveyors, contractors, house-builders, developers, et al, facilitating the delivery of the high quality buildings they and their clients both need and want. And, if end user clients like selfbuilders and home improvers lack any of these skills, to be the catalyst drawing in those that are most appropriate for each individual project. To compliment this they offer a selective part or full project management service. Professional Partnerships: While they are happy to engage in ‘one off’ projects, Benfield ATT see the greatest benefits to industry and end user occupiers as coming from the establishment of long term ‘partnering’ style arrangements with other construction professionals. This can include Joint Venture arrangements for specific developments, which may be of interest to land owners and those who wish to fund, say, housing schemes, but lack the technical knowledge and industry experience necessary to make them successful. In such cases they believe that their comprehensive team approach can be highly valuable. -Ends-
