Terrasse VF: Four Levels of Spatial Variation

nterior designer Martine Brisson has designed a spacious, versatile back deck for an 1887 heritage home in Montreal’s Plateau district, now occupied by a single family. Built in a consortium with landscape architect Roxanne Miller, the project won an award for best residential patio and landscape design for a private residence at Quebec’s 2017 Grands Prix du Design awards.

Four interconnected levels The challenge was to create an inviting setting with ease of movement between the house and garage, which do not have connecting entrances and are not on the same level. The garage is a modern, detached structure added about a decade ago. It covers a large portion of the lot. The goal was therefore to use the roofs of the two garages, which have different heights, and build a new level at the door to the house. The net result: the house would be connected to both the new deck and the garage. To achieve these goals, the space was planned on four levels: the garage entrance, the living room/lounge corner (on the same level as the house), the garden/traffic area, and

The different zones enable the separation of functions and make the outdoor living space particularly dynamic. The most dynamic zone is the dining corner, located at the highest point, while the lounge area, on a lower level, is a private and cozy cocoon-like space. Vegetation and privacy Privacy was a high priority for the owners, given the property’s location on a street of attached houses. They also wanted to have as much vegetation as possible. After working together on the Terrasse Coloniale project, Martine Brisson once again called upon landscape architect Roxanne

Miller and her team at Verdigo. The horticulturist opted for low-maintenance flowering plants with a high tolerance for direct sunlight. The plants give a luxurious, whimsical touch to the sleek, contemporary design.

Martine Brisson Contrasting wood and steel The extensive use of cedar, punctuated with black metal elements, ensures a consistent look for the different spaces while giving them a contrasting natural and urban ambiance. Cedar planks cover the floors, walls, planters, blinds and pergola. Black steel boxes with integrated lighting hold plants and separate the traffic area from the cooking space, helping give it a more intimate character. The slight change in level provided by a stair riser also highlights the distinction between the two spaces. A custom pergola The cedar pergola is the centrepiece of this muted setting. Its louvers, suspended from a built-to-order aluminum structure, provide shade and create an interplay of lines converging on a vanishing point while admitting diffused amber light. Wooden blinds were added to the vertical axis to create a privacy screen between the owners and their neighbours. The patio is inviting and varied by day. By night, it takes on a whole new character thanks to carefully planned lighting. The variety of settings allows the owners to enjoy the outdoors in different ways depending on the activity of the moment, the time of day, whether their mood is festive or relaxed, and whether they prefer shade or sunlight. About Martine Brisson Martine Brisson is a designer whose unique career path has led her to approach space in ways that sometimes resemble architecture more than interior design. Before thinking about a space’s contents, she focuses on the envelope that defines it.

Before studying to become an interior designer, Ms. Brisson was a fashion designer, operatic soprano and multidisciplinary artist. During her international tours she cultivated her talent for design and her love for architecture and spaces. For the last ten years, Ms. Brisson has worked in design in Quebec, mainly Montreal. She is the winner of three awards for residential deck projects – Terrasse Colonial, Terrasse DL and Terrasse VF – and often faces the same challenges as many architects.

She works with elements such as sunlight, wind, uneven terrain and the harmonious choice of vegetation. Ms. Brisson has a taste for simple spaces on a human scale. Rather than appealing to the imagination, she favours spaces that inspire a sense of well-being. She does not insist on imposing her style; rather, she seeks to understand her clients’ desires and creates free spaces in which they can express themselves.

Levato Mono Porcelain Paver system from The Deck Tile Co. - as recently installed at the new ‘superpub’ from JD Wetherspoon, Ramsgate. The vast 750m2 wrap-around terrace has been covered with the Timeless range of timber effect porcelain ‘planks’, a most complimentary finish blending in with the coastal location and it’s wonderful sea view. The pre-installation support of the team at The Deck Tile Co. and the preparatory work involved was an essential part of this project and has resulted in an excellent finished result. With hurdles to overcome, such as multiple falls, facilitating the erection of signage struts and large static planters, the paver system has, due to it’s flexibility, meant that the terrace expanse was completed in under three weeks. The use of the unique slope correcting/ height adjustable pedestals and retention system has enabled the creation of a stable, raised access ‘deck’ and when combined with the 20mm porcelain pavers - offers the user fine quality external flooring, with low level ongoing maintenance costs and high slip

Now, with the help of virtual photo realistic images, people can understand concepts and designs fully whether they are customers, consultees, public or the team. “You can’t anticipate how the launch of a new garden design style will be received so it’s a step into the unknown. You have to have faith, good plans and a good team” said Mairis. According to Edward, having the best visual material helps because then the team can all really understand how to create the finished garden and this facilitated the process of addressing the detail.

The CGI image used in the planning of this show garden was the best visual tool to bring the team all onto the same page but it was a whole lot more. Taking centre stage within

‘The Journey of Life’ garden was a meditative pool created with Halo seating. Other stand out features included ‘Rainbow Sun’, a shimmering wall of sparkling acrylic, and the Ancient Olive tree that represented an old soul and grew out of artificial rocks that looked surreal. There was also refined Niwaki (giant Bonsai). Technology was integral in the high-tech atrium and three hydroponic salad towers. All in, it was a wonderland of colour, technology and rare art forms. The high definition of the CGI image was loved by the RHS, BBC and many news media as a means to promote the amazing spectacle to be seen at the flower show. The garden itself brought people to tears with the positive message of hope and the images got visitors really motivated to come to see the garden because they could clearly visualise what to expect without using their imagination. Some Unusual Plants By Ian Phillips, owner. www.Letsgoplanting.co.uk We all like to grow something out of the ordinary in our gardens, it gives a good talking point when chatting to friends, or sometimes it is just a case of pure brinkmanship! Many unusual plants are just that for a very good reason. Some may be difficult to grow or propagate, some will have more demanding cultural requirements like the very much sought after Embothrium lanceolatum…. the Chilean Fire Bush…. which is a very beautiful but sometimes challenging shrub. This plant has evolved in the southern hemisphere, from Tierra del Fuego to Southern Chile and is accustomed to growing in poor, acidic soils… It does not like chalky soils and it will not tolerate phosphate. A peaty or sandy soil with very low nutrients are ideal and when well placed can become a dazzling sight in July when covered with masses of vivid red flowers. Not all unusual plants are difficult to grow though, and here are a few of my favourites that virtually anyone with even a minimum of gardening experience can grow without any trouble. Danae Racemosa or Alexandrian Laurel is indeed a charming, small, slow growing, evergreen suitable for shady areas, even with dry soils, with its arching sprays of narrow, polished green leaves. The orange-red fruits are produced after hot summers. Height and spread is around 1.2 metres and has an Award of Garden Merit from the RHS.

This variegated Daylily is definitely one of the best standout plants around with its funnel-shaped rich yellow flowers and yellow variegated leaves during the summer months. Grow in borders or containers in full sun. Cladrastis Lutea, or Kentucky Yellow Wood is a very handsome medium sized tree that produces long, drooping, wisteria-like panicles of fragrant white flowers in June. As if that was not enough, the leaves turn the most beautiful shade of yellow before falling in the autumn.

Rubus Spectabilis Golden Leaf or Salmonberry This is a completely new form which was found on our own nursery just a few years ago and will be coming on to the commercial market soon. It has the double attributes of not only having spectacular fully double magenta-rose flowers but the leaf is an attractive golden yellow. This shrub will grow to about 1.4 metres tall and 1.2 meters spread, but in our view is probably best pruned back each year in springtime to encourage the fresh bright yellow foliage to emerge.

Fatsia Spiders Web or Japanese Aralia is a fairly new variety which is primarily grown for its handsome foliage which gives it the appearance of having being frosted with icing sugar. Planted in a sheltered position, it would add light and colour to a shady area. Chionanthus Retusus or Chinese Fringe Tree. This little beauty will grow either as a deciduous shrub or small to medium sized tree and its party piece arrives in June or July in the form of billowy clusters of fragrant snow white flowers followed by damson-like fruits. Native to eastern Asia, it also benefits from having an attractive thick fissured bark.

Lobelia Tupa (ABOVE) sometimes known as Devils Tobacco! Whilst I certainly could not condone smoking the leaves from this plant (it apparently has hallucinogenic properties!) it does have a some redeeming features… native to central Chile, it is a semi-evergreen perennial growing to a height of up to 2 metres with reddish purple stems and racemes of tubular, bright red flowers in late summer and autumn. A truly magnificent feature plant for sheltered gardens in full sun and a deep moist soil.

Stewart Garden top planter supplier at Ball Colegrave Summer Showcase 2017

S

tewart Garden, once again, had a major presence at this year’s Ball Colegrave Summer Showcase at Milton, near Banbury, which took place from 10 to 28 July.

The company was the predominant planter supplier to the trade event and featured heavily in the designed gardens across the site. Exhibits included schemes pairing Ball Colegrave’s plants with Stewart Garden’s Varese, Lead Effect, Blenheim and Sylvan planters. Also unmissable was the striking SunPatiens impatiens display in Stewart Garden’s Aztec planter and impressive herb gardens planted in the Stewart Garden’s Varese planters. The 8-acre site came alive with a spectacle of colour, undoubtedly the most exciting and innovative presentation of its kind in the UK. Over 50,000 Annual and Perennial plants were bedded out in the trial and display beds and in excess of 3,000 baskets and patio containers were

planted up for the event. Exhibits at the event demonstrated to trade buyers how they can maximise the market potential of bedding in planters. As patios become increasingly popular, the market for combinations that provide the instant colour, wide availability and easy maintenance that container gardening offers is growing. Ball Colegrave is a premium supplier of bedding plants to the UK garden trade. Its annual Summer Showcase attracts over 2,000 trade visitors, from independents and national companies to major groups. Stewart Garden had a stand in the main reception and meeting area, showcasing a selection of their products. Top garden centres and leading retailers and DIY outlets from around the country were also in attendance. Success at Southport Flower Show!

ach year the Southport Flower Show grows in prestige and 2017 was no exception with a stunning selection of show gardens, floral marquees and stalls available for visitors to the North West. Southport’s gardens featured a variety of styles from a range of designers, but the entry by C & W Berry’s ‘Kuro’ garden once again stole the show. Designed and constructed by the team at Kirman Designs, with Black Basalt donated by Long Rake Spar, the garden was composed of dark materials and hard angular aesthetics with blocks of green planting. Visitors were transported into another world through apertures on the large black cube, revealing delicately neutral woodland planting in a room of mirrors. Japanese Forest Grass, Anemone, Astrantia, Ostrich Fern and Himalayan Birch form part of the extensive plant library. Entitled Kuro is ‘black’ Japanese and this garden connotes Japanese culture through the dominant use of shou sugi ban timber; an ancient technique of preserving wood

by scorching the surface before coating it in natural oils to reveal the grain. Andy Kirman, Garden designer said: “This Garden was a brave statement, but it has paid off in the end. Sometimes a split of opinion is a good thing as it creates conversation”. The show garden aims to inspire visitors and introduce them to the vast possibilities of Berry’s products. The Garden features porcelain paving from Global Stone, bespoke fencing from Denbigh Timber, Aggregate from Long Rake Spar, and lighting from Ansell. Behind the scenes, the tools and equipment were also provided by C & W Berry. The garden has been a huge success, receiving an impressive number of medals including, Large Gold Medal, Best Large Garden, The Pontins Trophy for Best Outside Garden, Southport Corporation Trophy for Best Large Garden and The Brian Aughton Memorial award for Best Use of Plants. Xylella Fastidiosa - a Threat to the U.K. Horticulture Industry What is the threat? Xylella fastidiosa is one of the most harmful bacterial plant diseases in the world. It can cause severe losses in a wide range of hosts and there would be a massive impact on the plant trade across all business sectors in the event of an OUTBREAK in the UK. An OUTBREAK of this disease, where several different plants are infected, will trigger immediate stock destruction within 100 metres and a movement ban of host plants within a 10-kilometre radius for up to five years. This will dramatically and immediately affect most plant selling operations, as well as impacting on all businesses dealing in plants within the 10km zone. Gardens could also be affected.

What should businesses do to stop it coming into the UK? Only buy potential host plants from trusted plant passported suppliers who know where their plants come from. We strongly recommend that potential host plants are not sourced from or near regions where there have been findings of Xylella fastidiosa. The list of host plants is growing and includes many popular garden and landscape plants, such as lavender, rosemary, oak and many others.

What happens if the disease is found in the UK? The full emergency measures imposed at EU level are only triggered when the disease has spread and there is an OUTBREAK.

The full emergency measures are not triggered if the disease is found on a single plant or within a batch of plants and is diagnosed and contained before it spreads. This is known as an INTERCEPTION. Stock will still be destroyed in this circumstance but the movement ban is very unlikely to come in force. Several wholesale nurseries have signed up to plant sourcing statements such as the one below: “The following nurseries have taken the decision NOT to knowingly purchase any host plants originating from regions where the disease Xylella is known to exist. The decision has been taken after detailed consideration as to the potential catastrophic impact the introduction of the disease could have to the UK environment, coupled with the

ever increasing number of host plant genera of this disease. This is in line with DEFRA's good practice recommendations.� The Horticultural Trades Association (HTA) is the trade association for the UK garden industry. It helps its members to flourish by representing, promoting and developing the garden industry through their key values; collaboration, innovation, influence and integrity. Its key roles include: provision of advice-based services such as business improvement schemes, briefings and helplines; training, conferences and events for members; market information and research; promotions such as the National Garden Gift Voucher scheme; and working closely with government and the media to influence policy and projects.

In order to create stability and help keep the gravel layer in place, an advanced system with a robust structure and sufficient depth was required, so that the base would not become easily exposed. Starscape “A marriage made in heaven” is how fibre optics specialist Starscape describes the combination of modern LED lighting and optical fibres. “LEDs offer economy and long service life, while fibre optics allow you to reduce the number of potential failure points in an installation and to distribute light from easily accessible nodes around the site,” says Starscape's sales director Peter Fagan. “Traditionally, the great problem with embedding lights of any kind in a structure is what you do when they fail,” explains Fagan. “Replacing a single failed light fitting may be difficult from a technical perspective and as the years go by there's also the issue of being able to actually find a matching replacement.” However, since fibre optics allow you to separate the light generation from the light output you can bypass this potential problem, he reasons. As long as the LED-based light source is accessible, maintenance is no challenge, and in the worst case scenario a failed light source can be replaced in a matter of seconds. “One of the unique features of fibre optic lighting is that you can promise your client that by the time a light source is

eventually needs replacing, the new unit will almost certainly be more powerful, more economical, more versatile and probably cheaper than the original model,”says Fagan. “So, instead of having built-in obsolescence, you have an openended upgrade path.” Starscape's compact LED-based light sources can illuminate up to around 450 x 0.75mm fibres (larger models have capacities in excess of 1000 fibres), and these can be used individually to create hundreds of “star” points in paving, decking or walls or they can be grouped in bundles to form larger points of light in formal steel paver/deck fittings. Or, use the fibres to illuminate glass tiles set into the ground or wall. The electrical part of the project may be as simple as plugging the light source into the nearest socket, but Starscape expects solar-powered light sources to become more common in the near future. The more sophisticated light sources have DMX functionality allowing for full integration with home automation systems, and lighting effects range from subtle to very dynamic.

“The premium quality fibre which we use allows us to project light to 15 metres quite comfortably, or as far as 20 metres at a pinch,” explains Fagan. “Over longer distances the issue is not – as you might expect – light attenuation, but rather colour shift, as white light starts to take on greenish hues. Mountain Lake Park Playground

T

ucked behind a row of Edwardian homes in San Francisco’s Richmond District, Mountain Lake Park Playground is nestled amidst mature evergreen trees and gently slopes down to the shore of Mountain Lake on the southern edge of Presidio National Park. The new design works seamlessly within this context, creating a feeling that the playground has always been there—specific to this place and this part of San Francisco. The renovated playground takes advantage of the site’s topography, with separate play areas on terraces, organized according to age and play ability, threaded together by a series of meandering pathways that provide an accessible route throughout the playground, including to the top of the slide. The centerpiece of the playground—a treasured concrete slide that cascades down the side of a large earthen mound—has been preserved, anchoring the updated playground to the cherished memories of the community’s past. Midway on the journey to the top of the slide, an observation platform

sits perched on a forest of steel columns, evocative of the trees in the surrounding park. The platform overlooks the pre school area below while facilitating expansive views of Mountain Lake. Apertures in the platform provide framed moments of intrigue for the users both above and below. Additional design elements draw on the rich natural history of the site. The ‘sand dunes’ of the preschool area represent the rolling sand dunes that once spread across the region; the ribbed pattern of the concrete walls is an abstraction of tulle reeds that line the shores of Mountain Lake; tracks of birds and animals native to the area imprint the surface of the wall that borders the school age area; while large sculptures, including a frog and turtle, acknowledge the native aquatic life in the lake. These sitespecific references are enriched by large timber play structures,

giving the impression that they were fashioned from logs of the surrounding forests. The effort to renovate the playground was spearheaded by a group of three local mothers, in partnership with the San Francisco Recreation and Parks Department. The three women formed the “Friends of Mountain Lake Park Playground” (FMLPP) in 2010 after they learned a renovation could only happen with the support of community advocates. The project was earmarked to receive funding through the Clean & Safe Neighborhood Parks Bond because of FMLPP’s initial efforts, which also included a substantial donation from the group itself. Remaining funds were raised mainly through small- and medium-sized donations from the community, as well as donated services from Bohlin Cywinski Jackson, Lutsko Associates, and Holmes Structures.

hich word is missing from this title? There are longstanding and ongoing debates and discussions in the UK about the fact that children ‘need risk’ when they play. What do we mean by that? How can risk be good for a child? What if they injure themselves? ‘What about my reputation?’ I hear some parents and policy makers ask! What is missing is the reason for the bald statement that children ‘need risk’. What is also missing is an understanding of the consequences of protecting children from exposure to risk; if they are not experiencing risk, what else are they missing? Children need to be able to fulfil and engage with their right to play in the way that they choose. That choice can be exciting and challenging, and it is this excitement and challenge that happens to bring with it an element of risk. Through that exposure to risk, valuable life lessons are learnt, even if (perhaps especially if) the child is not aware of the learning process. So the word that is missing from the title is ‘benefit’. It would be possible to protect children against exposure to risk, but they would lose out in at least two stark ways: deny exposure to risk and you deny the child a play opportunity; deny exposure to a risk and you deny the child a chance

to learn how to manage risk themselves. To deny at least access to acceptable levels of risk is to deny children the opportunity to engage with and learn from risks. The risks that children encounter in life are the sorts of risks that life tends to throw up on a daily basis, and these risks are not limited to the risk of physical harm. Children will expose themselves to emotional and psychological risks as they engage with their friends and other children. We all make judgements as we progress through life, and as adults we make such judgements when we consider what sorts of risks are appropriate for children to encounter. To a large extent, the physical and emotional risks to which children are exposed through their interactions with their environment and peers are obvious or apparent to the child, and become more obvious as they grow older and more accustomed to the world around them. As parents and policy makers, it is incumbent upon us to consider

the risks, but also, importantly, to consider the wider implications of our decision making – upon what basis are we making judgements? If we set reasonable policy objectives in terms of benefits to children, then the judgements that we make can be set against that policy, such that our reputations will be intact and our children will benefit from excellent play opportunities. By way of example, if I stop my child from climbing a tree on the basis that he might fall and hurt himself, then I can be sure that he will not be harmed by falling from a tree. However, what about the missing bits to which I referred earlier? What benefit is there in climbing trees? What are the consequences of stopping my child from climbing the tree? He will not learn to climb trees so he will be denied the fun that comes from it, he will be denied the freedom of choice and he will be denied the ability to learn how to climb a tree! The next time he climbs a tree with his friends, he has one less learning experience upon which to draw, and there is more likelihood that

he will fall! The more experienced he becomes at climbing trees, the higher he will climb, and potentially the more risk he will expose himself to. However, he will have an awareness of the risk that he is letting himself in for and will tend to self-limit. The higher he goes, the more careful he becomes and the more exciting the experience becomes. So when considering what judgements to make on children’s behalf, we should consider the benefits of allowing exposure to risk and the consequences of our choices.

As well as a wide range of innovative products on display within the three large halls and in the BALI Zone, visitors to SALTEX will have the chance to see

many of these products in action through the outdoor demonstrations which will be taking place on a grass area directly outside the SALTEX halls 6,7 and 8. There will be a number of education opportunities through Learning LIVE SALTEX’s all-encompassing, free-to-attend education programme. Learning LIVE will take place in four dedicated seminar theatres situated on the show floor and will feature a wide range of topics which could be particularly beneficial for professional landscapers, garden designers and landscape suppliers. BALI marketing and communications manager Darren Taylor revealed that BALI is working closely with SALTEX organisers to provide leading-industry speakers for this year’s Learning LIVE. “Thinking specifically about SALTEX and its audience, I think one of the most prevalent issues for us to explore further within our Learning LIVE sessions is the use of public parks, in terms of local council’s potentially charging for the public to use them due to the lack of Government funding and subsequently the repercussions this may have on BALI’s grounds maintenance contractors. “Our chief executive, Wayne Grills, has an active seat on the Parks Alliance board, and through this Alliance, BALI has contributed to the Government’s most recent Local Government Committee’s Public Parks Report, published earlier this year. We also have our BALI National Contractor’s Forum (BALI-NCF), which represents some of the UK’s major

grounds maintenance contractors working on large contracts up and down the country. Darren continues “Ultimately, parks and green spaces provide a whole range of health benefits for the public, and so you have to question what happens when those spaces are not maintained. It’s an interesting issue and one worth exploring further.” Visitors can also visit SALTEX 2017’s new feature - the Job Clinic. Timber Expo set to address safety and quality in buildings

imber Expo, the UK’s only event dedicated exclusively to Timber, announces its return to Birmingham NEC from 10 – 12 October 2017. Are Key Features Being “Value Engineered” Out Of Your Design?

V

alue engineering is a buzzword right now, and irrigation consultant John Roy unpicks the concept to ask the question: are we going too far with cost cutting? I was chatting to a client the other day; following up on a design I’d done. As it turned out, the irrigation system that I’d designed, and that the landscape architect had asked for, had been ‘value engineered’ out of the overall project. It’s fair to say that the architect was LIVID. Despite having made clear that he regarded the irrigation system as an absolute necessity, the powers that be had taken a look at the overall project and made the decision to remove it, all in an effort to cut costs. If you work in landscaping, then it won’t be an unfamiliar story to you.

Cost cutting and value engineering is a hot topic right now, with firms all over the world looking for ways to shave costs and deliver a cheaper end product, and I’d wager that - like me - you’ve fallen foul of the ‘value engineer’ at least once. With this in mind, I thought I’d just give you at least some of the reality behind cutting irrigation out of your project, and the implications. Before you ‘value’ out, it’s vital to do your maths. You’re probably familiar with the concept of a “false economy” but if you’re not, a quick Google tells us everything that we need to know: “An apparent financial saving that in fact leads to greater expenditure” The best example of false economy comes in the form of your credit card.

On the face of it, it’s far cheaper to just pay the minimum off your card each month. The reality is very different – by not clearing the debt, you end up paying a lot more than you otherwise would. The same is true for irrigation, and doubtless many other aspects of design that end up getting ‘value engineered’ out: The initial cost of your overall project will no doubt be reduced by removing things like irrigation, but what must be factored in is what the ongoing cost will be as a result of their removal. In this particular project, the landscape is on a podium, and in my view, this should make irrigation a necessity, not a luxury. As we all know, soil is vital for the storage of water prior to the plant’s consumption, and with a podium, the soil profile is significantly reduced.


Not only that, but if lightweight, free draining soil is used as it so often is these days, and you combine that with an efficient drainage system, available water is reduced significantly. Long story short – a landscape that’s based on a podium cannot be considered as equal to an in-ground garden – the water requirements are completely different.

How do you maintain consistency and prevent water wastage? Unless you have someone with an intimate knowledge of the garden, the plant’s needs and the soil type doing the watering every single time, the watering process becomes something of a gamble.

can be completed by an existing maintenance crew, but adding this task to an existing list of ‘things to do’ only serves to relegate the irrigation side of things to an afterthought; leading to overwatering, underwatering, or – at best – erratic watering.

Hand watering costs money too. Depending on soil depth, watering will generally be required between 3-7 times a week. For a maintenance crew to come and water even twice a week would be a considerable investment, which – if continued for any length of time – would pale in comparison to the cost of an irrigation system.

Not so long ago, on a project in the middle of London, we completed detail design of an irrigation system. The irrigation system was then value engineered out and the landscape was installed. Within a year all the trees and most of the plants had died. Guess what they installed next?

(As an aside, podium or not, a garden should be watered according to the soil’s capacity to hold water, not just the plant’s water requirements.) What About Hand Watering? More often than not, when irrigation systems are value engineered out of a project, hand watering is proffered as the alternative. Which is certainly an option. But here are some things to consider on that front:

My takeaway here is simple: if a client is looking to cut costs – wherever they are in the project – it’s vital to run the numbers and ensure that the action they are proposing will not have profound, negative or costly implications – after all, we work in this business to create, not complicate.

Gismos, Gadgets and Good Design

IT & business innovations from beyond the housing sector Professor Dr Michael Benfield

In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc. Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them. As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this. Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing.
