F House Since the dawn of history, ‘public’ architecture – the architecture constructed by institutions of church and state, served as a tool in shaping the consciousness of the masses. Its massive dimensions, layout of spaces, and choice of materials, were all done with the objective of creating in the viewer and visitor a sense of moving between dimensions – from the day-to-day, the simple and the often inferior – to a place that is sublime, inspiring and of awesome majesty – homes to those among the people raised to privilege– the representatives of God on earth. The Pharaohs in Ancient Egypt, influenced by the Nile which flows in linear manner, designed their temples as a voluminous physical experience.
En route, temple visitors move over long stretches that become more convoluted and ever deeper, passing through spaces where each exposes a clue to the next, and where each transition appears to take you closer to the exalted and the shocking, which only the favored will get to see. Western modern architecture sought to break free of its propaganda-based foundations and serve as a reflection of the values of a society, its culture, and its technological capabilities. It is intended to serve the public and the objectives of a nation’s government – no longer in the form of holy places, but as functional public buildings that are welcoming and democratic in nature.
Accordingly, the importance of changing the mind-set of the visitor has been almost entirely absent from the design discourse in recent centuries.
at its center from the first moment they stand in front of the facade facing the street — an opaque monolithic slab, covered in dark stone.
When it comes to ‘grassroots architecture’ – namely, the architecture used in planning private residences – the experience of a change in consciousness upon entering a house is hardly ever thought of nowadays in the design process, having lost its importance quite some time ago. The living spaces and the living room are thus made as one piece, separated from the street by nothing more than a door, both physically and metaphorically. The house under discussion here is about this experience. It is this dynamic that is generated in its design, explaining it to the visitor simply by placing him or her
The impermeability of the wall is softened by an avenue of young trees directing the visitor along the length of the paved footpath, directly into an inner courtyard surrounded by a
semi-opaque stretch of wood, the first in a series of internal courtyards that form a key principle in the design of the house. Walking along the path, as indeed the entry into the enclosed grounds, is part of the process of separating from the outside world and contemplating the present moment more deeply. Full attention can now be given to the structure, captured in its spaces like a prisoner – as we stand in front of a large, transparent curtain wall on which we can observe what is going on in the house in absolute transparency, something reserved for visitors invited because they appreciate such loveliness.
Although the facade facing the street is designed as an opaque mass and seems to hold an enigmatic secret, as soon as one crosses the line of the wooden ‘arbours’, the spaces of the house are suddenly visible in all their simplicity. The process of stepping into opaqueness
and then catching sight of the private interior as it emerges from the sealed, the hidden, and the monolithic, into an open and light-filled space, would almost seem to confirm that you have entered the place now exposed – the private parts of the house. Here the geometry is simple
and minimalist, and is clean and transparent in its form and materials, almost as if it were someone that had turned all his cards face up on the table. The other internal courtyards, as well as the glass balustrade that encloses the swimming pool, separating it from 8
the other outside spaces, seemingly bring together all the visitor’s experiences into a focused and penetrating experience, one that clearly spells out the boundaries of what is permitted and possible, and defines the house as a private and intimate experience.

Are You Really BIM Ready?
Man and Machine’s BIM Ready program offers a well-constructed series of training modules, developed with construction professionals in mind, to ensure that people get the practical help they need to develop skills in a variety of BIM roles. The content and structure creates experts in BIM Modelling, BIM Coordination and BIM Management. The program focuses on the job function, not the tools. BIM tasks, roles, responsibilities, contractual framework, cyber security, infrastructure, strategy and BIM application cases are all explored in the different modules. Phil Read, Managing Director of leading BIM Consultant Man and Machine commented, “Training is now a critical component that needs to be considered essential to the development of the UK Construction Industry. In its recent report, the Chartered Institute of Builders
(CIOB) talked extensively about how the UK Construction Industry has not really seen much improvement in output or productivity for decades. Our program has been developed to help bring new ideas and address some of those issues.” Productivity is less of an issue in industries like manufacturing where digital prototyping, robotics, 3D printing and automation have revolutionised the “design and make” process and there is much that can be learnt from this industry. Improvements in manufacturing productivity are well-documented. The skills shortage in BIM feels like it is reaching a critical point and the recent award of £454,984 to BIM4Education by the Construction Industry Training Board (CITB) really underpins the concerns that are being expressed throughout the industry.
With the BIM Task Group already moving on to BIM Level 3 development, UK industry continues to struggle implementing BIM Level 2. The UK BIM Alliance aims to provide leadership to realise some of the benefits of BIM Level 2 including cost and waste reductions, increased productivity and increased competitiveness. This is of course laudable, but it requires adoption and inclusion on a wide scale. In order to achieve this, design and build professionals need to be engaged and motivated to take part. The BIM Ready program from Man and Machine is a courageous step in trying to support the achievement of those aims. We can only hope that more programs like this become more widely available and that the skill shortage is addressed so that we can really benefit from the promise of BIM here in the UK.

MU77 Receives 2016 AIA | LA Design Award Arshia Architects, LTD The American Institute of Architects Los Angeles (AIA|LA) announced the winners of its prestigious 2016 Design Awards program Monday night, October 24, 2016, at an evening celebrating the achievements of recipients. Selected by a jury of distinguished architects based across the United States and conversant in the field’s potential at national and international levels, the AIA|LA Design Awards honor design excellence in some of the most significant completed projects in the country at this time. Arshia Architects was selected for its MU77 project in Los Angeles. Located on Mulholland Drive, this singlefamily residence scheme was molded by the strict regulations of the Mulholland Scenic corridor plan along with extreme site constraints. The residence is integrated into the surrounding landscape with a geometric appearance mimicking the terrain and sudden deviations of rock formations within the natural landscape.
Sunken 18 feet below street level to ensure clear views from the street atop the building, fitting the project within the two story envelop became the main limitation.
The private rooms and a convertible office with a sliding partition wall is housed in the upper level and the main living and entertainment centers were situated on the lower level, aligned with the outdoor deck and infinity pool.
About Arshia Architects Founded in 2006, Arshia Architects is an architecture and design practice that emerged from the tectonic breach of the aesthetic experience and the act of building - purposely fusing this gap with novel substance. Arshia Architects’ Los Angeles-based practice is dedicated to the exploration of space and the built environment. They are committed to new ways of thinking in space that provide unique solutions to the complex challenges and parameters that affect architecture. They aim to collaborate with disparate disciplines, entering a dialogue with
the environment, believing that such partnerships create emergent qualities in architecture. The practice has been recognized with citations and awards from the American Institute of Architects, the Los Angeles Architecture Award and the Japan Architect Award. This body of work has been published internationally and was selected by ACADIA and the Museum of Contemporary Art (MOCA) as one of the participants in the first retrospective exhibition on Contemporary Architecture in Southern California – focused on the top 35 radical practices to emerge within the past twenty-five years. www.arshia.net

We had an interesting opportunity with this project to take the staircase out of the house altogether, thus freeing up space internally, and to construct a new stair tower on the side of the building. We chose to do the new staircase in steel and glass with fully glazed walls to both sides of the tower. The new tower is therefore a lightweight structure and allows natural light to pass right through the extension ... and at the same time affording dynamic vistas to the north and south as one walks up and down the staircase.

Riddwood Consulting Engineers
was founded in 1979 and over the past four decades has established itself as a leading consultancy of Structural and Civil Engineers across the UK. Our team of engineers are both experienced and diverse, our engineers have over 200 years of collective engineering experience across everything from housing developments, bespoke new builds to internal alterations such as loft conversions and basement extensions.
Riddwood Consulting Engineers works across four divisions which are core sub-industries of the Construction Industry; Domestic & Homeowner Projects, Commercial Services, Civil Infrastructure and Temporary Works. This shared knowledge base helps to employ new ideas from different areas of engineering into projects which would not normally benefit from these kinds of ideas, techniques and procedures, i.e.; taking processes from a big Civil Infrastructure project and employing them within a Domestic Project.
This approach is fundamental to our being able to offer our clients the widest range of options to suit their design and budgetary expectations. Throughout our history we have always understood the importance of technology and this remains the case today. We were one of the first to embrace the AutoCAD revolution in the early 1980’s and today that same ingenuity can be found saving our client’s excess time and expense through our use of the latest structural and drafting programmes.

The Latest Word in Design Technology THE WORD IS a stunning new library and digital media centre in South Shields, Tyneside. The creative facade design for the advanced facility, designed by award-winning practice FaulknerBrowns, was enabled by a technologically advanced UV resistant building membrane. “The individual pages of a book were the inspiration for the building’s exterior, to be realised using an open façade system. This presented the challenge of providing full weather resistance protection to the building envelope whilst also allowing the structure to breathe,” explained director Malcolm Brown. “The Powerlon UV Colour product achieved both of these critical technical performances, allowing us to deliver our architectural ambition.” Powerlon UV Colour breathable membrane provides long-term protection to the building envelope and is designed for use on exposed installations behind timber, glass, metal or composite materials. www.powerlon.com. 01347 825200

Cottages’ prestigious award A restoration project featuring Earthborn paints has won two categories in the prestigious 2016 Daily Telegraph Homebuilding and Renovating Awards. Two miners’ cottages in Pensford, Somerset, were restored by architects and developers Design Storey to create dwellings fit for 21st Century living. The judges selected the cottages for Best Renovation, while Telegraph readers awarded them the coveted Readers’ Choice. Lydia Robinson, Director of Design Storey, said: “To protect the traditional materials and to maintain their breathability we specified Earthborn paints:
Ecopro Matt Emulsion on lime plastered areas and Claypaint on the timber panelling. Their flat matt finish sits comfortably against the lime plaster. Ecopro Emulsion is a high performance, environmentally sound alternative to conventional emulsions. Claypaint maximises the natural properties of clay, producing a high performance, highly breathable paint. Both paints are EU Ecolabel approved and contain no oils or acrylics, so are virtually VOC free and highly breathable. For further information: www.earthbornpaints.co.uk

LIVING OAK CREATE THE ULTIMATE GAMES-ROOM AT GAVIN AND NICKY ROCHUSSEN’S SIX BEDROOM RESIDENCE IN COBHAM With three growing teenage boys and the desire to stay in the leafy suburb of Cobham, Surrey, Gavin and Nicky Rochussen, were determined to create a home which accommodated the family’s requirements for more space without the need to move.
Plus, it’s easy to drive or get the train into central London.
Having always dreamed of having an oak framed extension, the pair appointed Living Oak to create a Grand Design’s style games-room in the grounds of their sixbedroom residence, aptly named Woodleigh.
“Nicky and I had always loved oak-framed living spaces, so we decided to build our own oak framed extension in our garden.
With three teenage boys aged 13, 15 and 18 at the time, we reached the point that we either needed to extend or move in order to obtain the space we needed.
Gavin, the Chief Executive of a Fund Management Company in London’s West End commented: “We bought our house in 2006 as we loved the lifestyle, quaint villages and excellent schools that Cobham had to offer. I travel abroad on a regular basis and our home is ideally located close to Heathrow Airport and London Gatwick.
This enabled us to design a bespoke extension that suited our needs and with the increasingly high costs to move home, we knew that this was the way forward.” Spanning over 1,200 sq. ft. on the ground floor and a further 250 sq. ft. on the upper floor, the versatile space incorporates a cinema room, bar, games room, photographic studio, kitchen, guest suite and bathroom.
Gavin added: “Nicky is a photographer and she was delighted to have her own studio to do her work. Our three sons can watch a film or have friends over and make loads of noise without annoying us or the neighbours. Plus, we have room for socialising and a guest room for when friends come to stay with us. The barn style extension is accessed via a two metre hallway from the main residence. Featuring exposed wood oak beams and full height glazing down one side, which face the beautiful mature garden, the striking extension encompasses a feature arched brace which sits above the centre of the dramatic space.
Gavin added: “We chose to work with Living Oak because we were keen to support local businesses and we are so pleased with the excellent knowledge and expertise of the Living Oak team. The project took 12 months from the initial design and planning through to completion and the team fully project managed the whole process, minimising stress and upheaval on myself and my family. Our sons are getting older now and in the next few years they will all have flown the nest to go to University. We may not need this much space in the long term but we are confident that the oak frame has added value and desirability to our property.
Living Oak sources its oak frames in France; each one hand selected by expert craftsmen for each individual project. Sustainable products and building techniques are utilised to create a home which synergises with nature. The company works with suppliers who have reforestation agreements in place; so more trees are planted than felled. Customers who have created a Living Oak home have maximised their properties potential, transferring them into sort after spaces that bring nature into their living environment, sometimes doubling the property’s value. The cost for a Living Oak framed home starts from £150 per sq. ft. The beautiful games-room extension at Woodleigh cost £249,000. Doors, Windows & Fittings
Left Out In The Cold Cold, wet, windy weather – British people are used to protecting their homes against the elements. But what about the contents in the garage? That valuable garden equipment, those tools and other items stored in garages along with any vehicles also need protection. Install a specialist Garador Sectional Door and its outstanding engineering and excellent thermal insulation will add value to any property and be a big selling point in a home. Insulation is key throughout Garador’s Sectional Door range and the Premium range all offer a 42mm thick double skin steel section evenly filled with CTF-free PU foam. If the garage might be used as a workshop or exercise centre, this will offer that extra protection needed. But it is not just the integral insulation that helps protect the garage. Garador’s Sectional Garage Doors all come with flexible and weather resistant seals on all four sides of the door to ensure the wind, rain and even the snow is kept outside.
There are other big advantages too from this advanced garage door. The doors, with its superior lifting gear, rise vertically before tracking back smoothly and quickly into the top of the garage. This offers maximum drive way space as you can park right up to the garage door. The doors also offer extra width for vehicles entering the garage – ideal for wider vehicles such as 4x4s and MPVs. Garador Sectional doors are opened and closed by a new generation of ultra secure Garador GaraMatic automatic operators and they are available in a wide range of sizes, designs, colours and surface finishes in both standard and premium models. With Britain’s changeable weather, and with the value of the contents of garages steadily increasing, it makes more sense that ever to choose a Garador Sectional Door. Leading the way in structural flooring solutions
Time is money, it is said, and EGGER UK aims to save both for housebuilders. Floors that are quick and easy to install, cost-effective, have a lifetime guarantee and are environmentally friendly should be a no-brainer when it comes to housebuilders looking for structural flooring applications. And, according to manufacturer EGGER UK, that is exactly what it offers in its industryleading Advanced Structural Flooring System – suitable for masonry, offsite modular and timber-frame builds. The EGGER Advanced Structural Flooring System is a key innovation for the company, one of Europe’s leading woodbased panel manufacturers. The system is designed to save time, money and manpower on projects without compromising on quality. It is based on the EGGER portfolio of structural P5 grade flooring boards – EGGER P5, EGGER Peel Clean Xtra and EGGER Protect. Boards have enhanced moisture-resistant properties and are manufactured using sustainable raw materials on one of the most sophisticated production lines in Europe.
A tongue and groove profile, created using unique diamond tipped tooling, gives stronger and tighter-fitting joints than the industry norm. Designed to reduce installation times and minimise squeaky floors, EGGER Peel Clean Xtra and EGGER Protect boards also reduce weather related stoppages as they can be fitted in light rain conditions and without the need for joint sealing tape when fixed with EGGER super-strong Joint & Joist D4 Adhesive. Dan Soulsby, EGGER category manager for building products, explains: “We strive to give our customers innovative solutions, exceptional product quality, value for money and complete peace of mind on every floor they lay. No other engineered chipboard flooring provides the same outstanding protection and structural properties or offers installers so many laying and fixing benefits. “Each product within the EGGER Advanced Structural Flooring System has been manufactured to the highest standard and, for added peace of mind, the lifetime guarantee reinforces our commitment to quality and belief in the products and system.
“Regardless of the size of the project, whether it’s a large-scale housing development, self-build, offsite or modular build, property conversion or home extension, it is our aim to be the indisputable first choice for anyone who wants absolute faith in their work when installing a structural chipboard floor.” The Advanced Structural Flooring System also features two innovative types of floor board which are specifically designed to add value, improve presentation, and enhance customer appeal. The first is EGGER Protect and the second is EGGER Peel Clean Xtra. EGGER Protect EGGER Protect is manufactured using an EGGER P5 flooring grade chipboard with a unique, weather resistant surface layer applied to the top and underside of the board. It has a hard-wearing anti-slip surface to provide additional foot holding in wet and dry conditions, which not only contributes significantly to site safety, it also creates an essential safe working platform for use in construction. EGGER Protect can be left exposed to the elements for up to 42 days during the build process and can even be laid during
Environmental benefits An added benefit to housebuilders using EGGER tongue and groove structural chipboard flooring and EGGER OSB boards is the company’s sustainability philosophy underpinning all of its products. From the tree through to the end product, EGGER operates a closed cycle – with the emphasis placed on using sustainable raw materials in fully integrated manufacturing plants which rely on the shortest-possible transport routes. Very little waste is generated in chipboard manufacturing – with any that is produced either put back into the production process as a raw material or used as an energy source. The company has fully embraced this ethos achieving FSC and PEFC accreditation to ensure that all its P5 grade structural flooring boards and OSB products are certified with a full chain of custody. This gives housebuilders peace of mind that the panels they are using are made from responsibly-sourced and sustainable raw materials. Adding value through digital technology light rain conditions, which helps to minimise weather related stoppages and enable faster completions. When glued with EGGER Joint & Joist D4 Adhesive it provides a fully sealed working deck that requires no joint sealing tape and protects against moisture, impact and the wear and tear of heavy site traffic. Its concrete-effect finish means no painting is required once work has been completed. EGGER Protect is also ideal for use with underfloor heating as it is less likely to be affected by moisture changes that are known to be accelerated by this type of heating. It can also be tiled onto directly using a primer and flexible tiling adhesive. EGGER Peel Clean Xtra The second board is EGGER Peel Clean Xtra which features a robust foil applied to the top surface of the boards to protect them from site traffic and is then peeled away on completion of the build leaving a clean, well-presented floor ready for handover. It can also be left exposed for up to 42 days on site and when using the Advanced Structural Flooring System there is no need for joint sealing tape as all cut and exposed edges should be covered with EGGER Joint & Joist D4 Adhesive.
To make installation even easier for house builders the company has also produced a collection of 3D animated fitting videos for the Advanced System. The videos are in keeping with its simple six step installation process and address key questions which may arise during a typical flooring installation. They are compatible with any device from smart phones to tablets and PCs so tradesmen can view them at any time on site. Each video provides users with a quick guide on how to fit EGGER’s Advanced Structural Flooring products to meet the Advanced Lifetime Guarantee. The fitting videos complement the company’s comprehensive customer support service which includes a ‘Building Hotline’ offering free technical advice and product literature. The videos are available on the EGGER website at http:// www.egger.com/UK_en/afsf-videos. htm and You Tube channel: http://www. youtube.com/user/EggerOnline. Embracing BIM EGGER UK is also the first major flooring manufacturer in the UK to invest in BIM technology. The products in its Advanced Structural Flooring System are now available on two prominent user 43
platforms; the BIMObject® portal and the National BIM Library (NBL). By creating BIM objects for its products, EGGER aims to give house builders, specifiers and architects a new level of support in selecting the right boards for their requirements, with the added benefit of intelligent planning models provided through NBL and BIMObject®. Investing in the future The specialist boards in the Advanced System are produced on EGGER’s stateof-the art continuous chipboard line at Hexham in Northumberland. As one of the most technically advanced manufacturing plants in Europe, the facility has been subject to investments reaching over £250 million since 2007. Soulsby adds: “We are currently investing in a new T&G line at Hexham with additional processing facilities. We are also investing in a new replacement lamination line, which will support our production of EGGER Protect. Our continued investment in existing plants and both new and existing products lets customers know they are being supplied with the best quality products manufactured on the most technologically sophisticated T&G facilities in Europe. “We are working hard to further secure our position in the UK construction market by providing security of supply to our customers for many years to come, especially at a time when housebuilding needs to grow. We are here for the long term and our aim is to ensure we continue to be a trusted supplier through innovation and investment.” To find out more, contact the EGGER building products hotline on 0845 602 4444, email email@example.com or visit www.egger.co.uk/building.

Martin Hurn, Brand Director at Ecobuild, explained: “For 2017, we’re completely overhauling and innovating the Ecobuild experience. We asked our visitors what they want and need from the show, and sustainability overwhelmingly came to the top of the agenda. To deliver this, we’ve ripped up the floorplan and reinvented Ecobuild as an immersive city centred around Regeneration Drive. “Imagining the exhibition as a city allows us to deliver a unique programme focused on regeneration, in a way that is relevant and inclusive to all our exhibitors and visitors. Different aspects of construction and the built environment deserve specific focus, and each of the Ecobuild 2017’s destinations will each have something distinct and exciting to offer.” Ecobuild also announced key collaborations with Lead Partner UK Green Building Council (UK-GBC), the Construction Products Association, the Institution of Civil Engineers (ICE) and the Chartered Institution of Building Services Engineers (CIBSE). As they make their way up Regeneration Drive, attendees will be introduced to key destinations such as The Arena, City Hall, The Campus, The Gateway and The Performance Lab. The Arena will be home to the headline guest speakers, staging a range of keynote speeches from industry thought leaders and innovators across the three days.
Included within the programme will be renowned architects and the UK-GBC will host daily leadership panels chaired by their CEO, Julie Hirigoyen. The show’s sustainability hub, City Hall, will be home to the UK-GBC and World Green Building Council representing the culmination of Ecobuild’s Redefining Sustainability campaign – which seeks to create an industry-wide understanding of sustainability objectives and drives, and a clear direction for the future. Architectural collective Assemble will present its award-winning Granby Workshop project at the Campus, the show’s destination for innovative thinking and the latest technology. Visitors will be able to view and interact with a unique installation created by Assemble, telling the story behind the collective’s Turner Prize winning regeneration project. Attendees will be also able to interact with Future Materials, a gallery curated by ARCC, previewing next-generation materials and processes currently in either research or testing stage. The Gateway will allow visitors to explore national and social infrastructure
projects in partnership with ICE, as well as a separate seminar theatre dedicated to Green Infrastructure. The Performance Lab, meanwhile, will showcase the latest in Smart Home and Smart Building technology in association with Ecobuild 2017’s building performance partner, CIBSE -the Chartered Institution of Building Services Engineers. The Ecobuild city will also contain a number of other areas of interest, including a high profile area for Explore Offsite and offsite technology masterclasses, The BRE Academy, The Business District with export support and networking, international pavilions and a dedicated District Energy Town Square created in conjunction with the UK District Energy Association. The organisers are encouraging exhibitors to get involved with the immersive city theme, inviting them to create their own destinations along Regeneration Drive and across the entire event. Hemmingford House Unfolding to the Landscape
In the vast rural fields south of Montreal, a new residence takes root. Like a fieldstone unveiled amongst the furrows of a ploughed field, a stratified monolith of slate emerges from the earth. Eroded, sculpted and fragmented by time and the forces of nature, this mineral formation becomes the pedestal upon which new life is anchored. Situated in Hemmingford, southern Quebec, this distinctly modern residence unfolds onto the surrounding rural landscape and honours the many features of its rich agricultural past: expansive fields and orchards; weathered fences; an old barn clad in wood; and the ruins of the original farmhouse’s foundations.
All these contextual cues influenced the site layout and architecture of this private residence designed for a couple who left their home in the city for a life on the country. The sun’s course throughout the changing seasons, as well as precise views over the fields, guided the home’s orientation and site location, while the old fieldstone foundation walls of the former farmhouse are preserved as artefacts to welcome the visitor and lead them to the main entrance while bearing witness to the memory of place. The house unfolds to the surrounding landscape. This 3,500-square-foot house features interior spaces that are open, fluid and awash in natural light.
The residence is composed of two distinct two-storey volumes on either side of a double-height space containing the main entrance, a monumental stair and a glass-floored footbridge on the second level. With double-height floor-to-ceiling windows at both extremities, this space offers expansive views over the entire property. The composite effect of this threshold is a two-zoned space balancing openness and privacy. On the ground floor, on one side of the stairs, are the open-plan living and dining areas, both enjoying targeted views of the surrounding landscape. On the other side of the stairs, the kitchen leads to the veranda and game room just a few steps higher.
text Simard Architecture photo StĂŠphane BrĂźgger
A series of sliding windows between the kitchen and veranda open allowing the kitchen counter to transform into an island shared between the interior kitchen and the veranda. On the second level, a glass floor traverses the double-height entrance hall at the top of the stairs. This bridge ensures a transition between the second level’s more private side containing the master suite (bedroom, walk-in closet and open bathroom) and the more communal spaces on the other side (library, office and guest suite). The exterior cladding of the house is composed of slate sourced from a nearby quarry in the Eastern Townships. As opposed to a typical natural stone cladding of thin slabs fixed to an exterior wall structure, the slate is cut into blocks of varying length and set in strata like bricks.
A custom technical detail was developed to extend this cladding to exterior ground level in order to dissimulate the crown of the concrete foundation walls. Like a stone heaved from the frozen earth, the house rises from the field. This natural slate also covers the floors of the entrance, veranda and terrace. This continuity of materials and surfaces blurs the boundary between the residence and its environment perceptually extending the interior spaces outwards.Echoing the old barn, wooden cedar planks are employed as a secondary cladding on the house. This material is left untreated and, in the same way as the adjacent barn, will weather and develop its own patina. With the passing of time, the house will become increasingly fused with its surrounding environment. www.simardarchitecture.com

Aecom Report On Life Cycle Costing: Continuous Flow Up To 7% More Cost Effective AECOM, a major global player in the building engineering services consultancy arena, has concluded a report showing that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with stored hot water systems*. The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems. AECOM was commissioned to carry out a life cycle study on continuous flow water heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided that are based on projects using continuous flow water heating systems. AECOM then determined an equivalent storage based system for each case study and compared operational and capital costs.
For the life cycle comparison, the analysis period was 20 years, based on the expected service life. The net present value (NPV) calculation is based on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, with the continuous flow system consistently lower in energy use than the two storage systems.
Case study 1 This was a system for a typical, small, pre-fabricated fast food restaurant. It is assumed the system only serves the hot water demand. The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year. The servicing cost is based on £130/ year per boiler, and £160/year for a boiler and cylinder. The resulting net present values of the three showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20-year analysis period. Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which, for this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by regular flushing of the system. For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand.
The difference in daily fuel costs between the three systems is around 7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems. SYSTEMS EMPLOYED IN THE STUDY * Indirect fired storage systems This consists of separate heat source and storage cylinders, where for this study the heat source will be gas fired boilers running on 80ºC flow and 60ºC return with gross efficiency of 89%. As the hot water is stored at 60ºC in insulated cylinders there will be standing heat losses. The standby electricity is assumed to be 15W per boiler, and 60W when operating to cover fan and controls. Direct fired storage systems This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders. Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as maintaining efficiency over that range. Stokvis Energy Systems launches smart website Hybrid Ecodan heat pumps work with oil boiler A Grade II listed, Georgian country house in rural Shropshire is using renewable heat pumps to provide the majority of heating throughout the year, with the existing oil boiler kicking in if the weather turns extremely cold. Three Ecodan units work in a cascade system, which means that they work individually or together to respond accurately to the heating requirements of the property. “We had thought that we would simply have to put up with the high costs of running on oil and the problems with winter deliveries, but now, this is so much better all round ”, explained owner Cosmo Lloyd. “We also qualify for the Renewable Heat Incentive on every kW of renewable heating that the Ecodan system generates”. www.ecodanerp.co.uk 54
Upon opening the new Stokvis website, it soon becomes apparent that the company’s online presence is as up to date as the commercial and industrial boilers and hot water systems it has been supplying across the country and constantly improving for over 30 years. Indeed, redesigned and very straightforward to navigate, www.stokvisboilers.com is also mobile device friendly, being extremely easy to access via a smartphone or tablet, even with a relatively small screen. On the ‘Heating Systems’ page, which is similarly set up as the ‘Commercial Water Heaters’ page regarding downloads, the user can access another eight buttons to travel to Stokvis’ commercial boilers, heat exchangers, heat interface units and commercial air heating ranges; plus its pressure sets, packaged plant rooms and Legacy heating products. An interior designer’s fingerprint My own home One of the first things I realised when I embarked on a career as an interior designer is that people’s homes are as unique to them as their fingerprints.
No one person needs, views or craves the same interior delights as the next, and one person’s nightmare may be another person’s dream.
Our job as interior designers is to delve into the essence of our client’s imagination and create user focused, cost effective and enchanting designs. That is without doubt why my job is so fascinating, I get the absolute pleasure of transforming my client’s dreams into a reality.
In many ways designing your own home should be easy for an interior designer, I like to think my ingenuity is
part of what makes my designs creative and unique. Aside from perhaps the unrealistic time frame and a small
budget which limited my creativity in some areas, our home for us now is what everyone’s should be, completely individual to us. When looking back over the photos of the house utterly dilapidated when we first purchased it, and comparing them to the warm, colourful, tactile space we now get to call home, I see quite how much
we have achieved. Our memories are splashed in every nook and cranny, reminding us of our worldly adventures, the art and the literature that inspires us and the people we love and the support that comes from that. I don’t believe that having a beautiful home is important in life, it might be a perk but it’s not a priority.
Perhaps that seems odd to hear from someone whose life revolves around beautiful interiors, architecture and landscapes. But what I do believe is that your home is as unique to you as your fingerprint, and however you choose to nest, you can make sure that to you it’s a dream come true. www.spieringandco.com

As well as making the most of the views and maximising light within the property some of the other design feature include:
Moving the accommodation to the side elevation, which overlooks the fields and London that had previously been closed off by the original building orientation.
Creating an angled main entrance to form space for a grand central staircase, which is housed within a feature render wrap, flooded with natural light thanks to our glazed curtain walling.
The split slate cladding provided a textured feature to the entrance and related to the black slate roof of the property, tying the colour palette together.
The design led approach to this homes construction meant Express were the ideal Company for Clear Architects as we are one of the few specialist manufacturers who can manufacture bespoke aluminium products to the standard required for distinctive luxury homes. Charcon delivers new concept in cycleway segregation kerbing for Nottingham’s Western Corridor Instant Laurel Hedge Blocks for immediate privacy and security Field grown in North Yorkshire, so guaranteed to be hardy and free from imported pests or diseases, and trimmed twice per year for many years for instant density, these Instant Laurel Hedge Blocks from Wykeham Mature Plants instantly provide a dense hedge for screening and privacy. Unlike fencing, hedges do not blow down, do not need replacing every few years and, other than an annual trim, do not require much maintenance. Hedges do not require planning consent, encourage wildlife, aid carbon capture, can help to alleviate flooding from surface run-off, absorb noise, shelter from winds, summer cooling, and they’re attractive too. Tel: 01723862406 email@example.com www.wykehammatureplants.co.uk
Mike Davies, specification manager for Charcon, explains: “Our cycle kerb is a one unit concrete segregation system, which means much of the work can be done off site. The benefit being that it speeds up construction and reduces the impact on road users. Adam Sherratt, senior engineer at Nottingham City Council, comments: “The segregation units are an ideal product for what we need. The design of the units means that they are fast and efficient by means of installation, offering good value for money. The all-in-one unit also looks good and proves to be robust so the maintenance risks are low.”
Charcon’s Cycle Kerb Wins Top London Innovation Award
Charcon, the commercial hard landscaping division of Aggregate Industries, has been crowned the winner of the Innovation of the Year – Materials category at the 2016 London Construction Awards, thanks to its Eco Countryside™ Cycle Kerb Segregation System.
The judges were impressed by Charcon’s creativity and expertise in developing a bespoke hard landscaping solution that would serve as a safe and sustainable segregation system which, in the case of the Mayor’s Flagship Cycle Superhighway 2 Mike Davies: “With the growth of cycleway (CS2), is already helping to reduce the number of infrastructure throughout the country the potential accidents on London’s roads. for our segregation kerb solutions is significant, with an increasing number of Local Authorities For further information about Charcon range of showing an interest.” products, visit www.charcon.com or call 01335 372 222. Set on an unassuming narrow plot within the Metropolitan Green Belt south of London, The Wrap House is a modern 200m2, 2-storey family home overlooking the open fields of Biggin Hill Airport. The house comprises of 2 long 'wrapping' elements that stretch down the narrow site; the white rendered 'wraps' contain all the living and sleeping accommodation and
are infilled with cedar panels and large expanses of glazing at each end.
Set between these 'wrapping' elements is a double height glazed circulation atrium that runs through the entire length of the house linking all the spaces together and creating a visual connection between the front and the back of the house.
The glazed atrium brings light deep into the house and mitigates against the east-west orientation of the plot, ensuring the living spaces are filled with natural light all throughout the day. A study and kitchen is located at the front of the house with the dining area and a large double height living

room at the rear overlooking the garden. At first floor 2 bedrooms are located at the front with the master bedroom and ensuite to the rear. The house replaces a small, tired 1950s bungalow which sat amongst a row of equally undistinguished single storey properties. This posed the first of many problems in that the local planning authority would only allow for a 10% increase in size over the existing house. After much negotiation we eventually received permission for a circa 40% increase by using a hypothetical permitted development exercise showing how the existing house could be extended without planning permission.
The replacement house also had to respect the heights of the surrounding bungalows; by manipulating the levels and stepping the building down, in spite of being a storey higher than the neighbouring properties, the flat roof parapet levels sit below the ridge lines of the adjoining houses. The house was constructed for a relatively modest ÂŁ1,500/ m2, challenging the notion that bespoke modern houses cost from ÂŁ2,000/m2 upwards.

Nebula “HPWM” is an innovative, best value, fire protection solution designed to allow open plan layouts to comply with current UK building regulations (BS 8458:2015). Building and housing regulations have traditionally encouraged the creation of fire resistant compartments in homes as to limit the spread of fire, an approach that consumers find increasingly frustrating as they seek open, light spaces to live in. Today however, LACoRS guide, approved Document B, British Standard_8458 and the Scottish Building Regulations all recognise the need for flexibility of layout and all allow open-plan designs as long as some additional features, including fire suppression, are provided. For architects and developers, Nebula “HPWM” allows the modern, open-plan layouts that clients increasingly expect to comply with Building Regulations. For landlords, Nebula “HPWM” can create a safe escape route in an existing open plan house or flat with no impact on rentable space.

Low Water Usage – Nebula “HPWM” uses a lot less water than a traditional sprinkler system – protecting your assets even if the system has suppressed a fire! Best Value – For cases where fire suppression is needed Nebula “HPWM” is your cost effective alternative to traditional sprinkler systems, compartmentation and fire curtains!

115 Highbury Hill Blee Halligan BLEE HALLIGAN ARCHITECTS have added a new kitchen and dining room to a four storey victorian terrace house in Highbury, creating a bright new living space for the owner and their large family. The frameless glazed side return extension projects out into the garden and in doing so creates a planted courtyard to the main house and a light-filled nook, big enough for a sofa. The glazed roof slopes down to the neighbouring property to reduce the impact of overshadowing without compromising the feeling of space and volume internally. 78

A roof extension was added as a home office, with full width glazing to allow panoramic views out over the garden below. ENGEL HAVE WORKWEAR ALL WRAPPED UP
Strongtie Introducing the latest innovation from leading construction connector manufacturer Simpson Strong-Tie; the timber frame panel closer, or TFPC. This useful connector provides the quickest and most accurate way of drawing together timber frame panels and eliminating gaps – and that’s important, because those gaps contribute to air leakage and insulation issues. The TFPC features an angled plate which guides a structural screw (included) into the adjacent timber frame panels at precisely the angle necessary to pull them together to form an air tight bond, with the added benefit that it won’t damage the substrate.
The special design of the screw cinches the panels together and gives 3kN of shear capacity – keeping them that way. Simpson Strong-Tie Timber Frame expert Fraser Pilkington explains: “It seems such a simple solution, but we put a great deal of thought into making it easy to use, with no room for error. The combination of the guide plate and screw achieves exactly that”. The TPFC is supplied as a kit, which includes the guide plate, structural screw and two square twist nails. Search TFPC at www.strongtie. co.uk for a demonstration video as well as performance data and installation advice. www.strongtie.co.uk
