his project is set in the easternmost part of Santiago, in a rapidly developing pre-Andean district where growth has tended to rely on terraced housing schemes. In contrast with the community-based approach, this type of housing attempts to replicate the model of the semi-detached house but reproduces the same prototype however many times it takes to fill the site, so much so that communal areas are reduced to bare parking lots.

In response to this, the San Damian housing project offers the prospect of community ties through two main operations: on one hand, by moving parking underground, which helps improve public space above ground, and on the other hand, by creating a central space surrounded by six distinctive houses, which confers a sense of identity and variety to the estate.

The design strategy relies on two basic house models, the second floors of which are rotated alternately so as to obtain six unique houses, out of just two models. The second strategy consists in making a clear distinction between the ground floor, jigsaw-like and irregular, and the second floor, rectangular and linear. This vertical differentiation provides covered spaces on the ground floor, which can in turn be used as access ways and balconies.

As part of a major refurbishment by Islington Borough Council of the Ironmonger Row Baths, a launderette has been installed, equipped by Armstrong Commercial Laundry Systems. The baths, originally built in 1931, always included a laundry for public use and so, for historical reasons and to maintain this valuable service for local residents, it was decided to carry this on while also providing a facility to handle the substantial amount of laundry generated by the various facilities within the site. ARCHITECTURAL PRACTICE BREATHES NEW LIFE INTO VICTORIA PARK

Victorian park in St Helens which first opened in 1886 has been restored back to its former glory thanks to a £4m project designed by architectural, building surveying and planning consultancy practice, Cassidy + Ashton.

The 14-month project to preserve and restore elements of the 14 hectare park and improve visitor facilities comprised refurbishment of the Grade II listed Gate Lodge, construction of a replica of the Edwardian Orangery that was demolished in the 1950s. to plant new trees, aquatic plants and wildflowers. Two new tennis courts have been reintroduced to the park as part of the project. Working alongside St Helens Council, the Friends of Victoria Park, a specialist conservation team and landscape architect, NPS North West, Cassidy + Ashton incorporated the park’s historic character into its designs, utilising historic images of the Orangery to recreate the existing building. Combining traditional design with modern technology, the 250 sq m structure features heat and glare-resistant double glazing and passive ventilation controlled by the building management system supplemented by air conditioning. The Grade II-listed gate lodge has been fully restored retaining all the existing features and now used as a learning and community facility for park users and local

schools. The main contractor for building work was William Birch and Sons and the park stayed open during the length of the project. With ever tighter building regulations and the government’s 2016 zero carbon house building target just around the corner, architects and specifiers are under increasing pressure to reduce carbon emissions across a build. HOPPE Locksets End CE Marking Confusion

From the July 2013, it became mandatory to CE Mark all hardware for fire and escape doors – where that hardware falls within the scope of a harmonised standard. And while the CE Marking message seems to be permeating into the marketplace, the role of products which do not fall under a harmonised standard – lever handles for escape doors for instance - seems to be causing confusion. Leading handle and hardware manufacturer HOPPE is urging specifiers to ensure that they do not fall foul of the new Construction Products Regulations when it comes to selecting hardware for emergency exit doors. The ARRONE AR915 is an escape mortice sashlock, for emergency exit doors hung on either side requiring key operation externally, and single action escape action internally. The AR915 has been successfully performance tested, CE marked and CERTIFIRE approved in accordance with emergency exit hardware standards and mechanically operated locks and latches.

Designed by BDP Architects and using Reynaers aluminium systems throughout the £24 million project combines lower, middle and upper schools within a single circular building around a naturally landscaped garden. Named after a local Nobel Prize winning scientist, Sir Edward Appleton, the academy building covers 12,000 m2 and can accommodate 1,400 pupils. Developed on behalf of Bradford College the academy incorporates two former schools offering education from nursery through to sixth form in a unique concept with the building stepping up in scale as pupils’ progress through key learning phases. An important part of the development included a new community library and primary school facilities funded by Bradford Council.

UNIQUE LANDMARK ACADEMY USES REYNAERS SYSTEMS THROUGHOUT Becoming something of a local landmark because of its prominent location, Appleton Academy in Wyke, West Yorkshire, with its circular design and sloping green roof is the first through-age academy in the region linking three phases of learning in a single building.

box containing a studio protrudes from the building. It hovers above a large pond that can be crossed via a series of stone pavers that rise above the water and lead directly into the public areas of the house. The garage, concealed on the other side of the stone wall, compels cars to park sideways so as to render them invisible from any space in the house. The entry sequence into the building presents a series of layers, starting with the garden space beyond the setback lines, following through the open corridor past the pond, and crossing through the central courtyard all the way to the living spaces at the back of the main building.

oogle’s new European headquarters in Ireland comprises four buildings in Dublin’s docklands and 47,000sqm of working area. It houses Google sales, marketing, and finance employees who come from 65 countries and speak over 45 languages. The tallest of the four buildings, 14 storeys high, is also the tallest commercial building in the city.

The headquarters is designed to be a stimulating and interactive campus. It has some of the most extraordinary interiors imaginable, formed with a plethora of shapes, spaces and colours and an interesting mix of different

materials, including Troldtekt acoustic ceilings. The interior was designed by the Swiss architecture firm of Camenzind Evolution, with Irish architect Henry J. Lyons. There are different themes for the floors, as well as for each office building, including spaces for 5 restaurants, 42 kitchen areas, game rooms, gyms and over 400 meeting rooms. The Google Dublin Campus is awaiting the prestigious LEED Gold and LEED Platinum certification. ARE BASEMENT LEAKS YOUR FAULT? PROBABLY. Leaks in new basements are caused by poor workmanship and poor workmanship often starts in the design office. The more levels of defence against water ingress, the more each specialist team of installers can rely on another specialist team and cut corners themselves. Result? Leaks. Why? Because neither the client, the designer nor the main contractor ensure anyone does their work properly. A building control officer was recently overheard saying that, when he worked for a water authority, it took months to stop all the leaks in brand new reinforced concrete water tanks – because the workmanship was always terrible. Yet the UK's Concrete Society found that membranes had a limited life and that the simplest way to build a waterproof basement was with properly waterproof concrete and good workmanship. However they stress the need for supervision. The problem in the UK is that poor workmanship is more competitive than better workmanship and that is the fault of clients, designers and management. It is all very well saying that, as well as membranes, internal drainage will deal with leaks, the client has lost a lot of money and valuable real estate and hundreds of people employed to do a good job have run away, paid well for a bad job. What we do for our clients is prove to BS EN 12390-8-2009 that their concrete is fully waterproof and we offer training and supervision to the workforce. If this is rejected we make notes throughout each pour. At the tender stage the sub contractor needs to understand that fully waterproof concrete will be delivered and that what he does to or with the concrete to create leaks is down to him to repair. If he wants tapes in the joints he can pay for them. If he wants others to put on membranes he can pay for them. If the basement needs internal drainage later he must pay for it. Sub contractors who know they must repair all the leaks stop causing leaks and become more competitive saving many thousands of pounds and months of work later. Is this far-fetched? No. It happens with increasing regularity already in the UK. Is it costing more? No, it is costing far less. It

might add a week to a month-long contract but when these basements are finished they are finished. Unlike most that are not waterproof till months later. Why is this better than a BBA certificated water-resisting admixture? Because the suppliers of these admixtures insist that a C35A concrete mix is used and BS 8007 states that such concrete properly placed etc. will not visibly leak. They only guarantee the sound concrete which never needs repair. They repair, at extra cost, the leaks through dirt, voids and cracks. None prove they make concrete impermeable. In fact none improve C35A by very much. 15 years or so ago, the Japanese created a product that makes concrete completely waterproof. We stock it and supply it from the biggest producer in Beijing. It is an extremely powerful plasticiser that disappears when the concrete begins to set, the effect is very much denser concrete that has no capillary network. Nothing can get through. We get proof at every project that absolutely, completely waterproof concrete was delivered. So clearly if there were ever any leaks it would be the fault of workmanship, either of design or on site, and only the culprit would pay not the client. The exterior cladding on the new Banbury Station car park in Oxfordshire has been designed to help the building blend into its environment and was installed by car park specialists Berry Systems.

McNaughton Architects reduced the impact on the local environment by specifying Glass Sto Panels for the exterior cladding. This means that the residential properties opposite the car park are reflected on the walls of the steel framed, four storey structure. Berry Systems formed part of the design team for this, together with McNaughton and the main contractors, Osborne. Hill Cannon designed the superstructure which was erected by James Killelea. The panels consist of toughened glass bonded to a carrier board attached

to an stainless steel and aluminium rail carrier. They are manufactured off-site which aids quality control and reduces on-site installation time. As well as the Sto Panels, Berry systems also supplied and installed the capping panels, soffits, internal perforated metal infill panels, the link bridge security and access gate, rail side security mesh and, of course, the vehicle safety barriers for which Berry Systems are renowned, on all the ramps. These barriers consisted of RB1 spring steel buffers supporting a Berry Beam barrier, anti-climb mesh and integral pedestrian handrail. Provide Missing Link The new 151m long cable stay bridge in Ebbw Vale installed in March by CTS Bridges provides local people with safe access across the valley and connects the town with new leisure facilities and schools built on the site of a former steelworks. The area has been regenerated over the last 3-4 years with new leisure facilities and schools being built. However, the local residents previously had to make a bus journey to get to the other side of the valley. The new bridge enables people to access the schools and leisure facilities on a direct route. The 151m long total length of the bridge comprises four spans of 47m, 50m, 30m and 24m. These spans are supported with a 34m high cable tower and cables. The cables connecting the bridge to the cable tower were tensioned using a Macalloy Techno Tensioner. The installation of the bridge took place in March with some poor weather to contend with. But luckily the sun was out on the day the main cable tower was erected. Various sized cranes were used in the installation of the bridge including 500 tonne, 250 tonne, 150 tonne cranes and a 40m mechanical work platform. CTS’s installation teams were on site for 2 weeks erecting the bridge spans. CTS worked closely with main contractor Dawnus to deliver the bridge on a tight timescale in time for the opening in April 2014. Crest Girls Academy Is Top Of The Class With NVELOPE NVELOPE, the rainscreen cladding specialist, has provided an attractive finish with its NV1 and NV6 system, to Crest Girls’ Academy in Neasden, London. The cladding support systems have been installed throughout the £40 million refurbishment of the school, to support approximately 6000 square metres of timber and cedar cladding. “The NV1 and NV6 system is easy to install” says James Black, Surveyor from Horohoe Construction. “We used the NVELOPE project checklist on this project, which sped up the cladding specification process by providing a detailed design for us.
