The Balmain House by Fox Johnston This house was designed to provide simple, functional, generous, private and light-filled living spaces for a young family within the constraints of a small inner city block sandwiched between 14 adjacent properties. The material palette is simple, natural and textural, and sustainability and reducing energy usage were also key considerations. A natural ventilation system and hydronic heating is provided in the new house, and the project utilises recycled and sustainable building products.

RavensbouRn Road How do you make 1920 architecture effective for modern London life?
One factor is at a premium for plots in London; usable space. When the owners of this 1920s detached house in Twickenham took it over, they had a clear brief, to renovate the property into a modern family home. Architects at Granit had the luxury of rethinking and modernising a plot which which needed space for family life, permitted development rights. The brief focused on integrating family space on
lounge and play area leading into the garden, whilst keeping a separate lounge. This additional living area was created by utilising garden space to create a contemporary glazed extension, unifying the newly refurbished home and the modernisation of the garden. Sustaining aesthetic harmony between new and existing and modernising for family life, all The garden was sculpted in a way to create a useable, cohesive space to the home, featuring cedar and render, whilst also
causing the owners very little maintenance. Canter-levered timber brie-soleil and raised planters were designed to lead the eye, and house; the replacement for a dilapidated width for many years. Great care was taken to mirror the existing house and extension in material, form and scale, in addition to factors such as solar gain from the south which can be used throughout the year.
the layout and increase space, but also to and garden. The master bedroom was adapted to provide a greater useable area, in addition to a new walk in wardrobe and ensuite bathrooms.
development. This helped to direct many decisions throughout the project, including using permitted development rights rather
than seek planning permission, as it allowed a focus on better use of space, rather than just more. Between adaptations to the house, 22 sqm was gained, a sizable increase, in addition to 210 sqm of the original 1920s abode and the newer loft insure the permitted development rights were abided by. The idea of a pitched roof was rejected; although more space would have been created, it would have compromised the aesthetic value of the house from the rear garden. Similar
vertical considerations took place for the summer house, opting to recess the building comfortably within the garden and avoid unbalance with the main home. Granit Chartered Architects had worked on many projects within permitted development rights before, commenting that; “PD is a relatively problem free alternative to submitting a full planning application. It
In many ways a planning application is a more subjective measure and creates greater opportunity for designs to be rejected. In certain situations building work can commence under permitted development rights, whilst the plans have been rejected for planning approval, due to failing to to be the case for larger, grander builds or properties which are in a listed area. (It is almost always best to contact a local planning authority or a planning professional, for their advice in such matters.) One of the proudest achievements for Granit was new and existing, to create a space which is not just a house, but a loved family home. Granit Chartered Architects and contractor PSK Developments not only refurbished the space to provide a better living effective living space from an established 1920s property in modern London. our expectations. It is an incredibly easy family home to live in, both for our immediate and extended family who come to visit regularly. With hindsight we still would not have done anything differently.]

TALIS UK Creates 70 New Jobs Following Product Investment
New Futuristic Letter/Mail Boxes
The Hydroflame® from Smith’s is the answer to landlords and procurement managers seeking to provide attractive and practical heating within a social housing context. Designed to look like and replace a gas fire, the Hydroflame® provides reassurance for landlords who would otherwise shy away from the ongoing maintenance liabilities of a gas fire. It eliminates the risk from Carbon Monoxide (CO), reduces installation time and costs and uses simple fan convector technology to connect to the existing central heating system without the need for a flue.
Leading UK valve, meterbox and water fitting specialists, TALIS UK, has created 70 new jobs at its South Wales facility as well as investing over £400,000 in a new machine that produces outer sleeves for its widely used Talbot Matrix meterboxes. The new 1,000 tonne injection moulding machine creates robust sleeves for the top layer of meterboxes, making them telescopic. The high quality device produces more than 2,000 outer sleeves a day, and to keep up the with the production demand, an additional 70 new jobs are required. TALIS UK is employing a large number of new employees in order to keep up with the increased level of manufacturing activity and growing demand from customers for meterboxes.
A new stylish futuristic range of secure by design eco letter/mail boxes powered by gravity was unveiled by British innovators PowerPrize Limited. With tremendous power to prevent all letterplate related risks, such as fire, arson, theft, burglary and flooding, the groundbreaking all-in-one eco-innovations from the world’s first multi-award nominated IdealGuard™ brand provide seemingly impossible security along with proven reduction of energy bills and CO2 emissions. Caledonian scores top marks for energy efficiency at Nottingham College
OKI’s C931 Takes A3 Printing to a New Level
Hethel Engineering Centre Revitalised by Photovolataic Energy
Air permeability results at Nottingham’s new Farnborough School & Technology College recorded an air tightness level of 4.11 m3/m2 per hour for a 7,005m2 building with large open plan spaces and full assembly hall. The results demonstrate that modular construction is a highly energy efficient solution even for large complex buildings such as this £8.7m final Notts BSfF project, where no additional measures were taken to seal the building beyond Caledonian's normal construction details. Caledonian provided a complete offsite building and on site construction and fit-out package, from a full height assembly hall (portal frame), science labs and music rooms to a dining hall and commercial kitchen. It provided all above-ground elements to the two-storey building, including an energy-saving CHP system, underfloor heating, and all interior fit-outs.
Ideal for printing detailed drawings or plans for tendering or other occasions when outstanding quality is key, OKI’s new C931 A3+ colour printer combines high definition with more practical features such as extreme media flexibility. Thanks to OKI technology, the C931 can handle heavier media (up to 360 gsm, single sided) than any comparable printer and fonts as small at 1pt appear crisp and precise. It’s versatile too – it can handle any size from A6 to SRA3 and banner lengths of up to 1.3m. Print speeds are up to 50 pages per minute, with a consumables capacity of up to 38,000 pages.
Hethel Engineering Centre (HEC) supports high performance engineering companies located throughout Norfolk. The original building at the centre had been operating at maximum capacity and they urgently needed to expand. The client wanted the new facility to meet an extremely high level of sustainability, using key renewable technologies, such as photovoltaics (PV), to minimise its environmental impact. Roof areas totalling 500m² were fitted with 160 PV modules, enabling HEC to generate 44.23 Megawatt Hours of solar power each year. The remarkable simplicity of the installation also meant that the entire array could be installed in one day to the client’s exact specifications, providing them with an innovative roof that boasts extraordinary environmental credentials.

The Society stated that no BBA certified water-resisting admixture for concrete proved it worked and the most expensive does nothing underground. BBA certified admixtures only guarantee that the sound concrete will not visibly leak. None guarantee waterproof. We supply the chemical used most to waterproof concrete, concrete so dense that not an ion can wriggle let alone pass through. That's anything: not water, not vapour, not chemical, not gas. We now supply this chemical in the UK giving each project its own UKAS certificate of impermeability.

Meeting the Design Challenge W ith a reputation for engineering excellence it is the design options that Hรถrmann can offer that set it apart from the competition. As well that can really add to a design.
As the leading manufacturer of both garage and industrial doors Hรถrmann combines the robust reliability demanded by industry and the kerb appeal required for modern homes. This offers architects and designers the opportunity to create the look they desire, based on sound, practical, easy to use mechanical options. A simple example of this combination of the industrial doors which are designed to meet a number of seemingly contradictory constraints. They need to be secure and easy to access, robust yet in harmony with the building design and capable of high frequency use, with minimal maintenance. All while operating where space is often extremely limited. Both the sliding ST500 and up-and-over ET500 are designed for a long service life of over 250,000 door cycles. The tested designs create very little wear on the operator, have a high level of operational safety and low operating costs. The doors are very quiet in operation and require minimal headroom, making them ideal for tight spaces. Similarly the recently introduced HST side-sliding sectional garage door is ideal for use where headroom is limited yet it offers security, insulation and a fresh look. This door also provides an alternative to a separate pedestrian entrance to a garage, through its unique wicket door function.
sectional frames have been developed by Hรถrmann. Doors can be created to blend in with the building style and design or simply become a design feature in their own right. The steel up-and-over frame is fully welded for strength, pre-drilled and then galvanised and coated in high-grade polyester primer. The design allows the frame to be either completely hidden or used as the door edges to become part of the desired look. A sectional version for onsite cladding uses the proven aluminium frame of the ALR industrial door, which is especially stable and designed for reliable long term operation. With this of this door style can be achieved with a unique design. Additionally if a timber sectional door is chosen Hรถrmann will work from an individual brief to create the technical drawings for approval before manufacturing the complete door in either nordic pine or hemlock.
Whatever your design challenge, Hรถrmann has the range, knowledge and expertise to deliver the style you want. For more details simply call 01530 516888, e-mail info@hormann.co.uk or go to www.hormann.co.uk

They are so secure, in fact, that they were the first to achieve ‘Police Preferred Specification’ status through the official Secured by Design initiative, which is governed by the Association of Chief Police Officers. “At Sliders, we believe that style should come without compromise. The wide expandable opening of a bi-folding door potentially makes properties very attractive and vulnerable to intruders,” says Ian Longbottom, Joint Managing Director of Sliders UK. “For this reason, we invest thousands in developing and testing security upgrades that meet Secured by Design’s strict criteria for protecting homes and commercial premises against crime. Yeoman Rainguard Gives Historic Dublin Cathedral New Lease of Life
Advanced Aeration Ltd offer a full range of sewage treatment systems for domestic, commercial and Industrial waste water applications and also for major water utilities. The environmentally friendly Bio-Bubble system produces a very high quality effluent suitable for re-use or, without any further treatment being applied, can discharge to a watercourse. Also, sludge waste production is far lower than conventional forms of treatment meaning far fewer tankers. Over the years, Bio-Bubble have continued to offer a robust solution to environmentally sensitive and specialist sites.
Yeoman Rainguard lead effect GRP rainwater pipes, clips and hoppers have been used to replace damaged rainwater systems on the historic Saint Patrick’s Cathedral in Dublin. Architect John Beauchamp from Benjamin + Beauchamp Architects Ltd said: “We specified Yeoman Rainguard GRP for this particular project as they were able to match the design of the existing pipes and hoppers by producing moulds from which glass reinforced plastic replicas were supplied.” New downpipes were colour matched to the existing lead and produced in three separate colours to ensure a seamless bespoke installation at each location.

Plastic Rainwater Goods Make Their ‘Way Out’ For Attractive Aluminium Replacements Quality, function and appearance were major factors when choosing rainwater goods to renovate Wayout Lodge, a listed property which has undergone a major transformation by owner and interior designer James Gostelow. Existing plastic drainpipes were replaced with Rainguard XL Aluminium pipes and gutters. “In my eyes aluminium guttering was the most cost effective way of achieving a solid material and a great look,” said James. Dating back to 1830, James knew that the hopper design was something that was hugely important. “I wanted a design to fit in with the era of the lodge and give that dramatic effect. The Yeoman Rainguard Victoria GRP Hopper was able to fit the bill exactly.” For further details visit www.rainguard.co.uk call 0113 2795854 or email sallyann@rainguard.co.uk

Manor House stables
F
riday April 5th 1946, on a beautifully clear Spring afternoon crowds cheered as the 25/1 racehorse, “Lovely Cottage”, strode triumphantly past the
Grand National, the UKs largest horse race. Trained by Tommy Rayson and true Aintree Grand National race since 1940, after the Second World War, and the last to take place on a Friday, which had been the tradition since 1876. That weekend “Lovely Cottage” returned home to the small village of Headbourne
Worthy, near Winchester. He received a well-earned rest in the stables at the Manor House where he was housed. These stables, that were once beautiful and functioning have since remained unused and have fallen into a state of dilapidation. Fortunately, this Grade 2 listed stable block, steeped in poignant historical character and narrative was not forgotten. It has been transformed into an elegant and contemporary 3 bedroom family home by RIBA award winning architects AR Design Studio.
KITCHEN / DINING ROOM
Practice Director, Andy Ramus, discovered this piece of overlooked historical heritage while undertaking a large scale refurbishment at the Manor House and immediately recognised its potential. The team at AR could see past its existing rundown state. There was a clear potential to create a sophisticated, contemporary family home within the historical context of the building and the picturesque Hampshire countryside. The history and character of driving force in design and there Studio that design constraints and restrictions can often create the most interesting solutions. The concept was to preserve the existing while making any new additions simple and pure in order to let the original character shine. This results in an innovative arrangement of spaces according

in order to maintain many of the existing exposed timber interior walls. These were then cleaned, stripped back and refurbished to reveal an exquisite amount of detailing and craftsmanship. With the existing internal walls brought back to life, the next task was to turn the Stables into a home for the modern family and bring it into the present day. In order to respect the character of the property a clean, contemporary and neutral approach was taken to the rest of the renovation which juxtaposes perfectly with the original timber walls, allowing them to stand out as pieces of art against a beautifully simple
contemporary backdrop. Many of the existing features were refurbished and re-purposed for use in the home environment; the original horse troughs were cleaned and converted for use as sink basins, the old horse ties act as towel rings in the bathrooms and original doors are preserved where possible to give a sense of real period character. large double bedrooms, with 2 en suite rooms to accompany a spacious family bathroom. Being a single storey property with long continuous views, the layout was tailored and split between sleeping and living accommodation with a single constant circulation running through the entire building. LATHAMS’ ‘AGED’ FLOORING ADDS INSTANT CHARM James Latham has bolstered its already extensive solid and engineered Bausen flooring portfolio with the addition of ‘1757’, a contemporary range of ‘aged’ Oak engineered boards with broken edges, a distressed top layer and no bevel. As architects and interior designers in both the commercial and residential sectors look for a real wood flooring option that delivers an instant sense of history and ‘aged charm’ to their projects, 1757 offers the perfect solution. Evocative of old reclaimed floors found in classical French Chateaux, the 1757 range is naturally distressed and every board is hand finished, so that each one is completely unique. Incorporating a generous 6mm wear layer, the 1757 collection comprises five different designs; Charente; which is hand carved and oiled, supplied in 18 x 220mm, Amboise; which is saw marked, water marked, white washed and oiled and also supplied in 18 x 220mm, Dijon; incorporating a stressed face and edges which is gold stained and supplied in 18 x 190mm, Pontoise Noir; boasting a distressed face and edges which is then smoked and oiled, supplied in 18 x
190mm and Limoges; which offers a distressed face and edges and is oiled and finished in natural white matt, also supplied in 18 x 190mm. In addition, the Limoges, Pontoise Noir and Dijon ranges are all FSC certified. James Latham Director, Andy Duffin commented, “Reaction from the market to this new range of flooring has already been extremely positive and we’ve had particular interest from the shopfitting and hospitality sectors. The quality and finish of this premier grade flooring is exceptional and thoroughly convincing. Once fitted, a 1757 floor will look as if it has been down for years, adding instant charm and character to any project either in a commercial or residential setting.”

Elta Fans Ensure Low Noise at Bannockburn Centre
Panasonic Launches New Intelligent Remote Control Panels For Hotels
Air handling and heat recovery specialists Air Design are helping to ensure that visitors to a brand new attraction get the full experience in a heritage centre built to commemorate The Battle of Bannockburn. The visitor experience was developed as a partnership project by the National Trust for Scotland and Historic Scotland. No distractions were wanted from the fully interactive visitor experience so, when specifying the air handling units (AHUs) required for the centre’s HVAC system, Mechanical & Electrical Contractors FES stipulated low noise as a fundamental requirement. The two units feature a single phase AC backward curved fan, selected as it is one of the quietest fans available, with 45mm double-skinned panels, mineral wool infill and silencers to further enhance noise reduction from the HVAC’s ducting.
Panasonic has developed a new intelligent LCD remote control panel which integrates all hotel devices, including Panasonic’s ECOi VRF system. This new LCD panel from Panasonic is meeting the demand from hoteliers for systems which offer energy savings, and also providing hotel customers with control over the room environment. Panasonic’s remote control integrates all key devices in a hotel room to ensure that visitors can operate the various aspects from one panel. The remote control is able to integrate lighting, card reader, blinds, window contact, motion detector and air conditioning. The LCD panel is easy to understand and hotel customers can alter the settings for these different applications.

TREND ADVICE Brenton Reynolds, Country Manager (UK), Fashion For Home Explains
“As we move into the summer months, we can start looking out for the key trends that are starting to make their way into our homes. As the days get longer and the days a bit warmer, it’s an ideal time to think about incorporating splashes of vibrant colour into your home, as well as softer, slightly pared down tones which will soften the impact of these splashes of bright, vivid colour. Another important trend, which has stepped off last year’s runways and is now making its way into our homes, is the geometric. The key to incorporating this trend is to use hints of it throughout your room — in accessories, floors, or single items of furniture, using contrasting shapes and repetitions. The most important thing to do with this trend, however, is to have fun with it — don’t be too rigid in your adherence to it.
Alongside this, there are other important trends that are starting to emerge. We’re seeing a growing enthusiasm for juxtaposing warm wood with white lacquer. This contemporary, Scandinavian style of furniture design is increasing in popularity, and we expect to see more of this trend pushing through into the rest of the year. Looking forward, the vibrant colours of the summer will express themselves in bold jewel tones — emerald being the key one. Incorporated with pattern and decorative chintz accessories, these really can work together. 1 Lambourn road The house had been derelict for two years, but there was an opportunity to add an extra floor and to extend the two-storey rear extension. From the outset it was decided to make the house as energy efficient as possible and to act as a test bed for renewable technology. The floor plan was reconfigured with a new stair off to the side of the two front reception rooms. The rear two storey extension houses a kitchen at ground level and study /bedroom at first floor. Both look out via a glazed bay onto a contemporary landscaped garden, complete with fish-pond moat and core ten planters. The existing flank and new rear walls were insulated externally then rendered; with attention paid to reduce thermal bridging.
The existing front faรงade was restored and thermally upgraded with internal insulation. The existing openings were replaced with double glazed casement windows filled with heat mirror film and new triple glazing system to the rear bay extension. A very high air tightness was achieved which required the use of a MVHR system, supplying fresh air to main habitable rooms and bathrooms. A cooling loop runs through the fish-ponds acting in reverse to pre cool the air in the summer. Solar heating panels on the front pitch, supply pre-heated water to a combined tank and boiler. A rainwater tank buried in the garden, connected to an automatic irrigation system, supplies water to a wild meadow green roof and planted beds. 100% low energy lighting was used throughout.

Who Constructs Your Play Areas? When the government introduced the Playbuilder scheme and large funds became available for new playgrounds within a tight timescale, understandably demand for playground installers became extremely high and as a result many new contractors emerged. Inevitably, in such a specialist sector, it’s sometimes hard to find experienced teams and therefore it is important to ensure that your contractor has the appropriate credentials. Things to consider…
• CRB Checks • Specialist Insurances • BSEN1176 & BSEN1177 Knowledge • CHAS Accreditation • Appropriate H&S Practices • ConstructionLine Membership • API Membership • Plant Operating Certificates • References • Customer Service • Project Management Experience Having gone to the trouble of identifying a need, securing a site, generating public interest and raising the funds it can be devastating to local communities for the actual build to be problematic. Which is why choosing the right contractor is so important. Playground Services Ltd are specialists in the design and construction of play spaces, large and small. With over 25 years experience, we win almost all of our work because we have been recommended by prevous/ existing customers or because someone has visited one of our playgrounds and liked what they’ve seen. We’re frequently asked ‘who installs your playgrounds?’ and clients are pleasantly pleased to find that we install them ourselves – we employ our own installers and we have our own depot and plant so we can carry out all aspects of play building, including: equipment installation, landscaping, carpentry, welding, fencing, planting and surfacing as required. We are proud to be a small, family run business offering the personal touch. Please contact us for a free, no-obligation site visit and design, with a comprehensive quotation pack sent out for every project. We supply all makes of play equipment, and are well known amongst manufacturers and Councils alike for our bespoke works. So whatever your playground needs… we’d be happy to assist.ct

The Polypool panels exceed these requirements and have manufactured to this standard for 20 years. Project Management The highly focused team of Aqua Platinum is the company’s strongest asset. Their designers, consultants and contractors
have unrivalled experience in all aspects of planning, design, specification and detailing in this immerging market where the value of garden space is transformed into luxurious habitable leisure space whether it be your own swimming pool, home cinema, wine store or gym. College Court renovation nets arChiteCtural award University of Leicester's new conference centre and hotel recognised by Royal Institute of Chartered Surveyors
A project to transform a former University Halls of Residence into a state-of-the-art conference facility and Hotel has won an award recognising the highest standards of restoration and renovation of buildings in the East Midlands. The University of Leicester's College Court Conference Centre and Hotel Project won the Royal Institute of Chartered Surveyors (RICS) East Midlands Regional Award for Building Conservation Project of the Year. Members of the University's Division of Estates and Facilities Management and the College Court Management team were presented with the award by ITV weather presenter Emma Jesson at a ceremony on Friday 2 May. College Court is a £17.5 million project which turned the University's Grade II listed College Hall buildings into a leading residential conference venue.
The buildings were originally designed by internationally renowned architects Trevor Dannatt and Leslie Martin and were originally built as catered student accommodation. The refurbishment was designed by Associated Architects of Birmingham and constructed by Wilmott Dixon. The new designs met with the approval of one of the original architects, Trevor Dannatt. The development also houses 18 conference rooms, 123 en suite bedrooms, restaurant, bar, private dining room and garden lounge. The Grade II listed buildings, located close to the City Centre, had been out of use for around eight years. Trevor Humphreys, Director of Estates, said: “The project to create the College
Court hotel and conference centre is an excellent example of building conservation where a new use is found that breathes new life into a building or complex of buildings. The project team did an excellent job in delivering this project on time, below budget and to an excellent quality.” Steve Crawford, College Court Conference Centre Director, said: “I has recognised the bringing back to life of a Grade II listed building. It is a great endorsement to the project team led by the Estates Division. I am also thrilled that for such a young business the excellent reviews that we are receiving from our customers and the new revenue that we have brought to both the University and indeed city of Leicester.” www.rics.org

Homeowner Steps Up With Cedral Weatherboard
Real Value and Buildability Raise Roofing Standards at Huddersfield University
A property owner in Bognor Regis has successfully transformed the appearance of his home with the help of Marley Eternit’s Cedral Weatherboard. Being as quick and easy to install as timber meant that the owner, with the help of his joiner son, was able to install the Cedral Weatherboard cladding in just a weekend, minimising labour costs in the process. “I chose Cedral Weatherboard as it is a substantial material and looked extremely good in comparison to plastic-based boarding”, said Mr Fish, the homeowner. “My son and I attended a 'Cedral Weatherboard Training Road Show' organised by Marley Eternit at Covers of Chichester and this proved to be very useful when we came to fitting the product.”
As universities adjust their business models in response to changes in funding structures, university campuses have seen a significant investment to address the increasingly competitive nature of the higher education sector. At Huddersfield University, recent improvements to facilities include a new sports hall, Dean’s office and corporate suite. To enhance the biodiversity and aesthetics of the development, green roofs were specified for three sections of the building. Addressing those challenges became a team effort between the architects, the roofing contractor, Cawston Roofing, the green roof supplier ABG and the waterproofing specialist, Kemper System. Cawston Roofing suggested to the architect that Kemperol V210 cold liquid-applied waterproofing membrane would offer a more practical and durable solution.
On Friday 16th May, the ninth annual Roofing Awards took place at the Hilton Metropole in central London. A record seven hundred guests arrived to be a part of this prestigious industry event, which was jointly hosted by TV Presenter and Interior Designer Linda Barker and NFRC Chief Executive Ray Horwood. Architectural Mesh Cladding at Holland Park School
RigiSystems Ziplok – the roof on the UK’s greenest building?
With the brief to create a building that neither looked nor felt like a school, Aedas Architects designed this school in London. The school building with its unusual façade is wrapped with a curved brise soleil made of architectural wire mesh by Haver & Boecker. The wave-like wire mesh cladding made of architectural weave type EGLA-MONO softens the geometry of the building and creates an effective aesthetic sun protection screen in front of the classrooms. This transparent façade allows unobstructed views from inside the classrooms and reflects the sunrays to protect the interior from overheating.
The Living Planet Centre, WWF’s new headquarters in Woking, was designed to be at the forefront of sustainable design and construction. Designed by Hopkins Architects to show that, through the smart use of design, materials and technology, it’s possible to create a state-of-the-art building with minimal environmental impact, it is now one of the greenest buildings in the UK with a BREEAM rating of ‘outstanding’. An integral part of this achievement is 2,000 sq m of RigiSystems Ziplok standing seam roofing, atop the 80m long, curved timber grid shell. In a MicroZinc finish. To match the aesthetics of the building, the 400m wide Ziplok was specially rolled with just two ribs and no microribs to provide a clean, sleek look to the roof structure. NEW“THEOPENPLAN ALLIANCE” WEBSITE The Open Plan Alliance www.openplanlayout.com is a knowledge-centre focused on promoting information and guidance on how homeowners and architects alike, can create the layouts they desire whilst conforming with fire building regulations and keeping their homes safe. Homes with open layouts have become some of the most popular and sought-after house plans available today.
An open floor plan can make your home feel larger, even if the square footage is modest. However, these layouts are often at odds with fire building regulations which require compartmentation to prevent the spread of fire compromising the escape route. The technical requirements contained in Part B (Approved Document B) of the Building Regulations can cause anguish, particularly those building three storey homes. However, there are a number of ways of meeting the requirements and the objective of the site is to share solutions from a wide range of contributors. All of the examples detailed on the site are real layouts that have been accepted by Building Control and/or Authorities having jurisdiction. The Open Plan Alliance is supported by the Plumis Accreditation Programme which is focused around the award-winning sprinkler alternative Automist, a uniquely easy to understand, specify and install system. Automist is a pre-engineered solution; the design work is not carried out in situ, but is embedded in the product at the manufacturing stage. There are no tanks and no

selection of pumps and pipes because these characteristics are set in the design of the finished product. The result is a ready-made solution which requires only a smaller and simpler set of tasks for specification and installation. This process is thoroughly explained through our innovative program, which brings together the architect (specifier), installer (contractor) and in a single session to enable all parties in the process to understand how the system works and have ownership over its use. This means the system can be applied without a specialist contractor and a complicated and lengthy design and approval programme. Automist is covered by an LABC Registered Detail (RD171) for use in open plan layouts in loft converted houses. The Registered Details scheme allows building control officers to approve a project without a long and detailed investigation. Home safety products specialist, Sprue Safety Products has launched a new 10-year carbon monoxide (CO) alarm that offers a cost-effective solution for installers, landlords and housing providers looking to provide better protection against carbon monoxide for homeowners and tenants. With an extended 10-year life warranty and advanced diagnostics, the FireAngel CO-9X-10T-FF CO alarm offers peace of mind with back-up from Sprue for the lifetime of the product. For landlords who have a duty of care to protect tenants against the risk of carbon monoxide in their properties, the CO-9X-10T-FF features comprehensive diagnostic software to analyse historical CO events. The alarm’s micro-processor constantly collects and reviews data to determine CO levels, battery condition and status of the alarm. For more information visit: www.sprue.com
The Ethernet and backup GPRS transmission paths used by the panels are approved in accordance with VdS 2471, and the alarm communication protocol is approved in accordance with VdS 2465. As a result, setting up communication with alarm receivers is straightforward, and high-security IP-based alarm transmission is guaranteed. The spacious housings used for the new panels accommodate two sets of batteries, offering an increase in battery capacity of 217% compared with the previous model. The gap between the housing and the wall is now 18 mm, which greatly simplifies the routing and installation of cables. The power supplies for the panels have been upgraded as well, now providing a 12 V auxiliary supply rated at 2.2 A. Eight separately fused outputs ensure maximum system availability not only during normal operation, but also during maintenance. The new hardware is complemented by version 3.4 of the SPC firmware.
