Call to order: President Holcomb called the meeting to order at 5:30pm
Approval of M ay 15, 2025, Board Meeting Minutes : Director Machado made a motion to approve the minutes as submitted. Second, by Director Ayers, the motion passed.
Financial Report
Review and acknowledge financials: The Board of Directors receive the financials by the 20 th of each month. The Board will need to acknowledge the May 2025 financials. June financials will be sent to the Board of Directors by July 20th
Treasurer Report: Director Glendenning reported he is currently obtaining new quotes for insurance to see what’s missing. The workman’s comp will cover the Board and volunteers. In addition, he reported there will be a budget meeting next week.
Manager Report
Update on #151- Clayton Homes : Sergio is working on installing a brand - new home in space 151. Currently there is an ETA of 4 - 8 weeks for the home to be shipped and installed.
Committee Reports
Architectural and Grounds : Chairperson Holcomb reported applications for painting homes have been submitted and reviewed.
Landscape and Greenbelt : Chairperson Machado stated not much to report though the 13th hole will be seeded once the weather is a little cooler.
Sunshine Committee: The committee chairperson reported that new members in the park receive a welcome with welcome bags.
Neighborhood Watch: The committee chairperson had nothing to report, however, mention changing the meeting dates.
Activities Club: Katherine reported there will be a luncheon on July 27th at 1:30pm. There will also be an ice cream sandwich social in August. Katherine also mentioned here will be a $5 donation for each event.
Old Business
Asphalt repair and striping proposals: Included in the bard packet for the Board of Directors’ review and approval are two proposals, one from J&S Asphalt and the other from NorCal Asphalt. Management also reached out to other asphalt vendors, however, some of them did not show up or they declined the opportunity.
Director Peterson made a motion to approve the proposal from J&S Asphalt in the amount of $22,030. Second, by Director Mach ado , the motion was approved.
Ramp by mailbox proposal : Included in the board packet for the Board of Directors’ review and approval is a proposal from ADA Compliance Consultant in the amount of $5,199.86 to render drawings for the ramp near the mailboxes, the sidewalk near the pool, the office walkway and the clubhouse double door walkway.
Director Pittman made a motion to approve the proposal as submitted. Second, by Director Machado, the motion was approved.
New Business
Dulai Landscaping Back 5 proposal: Included in the board packet for the Board of Directors’ review and approval is a proposal from Dulai Landscaping to disk the back 5 multiple times to bring the field to a smoother surface. The proposed proposal amount is $2,600. Director Machado made a motion to approve the proposal as submitted. Second, by Director Peterson, the motion was approved.
Inspector of Elections proposals : Included the board packet for the Board of Directors’ review and approval are three proposals for the Inspector of Elections. Management recommends the Board of Directors to approve one of the proposals to ensure the election process starts on time. Director Glendenning made a motion to table this until a later date. Second, by Director Peterson, the motion was approved.
Water leak near #4 proposal: Included in the board packet for the Board of Directors’ review and approval the proposal submitted by Dulai Landscaping in the amount of $900 to fix the leak in Fairway number one. Director Machado made a motion to approve the proposal as submitted. Second, by Director Glendenning, the motion was approved. Janitorial proposal: Included in the board packet for the Board of Directors’ review and approval is a proposal from A1 Janitorial to clean the clubhouse. The proposal includes cleaning 2 times per week for $550 and cleaning 2 times a week for $650 a month. Management recommends the board move forward with the proposal.
Establish Committees: The Board of Directors needs to establish the committees of the board and the Board liaison. Director Machado made a motion to approve the committee board liaison as follows: Director Glendenning second the motion and it was approved.

Volunteers in the park
: The Board of Directors will discuss volunteers in the park and the requirements to do so. Next meeting : Thursday, August 21, 2025, at 5:30pm Member Open Forum (2-3 minutes to address the Board)

• Boat removal

RECENT ACTIVITY IN OUR COMMUNITY
1. Someone taking pictures in daytime, of the different sides of a home.
2. Someone with a flashlight at approximately 3 AM trying to see inside a home from the Golf Course side of the home.
3. Door-to-door soliciting by people promoting the idea of lowering our utility bills. They were chased out by resident and our manager.
4. A resident beset by a mental health issue damaged their own property on more than one occasion, entered a neighboring carport, and threatened the residents with their loud and frightening behavior.
5. Another resident walking her dog was water-sprayed by a homeowner of a home she and her dog walked by.
SUGGESTIONS FROM NEIGHBORHOOD WATCH
1. Report all suspicious behavior to the Sheriff or Management as soon as you become aware of it.
2. Keep lights on at night at entrances to your home and in areas intruders may visit.
3. Soliciting is NOT allowed in our park. Do not be fooled by those who tell you they have received permission from the Manager to do so. They have not.
4. Stay away from residents whose behavior suggests to you they may not be in a stable frame of mind.
5. Re-read your copy of Park Rules so you may identify what is acceptable behavior in the park, what is not and how to deal with it.
6. Never open your door to strangers.

• If you haven’t already met and welcomed the new Maintenance Person Myron Kelly, you may want to introduce yourself to him.
• Fall is here and I give A Big Thank You to Everyone who has taken the time to clean their gutters, taken the necessary time to clean, and prepare, for the change in weather coming very quickly.
• For park group communication it is important that we have your correct phone numbers and email addresses in computer system. Communication from Management to Members in the park can only be delivered to you if we have the most current information in our system. Kindly stop by the office, email, or call to verify we have the most current information.
• I will update the system and the Community Directory with your permission to reflect on any changes provided by you, our members.
• If you have not returned your HOPA sheet to verify we can continue to be a 55+ Community, please stop by the office and pick up the form, fill it out and return it ASAP.
• Only household garbage should go into the waste dumpsters. We ask that you do not leave items such as toilets, furniture, TV’s, carpet, etc. down by the dumpsters. The park must pay for its removal of these items that may end up raising the monthly assessment fee.
• When putting carboard in the recycle bin, kindly break the boxes down to avoid overage charges that may end up raising the monthly assessment fee.
• Gentle Reminder the office hours have changed. The office hours are Sunday through Thursday from 10:30am – 4:00pm with closure between 12:00pm1:00pm for lunch. Keep in mind locking the clubhouse is between 3:30pm4:00pm.
• We have a lot of new members in the park. When you see them throughout the park, please take a moment to introduce yourself and welcome them to the community.
• Should you feel you need help, please contact the office (916 383-1453) because we have a list of members and non-members who are willing to help you.
Golf Green Community
For our new members we have a small food pantry located in the clubhouse library. A BIG Thank-you to all who help by donating.
Also thank you to our members who take only what they need so there is enough for all of our community to share.
There are a few changes, please, any food to be donated should be taken to the office so we can check dates and items before they are put out in the bins. Vickie Brownell is kind enough to always sanitize and place new paper toweling in the bins before new donations are placed in the bins. If the office is unavailable, please call Vickie at 209-495-5450 She will come and get what you have to donate.
NOTE: We can accept no cans without labels. Also, we will no longer be supplying bags so please bring your own.
Hopefully we have taken care of the little flying gnats that were flying around the fresh produce, there is now a Zevo bug catcher.
The donated food is for our community members only. Thank you again to all who help make this successful. I know it’s been nice at times not to have to go to the store for an onion, or a can of vegetables.
Management and Board of Directors sends a BIG THANK YOU TO VICKIE BROWNELL AND KATHERINE VILLA. They come and check on the Pantry and the Kitchen to be sure it is kept clean and in order.
Katherine called the meeting to order at 6:00 pm. Penny made a motion to accept minutes of last meeting, Trudy 2nd, the motion was carried. The Treasurers report was read by all…we’re in the Black, yea!!
A motion was made by Judi to accept, Trudy 2nd the motion.
Message from President Katherine - BE KIND TO EACH OTHER.
Kathy is no longer able to put together the signs for our Activities meals. Katherine & Penny asked Sheri if she would be able to take that on. Sheri said ‘Yes’!
Trudy is now officially in charge of collecting and displaying the Raffle prizes. A motion was made by Katherine, 2nd by Judi, motion carried. Thankyou Judy. Bingo prizes were discussed, it was decided they should not cost more that $10 - $12 dollars. Penny and Lisa will work on getting a Bingo set up for the TV.
Does anyone know where the “pop-ups” are? 2 were purchased a few years ago, but no-one can locate them. Any info about that – would be appreciated! You could contact Katherine or Penny. A discussion was held to see if a signup sheet would be good so those wanting to play Corn Hole. It would let the “powers that be” could get it out for them ahead of time.
ICE CREAM SOCIAL – with a 50,s theme will be held Sunday August 24. Dress up if you so desire. Heidi is our Chair for the event. She will have Ice Cream and toppings for Sundaes or Banana Splits!! YUM!!! Vickie will help with setup.
Heidi will be in charge of the annual Yard Sale in the Park. More discussion to follow.
The next event will be a Breakfast on Saturday September 20th. It will start at 10:00 am, the cost is $7.00 per person. The theme is “Welcome to Fall”. Paul will be our chef for the day, thankyou Paul.

WHAT’S HAPPENING,
OCTOBER, 2025
Speaking of being grateful,Carol Carney was overwhelmed by so many loving caring neighbors that are truly wonderful friends reaching out in some amazing ways due to my recent unfortunate fall. I hope you kow how much each and everyone of you are greatly appreciated.
Many of us know how fortunate we are to live in a place where we can establish wonderful friendships many due to atteding the Friendship Club at noon every Friday. We encourage everyone to join us anytime-rememer men are always welcome. Bring a dish to share if you are able but most of all bring your smile.
We wish to thank Mary Ellen Ryder for her amazing devotion sharing her extensive knowledge being our librarian for many years. She encouraged others to read and realize how fortunate we are to have a library to share especially with the cost of books. She also encourged puzzling bringing many neighbors together for a fun time. Some just stop by to pick up a book or put in a few pieces long enough to visit with whomever may be enjoying our library at the time.
Of course we were concerned that Mary Ellen would no longer be available however we wish her the very best and hope to see her often.
Fortunetly Mary Ellen had asked Karen Avella to take her place when she was out of town and now Karen had graciously accepted the position of our librarian for which we are thankful. She has already made a big difference after it was left un-attended for a period of time.
Thank you Karen- we will look forward to hearing from you sometime soon.
