Fallen Fruit odents &

Other Animals

Please pick up your fruit on the ground. If it is on the ground it attracts rodents and other animals. Some of our neighbors are kind enough to put out a “free” table with their excess fruit. (Thanks to you generous folks setting out those lovely Meyer lemons and other goodies!)

If you can't keep up with your fruit trees, please consider giving a call to GleanSLO, a volunteer organization that picks fruit and gives it to the poor.

Carolyn Blackmon, #73

If you’ve ever wondered about the interesting stories behind the faces in our community, you’re in for a treat! I recently sat down with Safety Committee member Carolyn Blackmon, who has been the person behind all the resident Spotlights you’ve read up until now. I wanted Carolyn to share her journey to Chumash Village, and her experiences since moving here.

Carolyn moved into our community in January 2017, trading the coastal charm of Santa Cruz for the welcoming atmosphere of the SLO life at Chumash. She wanted to move here when she retired because her daughter is here. Before making the move, she spent years working as an RN and LCSW psychotherapist, helping people navigate life’s challenges.

“When I first moved in, I remember hearing this loud generator noise and thinking, ‘Is this just what mobile homes sound like?’” she recalled with a laugh. “Turns out, there had been a power outage, but nobody told me, so I just assumed it was normal!”

Adjusting to a new place always comes with surprises, but for Carolyn, it didn’t take long to feel at home. When asked what drew her to our community, she shared, “I was looking for a peaceful, friendly place where I could stay active and connect with others. This place checked all the boxes.”

Since settling in, she has enjoyed getting to know her neighbors and taking part in local activities. Carolyn is an avid reader and a passionate gardener. “I love spending time in my garden. There’s something so rewarding about growing your own flowers and vegetables,” she said. “It’s my happy place.”

She also enjoys painting and has been exploring different styles in her artwork. “I’ve always loved art, but now I have more time to really dive into it. It’s been a great way to express myself and unwind.”

When she’s not tending to her plants or working on her latest painting, you can often find her at community events or enjoying a walk around the neighborhood. “I love the sense of community here. Everyone is so welcoming, and there’s always something going on.”

I can also share one of the things that Carolyn and I have in common, as she was the first person I met when I moved here. We had Santa Cruz in common, and a love of different ballroom dances. And so much more .what an amazing lady!

Chumash Village Community Spotlight

Elizabeth Kyle Righetti, #114

Kyle was born during the second world war in MacAllen, Texas, near an army base close to Brownsville. Her mother was a Texas girl and her father taught flying. They lived in San Antonio where her dad, Elwyn Righetti, became a fighter pilot. He was shot down over Germany in 1954, at the age of thirty, in the waning days of the war. Elwyn Righetti was one of the well-known Righetti ranch families here. There is an excellent book written

about his heroism by Jay Stout. Kyle still has a copy of it. Some time after his death, she moved back to the ranch with her mother and family.

Kyle graduated from San Luis Obispo High, went to Santa Barbara City College, earned an A.A.and then attended CalPoly. She has a lot of skills and abilities. Kyle is a voluminous reader of history and mystery. She claims to read 5 books a week! She has worked as an Interior Decorator, Stock BrokerAssistant, Realtor, and property manager. Her last job was as an Activities Director in a local Retirement Center.

Kyle also loves to garden. She has avocados, peaches, apples, and figs on her property. But she also loves antiques and has been known to help friends with their decorating projects. Right now she is busy painting a wall to prepare for her cherished 150-year old couch made with Santa Ynez Valley Oak. She is widely travelled too. She lived in Puerto Rico for 2 years, and often spent her summers in Barra de Navidad, Jalisco, Mexico.

Kyle is a 20-year breast cancer survivor, and in 2016, while in Mexico, she fell, had a concussion and 3 brain bleeds that she is still recovering from. She wants us to know that we should all cherish the safety and community that we have here. Kyle really wants us to keep it safe, especially while driving. She would like to see better lighting, reflective crosswalks, flashing stop lights, and a street light and crosswalk at the entrance to the park. That would make it so she is able to walk safely across the street to Mission Thrift to check out those antiques she loves! By the way…Smoke Signals wants to “spotlight” YOU!

Architectural Control Rules Summary

✓ An Owner planning an improvement to an existing mobile home or relating to construction of a new mobile home must submit to the Association’s Architectural Control Committee and/or the Board of Directors a written request for approval

✓ Unless the Committee’s approval of the proposal is first obtained, no work on the improvement shall be undertaken.

✓ Any Owner may apply to the Committee for preliminary approval of the proposed improvement project.

✓ All Owners, who desire to undertake any work improvement or landscaping must apply to the Architectural Control Committee and receive its prior approval.

✓ The application shall be in writing and shall contain all information that is necessary to reasonably evaluate the nature, design, location, and extent of the proposed improvement including at a minimum, one complete set of plans and specifications for the improvement project plot plans and such additional information as the Committee may reasonably request, either by Architectural Rule or while the project is under review.

✓ During the course of the construction, representatives of the Architectural Control Committee shall have the right to inspect the jobsite to confirm that the improvement project is proceeding in accordance with the approved plans and specifications.

✓ Upon completion of any work or improvements for which the Architectural Control Committee is required, the Owner shall give the Architectural Control Committee written notice of completion.
