We appreciate how patient most of you have been with all the construction we’ve been doing nearly $2M worth in just the past 4 years or so. With that in mind, we thought we would take a pause on big new projects this year.
Copacabana will continue to see upgrades, just on a smaller scale. Some projects that made the list: remodel the Pool Showers, replace the Clubhouse Double Door, more Security Cameras, a Golf Cart, protective Bollards…
As I never tire of reminding you, these costs are covered by the funds generated by your Annual Income Certs. As I’m typing this (July 9), more than 90% of you have returned your forms. Thanks so much for your great response.

Did You Know?
Eight U.S. Presidents are confirmed to have been lefthanded, including recent leaders like Barack Obama, Bill Clinton, and George H.W. Bush. Interestingly, from 1981 to 2009, five out of six Presidents were left-handed! .
My response to this Copa resident: adjusted for inflation, your rent has gone down. The Consumer Price Index is up about 20% in the past 4 years. Copa’s rents haven’t gone up nearly that much, and home values have remained high by historical standards.
Rents would be a LOT higher if Millennium weren’t the Owner. Some older residents might recall that Copacabana used to be exempt from La Verne’s Rent Control, because residents were on long-term leases. Our purchase ended that exemption.
You’ve seen all the projects paid for by your Income Certs, but we also need your Cert for Copacabana to maintain its non-profit status and all the protections that entails, including guaranteed Rent Control.
Besides, you promised to do this each year when you signed your Rental Agreement. That alone is reason enough, isn’t it?
• The July SPARC Back-to-School Event took place after the deadline for this Memo, but I’ll have a report for you next month.
We’re also hoping to announce that a Copacabana student earned a 2025 SPARC/ Millennium College Scholarship. Copa has had a SPARC Scholar in 15 of the past 16 years, so I feel good about Copa’s chances. Stay Tuned!
• With fire season in full swing, we need to pay attention to our weeds. Shirley really doesn’t like issuing Courtesy Notices, so please make sure your yard is weed-free.
• Despite our pleas, some of you are still feeding Copa’s stray cat population. We ask that you don’t do that. Yes, you feel sorry for the hungry little guys, but leaving food out attracts vermin and other visitors who aren’t as cute as cats.
I speak from experience on that last item. I fed a stray once. Now he’s got a key to my house and judges my cooking.

We hope you're enjoying a safe and sunny summer! As a reminder, we all play a part in keeping our community clean, safe, and enjoyable for everyone. Below are a few important clubhouse and community guidelines to keep in mind:
Clubhouse & Common Area Reminders
We want to ensure that our facilities remain clean and welcoming for all residents and their guests. Please be courteous and clean up after yourself and your children, especially when using the pool and restrooms.
Clubhouse & Recreation Area Rules:
• The common areas are for the exclusive use of residents and their guests. Posted hours and rules apply and may be updated or adjusted as needed for cleaning or repairs.
• Shirts and shoes are required inside the clubhouse. Wet swimsuits are not allowed indoors.
• Smoking is prohibited in all common areas where signs are posted and is never allowed in the park office.
• No alcohol is allowed in common areas.
• Glass and other breakable items are not allowed in or near the pool area.
• Children under 14 must be accompanied by an adult in the pool area.
• Anyone with incontinence must wear protective swimwear while in the pool or spa.
• Only manufactured swimwear is allowed in the water no street clothes.
• Please shower before using the pool.
• Parents: Please make sure your children leave the bathrooms clean after use.
Parking Courtesy Reminder
Please ensure that all vehicles are fully within your driveway and do not extend into the street.
Parking Rules:
• Each space may have up to three vehicles, as long as they fit entirely on the concrete or paved area.
• You may temporarily park in front of your home for up to 60 minutes. Vehicles left on the street longer than that may be subject to towing.
Yard & Storage Guidelines
Help us maintain a tidy and beautiful neighborhood by storing items properly.
• Do not store or place any items outside your home or shed that are not intended for outdoor use. This includes: indoor furniture, toys, tools, appliances, trash, laundry, or auto parts.
• What’s allowed outside: clean and well-maintained patio furniture, one barbecue grill, and bicycles in good condition.
• Cloth, tarps, or blankets may not be hung over fences or in yard areas.

5 Things to Consider When Choosing a Sunscreen
1. Broad-Spectrum
Choose a broad-spectrum sunscreen that will protect your skin from ultraviolet A (UVA) rays, which cause premature aging of the skin, and ultraviolet B (UVB) rays, which cause sunburn and skin cancer.
2. Ingredients
There are two types of sunscreens mineral and chemical. Each filters UV rays differently. Mineral sunscreens, made of zinc oxide or titanium dioxide, sit on top of the skin and create a barrier of protection by deflecting the sun’s UV rays. Since they don’t absorb into the skin, they can look and feel a little filmy. Chemical sunscreens contain active ingredients that penetrate the skin and use various FDA-approved sun-filtering compounds that absorb UV rays, preventing them from penetrating the surface of the skin.
3. Sun Protection Factor (SPF)
Look for a product with an SPF of 30 or higher. The numeric rating refers to how well a sunscreen protects you from sunburn. Anything over 50 isn’t necessary.
4. Water Resistance
The FDA has banned manufacturers from claiming a sunscreen is waterproof, but make sure your choice is water-resistant. Products that are water-resistant from sweat and swimming will remain effective for up to 80 minutes. This means you need to reapply every two hours if you’re sweating, swimming, or have prolonged sun exposure.
5. Types
Sunscreens come in many forms: lotions, sticks, gels, and sprays. In general, lathering on a lotion provides the most thorough and trustworthy coverage. Aerosols blow into the air when applying them, which can leave spotty coverage. Sticks and gels can get messy and even melt in extreme heat.

If you need to cool off, most cities offer cooling centers where you can beat the heat. These cooling centers are in City facilities where you can enjoy recreation programming or a good book while you cool off. Cooling centers are open and available during regular hours of operation unless otherwise noted. You can call 2-1-1 from your phone or go online at www.211.org to find a list of cooling center locations and hours of operation in your area.
Summer months bring fun, sun, and heat! Sometimes, the heat can become dangerous, especially for children, pets, people who work outside, and people with certain health conditions. Staying safe in high heat is important. Follow these simple tips to stay cool:
• Drink plenty of cool water! Stay hydrated.
• Wear loose, light-colored clothing that will keep you cool. Wear sunscreen and a hat for protection.
• Check on neighbors who might be vulnerable to the heat, especially those without air conditioning.
• Never leave children or pets in a car - not even for one minute. Temperatures inside a car can quickly skyrocket to deadly levels.
• If you work or play outside, take frequent breaks to hydrate and cool off in the shade.
Symptoms of heat-related illness include dizziness, fatigue, faintness, headaches, muscle cramps, and increased thirst. If you experience these symptoms, seek medical attention.
DIRECTIONS FOR ALL RECIPES
1. In a large bowl, use a hand mixer or a stand mixer to whip cream until stiff peaks occur, be careful not to over whip. The cream will be done when you pull the beaters out and the cream stands at attention.
2. In another large bowl, whisk the vanilla and salt into the sweetened condensed milk. Gently fold in the whipped cream with a spatula, slowly incorporating the two mixtures together so it stays light and aerated.
3. If making individual flavors, scoop the cream mixture into smaller bowls and gently fold in your desired mix-ins, or if making just one flavor, mix the ingredients directly into the full batch of cream mixture.
4. Transfer the mixture to an insulated tub, paper containers or a loaf pan and cover with plastic wrap or a lid.
5. Freeze 4– 6 hours.
