VA San Diego Healthcare System

The award-winning Veterans Affairs Outpatient Center Kearny Mesa project received the top tenant improvement project of the year from the San Diego Business Journal and was a finalist in the Associated General Contractors Building Excellence Awards.

The Veterans Affairs Outpatient Center Kearny Mesa is the newest hospital annex building in the VA Healthcare system. The outpatient clinic will serve the local veteran community and provide relief from the populated La Jolla campus just ten miles west of the new campus.

The project consisted of reconstructing an existing 100,000 SF Bank of America building into a state-ofthe-art Outpatient Center for the Veterans Affairs by expanding the building 25,000 SF. Adjacent to the facility is a new poured-in-place 4-story, 395 stall parking garage.

The existing building, located on Aero Drive, was formerly a Bank of America vault guarding as much as $1 billion in cash and coin. A bulletproof guard tower, bulletproof interior holding rooms, and highly secure money vaults once occupied the existing space. To retrofit a concrete bunker into an outpatient center was no easy task for the project team.

The building is one of the largest medical office leases ever in San Diego County. Protea Properties worked with the Veterans Administration to sign a 20-year lease for the existing space. The Outpatient Center is the first of its kind for Southern California.

The Outpatient Center houses an array of medical services including dental, physical therapy, women’s health, prosthetics, mental health, radiology, eye clinic, pathology, and audiology.

The new addition and remodel to the existing spa building includes the addition of a salon, retail space, 3 new treatment rooms, back of house staff areas, additional gym space, and the remodel of the men’s and women’s locker rooms. Exquisite interior finishes include French limestone, live sawn white oak, Polanco Mexican tile, Douglas fir doors, terra cotta tile and numerous luxury amenities.

The project team was careful to not disturb the guests staying at the resort. Work continues on the new Rein Bar adjacent to the existing pool to provide culinary and beverage delights.

The Scripps Clinic Encinitas Medical Office building tenant improvement completed ahead of schedule two months from the original schedule deadline. Accelerating the schedule was a team effort by all involved, including adding Dale Macy, Superintendent to help expedite the construction. The building did not have any freight elevator or means of access. A portion of the curtain-wall was removed and the team constructed a dance-floor scaffold and ramp into each floor to quickly load materials into the space. The new medical office spaces included Family Medicine, OBGYN, Ophthalmology, Audiology, Optometry, Dermatology, Cardiology, and Neurology.

BROWN FIELD TECHNOLOGY PARK

Lot A+C are complete! The project consisted of two ground up tilt-up warehouse buildings each with roughly 10,000 SF of mezzanine office spaces.

With over 229,000 SF the two buildings offer flexible design and allows for industrial, manufacturing and corporate engineering space. Unique building features include 2-story corporate atrium entries, a grand staircase with wood-look tile flooring, and wood railing and wall caps.
