Entre la densa vegetación, se alza un conjunto que promete un estilo de vida sostenible para sus habitantes The elevated houses give rise to covered spaces that frame a central park, this allows the exchange of uses between users. The direct programmatic connection with the boardwalk makes Pier 11 a site of interest for the entire public.

The micro climates affect the correct design of the whole Solar radiation reaches different surfaces that contribute to the project and this is used for the production of clean energy. However, radiation is reduced in homes due to the vegetation in that area. An evaporative cooling system was considered taking advantage of the direction of the wind since it favored natural ventilation through the existing body of water.
