Earlier this month, the World Health Organisation (WHO) reported that New Zealand has an unacceptable level of physical inactivity. Its report on global physical inactivity found that 95 percent of Kiwi girls aged 11 to 17 are physically inactive compared to 85 percent of boys the same age. For those 18 and over, 45 percent of women are inactive and 39 percent of men don’t exercise enough.

Among Kiwis 70 and over, 62 percent of women and 55 percent of do not exercise enough.

That’s where I get my balance. I have absolutely bonded with him and he’s very special. We have beautiful times together,” Lilly says.

One can only imagine the positive mentoring and empowerment gained from a grandmother figure such as Lilly. In her 62 years, the matriarch behind Cooper Developments has more than proved her mettle in the male-dominated field of property development, staring down business challenges that would send others, with less grit, running for cover.

Born and bred in Christchurch, Lilly was educated at Rangi Ruru Girls’ School. Her father was a builder, so bricks and mortar, constructions and land always loomed large in her life.

On leaving school, Lilly swiftly made her way into property, working for property investor Stephen Collins, the man behind

the expansion of Harcourts.

Aged 19, she made her first property deal - a sizeable purchase of 14 inner city houses from a Nelson based vendor.

After successfully negotiating a six-month delayed settlement, the day came, and Lilly promptly sold all 14 properties, marking the beginning of her long and successful career.

Property development isn’t for the faint-hearted. On 21 February, 2011, Lilly’s purchase of an iconic Sydenham retail space went unconditional. The next day, Christchurch was hit by the devastating 6.2 magnitude earthquake.

Faced with the enforced closing of all CBD retail precincts for an unspecified length of time, Lilly and her daughter, Caroline, set to work in planning The Colombo’s new future.

The vision was to create a beautiful and safe space for beleaguered families to de-stress and remember what enjoyment felt like.

In times of uncertainty, The Colombo became the people’s beacon of certainty.

Caroline was 23 at the time, and was working in commercial sales and leasing, after having recently returned from studying design in London. Her di erent ideas as to what a boutique retail space should o er its community, along with her vitality and creativity, was just what The Colombo needed.

The mother and daughter collaboration worked so well that it still continues.

“The business is very much a family operation, and I love it that I have young people around me. All my sta are young. They keep me stimulated and up with everything,” Lilly says.

A few years ago, Lilly faced one of her most daunting challenges when she was diagnosed with breast cancer, but in typical Lilly fashion, she did what she does best; she faced it and fought back, finding strength and resilience through her passion for her work.

Rolleston Fields is the latest project for Cooper Developments, with its subsidiary company, Tennyson 55, working closely with Selwyn District Council to provide a stunning complex in the heart of Rolleston.

Designed by Thom Craig Architects and IKON Architects, the multi-milliondollar development comprises 10 buildings, with four currently under construction.

When completed, the development will bring to the local community a retail precinct, a covered weekend farmers’ market, a food hall, a health and wellbeing centre, bars and eateries, and an entertainment precinct.

“I believe in synergy and what can be achieved in business through synergy,” says Lilly. “I love seeing happy tenants, smiles on faces, people walking their dogs through our buildings. The Colombo’s recent Dog Fashion Show brought in 600 people. The whole event was free. There was so much laughter and enjoyment. That’s worth everything. That’s where I find my happiness,” she laughs.”

He has spent some 40 years in the real estate industry, becoming an undisputed auctioneer legend. Today in what can only be termed semi-retirement, Phil McGoldrick is seen far more often bringing down the metaphorical hammer at charity fundraisers. Metropol writer Cheryl Colley spoke to him about his career and his philanthropic work.

“I

started work in the hotel trade,” says Phil. “I soon realised that with the hours required this was no game for a family man.

Instead, I went to a Bob Jones property seminar and soon fell into a job with a local Ashburton real estate firm. It was very simple to get into real estate back in the early 1980s compared with all the regulations of today.”

Real estate roles in Tauranga and finally Christchurch followed. Throughout this time Phil dabbled in the sales technique that was to become his forte – auctions. “I had seen other agents running auctions and was not particularly impressed. I felt there had to be a better way than the very pedestrian approach that was invariably taken. I did some formal training, went to auctioneering competitions and worked hard to convert real estate firms to auction marketing. Now there can be 3000 auctions a year through Harcourts in Christchurch.”

Phil admits it does take a certain personality type to be an auctioneer. “You need to be a bit of a showman as an auction really is a type of theatre. You

also have to be able to read people, be a consummate negotiator and of course be able to persuade and sell your product.”

It is these attributes that now make Phil so sought after as an auctioneer at charity fundraising events.

“There were small beginnings to what has now become such an important part of my life. I would call auctions for school fundraising, local trivial pursuit nights and sports groups, but in 1994 I did my first big gig with the Royal NZ Foundation of the Blind (now known as Blind Low Vision NZ). It’s hard for me to get my head around, but I have called probably about 500 charity auctions since then – around 25 a year.”

This all begs the question “Why”? “I believe in the causes and the people. If I can help them achieve their fund-raising goals, then I have fulfilled my community responsibility. The Canterbury community has been very good to me and my family over the years – this is my opportunity to give back. I don’t see it as work and it’s also very enjoyable even if I might quite like a few more weekends to myself! You can’t simply turn up on the night. There is a lot of

expectation on you so you have to prepare and really know everything there is to know about the items you are auctioning.”

The organisations that have benefited from Phil’s inimitable and immensely successful auctioneering style are many and varied – Koru Care, Child Cancer, Maia Foundation, The Court Theatre, Braintree Trust, Cancer Society, Canterbury Charitable Hospital Trust, Canterbury Medical Research Foundation, Bone Marrow Cancer Trust, Brainwave Trust Aotearoa, City Mission, Cholmondeley Children’s Centre – to name probably not all of them. Phil says he has helped raise at least $1 million a year since he began this philanthropic work, but that could very well be an underestimate.

“I think my role is the easy one, the visible one and the one that undeservedly gets the credit. The credit really should go to the event organisers who gather together all the auction items. That’s the di cult part.”

I expect those various organisers whom Phil has worked with would say he is being far too modest, and that he really is a legend.

Kaikōura is a popular destination, for a day, a week, or longer during the holiday season. From the sea to the mountains, and everywhere in between, this small coastal town offers visitors so many options for recreational pursuits.

Forced fair pay Build your brand

Whether you’re a new business or have been around for a while, having an easily identifiable, relevant brand is key for marketing and business success.

Having a brand that doesn’t reflect who you are can hinder you from getting new customers through the door.

Recently I worked with a new client who felt like their brand didn’t reflect them, or position them to speak to their ideal customer.

I looked at their existing brand and their online presence and found this to be true. Their existing brand had a name that didn’t accurately reflect their service, the logo/colours didn’t represent how they wanted to be seen, and their website didn’t immediately tell their audience what they o ered their clients.

We swiftly worked with them to discover the essence of their business, how they are positioned in the market, and what makes them di erent. We then used key branding principles to generate a new brand that they are very happy with.

On average, it takes seven interactions with your brand for someone to remember it. For example, if you’re using social media and posting twice a week, make sure you consistently post twice weekly.

Maintaining a strong brand alongside a consistent strategy is also a key for your success.

The Government has come out and decided that fair pay agreements (FPA) are going to be forced into legislation using their majority, and anyone opposing their view has been ignored. National has come out and said that they will repeal this legislation if they win the next election.

Labour would have you believe that there are certain segments of society or classes of workers who are being exploited to such an extent, that despite being free to join a union and be part of a collective agreement, that is not enough protection, and their industry should be regulated by a FPA. If the unions and employers cannot agree on wage rates, then the Employment Relations Authority will decide what a fair rate of pay is.

National would have you believe that fair pay agreements are not needed; that they are yet another cost to employers; that unions currently exist for the benefit of their members which includes negotiating pay rates; that if you drive up the cost of labour that simply drives up the costs of products and services, which drives up inflation, and in particular it is hugely undemocratic for 10 percent of workers to force 90 percent of workers into a fair pay agreement.

Personally I support the increases in the minimum wage that Labour has brought in during the last two terms because that is directly putting money into the hands of the most vulnerable. I don’t support 90 percent of workers (in specific industries) losing the right to opt out of an FPA, despite the need of Labour to keep the union movement on side for the election next year. So FPA’s are most definitely an election issue now.

Age and stage have a major impact on scalp and hair health. During our lifetime, we pass through six key stages: infancy, childhood, adolescence, adulthood, middle years, and senior years.

Hair health is often overlooked as we move through life. We might experience conditions like dandru , excess oil, and hair loss, but often we just live with it,” says trichology expert Nicky James-Baird. With curly hair, moisture is key. Avoid washing your hair too frequently as those magic oils you produce are essential for curls. Once a week use a clarifying shampoo and swap your regular conditioner for a deep conditioning mask.

SLEEP

To preserve the beauty of your newly resurrected curls sleep on a silk pillowcase and tie your hair at the top of your head.

DRYING

For best heatless results, air dry. For the most styled results, use a hair dryer on low with a di user attachment. For the most convenient option, lightly dry by scrunching hair upwards with a cotton t-shirt or microfibre towel.

STYLING

You will want to hear the squelch when you squeeze the excess water from your hair. The squelch is a sound that only graces those with the perfect amount of conditioner. BE PART OF THE LARGEST GENETIC INVESTIGATION INTO EATING DISORDERS IN THE WORLD

If you are aged 16 years or over and have experienced an eating disorder at some point in your life, you are invited to participate in this groundbreaking research. You can take part from your home – the study involves an online survey and a do-it-yourself “spit kit” to provide a saliva sample for DNA.

Study researchers will analyse DNA from saliva samples to pinpoint specific genes associated with eating disorders. This will allow researchers to identify genetic factors that determine why some people experience eating disorders, while others do not, and why some people living with eating disorders respond to certain treatments, while others do not.

The New Zealand arm of the Eating Disorders Genetics Initiative (EDGI) is run by researchers from the Department of Pathology and the Department of Psychological Medicine at the University of Otago, Christchurch.

EDGI aims to accelerate discovery in anorexia nervosa, bulimia nervosa, and binge-eating disorder. If neither you, nor any immediate blood relative, has experienced an eating disorder, you may also be eligible to enrol in a control group.

MAKING ME EAT?

Studies estimate that 2-3.5 percent of the population su er from this disorder, compared to approximately one percent for anorexia nervosa and bulimia nervosa. BED is characterised by an excessive intake of food, without regular purging or other compensatory behaviours (such as vomiting, laxative use, or excessive exercise).

Food cravings and binge-eating behaviours are often described by women su ering from polycystic ovary syndrome (PCOS), and evidence is growing that there is, indeed, some association between PCOS and BED.

So, what is PCOS? Polycystic ovary syndrome is a condition that a ects up to 15 percent of reproductive age people with ovaries. The syndrome involves having high levels of male sex hormones (such as testosterone) circulating in the body, which can lead to undesired features such as acne and excessive body hair. Additionally, as the name would suggest, characteristic cysts may be observed on the ovaries.

People with PCOS are at increased risk for reproductive problems and infertility, as well as metabolic features such as obesity, insulin resistance, type 2 diabetes, high blood pressure, and heart disease. To add to that burden, those with PCOS are at greater risk of depression and anxiety.

Binge eating can be associated with several contributing factors, including

anxiety, depression, and poor body image, all of which are implicated in PCOS. In a large study of PCOS su erers, more than a third of healthy weight or overweight participants, and the majority of participants with obesity report binge eating behaviours. Given that people with PCOS are seemingly primed to su er from anxiety or depression, binge-eating behaviours, and metabolic factors that can lead to weight gain, it is cruelly ironic that the frontline treatment for PCOS is weight management.

Unsurprisingly, many people with PCOS find this di cult to achieve, reasons including tiredness, embarrassment about appearance, and feeling that their e orts are fruitless.

Controlling weight in PCOS may be medically indicated to reduce longer-term health concerns like diabetes and heart disease and to address fertility problems, but too often healthcare professionals prescribe weight loss without screening for the presence of binge eating.

Any intervention that addresses medically necessary weight management needs to screen for the presence of binge eating and ensure that whatever is prescribed does not further perpetuate or even exacerbate binge eating.

Fortunately, a simple screener does exist (the BEDS-7) that consists of 7 quick questions. A balance may need to be struck between achieving a healthy stable weight,

and the mental health and quality of life of people with PCOS and BED.

Cool, crisp summer salads are an ideal way to make the most of summer fruits.

Melons, berries, cherry tomatoes, cherries, and stone fruits such as peaches, nectarines, plums and avocados combine beautifully with fresh, seasonal produce to create vibrant medleys of texture and flavour. Down through the decades some combinations, such as the Waldorf salad, have become classics, while others are just up to an individual’s personal tastes. Favourites include strawberries with avocado, feta and French vinaigrette, mixed lettuce salad with asparagus, raspberries and raspberry vinaigrette, and chicken Caesar salad with sliced nectarines. HERE ARE A COUPLE OF RECIPES TO TRY:

Peach and prosciutto salad

Peaches pair wonderfully well with the likes of prosciutto, ham and even bacon, for a light summery salad. Try creamy bocconcini and fresh basil leaves, or with your favourite salad greens.

INGREDIENTS

4 ripe peaches, sliced thinly, fresh or lightly grilled

85g prosciutto, ham or bacon, in bite-sized pieces

225g cherry bocconcini, feta or camembert cheese (optional)

Favourite lettuce, and herbs to taste

1/2 cup toasted walnuts or pecans

2 Tbsp red wine vinegar

2 Tbsp extra virgin olive oil

Salt & pepper to taste

Waldorf Salad

A Waldorf salad is usually made of fresh apples, celery, and walnuts, dressed in mayonnaise, and traditionally served on a bed of lettuce as an appetiser or a light meal. Add grapes for a juicy twist.

INGREDIENTS

2 Tbsp mayonnaise

2 Tbsp plain yoghurt

1 Tbsp lemon juice

1 cup halved red grapes

1 cup chopped apples

1 cup sliced celery

1/4 cup chopped parsley

Salt and pepper to taste

1 cup walnuts, toasted

Lettuce for serving

METHOD

In a large bowl, whisk together mayonnaise, yoghurt, and lemon juice. 1

Add grapes, apple, celery, and parsley and fold until just combined. 2

Season with salt and pepper. Top with walnuts and serve over lettuce. 3

In a small bowl, whisk together the olive oil, red wine vinegar and season with salt and pepper. Set aside.

Arrange the remaining ingredients on a platter. 2

Drizzle on the dressing and serve.

Dubbed ‘the best little local’, an English pub vibe in a century-old building is alive with friendly faces.

Its classic timber flooring weaves through alcoves, tables, booths, leaners, couches, and the sunroomnook, through to two outside decks, at Merivale Sprig and Fern Tavern on St Albans Street.

“Between Craig and I, there’s always one of us here, it’s really important to us we get to know our regulars,” says co-owner Wendy Roigard.

“And you’ve got to take your best mate to the pub, so dogs are welcome on a lead. Sparge, our golden retriever mascot (pictured) is named from a step in the brew process.

Wendy, hailing from the brewing world, says Sprig & Fern’s Nelson brewery provides 18 taps featuring a mix of beers and ciders - many

a perfect pairing with the fresh, exciting menu.

“We also love our gins, and have 21 boutique brands on our expanding shelves,” she adds.

More than a pub, there are games for children, free WiFi, and even a cosy library corner with bookmarks to earmark a page for another visit – which is easy when it feels like home.

Raspberry syrup

Add 1 cup sugar and 1/2 cup water to a pot. Stir over medium heat until the sugar has dissolved. Reduce heat to low, add 1/2 cup fresh raspberries, and mash into a pulp. Fine-strain the mix into a jar. Refrigerate until ready for use.

Method

Add the Lammermoor gin, lemon juice, raspberry syrup, and egg white into a shaker without ice and shake well for 20 seconds. Add ice to the shaker, and shake again for 20 seconds.

Strain the drink into a chilled cocktail glass, collecting the foam on top.

Garnish with a few fresh raspberries or a sprinkle of crushed freeze-dried raspberries.

long term rentals vs. holiday homes

The lack of long-term houses for tenants is a hot topic. In a bid to address this, councils including Queenstown Lakes District Council have changed legislation to discourage property owners renting short term by having higher rates for properties let as holiday homes and requiring owners to obtain resource consent to operate holiday home letting. This comes at a significant cost to property owners.

Colleen Topping, director and owner of Home & Co Property Management in Wanaka says, “I have seen many property

owners switch from holiday home rentals to long term rentals because of the erratic cash flow that accompanies holiday letting.

It is either feast or famine. Great if your house was booked for Christmas / New Year, A&P Show weekend and Warbirds Over Wanaka but what of the in-between times? Long term rentals translate to an even cash flow. Once your property is rented you are almost guaranteed of a steady income.”

Thirdly, with holiday homes, do you know who made the booking? Is it really Mrs X from an upmarket suburb or is it for her son and his delightful party friends?

There is a lack of guest scrutiny on many booking sites. Holiday homeowners have complained about a lack of accountability when things get damaged or go missing and the costs can mount.

Shade in outdoor space is critical once that temperature creeps up. Our trees: native, ornamental, or fruiting, create the urban forest and play a bigger part of the picture than you might think.

There are several benefits to utilising a tree canopy, rather than something constructed, for shelter. A deciduous tree will let the light and warmth you want into the house as the canopy thins for autumn. In the hot months, the transpiration of trees cools the air around them. A row of trees will shade a paved area, cooling the ground itself for bare feet, plus minimising that heat radiation upwards that can feel like the last straw on a sweltering February day.

“When you are setting your garden up for summer, start with how you can use less water in the dryer months,” says Raoni. “We advise that you don’t plant until autumn and choose an environmentally appropriate species.

The company opened its second Christchurch show home in July, on its display site and Southern Regional O ce in Hornby, and is now gearing up for further expansion.

Outfitted by a group of carefully selected partners, the show home opening formally marked the reinvigoration of Lockwood’s presence throughout the South Island, post Covid-19.

The new home, The Vacationer (pictured bottom right page), is a stylish, large twobedroom home from the company’s Ready Built series.

Already it has attracted wide interest with several versions likely to roll out of the company’s Rotorua factory in the coming months.

“Once completed and outfitted, visitors and even the Vacationer’s building team have been surprised by the size, and flexibility of the floorplan,” says Karen Gillam, who manages the southern operations and show homes.

“A lot of the credit must go to our partners, particularly around the window treatments, lighting, kitchen units and appliances,” adds Karen.

The home was built by C2C Construction, which has since been appointed the Christchurch-Canterbury Licensed Builders. Headed by Callum and Rohan Bowman, the C2C team has built numerous Lockwood homes across Canterbury, from Hanmer to Christchurch and Selwyn in recent years.

New Licensed Builders have also recently been appointed in Dunedin, the West Coast and Inland-Mid-South Canterbury, says

Lockwood also has partnerships with former franchisees in the Waitaki and Southland, and The Central Otago – Lakes licensee was appointed several years ago.

“We’re delighted with the calibre of each business in the revitalised network and particularly with the appointment of so many experienced Lockwood builders.

“We’ll announce equally outstanding appointments in both the Nelson-Tasman and Marlborough regions in the next few weeks,” John adds.

Additionally, the company will soon celebrate the unveiling of an indoor building facility in Waimakariri, where up to four of its Ready Built relocatable plans can be completed all under cover, simultaneously.

Nothing screams “land of the free, home of the brave” quite like a double cab truck. Such is the case with the Chevrolet Silverado.

t has been a few years since the Chevy bowtie started to sell its iconic truck through General Motors Specialty Vehicles' New Zealand dealerships. Buyers could choose between the heavy duty 2500 HD or the slightly smaller 1500 LTZ. Now, a new version of the Silverado has landed, and it is by far the most a ordable.

Called the 1500 LT Trail Boss, it retails at $119,990 plus ORC which is $22K less than the regular 1500 LTZ. As its not-sosubtle name suggests, this Chevy is about hauling loads o the beaten track.

These loads can also be of a substantial size thanks to its 6.2L Ecotech3 V8 and payload of 752kg. Oh, and you can also tow 3.5 tonnes.

Rather than blind us with flashy bits and chrome trim, the Trail Boss projects a rugged image with all terrain rubber adorning black 18-inch alloys to go with blacked out grill and accents. As the Trail Boss doesn’t come with factory side steps, you must prop yourself up sharpish to reach the cabin.

Once inside you are greeted with durable and incredibly spacious surroundings. There are also a tonne of hidey holes and storage bins, one of which could quite easily hold a 12-pack of refreshing beverages. The Trail Boss gets a reversing camera, parking sensors

front and rear, power down tailgate, lane departure warning and Apple CarPlay/ Android Auto

Fire up and you don’t get a big thunderous growl, but more of a background burble. This V8 is all about subdued noise and power under control.

The latter of these becomes blindingly obvious once you get going. Despite kitted out in all-terrain rubber, tyre roar is kept minimal. Put your foot down and you ride a wave of seamless torque up to a gentle cruise.

So relaxing is the Trail Boss you could even drive it with your thumb and index finger. You just need an arm out the window and Waylon Jennings on your Spotify.

The Chevrolet Silverado LT Trail Boss is certainly not for everyone. Then again, it was never supposed to be. What it will do though is make heading down the highway, with the biggest load of firewood imaginable, a laugh. It makes no excuses for what it is, and the result is a drive you won’t forget in a hurry. Just don’t try and park it in town.

Torque Talk

While it was considered a taboo subject with some members of the automotive community, owning a car powered by an engine which owed its existence to breakthrough German inventor, Rudolf Diesel, certainly had its advantages.

Diesel engines are generally more fuel e cient than regular internal combustion engines and diesel-powered vehicles o er more low-down torque.

With this pulling power more immediate lower in the rev range, diesel vehicles have also proven ideal at towing and hauling heavy loads. You probably have a friend or

family member who does just that.

The only snag was you had to pay road user charges to keep your diesel car road legal, but this wasn’t so bad since the price of diesel fuel was so much cheaper than regular unleaded fuel. Or so, it was.

Diesel fuel is now on par and in some cases, even more expensive than 91 Octane at the pump. I have seen diesel fuel costing 10 cents more than 91 in some places. If this trend continues, the diesel engine’s benefits will be greatly eclipsed in the minds of many motorists, replaced instead with the foreboding thought of forking out more dough to keep them on the road.
