One of St Andrew’s College’s most exceptional academics, Corin Simcock (Year 13 in 2022), has been named as one of the top 11 students in New Zealand, after winning a Premier Award in the 2022 NZQA Scholarship examinations.

TOP NATIONAL AWARD

Corin (pictured), is one of only two South Island students to achieve this honour, after gaining an impressive seven New Zealand scholarships overall, with three at “outstanding level” in calculus, chemistry and technology.

He also gained four New Zealand scholarships as a Year 12 student, in 2021. As a Premier Award winner, for three years of his tertiary studies he will receive an annual $10,000 scholarship.

This wasn’t the only success for St Andrew’s College at the highest level.

Tom Edwards (Year 13 in 2022) won a Top Subject Scholar Award for receiving the top mark in New Zealand in digital technology. Overall, he gained seven scholarships with two at “outstanding level”.

Tom, and two other former Year 13 students, Luke Zhu (eight scholarships, one outstanding), and Toby Harvie (seven scholarships, one outstanding) also gained

Outstanding Scholar Awards, which placed them amongst the top 62 students in New Zealand.

ONGOING SUCCESSES

The academic talents of the four boys were already well-recognised at St Andrew’s.

In an unprecedented decision, three of them, Corin Simcock, Luke Zhu and Toby Harvie, were jointly awarded College DUX for 2022, when it proved impossible to choose just one based on their academic results.

Tom Edwards was the Proxime Accessit. The boys are friends as well as academic rivals, and also gained global success in 2022 as one of three winners of the International Mathematical Modeling Competition.

Rector Christine Leighton says she is “incredibly proud” of the students’ achievements. This is the third time during the last 12 years that a St Andrew’s student

has won a Premier Award.

“The Scholarship numbers have grown each year to the 76 Scholarships from the 2022 examinations by St Andrew’s students. This is testament to the commitment and passion for learning of the students, and the expertise and dedication of the teaching sta at St Andrew’s College,” says Christine.

ACADEMIC YEAR

Overall, it was a record-breaking year of achievement for St Andrew’s students in the New Zealand scholarship examinations, with 33 students (including five in Year 12 and two in Year 11) achieving 76 scholarships (12 at outstanding level) between them. Several other students gained multiple scholarships, including Sarah Anthony, one of the 2022 Academic Captains, with five scholarships.

Apparently residents locally have some of the highest dependency on private motor vehicles in the country. An e cient public transport service might encourage some to confidently switch from using their cars.

Time will tell how this progresses, however now is the time to make your views known, not just on this idea, but on how to future-proof the whole area. Feedback will go into the Christchurch City Council’s draft Annual Plan, so don’t delay, have your say.

The paintings that evolved during this time as she captured her floral specimens on canvas, have resulted in her forthcoming solo exhibition The Painterly Fragrant Garden, being hosted at the Punanawa Gallery in The Christchurch Arts Centre.

With a background in horticulture, nature has been ever present as a returning thread for Sue.

She grew up in remote Moa Flat in the South Island, against the backdrop of a practical farming life surrounded by her mother’s floral garden.

“Nothing’s more calming than exploring the garden in the morning to see the rose buds opening up, new bearded irises waving in the breeze, or a luminous paeony opening its many petals to resemble a ballerina’s tutu,” Sue explains.

With a busy family home and garden of her own now, Sue still finds time to channel the inspiration of her mother’s rose garden into her paintings, bringing to life the cabbage and Austin roses, and other fragrant favourites, and adding the luxury of paeonies. Now she has an everchanging colour floral palette and fragrant bouquet from spring to autumn on her studio doorstep.

New Zealand truly got behind our Black Ferns as they brought home the 2021 Rugby World Cup, played in 2022, and siblings Alana and Chelsea are not letting that momentum slow.

The fifth set of sisters to play a test match for New Zealand, they are just getting started. Everyone is so excited to continue to grow the game, they say. Winning the cup was “incredible”, according to Alana, “an overwhelming feeling of pride and joy, sharing that with Chelsea.”

After Covid-19 a ected 2022 Super Rugby, Alana and Chelsea are fizzing to have fans at games again as they go head to head for the Super Rugby Aupiki competition, Alana with Matatū, and Chelsea with Chiefs Manawa.

The sisters remain fully contracted Black Ferns, and combined with Super rugby, this means few opportunities to relax. Gym, speed and conditioning, and skills sessions occur most days, interspersed with nutrition and mental skills meetings, plus a game during weekends. This means that making time for family and friends is “the biggest thing” for the sisters, keeping their Little River roots at heart.

Chelsea, a trained teacher, and Alana with a degree in agriculture-business and food marketing, are not slowing down when it

Growing up in a rural town outside of Christchurch, Alana and Chelsea never thought they would see themselves on the world stage. Enjoying country life before technology took precedence, the sisters spent their spare time with their younger brother Michael, biking and building huts outside, or playing in their dad’s canoe, memories they still cherish.

“Mum really encouraged the active lifestyle, we had an absolute ball,” says Chelsea.

Devoted to their girls, Phil and Sharon Bremner provided the encouragement and support needed, the catalysts to Alana and Chelsea’s drive. The girls recounted their parents being present at every game, always “cheering from the sideline”.

In adulthood, little has changed. Both proud parents can be found in the stands at every game the girls play, displaying the same love, comfort, and maybe a little bit more excitement now.

Alana and Chelsea can say they’ve remained best friends through it all, with no more than the average sibling squabble. Sharing a room until the age of 18, the pair “didn’t have the option of not getting on”.

From buying a house to pulling on the Black Ferns jersey, Alana and Chelsea have

done it all together. Just like when they were kids, most days are spent together and they “love each other’s company”, declaring their best friend status remains.

When discussing role models, their parents, and legends Kendra Cocksedge and Stephanie Te Ohaere-Fox were frontrunners, but it was Chelsea’s definitive comment that was heartwarming: “Alana was my role model”.

Alana resurrected the Lincoln University women’s team and needed more players. Reluctantly, Chelsea joined.

“I didn’t know any of the rules. I’d never played rugby before,” she laughs.

Pinpointing rural athletes’ struggles, Chelsea explained how school sport was daunting growing up. At combined school competitions, athletes from other schools had their cliques. With only five girls in their year group, the sisters found it di cult to “pluck up the courage” to fully participate.

None of that’s a problem, for them now. Attending frequent rugby camps and sitting tight in the programme, Alana and Chelsea put in countless hours to help them achieve their goals.

While living rural o ers an abundance of growth and creativity, opportunities to advance in sports come few and far between. Aged seven when she picked up a rugby ball and began playing for Banks Peninsula, Alana was following in her dad’s footsteps. The rest is history:

“I fell in love with the game,” she recollects.

“I haven’t had a year o since I was seven.”

Now the captain for Matatū, Alana is making moves in the women’s rugby leadership space, thanks to years of dedicated hard work before donning her first Black Ferns jersey.

Chelsea followed her sister at 21 after

“Giving it all you can, putting all your work in, and all you can do then is hope you’re doing enough to get selected,” Chelsea recounted. “Just hoping to get one opportunity to pull the black jersey on.”

Both sisters encourage young athletes to say ‘yes’ to opportunities that present themselves, specifically with what’s available through school rugby.

“That’s the only way to get where you want to go,” says Chelsea.

Alana adds, “Anything is possible if you want it to be. There are endless opportunities to grow, on and o the field. Just say yes.”

Hundreds packed into Cathedral Square in Christchurch on 17 February to catch a glimpse of Anne, Princess Royal. Aside from meeting an adoring public, Princess Anne took time out for a spot of sustainable fashion therapy while visiting the Garden City. Metropol editor Lynda

Royalist pride was front and centre when several hundred flag-waving Cantabrians took to inner city streets to greet a favourite princess last month.

Princess Anne, Colonel in Chief of the Royal New Zealand Corps of Signals, visited Christchurch on the final day of her recent New Zealand visit.

Hours of preparation go into any royal visit so taking a slight detour anywhere necessitates a lot of planning, communication and sheer hard work.

Such was the case leading up to her Christchurch visit when Princess Anne

popped into local fashion house Untouched World, for a private behind-the-scenes tour.

The princess has been president of the UK Fashion and Textile Association for 35 years, and is a long-time advocate of sustainability in the fashion industry.

She was accompanied around the Untouched World workrooms and retail space by her husband, Vice Admiral Sir Timothy Laurence, along with Untouched World sta and members of the Agricultural and Pastoral Association, Defence Force personnel, and Police.

“A lot of people worked hard to make the visit happen for Her Royal Highness,

and we are very grateful to them all. The preparation and security detailing was comprehensive,” says Untouched World Founder and CEO Peri Drysdale. Several weeks of calls, visits, o cial briefing papers and meetings preceded the 80-minute visit, which started when helicopters, followed by a fleet of vehicles, descended on the fashion house premises.

Once inside, the behind-the-scenes tour was a ‘farm-to-garment’ look at the way the company’s clothing is made using unique technology in a zero-waste environment.

Princess Anne was impressed with the quality of the premium wool, remarking on the challenge of obtaining such standards in the UK due to the di erent climate. She was talked through the process of how the wool is responsibly made into premium garments, witnessed 3D knitting in progress and was introduced to the company’s software programmer and designers.

Heading away, the royal couple was gifted with garments chosen in collaboration with the Princess Royal’s o cial dresser. Princess Anne received a luxurious wrap

made from Untouched World’s exclusive super soft Kapua blend of pill-resistant Cashmere, premium possum, and Mulberry silk. A zip shirt made from locally sourced fine machine washable merino was also given to the princess, with her love of the outdoors in mind.

For Sir Tim there was a sweater made from Cassum, another of the company’s signature blends, along with matching gloves and a hat.

The princess is a fan of the company’s clothing, admitting to owning a much-loved ‘black and flu y’ Untouched World garment. Now she has two more to keep her warm this winter.

Princess Anne is the only daughter of the late Queen Elizabeth II and her late husband Prince Phillip.

The London-born royal was given the title of Princess Royal in 1987, and is well known for her charitable work, being the patron of over 200 organisations. She is an avid equestrian, having competed in European horse riding championships as well as being the first member of the British Royal Family to compete in the Olympic Games.

She married Timothy Laurence in 1992 and shares two children, Zara Tindall and Peter Phillips with former spouse Captain Mark Phillips.

One of the hardest working members of the Royal Family, Princess Anne has visited New Zealand eight times, with the last trip in 2008.

This visit to Christchurch was to hear about the rebuild, visit the Royal Agricultural Society of New Zealand, and unveil a plaque.

After racing has finished, ticket-holders will be transported back to the city centre live site.

Organisers have developed a tra c management plan to facilitate movement for residents and event attendees, and to prevent issues of tra c and congestion on the transport network. Road closures will be in place from midday to 6pm on both days of the ITM New Zealand Sail Grand Prix. There will be restricted access to Lyttelton for motor vehicles during this time, with entry to Lyttelton blocked from Sumner and Governors Bay. Between the 12pm and 6pm closures, only emergency vehicles, o cial event vehicles (buses and branded shuttles), taxis and vehicles with a clearly-displayed pass will be able to access Lyttelton.

HOSPITALITY: NEXT TO NONE

Once within Lyttelton, ticket-holders will be fully immersed in the atmosphere of SailGP, from witnessing heart-pumping action to experiencing world class hospitality. SailGP has teamed up with Venues Ōtautahi (VO) to deliver a premium experience for guests in all areas including the Fan Village, Platinum Lawn, Shoreline Villas and the Adrenaline Lounge – SailGP’s top tier hospitality o er.  Karl Budge, head of the New Zealand event said, “We have been hugely impressed with VO’s food philosophy of honouring and celebrating local ingredients of the Canterbury region, and their alignment with our ethos and food sustainability charter.”

Guests will experience inspired menus prepared by some of New Zealand’s best chefs in collaboration with VO’s awardwinning executive chef, Dan Shanks.

That includes Matt Lambert of The Lodge Bar Group, who will design the menu for hundreds of guests in 14 sold-out Shoreline Villas along the water’s edge. An internationally-acclaimed chef in New Zealand and the United States, Matt Lambert held a Michelin Star from 2013-2019 for his New York restaurant, the Musket Room.

Giulio Sturla, New Zealand Chef of the Year 2020, will provide the culinary concept and direction in the Adrenaline Lounge. Sturla owns iconic Lyttelton venue, ‘Mapu,’ which provides tailored dining experiences for just six guests per night, with all ingredients sourced from the Banks Peninsula.

It will be a busy and exciting weekend, and all road users and ticket-holders are encouraged to plan their journeys and arrive early when taking the event shuttle service from the city centre to Naval Point. It has been a long road for SailGP to get its New Zealand debut and it sure is shaping up to be the event of the Kiwi summer.

PURPOSE PROJECT

In every city it visits, SailGP teams up with a local community purpose project. Projects focus on areas including clean energy impact, along with wider environmental issues. In Christchurch, a chosen project

is the Ōmaru Stream Restoration Project. Led by Te Hapū o Ngāti Wheke Rāpaki, the project aims to restore the forests surrounding Whakaraupō, Lyttelton Harbour by restoring vegetation, reducing pests, and enabling biodiversity to flourish and reducing sediment running into the harbour – SailGP’s racetrack for the inaugural New Zealand event.

INSPIRE PROGRAMME

SailGP’s nine international racing teams are pairing-up with local yacht clubs as part of the event’s “Adopt a Club” Inspire programme. The programme sees SailGP teams engage young, aspiring sailors and the local sailing community with activations surrounding sustainability. Selected schools within the area will also have the opportunity to participate in the Inspire Learning Programme. Students will gain first-hand knowledge in a series of science, technology, engineering and mathematics (STEM)-based learning activities and challenges, centred around the sport of sailing.

In 2009 Lyttelton was awarded Category I Historic Area status by the Historic Places Trust.

The town’s historical significance was severely impacted by the devastating earthquakes that struck the region in 2010 and 2011, which led to the widespread demolition of many of its iconic historic buildings. Despite this tragedy, the town has successfully remade itself into a bohemian epicentre, with a unique blend of

Its activities, facilities, and events are wide-ranging to appeal to both older and younger patrons. Everything from billiards, cards, creative arts, darts, fishing, golf, and bowls have their devotees as do the Quiz Nights, the Housie Nights, and the ra es.

Women on Boards NZ and Governance NZ has appointed Christchurch-based Claire Bourne and Claire Evans, and Auckland-based Sophia Sattar, to its executive committee.

Julie Hardaker, Chair of Women on Boards and President at Governance New Zealand says the committee is thrilled to welcome three new members. “Their collective experience and knowledge will further strengthen our purpose of increasing gender diversity on all boards across the country,” she says.

“Claire Bourne and Claire Evans bring with them a wealth of expertise, and connections, and will be instrumental in setting and executing our aim of supporting women become successful in their governance journeys in the South Island.

Why does a bank require a valuation of a business?

When purchasing a business, agreement is normally reached between the Purchaser and the Vendor on the price of the business. However, if the Purchaser requires finance, then the Purchaser’s Bank will require an independent valuation of the business to provide them with an indication of what value of the sale price they can lend up to. In some cases a Purchaser may have already commissioned a valuation to ascertain what price to pay for the

business, but the Bank will require its own valuation for its own comfort. This will be part of the Bank’s approach, which will include an assessment of the ability of the Purchaser of the business to repay the loan sought, and security which can be offered, both of which are important to the Bank.

So, do not be surprised if you are buying a business and the Bank you are seeking funding from requests their own valuation – it is normal procedure.

Hot news from the American fashion leaders such as Prada and Bottega Veneta is that the autumn/winter season has shown a return to more voluminous A-line skirts, and floorsweeping maxis.

Fashion is cyclical – roughly every seven years –so skirts will always be a wardrobe staple in some shape or form. They’ve dropped to new lengths for autumn/winter with a return to maxis, full of movement and pattern. Think denim, checks and tweeds, appliqued with flowers, finished with a bow, formal and casual.

research

People living with endometriosis may soon be able to use natural products to manage symptoms, thanks to a University of Canterbury (UC) student.

Monique Lau, currently studying Chemical Formulation Design, has created creams, balm sticks and teas to provide relief from cramps and severe endometriosis pain. Her EndoSoothe range uses natural products with antiinflammatory properties such as ginger root oil, clary sage oil, yarrow and cypress leaf oil.

Monique first created these as part of her third-year project after trawling through scientific articles looking for potential ingredients. She hopes EndoSoothe will be able to empower women while increasing awareness of the condition.

For Monique, this mission is personal. She began su ering from endometriosis symptoms at 14, but it took seven years for her to be diagnosed. She eventually

had surgery in May 2022, and though her symptoms have improved since then, she still has ongoing issues.

“I want to help other women living with the e ects of endometriosis and create an easy-to-use, accessible product that uses natural ingredients and doesn’t cause side e ects,” she says.

Monique hopes to sell her products in New Zealand stores by mid-August 2023.

Begin by brewing a shot of espresso using a moka pot or an espresso machine. If you don’t have the necessary equipment at home, consider heading to a nearby co ee shop to grab a shot.

Next, take a small shallow bowl or glass and place it in the freezer until it becomes frosty and cold to the touch. This will help to keep your a ogato nice and chilled.

Once you have your espresso shot and chilled bowl or glass, it’s time to assemble your a ogato. Scoop some very cold gelato into your chilled container, making sure to leave enough room for the espresso.

Slowly pour the hot espresso over the gelato, draping the entire surface of the scoop with an even layer of co ee. You can add a splash of amaretto for an extra burst of flavour but remember that the best a ogato is often the simplest one.

Don’t wait too long to enjoy your a ogato - start eating it before the gelato completely melts. With each bite, aim for a balance of solid spoonful’s of gelato thinly draped in co ee for the ultimate indulgence.

Many recipes use aromatic spices, and ingredients to transform bland into delectable, mouth-watering temptations from snack to starters, to entrees, mains, and even desserts.

Eggplants, beetroot, fish roe, sa ron, cumin and sumac are among the most popular, not forgetting firm favourites such as chillies, garlic and ginger. Throw in some paprika, toasted sesame seeds, and even a few herbs to add further flavour. Here and on the following two pages are some quick and easy recipes to try.

Eggplant Dip

2 Tbsp oil

1 bulb garlic, cut in half crossways

1 large eggplant

4Tbsp tahini

2 Tbsp lemon juice

2 Tbsp finely chopped flat leaf parsley

METHOD - SERVES 10

Dusting of cayenne pepper (to serve)

Rice crackers or corn chips

Preheat oven to 200 degC. Add oil, halved garlic bulb, and eggplant to a small roasting dish. Bake for 20 minutes, then cool.

Scoop out the cooked eggplant, and add to blender with cooked garlic. Blend to puree. Transfers to a bowl, fold in tahini and lemon juice.

Season with sea salt, fold through parsley and garnish with a sprinkle of cayenne pepper. Serve with rice crackers, or plain corn chips.

INGREDIENTS — SERVES 8

4 thick slices sourdough bread

100g salted or smoked fish roe

1 clove garlic, crushed

1 Tbsp diced red onion

3 Tbsp lemon juice

250ml olive oil

Pita bread to serve

METHOD

Soak the sourdough in water, squeeze out excess moisture, and tear into pieces.

Add bread to a food processor, along with the fish roe, garlic, onion and lemon juice.

Process until smooth, and then gradually add in the oil until the mix thickens. Serve with warm pita bread.

Heavenly hummus

INGREDIENTS — MAKES 2 CUPS

3 cups chickpeas (tinned or home-made)

1 clove garlic, finely minced

1/3 cup tahini

Fresh juice of 1 lemon

METHOD

2 Tsp sea salt

2 Tbsp olive oil

1/2 Tsp ground cumin (optional)

2 ice cubes

Cook tinned chickpeas for 20 minutes to make them extra tender. Puree the chickpeas in a food processor.

In a large bowl, mix the nuts and spice powder together. Add the olive oil and mix through.

While the food processor is running, add 2 ice cubes, tahini, garlic, cumin, salt, and lemon juice. Slowly add the olive oil, and blend for 4-5 minutes until thick.

To adjust thickness, add warm water slowly until desired consistency is reached. Serve with warm pita wedges, smoked fish, and raw vegetable such as carrots and cauliflower.

INGREDIENTS — SERVES 8

1 Tsp each of cumin, coriander, mustard and fennel seeds

1/2 cinnamon stick

1/2 Tsp black peppercorns

1 Tsp ground turmeric

METHOD

2 Tbsp soft brown sugar

350g mixed nuts such as peanuts, cashews, macadamias and pecans

2 Tsp sea salt

2 Tbsp olive oil

Preheat oven to 160 degC. Place all spices in blender, and grind to a fine powder.

In a large bowl, mix the nuts and spice powder together. Add the olive oil and mix through.

Bake 10-15 minutes until nuts colour slightly. Cool and nibble. Store in an airtight container.

Remember when mobile phones only sent text messages, made calls, told you the time, played MP3s, and took really crappy photos?

There was no Snapchat, TikTok, Facebook, or Messenger. No constantly checking the phone for instant gratification. To some, it sounds like a dystopian nightmare, but for many it was absolute bliss.

The need to digitally detox is an increasingly real one, and mobile phones like the Nokia 2660 Flip are becoming more and more popular. Stripped back devices that still allow loved ones to keep in touch, but are free of all other distractions.

During my time with the 2660 Flip, I would switch my SIM card over to it in the weekends, so family knew they could reach me via text message only. It was genuinely liberating.

The 2660 Flip is an inexpensive, lightweight phone with large buttons that are ideal for those with impaired vision

or motor skills. It also has some features that may appeal, such as hearing aid support, an FM radio, in-ear headphones (wired, of course), Bluetooth, and MP3 storage (can anyone remember how to get MP3s?)

As a nostalgic bonus, the classic Nokia game Snake is included, which is still fun, and as di cult as ever.

One of the most pleasant throwbacks is the need to only charge the 2660 Flip once a week (or twice if you play Snake a lot), so you avoid the morning ‘digi-panic’ if you forget to charge your phone overnight.

There are some cons, however. Or are there? Because the negatives that come with this phone are actually what makes it fit for purpose. The camera is horrible (stop taking selfies), texting is labourious, webbrowsing is downright painful, and there are no apps to keep you in the toilet for hours on end.

At around $130, the Nokia 2660 Flip is well worth having in your arsenal of personal wellbeing tools, and also a great phone for older family members or those who struggle with the modern smartphones.

Maximising outdoor living spaces, such as patios or decks, can provide homeowners with additional room for dining, entertaining, or relaxing.

With limited real estate and floor space, making the most out of outdoor areas is crucial. One way to enhance the ambiance of an outdoor space is by creating decor inspired by a favourite vacation destination. For example, using Greek-inspired decor elements can create a Mediterranean vibe and provide added psychological benefits to help mentally “switch o ” after a long day.

Grecian art and architecture have been influential for millennia, and its iconic forms are easy to spot. To incorporate elements of old-world charm into contemporary designs, a minimalist approach with simple Greek-inspired shapes, such as amphora vases, and quality materials such as marble, plaster, and terracotta, can be used. Using divine neutral colours, such

Keeping chickens at home can be a fulfilling and rewarding experience for many people. Not only can they provide fresh eggs, but they can also be entertaining and even educational. However, there are a few things you should consider before embarking on this adventure.

First and foremost, you’ll need a suitable space for your chickens. This will typically include a coop and a run. The coop should be secure and well-ventilated, and it should provide enough space for your chickens to roost comfortably. The run should be large enough for your chickens to move around freely, but it should also be secure enough to keep other pets and predators out. Bear in mind that you don’t want your chickens terrorising your cat or dog either, so this needs to be taken into account.

A popular myth is that chickens eat pretty much anything - and in some cases they will, including chicken. But that doesn’t mean they don’t need specific nutrients. A percentage of their diet must be made up of calcium and amino acids from a ‘layer mash’ feed. They also require at least 18 percent crude protein in their diet or you run the risk of your chickens

becoming cannibalistic. Make sure that you’re not giving them anything, such as avocado or chocolate, that’s toxic to chickens. Additionally, they will need fresh water daily.

Another essential aspect of keeping chickens is ensuring they have proper healthcare. This includes regular check-ups and vaccinations, as well as any necessary treatments for diseases or pests. It’s a good idea to establish a relationship with a local veterinarian who specialises in poultry.

One of the downsides of keeping chickens is the noise and smell. Roosters can be incredibly loud, and many urban areas forbid rooster ownership for that reason. Famously, chickens do tend to smell pretty bad, however, this can be mitigated by keeping their coop and run clean.

Another consideration is the cost of keeping chickens. You’ll need to purchase a coop, regular feed, bedding, and other accessories. The ongoing cost of chicken feed and healthcare should also be factored into your budget. If the only reason for ownership is saving money on eggs, then you may be surprised that the ongoing costs can balance this out.

It’s essential to consider local by-laws and regulations regarding

keeping chickens in your area. Some cities and towns have specific zoning laws that dictate how many chickens you can have, and where you can keep them. It’s important to research these regulations before starting your chicken-keeping venture.

It pays to do your homework before embarking on chicken keeping. For every positive and encouraging story you hear, there is one that will send you running for the hills.

I’ve noticed that with changing times and a vastly different marketplace, it’s become increasingly important for real estate professionals to plan not only how to get the most out of their day, but out of themselves. It’s also more evident when there’s been an absence of preparation, because time in the industry has taught me that without that momentum, you can struggle to achieve anything –let alone a sense of accomplishment.

For many individuals, momentum relates back to their body clock and there are two ‘types’ commonly referred to.

You’ll know the categories and, almost instinctively, most of us also know which one we belong to. Deep in the powerhouse of your DNA there’s a collection of genes which exerts influence over whether you are one or the other.

Simply put there’s the ‘morning’ or the ‘evening’ person, and some of the research I’ve seen states that the morning person has definitely got some advantages. You will soon see I do have a bias where this is concerned!

Psychologist Roy Baumeister in Willpower: Rediscovering the Greatest Human Strength suggests one of the reasons someone who is better suited to mornings can achieve more is that willpower itself is greater in the morning, diminishing as the day progresses.

I sit firmly in the ‘morning person’ camp and have existed there almost all my life.

I start my day before 5 am and I’ve incorporated several positive morning

rituals which allow me to optimize the day, every day.

Here’s how others do it (if a 4:45 am wake-up is out the question, which it understandably is for most).

Enjoy peacefully the perfect cup of coffee, or tea if that’s your preference. It can set you up beautifully for the day ahead and provide the catalyst needed to move forward.

Spend time focusing on your priorities, remembering it’s easier if you’ve already decided these. I use Sundays to plan these and I find this allows me to feel more confident and connected to what I want to achieve in the week ahead. It can take me anything from two to five hours, depending on what I’m working on, and it’s probably one of the business disciplines that’s supported considerable success.

Exercise. We all know the benefits of regular exercise. Being physically active improves brain health, reduces the risk of disease and – best of all –provides for the production of ‘feel good’ hormones. I’m noticing more individuals are utilizing monitoring devices like Garmins and Fitbits, which offer movement reminders whilst also measuring the daily steps taken and having recently purchased one I can attest to their usefulness.

Set and review goals. Sounds simple but I’m still surprised at the number of people who don’t have any tangible goals, let alone written ones to guide them on their path. I like to think at their simplest they help your thinking and activity, and at their most significant they galvanize your desire for momentum

and success.

All in all, it’s a busy list of items to try and form into a plan of how to enter the day, week or month feeling more prepared, but the best thing is, it works.

Jeff Sanders, in The 5 am Miracle, said:

“Being productive is an endless journey that requires you to wake up each morning and decide to make the day count.” And he was right.

After nearly three decades in business, I’ve got a strong set of encoded principles which assist me. This includes reading on waking and not checking my phone, then reading my goals, walking and listening to music that’s so bad no one at home would put up with it but I can’t help singing along, followed by resistance exercise and weights, then a cold shower.

Not lukewarm, fully freezing (I’ve got no idea how that will go in winter, but for the last five months it’s got surprisingly easier).

Then I make my lunch. That’s my start and it gives me the energy and stamina to keep trying to work with the people I value and respect.

Maybe it’s time to set your day up to deliver not only results, but a quiet sense of purpose.

When it comes to architecture, author John Walsh knows his stuff.

For a decade John edited Architecture

NZ, was a managing editor of a collection of design magazines, and wrote for numerous other publications. In recent years he has written architecture walking guides for Auckland, Wellington, and now for Christchurch. With the Garden City continuing to evolve rapidly, it soon became clear that a new Christchurch walking guide edition was needed to capture all the exciting developments, explains John, who partnered

with photographer Patrick Reynolds in the project. “Over the past few years, many significant buildings have been constructed and others have been restored.”

Post-earthquake designs such as Tūranga, the central city library, and Ravenscar House Museum, both of which showcase the city’s resilience and creativity, feature in Ōtautahi Christchurch Architecture a walking guide –the revised edition

John says the chance to start fresh has given architects a blank space to create

some awe-inspiring buildings.

“The gap-filling will take a long time, but there’s something optimistic about a city in the throes of becoming,” he says.

Christchurch gems include Christ’s College and the Arts Centre, which John says are two of the strongest architectural sites in the country.

He adds there are also more than 20 heritage-listed Gothic Revival buildings at the Arts Centre, and nearly all have now been faithfully restored.

sustainable AWARD-WINNING

The new $12 million Queenstown Country Clubhouse has notched up several milestones, thanks to Christchurch-based Kobe Construction.

Designed by Warren and Mahoney Architects, the Arvida project won silver in the Designers Institute of New Zealand Best Design Awards, and set a new standard for sustainable, all-timber construction. It’s also the first full Forest Stewardship Council (FSC) sustainably certified construction project in its region.

Totalling 1650sqm, it comprises a 15m swimming pool and spa, library, 50-seat movie theatre, fitness gym, spacious communal lounge and dining, open fire and billiards tables, with a luxurious alpine lodge feel.

Leaders in mass-timber building using engineered wood products, Kobe Construction was the builder of choice. Mass-timber construction typically comprises large, solid wood panels, columns or beams manufactured onsite for load-bearing wall, floor, and roof construction. Such products include laminated veneer lumber (LVL), glulam, and cross-laminated timber (CLT).

The Queenstown clubhouse comprises highly sustainable glulam timber in place of steel. Kobe Construction owner Blair (Blu) Tipler says they’re

strongly orientated towards sustainable construction, which o ers better solutions for the environment, and also for the on-site process. He adds that this building philosophy also o ers the ability to take advantage of prefabricated, onsite processing and assembly, creating massive e ciencies in construction, he adds.

THE BIG PICTURE

The government’s wood-first initiative promotes mass-timber construction for new government buildings up to four levels, bringing carbon sequestration benefits and is aimed at attracting investment and creating higher-paid jobs in the sector.

Mass-timber componentry for a project is designed using CAD (Computer Aided Design), and Building Information Modelling (BIM).

Kobe Construction uses these and 3D modelling generated on-site in its construction process. “We can assemble and build to an exceptional level of accuracy, using BIM models for both construction and design,” Blu says. “We want to make this approach an industry standard for all future builds.”

Setting new goals

Like many businesses at the start of a new year, we’ve been busy looking at the year ahead, and formulating plans that will carry us into 2024 and beyond.

An area that remains important to us as we embark on our journey is sustainability, which is why last month we committed to net carbonzero operations by the end of 2024 – a commitment we believe is a clear indication of our desire to lead by example and create meaningful change.

With the Centre yet to complete its first year of operations, our focus is currently on benchmarking, but once we know where we are at, and where we need to head, we will turn our focus towards reducing our environmental footprint.

we are well supported in with Ōtautahi Christchurch’s own commitment to reaching net zero emissions. We are embarking on this journey with the assistance of Toitū Envirocare who are a long-standing partner of ours.

They have been an invaluable part of our journey to date, and the guidance and support they have provided us since 2020 has set us up well to take this next step. The fact their programmes take a science-based approach also gives us the confidence to aim high and set big goals in this area.

n January we had an update from sta about the draft annual plan, and that the rates increase was looking like 5.6 percent rather than the 14 percent increase initially forecast in November.14 to allow broader housing intensification to enable the 2021 Resource Management Act (RMA) amendments. Last September, our Council decided not to notify this because it didn’t work well for Christchurch.

Over the past few months sta have been looking even further to see if the new law could work for our community, and within our geography. By the time you read this column, we would have decided whether or not to notify this change.

If we do notify, it is only the start of the next process and you will be able to have your say on the proposed plan change before we make a final decision in 2024.

However, it’s not so easy to find contractors willing and skilled enough to work on older buildings. This crucial work is usually both intricate and invasive to the very fabric of the building. It requires collaboration with experts in numerous fields, as well as on-site expertise and equipment.

Priority Projects pulled together the ideal team to earthquake strengthen the Warehouse building in Timaru to 100 percent of Code. “We did all the work after hours so the shop could continue trading,” says Project Manager Jason Turner.

The job involved stripping out then replacing most of the services in the roof “including cabling, IT services, smoke detectors and the sprinkler system,” says Jason.

The team also constructed heavy ground beams into the middle of the store.

“We couldn’t bring in diggers because of diesel fumes, so much of it was done by hand. There was also significant heavy welding work, and everything was done at night,” Jason adds.

A specially designed access system enabled supplies to be preloaded during the day, so as not to compromise security the of the building at night.
